  • Gentrification is appearing in various areas. Especially commercial gentrification, the value of property is rising and it means the change of commercial sphere in revitalizing the underdeveloped commercial. In this study, Identify the process of increasing the franchise rate, which is changing gradually in commercial areas. We analyze prior studies on gentrification and franchise. Identify changing of land use distribution in Samcheong-dong area and analyze franchise change process. As a result of analyzing the changing of land use in Samcheong-dong area, the number of houses and other uses has continued to decrease. In the case of franchises, it increased sharply and in the case of general commercial, it steadily decreased. Looking at analyzing the franchise change process in Samcheong-dong area, In the franchise change process, there is very little change in land use from residential and other uses to general commercial. Representative spaces that show the process of franchise change are around the three-way streets, around the community service center and around the police station.

A Study on Prediction of Land Use Demand in Seongnam-city Using System Dynamics (시스템 다이내믹스 기법을 활용한 성남시 토지이용수요 예측에 관한 연구)

  • This study aims to predict the land use demand of Seongnam-city using system dynamics and to simulate the effect of changes in family structure and land use density adjustment policy on land use demand. This study attempted to construct causal loop diagrams and an analysis model. The changes in land use demand over time were predicted through simulation results. As a result of the analysis, as of 2035, an additional supply of 2.08 km2 for residential land and 1.36 km2 for commercial land is required. Additionally, the current supply area of industrial land can meet the demand. Three policy experiments were conducted by changing the variable values in the basic model. In the first policy experiment, it was found that when the number of household members decreased sharply compared to the basic model, up to 7.99 km2 of additional residential land were required. In the second policy experiment, if the apartment floor area ratio was raised from 200% to 300%, it was possible to meet the demand for residential land with the current supply area of Seongnam-city. In the third policy experiment, it was found that even if the average number of floors in the commercial area was raised from four to five and the building-to-land ratio in the commercial area was raised from 80% to 85%, the demand for commercial land exceeded the supply area of the commercial area in Seongnam-city. This study is meaningful in that it proposes a new analytical model for land use demand prediction using system dynamics, and empirically analyzes the model by applying the actual urban planning status and statistics of Seongnam-city.

A Study on Residential Satisfaction and Residential Choice: The Case of A Residential Area in the Built-up Area (기성시가지 단독주택지의 주거환경 만족도와 거주이동 요인에 관한 연구)

  • The regeneration of built-up areas is considered as one of the necessary measures for the effectiveness of urban growth management. In this vein, this study explores how to limit the number of people who leaves the built-up areas and to restore the area with the resident. For this, a residential area of the built-up area is analyzed in terms of why people in that area are moving out of the area and who fills in it after all. This study founds that narrow roads in a residential area and the changes in land use from residential purposes to commercial are major forces that push the people in the built-up area. In addition, the lack of welfare facilities, the pavement of roads, and pedestrian roads. education. crime. the lack of interaction between neighbors, and the quality of housing are all emerged contributing the loss of people in the built-up areas. It is recommended that all the factors here should be restored in an appropriate way. Another finding is that those who fill in the built-up area are largely over 50, self-employed, comparably wealthy, and having their own families. Hence, it is advised that the built-up area would be rearranged in order to attract those type of people in there.

A study on the characteristics of wastewater flowrate in land-use of Sogwipo-city in Cheju (제주도 서귀포시지역의 용도지역별 하수발생량 특성에 관한 연구)

  • To identify the characteristics of wastewater flow generated in treatment basins of Seogwipo-city, we selected 3 stations representing the basin and performed 7 times of field survey including 5 times in dry periods and 2 times in wet periods from Feb. 25 to May 27, 2002 for the selected stations. From the analysis of flow data measured for more than 60 days in the interval of 5 minutes and concentration data obtained from laboratory analysis, we can draw several conclusions. First, in the analysis of diurnal variation of wastewater flow for land-use types, we could find the following results: in the residential area, it is observed that wastewater flow rates rise early in the morning for the office-going hour and fall gradually and rise again after the office-leaving hour, showing typical residential wastewater flow pattern, while for the residential and commercial area flow rates rise early in the morning at the office-going hour and move up and down repeatedly within wide range and last till the office-leaving hour, which can be resulted from wastewater that is generated by tourists activated after early in the afternoon, while for the touristy area flow rates rise early in the morning and fall gradually and rise again within wide range. Second, in the analysis of temporal variation of wastewater flow for monthly, it can be observed that in the residential area, in the residential and commercial areas the flow rate of May is higher than that of Feb., March, while for the touristy area flow rate is without monthly because it reflects the movement of population, Third, in wet periods concentration of water-quality item such as SS, BOD, and COD_{cr}$ is high in the beginning of rainfall by first flush, and falls down gradually to reach the steady state, which is the level of wastewater in dry periods after the cease of storm water due to diluting effect resulting from additional runoff water through storm sewers.

  • This study examines and analyzes residential environment and factors with partial region of Chungjang-dong, Dong-gu, Gwangju based on land register and questionnaire. Consequently, most of residents are in their forties or over and working at downtown or place near it. It is found that rate of their own house is high and they live in the current house over 10 years. Residential factors at downtown area include its convenience, distance to workplace, convenient transportation and easy use of cultural and commercial facilities, but their consciousness of residence shows a low satisfaction with children education, air pollution, noise, parking facilities, green zone for making community, resting place, sunshine, view and privacy.

Identification of the Anthropogenic Land Surface Temperature Distribution by Land Use Using Satellite Images: A Case Study for Seoul, Korea

  • UHI (Urban Heat Island) is an important environmental issue occurring in highly developed (or urbanized) area such as Seoul Metropolitan City of Korea due to modification of the land surface by man-made structures. With the advance of the remote sensing technique, land cover types and LST (Land Surface Temperature) influencing UHI were frequently investigated describing that they have a positive relationship. However, the concept of land cover considers material characteristics of the urban cover in a comprehensive way and does not provide information on how human activities influence on LST in detail. Instead, land use reflects ways of land use management and human life patterns and behaviors, and explains the relationship with human activities in more details. Using this concept, LST was segmented according to land use types from the Landsat imagery to identify the human-induced heat from the surface and interannual and seasonal variation of LST with GIS. The result showed that the LST intensity of Seoul was greatest in the industrial area and followed by the commercial and residential areas. In terms of size, the residential area could be defined as the major contributor among six urban land use types (i.e., residential, industrial, commercial, transportation, etc.) affecting UHI during daytime in Seoul. For temperature, the industrial area was highest and could be defined as a major contributor. It was found that land use type was more appropriate to understand the human-induced effect on LST rather than land cover. Also, there was no significant change in the interannual pattern of LST in Seoul but the seasonal difference provided a trigger that the human life pattern could be identified from the satellite-derived LST.

Land Use and Greenspace Structure in Several Cities of Kangwon Province (강원도 일부 도시들의 토지이용 및 녹지구조)

  • The purpose of this study was to analyze urban greenspace area and vegetation structure by land use types for both Chuncheon and Kangleung. Natural and agricultural lands were predominant in the study cites, as 75-80% of total area. Residential lands accounted for about 10%, and commercial and industrial lands(including transportation), 5-10%. Only 10-20% of urban residential and commercial area was covered with greenspace. Woody plant cover was 12-13%, and tree density was 1.5 trees/100$m^2$ for urban lands(all land use types except natural land) in both cities. The tree-age structure was largely characterized by young, growing tree population, and species diversity within a diameter class decreases as the diameter classes get larger. Urban lands of both cities had quite a similar species composition of woody plants (similarity index of 0.65). Street trees in Chuncheon were intensively pruned annually to protect the above ground utility lines. Some strategies were explored to solve problems found in the existing greenspace structures. They included increase of biomass and greenspace area through minimization of unnecessary impervious surfaces, creation of multilayered and multiaged vegetation structures, relocation of above ground utility lines and avoidance of intensive tree pruning, and establishment of greenspace proximity and connectivity.

Historical Review on the Characteristics of Specialized and Mixed Land Uses of Korean Zoning System - From Chosun Planning Ordinace of 1934 to City Planning Law of 1962 (우리나라 용도지역제의 용도순화 및 용도혼합 특성에 관한 역사적 고찰 - 조선시가지계획령에서 도시계획법에 이르기까지 -)

  • While the zoning system has been developed based on the rationale of separated and specialized land uses to prevent negative externalities in the modern industrial era, the emergence of office-based new industries in the post-industrial era rather encourages mixed land uses to create agglomeration economies. This study aims to find historical basis to justify the reform of zoning system to promote both specialized and mixed land uses. When the zoning system was first introduced in Japanese colonial period by Chosun Planning Ordinance enacted in 1934, Special District within Manufacturing Area, and later within Residential, Commercial, and Mixed Areas respectively was institutionalized for specialized land uses, though it was not actually designated. When City Planning Law was enacted in 1962, Special District was substituted by Exclusive Areas (Exclusive Residential Area, Exclusive Manufacturing Area). Meanwhile Undesignated Area was designated for mixed land uses by Chosun Planning Ordinance, and later it was converted mostly into Mixed Area and partially into Green Area. Finally Mixed Area was substituted by Semi-Areas (Semi-Residential Area, Semi-Manufacturing Area) by City Planning Law in 1962. These demonstrate that Korean zoning system needs to revive the tradition that clearly promoted both specialized and mixed land uses.

An Analysis of Rational Green Area Ratio by Land Use Types for Mitigating Heat-Island Effects (도시열섬완화를 위한 토지 이용 유형별 합리적 녹지율 분석)

  • The purpose of this study is to analyze reasonable green area ratios for mitigating urban heat island considering various land use types. Land uses of 5 types such as single residential, multi residential, commercial area, public facility, and industrial area were considered. Green areas were extracted from the tree attribution of land cover. Effect of urban heat island was analysed by the surface temperature of ASTER thermal infrared radiance scanned daytime and nighttime. Mitigation effect of green area at daytime was higher than nighttime. Surface temperature of green area was low in single residential at daytime. But the difference of surface temperature by each land use type was small. The effect of surface temperature mitigation of green area was lower in industrial area. The results of reasonable green area ratios for mitigating urban heat island indicate that surface temperature was the lowest with green area ratio of 40~50% in single residential, multi residential, and commercial area at daytime. Surface temperature of nighttime was not changed much by green area ratios. Therefore, the results of this study will be suggested in urban development planning to construct effectively green area for mitigating urban heat island.

Characteristics of PM10 concentration at seashore and inland according to land-use in Busan (부산지역 지역용도별 해안과 내륙의 PM10 농도 특성)

  • This study was conducted to consider the characteristics of PM10(particulate matter with aerodynamic diameters less than 10 ${\mu}m$) concentration according to land-use in Busan coastal area. Fine particle is affected by emissions, geographical conditions and meteorological factors. In case industrial area, Gamjeondong(inland) PM10 concentration was higher than Noksandong(seashore) at all season except for Summer. Primary peak at Gamjeondong cleared than Noksandong in Fall and Winter. In case green area, Daejeodong(inland) PM10 concentration was higher than Dongsamdong(seashore) at all seasons. In case commercial area, primary peak occurrence time at Jeonpodong lagged one hour according to season and diurnal change of PM10 concentration at Gwangbokdong was higher than Jeonpodong in Spring. In case residential area, high PM10 concentration(80~90 ${\mu}g/m^3$) lasted for six hours during the daytime in Spring at Deogcheondong and Yongsuri(inland).
