  • The brand is getting more important purchase factor in apartment market, so domestic construction companies have tried to differentiate it from others by creating the unique brand image. The purpose of this study was to investigate consistency of apartment brand image as a process which includes publicity, design and customer service and to analyze how using intergrated brand image affects brand preference and purchasing intention. To examine hypotheses, an empirical study using a survey questionnaire for residents living in 4 different brand apartments in Dongtan, Hwasung city was conducted. The collected data were treated with the SPSS Win Program 14.0. The study indicates that residents living in brand apartment generally preferred natural friendly image, high-class image and modern image to the others. And at first apartment brand images were created with image advertising on TV, catalog for sale and model house tour, but residents have most needs for customer service reflected in brand images. The study also has found that brand images in each process including publicity, design and customer service were not intergrated. However brand image intergration had positive effects on residential satisfaction and customer loyalty. The results of the study are expected to become the useful data in developing sustainable apartment brands and building effective marketing strategy of construction companies.

  • This study aims both to analyze view resources of on agricultural village and its original view image in order to establish indexation and the direction of development and to present assessment model of agricultural view for expectations in plan change for and improvement of agricultural view and alternative valuation. To do this, I selected four agricultural villages as the case areas for this study and examined view resources and their residents' consciousness through a questionnaire and investigated the image preference degree of agricultural village view and view preference. The results of this study are as follows: 1. The newly-introduced artificial view elements, according to development, are a hindrance element of agricultural view; as such Commercial buildings and transmission towers show the highest frequency and are increasing. The problem is that development is being made without any systematic plan. 2. In the examination of images of agricultural villages, the traditional ones are 2.82 on average, which means the view is modern; the natural ones are 3.3 on average, which indicates natural images; the agricultural ones are 3.67 on average, which emerge as agricultural images. View preference degree is 3.34 on average, which is usually good. 3. It is proved that all of the variables of type of location form and view image increase the degree of view preference; size in causal relation can be identified by parameter estimate; that Type I. image variables of agricultural-ness contribute to the dependent variables, view preference degree. 4.

  • Although the term royal floors is broadly used in high-rise housing, it is hard to find any clear scholarly definition of this term or any in-depth study exploring people's perceptions of it. This study reviewed ongoing discussions about concepts and definitions regarding royal floors, collected opinions from high-rise housing residents and realtors about the term, and compared the opinions of these two groups. First, the statistically analyzed results verified five main factors affecting people's perceptions of royal floors: locational characteristics (i.e., daylight, view, orientation), 2) price characteristics (i.e., premium, price increase level, number of houses on urgent sale), 3) best location of apartment building (i.e., location within a neighborhood, unit size), 4) architectural characteristics of apartment complex (i.e., size of complex, housing type, size options of units), and 5) personal characteristics of respondents (i.e., personal concepts of the meaning of housing, lifestyles). Results from the analysis showed that realtors perceived strong relationships between royal floors and 1) locational and 2) price characteristic factors, while residents perceived strong relationships between royal floors and personal preference as well as three factors from the five identified above: 1) locational, 2) price, and 4) architectural characteristics. Third, in defining royal floors in a building, the past rule of 1/4 is no longer effective. Instead, the rule of 1/n has become more prevalent (i.e., 1/6 to 1/8). Fourth, royal floors can be defined as the 15th to 25th floors in a 30-story high-rise housing structure based on the agreement of 50% of residents and 70% of realtors.
