농촌거주자와 귀농·귀촌자를 대상으로 한 농촌형 임대주택 요구특성 비교 분석 (Rural Residents And Return Farmer Subject to the Rural Rental Housing Comparison Analysis of Needs)

  • The purpose of this study is to analyze the characteristics for the needs of rural residents and return farmer on rural rental housing. Through these rural rental housing as it wants to improve the living environment of rural areas. Housing problems of rural areas is one of the important factors that determine the quality of life in rural areas. Despite many rural development program it has been deteriorating housing conditions in rural areas. The purpose of this study aims to find the required characteristics of the rural residents and return farmer for rental housing system introduced in rural areas. As research methods, the survey it was required to rent the properties rural residents and expectant return farmer. The main analysis results are summarized as follows. First, expectant return farmer than rural residents are more flavors of rental Residential high. Second, rural residents prefer ratio was higher this apartment, expectant return farmer appeared to prefer the house. Finally, rural residents may prefer concrete homes, expectant return farmer appeared to favor the wooden houses. The results of this study can be a basis for effective strategies for future rural rental housing. More sustainable in the future, including the analysis of various parameters in progress by being linked to policy measures that will be provided. This study aims to be the foundation of sustainability in rural rental housing policy.

대학생 1인 가구의 생활패턴 및 주거요구에 따른 대학생 전용 임대주택 평면계획방안 (Unit Planning of Single Undergraduate Student's Rental Housing Corresponding to their Life Pattern and Housing Needs)

  • The purpose of this study is to suggest unit design considerations for college student's rental houses. To achieve this purpose, life pattern, residential space usage and housing needs were investigated. Data were collected by in-person interviews. Interview participants were 37 single undergraduate students living near the Shinchon station subway line 2. Subjects were selected by housing types-a Gosiwon, a boarding house or an one-room house-. Qualitative approaching method was used, and quantitative analysis was additionally employed to count keyword found during the interviews. SPSS window version 14.0 was used for the descriptive statistics and the analysis of the items with multi-response analysis. The major findings are as follows; a personal space for each resident with a common kitchen and a bathroom was mostly desired for the unit. Therefore, Two diagrams would be used as examples to explain the new concept of unit planning.

  • The purpose of this study is to collect baseline data about the demands for housing regeneration of the permanent rental apartment dwellers. Self-administered questionaires and interviews were provided to 144 dwellers in Incheon Man-soo 7 complex from 2008 December 29th to 31st. The collected data was used to conduct comparative and descriptive statistical analysis: frequency, t-test, and $X^2$-test. The main findings are as follows : 1. House repairing and papering is most common used service by respondents. They also have much need for economic support. 2. Residents were satisfied with general environment of house. This survey showes that the highest satisfaction was about using food waste disposal sites. and the lowest satisfaction was about soundproof facilities on the other hand, among the questions. 3. Dwellers wanted to remodeling such as bathroom, restroom, a flower garden, space of landscape architecture. More than half dwellers preferred to leave among themselves living at permanent rental apartment as it is. 4. There is important difference in the demands of housing regeneration as the family trait. and variables of those were nuclear family or elderly/handicapped-family.

영구임대주택 입주자의 관리비 및 임대료 체납 실태와 의식 (Issues and Perception on Management Fee and Rental Payment Overdue of Permanent Rental Housing Residents)

  • Permanent rental housing, the construction of which was strongly financed by the central government, is regarded as a social housing for those who fall within the lowest income bracket. Differing from "public rental housing", offered to tenants for sale after a five year rental period, this type of housing is intended for rental use on a long-tenn basis. At present, about 190,000 permanent rental housing units exist in Korea. According to a statistics, 15.6% of its residents did not pay their management fee and rental payment in 4 or more months in 2005, which places stress on the housing management. Based on the "eviction condition" stipulated in the tenancy agreement for permanent rental housing, a householder owning assets or a vehicle which is not used as his means of living, who is overdue with his management fee and rental payment for a long time, may be evicted from the house. However, there are many conflicts and problems between administrators/housing managers and residents in the process of enforcing this regulation. The purpose of this study is to explore the key issues associated with the present situation and the reasons why so many management fee and rental payment for permanent rental housing are overdue. For the purpose of research, data were collected from 10,990 permanent rental housing residents nationwide via a questionnaire survey in February 2007. One third of the respondents had an experience of more than 2 months overdue since they have moved in current residence. For further analysis, the respondents were divided into three groups, based on their working ability. The major finding showed that the group of respondents who have working ability required a more practical plan, such as employment, to have a sustainable life, while the other group of no labor force indicated a need for more housing allowance from the government. To suggest more specific alternatives for the subject of housing payment overdue, further comparison study should be performed between the residents of permanent rental housing and other low income tenants in private housing sector.

서울시민 공공임대주택 입주의사에 영향을 미치는 수요자 특성 요소에 관한 연구 (A Study on Characteristic Factors of Demanders Influencing the Intention to Move in Public Rental Housing of Seoul Citizens)

  • 본 연구는 공공임대주택 입주의사에 영향을 미치는 수요자 특성요소를 규명하기 위해 위계선형모형(HLM: Hierarchical Linear Modeling)을 통한 로지스틱 회귀분석을 통해 결과 값을 도출하였다. (1)가구특성 및 주택특성요소 회귀분석결과는 주택점유형태 중 월세에 거주하는 거주자, 직업, 전세, 가구원수, 주변 공공임대주택 입지여부, 월평균소득, 자녀학력, 자녀수, 주택유형, 자가 순으로 공동임대주택 입주희망의사에 유의한 영향을 미치는 것으로 분석되었다. (2)입지여건특성요소 회귀분석결과는 공공임대비율 상위 5개구(강서 노원 중구 강북 마포), 입지여건 중 주변 공공임대주택 입지여부, 소득, 가구원수, 자녀수, 자녀학력, 직업유무, 주택유형, 자가, 전세, 월세 순으로 공동임대주택 입주희망의사에 유의한 영향을 미치는 것으로 분석되었다. (3)서울의 경우 민간주택 매매가격이 높고, 임대료도 높아 소득이 낮은 서민들의 주거안정을 위해 공공임대주택 확대가 필요한 상황임에도 공공임대주택의 입주희망에 대한 정확한 분석이 이루어지지 않아 선호도가 낮은 점을 바탕으로 연구가 이루어졌다. 이상의 결과는 정부관계기관에게 수요자특성 요소를 연구하여 소득이 낮은 서민들의 주거안정에 도움이 되도록 현실에 맞는 대안을 제시한다.

임대아파트 거주자의 주거이동 희망 여부와 관련 변인 (Desires of Residential Mobility and the Related Variables among the Rental Apartment Residents)

  • The purpose of this study was to investigate the variables related to the propensity of the residential mobility among the Rental Apartment Residents in Gwangju. A total of 303 housewives living in the rental apartment in Gwangju completed a structured questionnaire during Aug. 19-30, 2000. The major findings were as follows. 1. The Rental Apartment Residents were more likely to move rather that to stay. 2. The level of the general housing satisfaction was not high(2.92). 3. The significant variables that influenced on the propensity of the residential mobility were size of the house, satisfaction of the management services, duration of the residence, age of the housewives and general housing satisfaction. In future research, the variables related the housing satisfaction have to be sought respectively and the index of the housing satisfaction and the propensity of the residential mobility have to be made.

Farm-Housing 조성에 관한 지원방안 연구 (The Study of Supporting Plan for Create Farm-Housing)

  • There is a rental housing policy in Korea to support low income citizen. However, the living condition of tenants through this rental program is not work for improving, unlike the initial purpose of providing rental housings. Rental housings, which were planned to improve the residential welfare and enhance self-reliance ability of low income groups and the elderly. It's not effective any more in terms of policy purpose. To solve this problem, plans are needed to support for the construction by Farm-Housing(FH) so that the residents of can support their self-reliance by promoting creating jobs and cooperation. This paper analyze and propose some solution in terms of legal system, financing and streamlining of planing process and permission to support FH program. The paper focus purpose to help identify a new area through such proposals and retain a power of leading technology by bridging the gap between the realistic aspect and ideal aspect.

공공임대주택의 유형별 주거환경 비교 분석: 최저주거기준 미달을 중심으로 (Comparison of Residential Environment by Public Rental Housing Type: Focusing on Failing to Meet the Minimum Housing Standard)

  • 본 연구는 유형별 공공임대주택의 주거환경을 최저주거기준과 세부 기준을 중심으로 ANOVA, 다항로지스틱모형을 활용하여 미시적으로 살펴보았다. 주요 실증분석의 결과는 다음과 같다. 첫 번째, 입주자뿐만 아니라 최저주거기준과 세부 기준은 공공임대주택 유형별로 특성의 차이를 확인할 수 있었다. 두 번째, 행복주택은 최저주거기준 미달비율과 설비기준을 제외한 나머지 세부 기준의 미달비율이 높아, 전반적인 주거환경이 가장 열악한 것으로 나타났다. 세 번째, 영구임대, 국민임대, 매입/전세임대 중 영구임대의 최저주거기준과 면적·방기준이 취약하였으며, 매입/전세임대는 구조·성능·환경기준의 미달비율이 높게 나타났다. 네 번째, 매입/전세임대가 다른 공공임대 유형보다 임대 불안감이 높았고, 특히 임대료상승과 보증금 미반환에 대한 불안이 높다는 것을 확인하였다. 이러한 결과를 바탕으로 공공임대주택 유형에 따른 맞춤형 지원을 통해 주거환경 개선을 위한 노력이 필요하다는 것을 확인하였다.
