노후 공동주택 세대수 증가형 리모델링의 사업프로세스 개선 (Improvements in the Business Process Model for the Aged Apartment Remodeling Project - In Case of the Number of Units Increased -)

  • 최근 주택법 개정에 따른 수직증축에 의한 세대수 증가가 허용되어짐에 따라, 1기 신도시인 분당, 평촌 등의 아파트 단지를 중심으로 세대수 증가형 리모델링 사업이 활발하게 추진 중에 있다. 하지만, 세대간 경계 내력벽 철거 금지, 허용된 용적율 증가에 따른 인접건물의 일조권 변화 등 리모델링 사업 프로세스 상의 불확실성 요인들 때문에 사업추진이 원활하게 진행되지 못하고 있는 실정이다. 따라서 본 논문은 이러한 불확실성 요인들을 해소하여 사업추진이 원활하게 진행될 수 있도록 세대수 증가형 리모델링 사업에 대한 프로세스 모델을 제시하고자 한다. 이러한 프로세스 모델을 제시하기 위하여 먼저, 주택법에서 명시된 프로세스에 대한 요구사항들을 분석하고, 이를 바탕으로 현행 세대수 증가형 리모델링 사업의 프로세스 모델을 제시한다. 다음으로 현행 프로세스 상의 불확실성 요인들과 원활한 사업진척을 위한 기타 제도개선 사항들을 전문가 인터뷰를 통하여 파악하고 제도개선안을 마련한다. 마지막으로 이러한 제도개선안들을 적용 기존 프로세스를 개선하여 수정된 세대수 증가형 리모델링 사업 프로세스 모델을 제안한다. 이 모델은 정부가 주택법을 개정하는데 도움을 줄 수 있으며, 리모델링 조합의 사업 추진을 좀 더 원활하게 할 것이다.

  • This study is to clarify the actual conditions of the floor plan of middle and high schools in the rural area. Recently, many middle school and high school are remodeling the buildings and facilities based on the departmentalized classroom system. This study, through analyzing on 4 remodeling cases of middle and high schools in gyeongnam. This article discuses about the basic characteristics of the plan composition and the education programs of 4 schools. This study is showing the variation before and after remodeling and space organization types. The results of this study are summarized as follows; Home-room and home-base should be more faithfully. Various common space is needed to comfortable school life of students. In case of side corridor type plan, moving path is much needed. Sample schools took much more spaces of home base than before. This article discusses about the basic characteristics of the floor plan and the actual condition of the school facilities.

개보수 대상 건물의 비용 측면에서의 효율성 평가에 관한 연구 - 바닥 마감재를 중심으로 - (A Study on the Evaluation of the Efficiency in the Costs of the Remodeling)

  • The purpose of this study is to evaluate efficiency by the Life Cycle Cost(LCC) analysis of floor covering materials for remodeling. This study has been performed as a case study. The LCC analysis is a technique which takes account into both initial-future costs and benefits of an investment over some period of time. LCC is important in commercial decision making because it provides improved assessment of the living-term cost effectiveness of construction projects as well as alternative economic methods that focus on initial costs. For LCC analysis and comparison, the present value technique is used. The results of this study are summarized as follows; (1) A LCC analysis model of floor covering materials is suggested through a case study (2) As a result of LCC case study, the type of sheet is analysed more economical than that of tile in floor covering materials.

공동주택의 친환경 리모델링을 위한 부품접합부 개선방안의 유형화에 관한 연구 II;욕실 및 주방을 중심으로 (A Study on the Development Type of Component Joint Design for Environment Friendly Multi Housing Remodeling)

  • Lastly, the problem of filling occurs in the process of concealed joint of adjacent components and was seen in joints between the structure and an electrical or mechanical device. Therefore, the dry processing which replaces wet joint was seen in joints between the structure and a door, ones between the structure and a finishing materials, ones between a gypsum board and electrical device, and ones between a water pipe and a tile finishing. And a process of separating the area of jointed parts in order to eliminate the problem of overlap was seen in joints between a door and a finishing material and ones between a gypsum board on the ceiling and a light. Lastly, an analysis of a process of exposing concealed parts indicated that the problem of filling could be applied to joints between the structure and an electrical or mechanical device and ones between a finishing material and a mechanical device. This study sought out methods to apply Environment Friendly Multi Housing Remodeling that allow easy remodeling as part of environment- preserving policies. It also contains basic data useful to implement long-life houses in the future by presenting a comprehensive design standard for them

아파트거실공간에서의 거주자 행태를 고려한 조명색 변경에 관한 연구 (The Study on Change of Lighting Color for Behavior of Residents in Living Room Space of Apartment)

  • Today, apartment is the most common residence type and various behavior occurs in living room space of apartments. Active usage of living room in modem life increases user's desire of wanting a better environment and leads to find various methods such as remodeling. At the point when considering moving or remodeling, this study focuses on the change of lighting color as it is one of the methods for initial stage with moderate price. As living room is easily influenced by lighting, providing active environment to support inhabitant's behavior through the use of various lighting sources will cut down unnecessary remodeling costs and may be the most simple method to actualize lighting environment for inhabitant's behavior. To give change with the least effort, change in artificial lighting environment was attempted with combinations of lighting color and switching on lights according to illuminating location. This study suggested the capability of changing lighting environment of previous living room area by exchanging lighting sources in lighting equipment in order to satisfy the required behaviors of inhabitant.

개방형과 폐쇄형 임플랜트 매식후 주위골 형성에 관한 실험적 연구 (A STUDY ON THE BONE FORMATION OF OPEN TYPE AND CLOSED TYPE IMPLANTS)

  • A two-stage procedure is ideal for getting a successful osseointegration. But if a one-stage procedure can achieve a similar osseointegration, the one-stage procedure has several advantages. The purpose of this study was to observe the initial bone formation and bone remodeling of open type (nonsubmerged) and closed type (submerged) titanium implants. Eight ITI hollow-screws and eight Branemark fixtures were divided into two groups (submerged and nonsubmerged) and were installed on the lower jaws of four mongrel dogs. The animals were sacrificed three months later and bone sections with implants were processed for light microscopic and fluorescent microscopic observation. The results were as follows : 1 There was no significant difference in bone-to-implant contact between submerged and nonsubmerged implants. 2. Smooth surface titanium implants showed more bone-to-implant contact than that of titanium plasma coated implants histologically. 3. Under fluorescent microscopy, the active bone remodeling and new bone formation were observed in the interface zone. 4. Under fluorescent microscopy, submerged and nonsubmerged implants had no difference in bone remodeling pattern, and intramembranous bone formation was more prominent. 5. The connective tissue fibers orienting perpendicularly toward implant surface were oberved in the neck of implants.

  • This thesis investigates the behavior of precast wall systems with a new vertical connection which are proportioned by the displacement based design. The proposed precast wall systems are supposed to provide additional spaces and seismic strengthening in remodeling existing residential buildings. For a fast remodeling constructions using PC walls require an efficient, economic fabrication method. A C-type vertical connections for PC wall systems is proposed for transfer of bending moment between walls in the vertical direction while a shear key in the center of wall is prepared to transfer shear forces by bearing. The proposed vertical connection allows us easy fabrication because of different direction of slots at the edges of wall. The dimension of C-type connection components are determined by engineering models and a series of test.

폐교활용 노인요양시설의 유형별 공간계획에 관한 연구 (A Study on the Planning Type of Elderly Welfare Facilities by Remodeling Closed School)

  • With people leaving the countryside to the cities as a result of industrialization and urbanization and drastic reduction of school children due to low birthrate, nationwide, total 3,438 schools have been shut down following the closed schools policy. Consequently, local governments have been active in selling, utilizing, and leasing the closed schools but there are still 466 closed schools that need to be addressed quickly. In addition to this phenomenon, aging population has become an important issue, and demand for elderly welfare facilities population is also increasing as a result. However, the supply of welfare services remains inadequate. This study was conducted in an attempt to solve both local and social problems at the same time, caused by the closing of schools and an aging population, through the use of closed schools as elderly welfare facilities, and suggests plans for per-unit space according to its type, and prototype, through research analysis of practical use, based on case studies. With the conclusions of both advantages and disadvantages, drawn from its type, we are hoping to be able to use this study by adapting its type, or mixing, according to one's needs.

국립중앙극장 리모델링 조경설계 (Landscape Design for Remodeling of the National Theater of Korea)

  • Ihis landscape design was proposed for the Remodeling for the National Theater of Korea Competition. Today, the National Theater of Korea, located in Jangchoongfong, Joong-gu, Seoul, asks plans for renovation. The landscape design for the remodeling of the theater is conducted as part of comprehensive programs for its renovation. The Government sought design proposals through a design competition in April, 2002. The authors proposed a landscape design for remodeling the National Theater of Korea and won first place in the competition. The landscape design covers the following a survey of the present status, a site analysis, a schematic design, and design, development. In the authors'design, heavens, humans, earth and nature are symbolically expressed within the site. The outdoor spaces of the National Theater of Korea are organically composed of the following low spaces : 1) a field of creation; 2) a field of recreation; 3) a field of meeting; and 4) a field of contemplation. The field of creation consists of a main entrance, spaces for public performance and plays, spaces with symbolic water features, and resting areas. The field of recreation is composed of various exhibition spaces. The field of meeting consists of traditional Korean-style gardens and an outdoor cafeteria. The field of contemplation features lawns, grasses and trees, and provides an area for pedestrian strolling. The outdoor spaces of the National Theater of Korea would produce an atmosphere suited to a cultural and artistic place. In the spaces, people would perceive a unique sense of place through various types of fountains, pergolas, columns, walls, light poles and bollards. An example of the true meaning of a cultural space and a resting place is provided in these spaces. The renovated National Theater of Korea would be a new type of theater with regional context, cultural meaning, spatial identity, various amenities with symbolic images, function and beauty.

친환경 리모델링 철거공사 프로세스 모델 (벽식구조 노후 공동주택을 대상으로) (A Process Model of Eco-friendly Demolition Work for Wall Type Aged Housing Remodeling)

  • 리모델링 공사는 신축공사와 달리 철거공사가 주공정으로 선행되어야 하는데 현행 철거공사는 개략적 수준의 철거관리계획에 의한 생산성만을 강조한 철거 형태로 인해 폐자재 재활용이 되지않고 있어 자원낭비, 환경파괴를 가중 시키고 있으며, 철거작업 중 작업자의 안전과 구조체의 안전등이 전혀 고려되지 않고 철거하는 것이 현실이다. 따라서 친환경 철거공사가 되기 위해서는 프로세스의 개선이 우선 되어야하며 그 단계를 1) 철거관련 조사분석, 2) 철거관리 도서작성, 3) 철거관리 시공계획서작성, 4) 철거시공 및 감리, 5) 철거 후 관리의 5단계로 구분 하였으며, 특히 철거도면 작성으로 표준철거 WBS가 구축되고, 철거장비 및 공법, 폐기물 투하, 철거공정계획 수립이 가능하며 마감재 철거 후 구조체의 안전점검을 실시하므로써 철거중 불가피한 보수보강이 가능하며, 철거완료 Check list 작성에 따라 리모델링 본공사의 Database 활용이 가능하게 되었다. 본 논문에서는 현행리모델링 철거공사 프로세스(AS-IS)의 문제점을 분석하고 개선된 친환경 리모델링 철거공사 프로세스(TO-BE)를 IDEF0 모델을 사용하여 제안하고자 한다.
