In order to balance with supply policy, public housing management and operation policies have been implemented in terms of housing welfare, but citizens have not yet achieved the results that the citizens are experiencing. The purpose of this study is to analysis the residential satisfaction of the including the housing performance through the characteristics of the public housing residents in Seoul. The data used in this study is based on the survey data of public housing panel survey in Seoul (2016). The study method used ordered logistic regression analysis based on the fact that dependent variables appeared as ordered responses. Major research results are as follows. Firstly, housing performance and residential satisfaction may not match. Even though the satisfaction of housing area, type, and management fee is high, satisfaction with residential environment is low if commuting distance, the number of small libraries, and hospitals are small. Secondly, it showed different characteristics of residential environment factors among types of public housing. Rather than focusing on supply, customized supply is needed considering characteristics of public housing types. Thirdly, the policy for public housing needs to be realized by a fair policy on the residential environment. It is necessary to contribute to better housing stability as a customized policy considering the local residential environment.
This study initially analyzes the meaning of Community-Based Residential Environment Improvement. A residential environment improvement factor was determined through an analysis of the function, components, Planning techniques of the community, the evaluation criteria of the residential environment, and through relative literature documenting plans for the adjustment of urban and housing environments. In terms of the methodological approach, decisions were made based on the results of an expert focus-group-interview, a goodness-of-fit test, and by using the analytic network decision-making method from which the correlation among items can be considered. Results of this analysis show that the, order of importance of factors for a community-based residential environment is as follows: interactional character, cognitive character, and locational character. Furthermore, the most important aspect for each of these factors are the neighbor-hood relationship in terms of the interactional character, common consciousness for the cognitive character and place for locational character. The results of this study can be used by linking them with questionnaire items for basic resident research when a residential environment improvement project or a plan for the adjustment of urban and housing environments is planned.
The purpose of this study was to develop a measurement model for evaluation of residential environment in low-income families. Residential environment means the housing unit itself and neighborhoods and community characteristics. Based on the previous research on housing environment, six factors (comfortable environment in indoor and outdoor, facilities environment in complex and community, sociopsychological environment, management and economic environment) were selected to evaluate residential environment and to provided a foundation for exploring the multidimensional factors of this research. As s confirmatory study, an Analysis of Linear Structural Relationships(LISREL) was utilized to develop the model. Despite of some measurement errors, the goodness of fit of an overall model was acceptable. Facilities environment in complex and sociopsychological environment were the most important factors in residential environmental evaluation of the low income families. the findings showed that housing policies and programs to improve the quality of homes in low-income families seemed to be beneficial to improve residential satisfaction of the residents.
Purpose: The objective of this research is to investigate and analyze the relationship between physical residential conditions and occupants' responses in apartment buildings by POE(Post-Occupancy Evaluation). The analysis results from this research will help to identify the indoor residential problems and find design solutions for improving overall residential indoor residential environment. Method: The occupant survey was conducted at four different apartment complex area at Cheongju City, Chungbuk Province, Korea. Combination of unbalanced indoor environmental conditions in residential building had difference of occupants' responses according to occupants' characteristics, such as gender, age, and so on. The survey collected data regarding the occupants' EQ(Environmental Quality) priorities to determine the weight of each environmental-quality factor (lighting, acoustic, thermal and indoor air quality). A paired comparison method was used to determine the weight by comparing the relative importance of the two factors based on occupant's survey response. Result: The output from this research is useful to understand the residential environment, occupants' satisfaction, preference, and identifies the current residential problems and finds an architectural solution in apartment buildings.
As residential buildings becomes high rise buildings, the new cladding system was needed for structure system, and unpredictable problems were found in it. The aim of this study is to analysis the present state and find improvement of indoor environment in high rise residential building, which used curtain wall system. Then, suggest to create comfortable indoor environment for high rise residential buildings in the process of design.
To make a prediction for a change of residential environment caused by the building code in Seoul which includes loosening the distance between multi-residential buildings, proposals of the four main building arrangements by analyzing examples were selected and then, amount of daylight and view efficiency were analyzed and presented through computer simulation for the proposals. In the result of the analysis, there was a difference among the arrangements but, when the distance between buildings was applied 0.8H as the least, residential environment like daylight and view efficiency per unit significantly decreased in quality. Particularly, for the middle stories(6-15) and the high stories(16~24), when the distance between buildings decreased from the current measurement, 1.0H, to 0.8H, the analysis indicated that 28% of daylight and 7% of view efficiency were reduced. In the building arrangements, an order of the best residential environment was followed in this sequence; balanced arrangement of flat type as the best, combined arrangement between L-shape and tower types, balanced arrangement of tower type, combined arrangement between flat and Y-shape types, grid arrangement of flat type, and combined arrangement between Y-shape and tower types as the least.
With a view to the residential environment plan to improve the quality of life and health status of dwellers, the purpose of this study is to explore the co-relation between pedestrian environment and health performance in apartment complexes and to analyze the residents' evaluations on pedestrian environment for 'pedestrians-friendly residential environment'. The method of this study was research review and questionnaire survey research. Questionnaire surveys were conducted with the housewives at the two subject apartments in Busan. Based on tools to assess pedestrian environment, this study analyzed correlation between health-related satisfaction with residential environment and satisfaction with pedestrian environment. Satisfactions with pedestrian environment showed a strongly positive (+) correlation with contentment with health-related residential environment Second, this study analyzed residents' use, demands, and satisfaction for pedestrian environment. More active pedestrian environment are required (i.e. a trail or sports facilities) to create residential environment which could support the enhancement of physical health To perform the mean comparative analysis and correlation analysis of the survey results, PASW 18.0 was used.

A residential space where a person lives in may change following the flow of time and it has evolved in various shapes through the development process of a city. In particular, after the 1900s when the modern urban planning was first applied in full-scale, the urban environment and residential environment have formed cities through systematic planning. Under the assumption that the level of satisfactory life for urban residents residing in such an urban environment would be influenced mutually with the residential environment and urban environment to carry out this study, and as for the methodology of this study, the questionnaire was implemented with the subject of residents in Seoul City and analysis was implemented for regression analysis through SPSS 20.0 program. The results of the study are shown as follows. First, the relationship of the residential environment and urban environment is classified for convenience, safety and pleasance to have the important implication, and the level of satisfaction for the residential environment is analyzed to show implications with influence on the level of satisfaction for settlement consciousness. Second, the relationship of influence of residential environment on the settlement consciousness with the characteristics of urban environment is statistically noticeable and the stability and pleasance would have the statistically noticeable influence on satisfactory residential environment and the convenience would not render noticeable influence. And, third, under the characteristics of urban environment, convenience does not have direct influence on the settlement consciousness and it is confirmed to influence on the settlement consciousness indirectly only through the satisfaction of variation in the residential environment.

Purpose: This study analyzed the factors that increase the satisfaction of local residents' housing and residential environment, and derived implications for housing suppliers and policymakers in local areas. Research design, data and methodology: The analysis method derived latent group types through latent profile analysis, and cross-analysis and covariate variance analysis (ANCOVA) were conducted to analyze the differences between these groups. Results: The analysis results are as follows. First, there are four potential group types: good neighborhood facilities and low-level surrounding environment 1 group, low-level neighborhood facilities and good surrounding environment 2 groups, overall low-level 3 groups, and overall high-level 4 groups. Second, groups 1 and 3 tend to live in relatively old apartments. Third, as a result of distributed analysis, groups with low accessibility to neighborhood facilities but good environmental conditions and groups with high overall levels had relatively high housing satisfaction. Conclusions: As an implication, we discussed the need for development that highlights natural environment-friendly characteristics as well as access to neighborhood facilities. In addition, in order to derive more specific implications, the direction of follow-up studies considering job linkage and the effects of specific and various environmental factors was presented together.

This research aims at analyzing the changes in residential environment after a residential environment improvement project focusing on the analysis into the physical environment of a residential environment improvement project, and examining in what direction the changes by residents' own efforts occurred after public support, such as infrastructure. The present residence development method has become different from the previous pulling down method and is focused on regeneration. By examining in what direction the target residence is being changed because of the development by residents' own efforts after the government's public investment at this time, this study also aims at investigating the direction to develop a guideline for residential improvement for later improvement of deteriorated residence. As for the contents of the analysis, changes in public support, such as infrastructure, and other areas after the residential environment improvement project were compared and analyzed from the land use, street system, and condition of buildings before the residential environment improvement project through field survey, geographic information system(GIS), registered land and building data and so on. The biggest change since the support from the government was that at the beginning of the project, the application of special provision of building laws and different financial supports led to lots of newly built buildings. Since then, their number has decreased rapidly, and in most cases, there have been some changes in part, such as changes in the use of land or repair of disposal tanks. Most newly built buildings were multi-household houses, and it has caused road capacity and parking lot capacity, etc., to be exceeded, which has worsened the pleasantness of the living environment. In addition, other problems have also appeared, for example, the lack of residence supporting facilities yet with a higher level of residential density. Regarding the changes in the residential environment after the residential environment improvement project, maintenance of houses were conducted in some degree as diverse alleviation policies to improve poor residence, yet the absence of the guideline for the direction of developing the whole district has made the residence environment more dense and deteriorated. To solve these problems, in advance to a residential improvement project, specific management methods based on short-, mid- and long-term plans for the direction of development by residents' own efforts and a sustainable guideline seem to be necessary.
