경년에 따른 공동주택 거주자의 주거환경 만족도 및 관리의식 조사연구 (A study on the Residential Satisfaction and Maintenance Consciousness to the Life Span of Apartment)

  • The purpose of this study was to provide the fundamental data for the gradual apartment management plan. Through the questionnaire survey, residential satisfactions and maintenance consciousness were investigated. As the result of statistic analysis, the residents' needs for improvement according to the life span of apartment communities were found out. And we can also compare the differences about maintenance consciousness to the life span of apartment. The major research findings are as follows. First, the satisfaction averages according to the life span of apartment communities were classified two groups, less than 10 years' and over than 10 years'. By the requirement for improvement according as the life span apartment communities, habitability factors was demanded in less tham 10 years' group and safety factors was required in over than 10 years' group, Second, dwellers have high preference about remodeling to reconstruction. Especially we have to pay attention to the result that positive consciousness of remodeling and long term reparative marked highly in the group which has the short elapsed years. These results represent the possibility gradual step-by-step remodeling. In other words, the object of remodeling is not only odeteriorated apartments but also new apartments to have short elapsed years.

  • 재협착에 관여하는 인자는 매우 다양하다. 평활근 세포의 증식, ECM의 형성, 혈관벽의 초기 혈전형성, 그리고 혈관 재형성 등이 모든 것들이 재협착의 병인에 기여하고 있다. 환자마다 이런 요소들의 기여정도가 다르며 동일 환자에서도 병변에 따른 기여정도가 또한 다르리라 여긴다. 그러나 아직까지 우리는 외막섬유모세포의 역할, 내피세포의 재생, 증식세포의 계획된 죽음 등 재협착의 기전을 불완전하게 이해하고 있고 따라서 보다 완전한 이해를 통해 효과적인 재협착 예방치료가 시행될 수 있을 것이다.

국내 종합병원의 리모델링 전.후 공간비교에 관한 건축계획적 연구 (A Study on the Archtectural Planning Compared with Space for Before and After Remodeling of General Hospitals in Korea)

  • An early stage of general hospital in Korea was the quantitative growth period. Remodeling has been required to meet the increasing medical demands. To accept the change of paradigm and management operation method, remodeling occurred from the 20th century. Remodeling plans are difficult to define the direction of the detailed plan due to various factors in the beginning of the construction, Therefore, it is necessary to analyze the possibility and limitation of a feasible remodeling plan of general hospitals through the comparison of existing hospital before remodeling and after the remodeling takes effect. A comparison of the researched hospital's blue prints before and after the remodeling and recently built hospital's blue print, analyzed characteristic of the space variation by the remodeling. The purpose of research is to confirm a possibility and limitation of remodeling of general hospitals comparing with merits and faults of extension, reconstruction, and construction. In conclusion, the area of remodeling hospitals increase mostly medical department(ward, outpatient department, inpatient department) and subsidiary facilities, but the area of ward and inpatient department are less than the new hospitals. Especially, public area is greatly increased by the diversification of corridor function. Also, remodeling hospitals represent a limitation to plan departments in need of equipment-intensive space. To address this problem, expansion space is used mainly with inpatient department and existing space is placed mainly with low-impact department by equipment ; outpatient department, administration department.

벽식아파트 리모델링시 내력벽 제거에 따른 응력변화 분석 (Analysis of Stress Variation According to Removal of Shear Wall At the Remodeling of Shear Wall Type Apartment)

  • 최근 재건축에 대한 규제가 강화됨에 따라 리모델링에 대한 관심이 높아지고 있는 추세이며, 기존 아파트의 경우에도 발코니 확장 등을 목적으로 내력벽을 철거하는 등 아파트 평면에 대한 변경사례가 증가하고 있다. 그러나 이와 같은 평면변경에는 구조안전에 대한 검토가 반드시 수반되어야 함에도 불구하고 이에 대한 인식은 크게 부족하며, 리모델링과 관련한 기존의 연구도 대부분 경제성 향상 측면에 초점을 맞추고 있어 구조적 안전성 측면에서의 연구는 부족한 실정이다. 이에 본 연구에서는 최근 진행되고 있는 리모델링 사례 및 국내 대형 건설사들의 아파트 평면분석을 통해 아파트 평면변경에 수반되는 평면변경요소를 추출하고 이의 적용에 따른 구조요소별 응력변화 영향을 분석하였다. 분석 결과, 벽체축력은 독립 벽체를 제거하였을 때, 슬래브 모멘트는 ㄱ자형 벽체를 맞닿은 수직벽체와 함께 제거하였을 때 가장 불리한 결과를 초래하는 것으로 나타났다. 본 연구의 결과는 리모델링이나 발코니 확장 등 평면변경을 목적으로 벽체를 제거함으로 인해 유발되는 벽체와 슬래브의 응력변화를 예측하고 평가하는데 활용할 수 있을 것으로 기대된다.

3차원 유한요소법을 이용한 골절판에 대한 인체 대퇴골의 골재형성에 관한 연구 (A Study on the Prediction of Bone Remodeling of Plated-Human Femur using 3-Dimensional Finite Element Method)

  • The stress distribution of bone is altered by the rigid bone plate, sometimes resulting in unfavorable osteoporosis. The rigidity and the biocompatibility are important factors for the design of prosthesis. However, it is also necessary to consider the effect on the bone remodeling. In this paper, it is attempted to establish an approximate and simple method to predict the trend of the configuration of surface bone remodeling for the case of a bone plate using stress analysis. Thus, three dimensional finite element model of plated-human femur is generated and simulated. In addition. the stress difference method (SDM) is introduced and attempted to demonstrate the configuration of surface bone remodeling of the plated-human femur. The results are compared with those of invivo tests and the feasibility of the stress difference method is discussed.

  • 공동주택의 리모델링 사업은 장기적으로 가장 비중이 크고 중요한 리모델링 시장의 한 분야라고 할 수 있으나, 아직까지는 세대 내부 인테리어 또는 국소부위 리모델링 수준에 머무르며 수익성 향상측면과는 거리가 있는 사업으로 인식되고 있어, 리모델링 사업의 활성화 방향에 저해 요소로 작용하고 있다. 기존 연구에서는 이와 같은 문제점을 해결하기 위하여 거주자 및 전문가의 항목별 우선순위에 대한 많은 연구가 진행되었으나, 이는 사업 이후의 평가 즉, 실제 리모델링 사업 이후의 Feedback을 통한 리모델링 사업의 수익성 향상 측면의 재고라기보다는 이론적 선행연구에 그치고 있다. 이에 본 연구는 선행 연구 및 문헌조사를 통해서 리모델링 사업의 수익성에 영향을 미치는 인자 Pool을 도출하고, 다수의 실제 공동주택 리모델링 사례를 바탕으로 리모델링 부문의 개선수준과 실제적 발생 수익과의 상관분석을 통하여 각 세부요인들의 개선수준이 수익성에 미치는 상관관계를 정량적인 수치로 도출하고 결과 값을 해석하여, 이를 바탕으로 기존 리모델링 사례에 대한 문제점을 재조명함과 동시에 향후 리모델링 사업의 방향 설정에 참고가 될 수 있도록 함에 그 목적이 있다.

  • In this apartment market, many apartments are being reconstructed within even less than 20 years from their first construction. This entails many problems in environmental and economical facets, for which many researches are under way in several institutions and universities. International cases show that the international trend goes for remodeling of maintenance, management, and repairing rather than new building. The purpose of this study is to investigate the factors of cost evaluation for establishing the time period of apartment based on durability of material and equipment while considering the economic feasibility of apartment, when remodeling as a concept of sustainability regarding building is being vitalized. This study investigates the proper period of remodeling in consideration of weight accruing to the LC(Life Cycle) and cost based on the standardized durability. The weight of cost, period establishment analysis, and LC according durability varies the data values of remodeling periods. The physical durability and cost from this data enable the investigation into not only the repair period of individual materials of the apartment but also remodeling period.

  • The purpose of this study was to grasp major elements and actual condition of apartment unit remodeling by in-depth interviews on residents and specialists. The interviews had been conducted to interior designers who have a wide experience of apartment remodeling and residents who live in recently remodeled apartment unit. In-depth interview is a kind of qualitative method in which attention to reply of responses with open-access between interviewer and respondents. According to the results, remodeling elements were generally changing of lighting fixtures and finishing materials in the all spaces, integration of balcony into children's room, installation of furniture in kitchen and entrance, changing storage furnitures and equipments in bathroom. Artificial lighting method were selected generally whole lighting. Finishing materials were used ordinary (non environmentally-friendly) wallpaper and adhesion and tempered floor. There were unsatisfied factors after remodeling, these were dissatisfaction of design, construction defects, and stink of reflecting 'sick house'. Also they responded that they should be considering to use environmentally-friendly material at next remodeling.

  • Aging in place strategies such as residential remodeling have potential to enable older persons to remain in their own homes satisfactorily in terms of quality of life. The purpose of this study is to investigate the types of residential remodeling, needs, and opinions of elderly households living in Seoul and to suggest the housing policy and system for improving independent living of elderly households. Using face to face interview with structured questionnaire, 115 elderly households were interviewed during April $25{\sim}June$ 25, 2005. Most of respondents wanted to stay in their own homes as long as they can and some of them remodeled their houses to adapt their physical and financial conditions and housing needs. Various factors such as financial problem and lack of knowledge about remodeling process, however, restricted their actions to realize their needs. Based on the results, some suggestions to activate 'aging in place' were proposed as future guidelines of housing policy related to residential remodeling for housing welfare of the elderly.

교육시설 리모델링을 위한 에너지 절감 요소기술의 성능 평가 - 노후 중학교 건물 중심으로 - (Evaluating Performance of Energy Conservation Measures for Remodeling Educational Facilities - Focused on Deteriorated Middle School Buildings -)

  • Recently, all of the world are facing with a serious environmental crisis of global warming due to excessive energy consumptions. The Korean Government, taking over 97% of dependence on foreign energy, has made various efforts on reducing energy and greenhouse gas emission under the motto of "Low-Carbon Green Growth". Since the building sector takes 24% of domestic energy consumption, many design standards and regulations on saving energy in new buildings have been established. However, applications of energy saving designs and techniques on the remodeling process at deteriorated buildings including educational ones have been lack. Under a situation where the number of deteriorated schools accounts for up to 50%, this paper evaluated the performances of factors for reducing energy at deteriorated middle school buildings through an energy simulation tool on a standard school model. As a result, among factors of insulation, window's SHGC, southern louver, indoor setup temperature, and system efficiency, all other factors except window's SHGC and southern louver proved contribute to reduce energy at deteriorated middle school buildings, compared with the baseline energy consumption.
