As design tools, building performance certification systems can be applied to provide adequate guidelines on design process to create environment-friendly buildings. Domestic certification systems of residential building took effect by doing supply to designers and contractors from affiliated organization of governments in the early 2000s. As a result, Building Energy Rating System, Apartment Performance Rating System, Green Homes and other means to promote green designs have been operated. International trends of applying certification systems were started in the early 1990s as forms of LEED in USGBC, BREEAM in BRE, GBTool Canada. These systems aim to evaluate building performance in line with the Climatic Change Convention and realize sustainable building design. In 2009, residential buildings accounted for the largest portion of the internal real estate market with 67.9 percent according to the National Statistical Office data. And for 18 years since 1991, apartments among constructed residential buildings have ranked top taking up 77.7% as of 2009. Apartment performance evaluations accordingly are to promote to constitution of improving tenant quality of life, the residential environment and saving energy and resources in the internal building market. The purpose of this study is to compare and analyze valuation bases of each sector in evaluation systems of residential buildings at home and abroad to upgrade current systems through reflecting the characteristics of residential buildings. Implementation of this study basically include comparison of valuation bases and partial analysis on properties of rating systems to suggest requisites for improvement in building performance certification.

The environment pollution is very important problem. Even at the field of architecture, a study about method of saving energy and constructing environment friendly building will have performed with activity. But trends of Korea housing market are changed that the height of building become more higher and the level of comfort going up. Therefore, these requirements force to increase the energy usage for indoor environmental controls. Thus, the purpose of this study is to reduce the heating and cooling energy requirements of High-rise Residential Buildings by the analysis of Energy Performance. From now on, we search improvement plan for the most efficient Energy Saving at present High-rise Residential Buildings.

정부는 노후불량주거지에 대한 개선책으로 "도시 및 주거환경정비법"을 통한 주거지정비사업을 시행하고 있다. 하지만, 최근 경제성장 하락을 포함한 다양한 요소가 복합적으로 작용하여 정비사업 추진은 난항을 겪고 있다. 정비사업의 추진실적이 저조함에 따라, 그 원인을 규명하여 사업의 추진성을 향상시키고자 다양한 연구가 진행되어 왔다. 이러한 연구의 동향에서, 본 연구는 부산시를 대상으로 토지 및 건축물특성에 따른 정비사업 추진 분석을 진행하였다. 분석 간 종속변수는 "도시 및 주거환경정비법"에서 명시하는 바와 같이, 추진단계를 종합적 단계적으로 구성하였다. 그리고 정비(예정)구역 지정 시 기준이 되는 토지 및 건축물특성을 독립변수로 설정하였다. 순서형로짓모형을 통해 이를 분석하였으며, 지형적 여건, 조합원 수와 관련된 요인, 분양가에 영향을 미치는 요인, 입지적 여건이 사업 추진에 유의미한 영향을 미치는 것으로 추정되었다. 분석결과를 종합하면, 다수의 요인이 사업의 경제성과 연관되어있음을 알 수 있다. 노후불량주거지에 대한 도시계획사업의 일환으로 진행되는 주거지정비사업은 공공성이 요구되는 사업인 만큼, 단순 사업의 경제성과 연관된 요인에 편중되기보다 해당 정비구역의 주거환경을 고려하여 정비 시급성에 의한 사업추진이 필요해 보인다. 이에 따라, 신속하고 합리적인 사업 추진을 당부하는 바이며, 사업추진 지연에 따른 행정적 경제적 손실 등을 미연에 방지해야 할 것이다.

삶의 질적 풍요로움을 추구하는 21세기에 생활수준이 향상되고 삶에 대한 욕구가 다양해짐에 따라 주거의 질에 관한 관심이 점점 커지고 있다. 삶의 만족도는 주거만족이라고 하는 기본적 욕구가 충족된 생활로 볼 수 있으며 이러한 욕구의 충족으로 삶의 질은 높아질 것이다. 인간은 누구나 사회관계를 맺으며 생활하고, 사회관계는 다양한 측면에서 개인들의 삶의 질에 큰 영향을 미치고 있다. 이에 중장년층의 주거환경과 사회적 자본의 실태를 알아보고 주거환경과 삶의 만족도와의 관계에서 사회적 자본이 미치는 영향을 실증연구를 통해 밝히고자 하였다. 이에 본 연구는 자료 수집을 위해 중장년층을 대상으로 설문조사를 실시하였고, 설문지 500부를 배포하여 490부를 수거한 후 결측값이 없는 484부를 SPSS Win Ver. 21.0을 이용하여 실증 분석하였다. 분석결과 첫째, 중장년층의 주거환경이 삶의 만족도에 미치는 영향을 분석한 결과 유의한 영향을 미치는 것으로 나타났다. 둘째, 중장년층의 주거환경과 삶의 만족도 간에 사회적 자본의 조절효과를 분석한 결과 부분적으로 유의한 영향을 미치는 것으로 나타났다. 이와 같은 연구결과에 따라, 향후 중장년층의 보다 만족스러운 삶의 질 향상을 위한 방향과 우리나라 주거정책 수립에 유용한 기초자료를 제공하고자 한다.

In this study aim at searching for the basement residential planning of considering outdoor spaces. It look after research results, there should be necessary for the inflow of outdoor environment factors. This basement planning is core's area expending, or installing expended dry areas and acquiring side open spaces, installing arcades, installing atrium or court yard, utilizing maisonette spaces, activating pilotis on ground floors, openning main hall, earth sheltering method, etc. These should be improvement for easy step to change basement floors easily through underground floor extend, major repair, use change of present buildings and needs to the idea through architectural design competition.

최근 데이터 분석에 대한 관심이 높아지며 공학, 자연과학, 사회과학 영역 등 다양한 분야에서 데이터 분석을 통한 융·복합 연구가 활발하게 이루어지고 있다. 건축분야 역시 데이터 분석을 활용한 다양한 연구가 진행되고 있으며 특히, 이를 통해 도시화 과정을 통해 양적 확대를 진행해왔던 건축분야의 문제점을 해결하고자 하는 노력이 이루어지고 있다. 본 연구에서는 도시재생사업을 통한 주거환경 개선지역과 유사 인근지역 주거자의 주거만족도에 대한 데이터 분석을 수행한다. 건물 건축과 입주 후 진행되는 거주 후 평가 요소에 대해 R을 활용한 분석을 통해 각 평가 요소 간의 연관규칙 분석과 거주자의 주요 요구 사항의 빈도 수 파악을 통해 주거환경 만족도에 영향을 미치는 중요 평가 항목을 파악한다. 이를 통해, 향후 건축 분야에서 주거지 구성 시 양질의 주거 공간 확보를 위한 데이터 제공과 함께 양질의 주거지역을 추천할 수 있는 시스템의 개발 등 IT와 건축분야 간의 융·복합 연구를 진행하고자 한다.

주민참여의 중요성이 인식되면서 도시계획에서도 주민과 함께 하는 계획으로 변화하고 있으며, 이에 따라 GIS도 주민과 같은 비전문가의 의사결정을 지원하기 위한 도구로 확대되어 활용되고 있다. 한편, 낙후된 도시를 정비하는 방법으로 새로이 등장하게 된 거점확산형 주거환경개선사업은 주민참여를 중심으로 이루어지며 커뮤니티를 재생시키는 것을 목적으로 한다. 하지만 현행 주민참여방식은 형식적 수단에 불과하다. 따라서 본 연구에서는 커뮤니티의 재생을 목적으로 하는 거점확산형 주거환경개선사업에서 능동적 주민참여를 이끌어 내고자 사업정보제공서비스, 주민의사반영 서비스, 쌍방향적 의견교환서비스, GIS 서비스를 제공하는 커뮤니티 재생을 위한 웹 기반 PPGIS 모델을 제안하였으며, 이를 프로토타입으로 개발하였다. 커뮤니티 재생을 위한 웹 기반 PPGIS 모델은 정책결정자, 전문가 그리고 주민이 서로의 생각을 교환하고 이해하는데 유용한 의사소통 도구가 되어 주민의 참여도를 높여 줄 것이라 기대된다.

The architectural difference between the existing residence and high-rise residential building causes changes on environmental conditions such as ventilation and insulation. The object of this study is to present the improvement on envelop of high-rise residential buildings to reduce heating and cooling load. To improve the environmental performance of envelop, it is necessary to modify envelop vent system and ensure intermediate space. In this study, the shape of vents in high-rise residential buildings has been inspected, and the survey about the interior environmental conditions related to the envelop of high-rise residential building has been conducted. Environmental measurement has been done to examine out door air quality for natural ventilation.

To improve the environment of individual residential area, the uniform development of multiple dwellings through site should be avoided. As an alternative to a large scale development of the currently popular high-density and high-rise apartment buildings, which disintegrates and destroys existing communities, a new residential type that is applicable to the individual residential area should be developed. From the new residential type, even for short history of Korea of modem urban residence, a new concept of residence can be formed, changing from the concept of a temporary staying place to the concept of a stable residing place. Also, a gradual improvement that transcends time can be expected, and the present and past appearances can co-exist. This study was conducted to suggest a new residential type with unit blocks that can improve the physical structure of existing individual residential area without destroying the structure. That is, among the factors that comprise the individual residential area, this study will focus on the unit block with a medium role between a site and a mega-block, and will suggest a new concept of residential unit in order not to destroy its physical structure. The physical characteristics of the unit block will also be analyzed.

In case of national rental apartment, habitability is generally evaluated low comparing with typical apartments. So, researches and investment are required to increase the residential environment. In this point of view, present study aims to suggest the basic data for improvement of homeless masses' dwelling level through economic feasibility analysis. Firstly national rental apartment, which habitability is considered to be low in the point of environment-friendly, welfare, and convenience, is chosen as objective. Secondly environment-friendly project items including project flow were set up, and then basic model was formed to evaluate economic feasibility through priority survey to residents. In result, priority for two items among six different proposals were higher than the others. This result could be useful when trying to increase the dwelling level of national rental apartment being planned to construct in future.
