In this study based on BIM(Building Information Modeling) apply for performing efficient remodeling project and utilized. And this study will examine a real project where a BIM based process was used in the remodeling of an single-family homes. In the remodeling design phase of the planning process was conducted for the BIM process modeling, BIM in the remodeling stage while performing the required range and level of the remodeling process were studied. Based on this, communication between client and remodeling designer, participants more expect that smooth and speeds up in remodeling. For client decision support, troubleshooting of remodeling of the design process to be effective in the BIM have been identified. The BIM model and deliverables data used for the remodeling design process of building remodeling is the most effective way, due to the increased efficiency gained in many areas.

This study has developed a design indicator required to promote green remodeling in school facilities. And, implemented the green remodeling pilot test on the school facilities that are planning actual remodeling. This pilot test suggested user participation design methodology such as verification of the developed design indicator, design goal setting, evaluation and adjustment of design proposal. The Green Remodeling Design Indicators were classified into 3 large categories of architectural performance, usability, and design through analysis of cases related to 'green buildings' and 'remodeling'. We have developed nine middle categories such as architectural and structural performance, facility performance, environmentally-friendly, circulation, space, amenity, harmony with surroundings, form and symbolization. In addition, 42 detailed indicators were developed for each category, including general, functional, and special indicators. For the verification of this study, two green remodeling design workshops were conducted for Gwangju J elementary school. The first design workshop presented the importance of the design indicator and set the goal of the design plan of green remodeling for project. And, the second Workshop presented the evaluation of the satisfaction with the design and the direction of future adjustment for project. The design indicator developed in this study can be utilized as a design indicator of design quality management and decision system for the school green remodeling in the future. In addition, by accumulating information on the Green Remodeling Project, it is necessary to spread green remodeling and construct a sustainable building environment.

The building remodeling is providing a lot of solutions - structural, aesthetic, environmental, and energy performance improvement - in improving buildings performance and environment. The remodelings influences on our society are resource conservation, environmental conservation, expansion of construction market, and creation of new employment. The three principal remodeler groups involved in this building remodeling are general construction contractors, interior architecture contractors, and ESCO (Energy Service Company). Having a representative character, this study classifies remodeling methods into five types: structural remodeling, spatial remodeling, exterior remodeling, environment-friendly remodeling, and ecological remodeling.

The purpose of this study was to analyze the remodeling of Carnation House, examine the current state of the spatial remodeling, and propose the future direction of the spatial remodeling of communal life facilities for the elderly living alone. To this end, experimental investigation, photograph shooting, and interviews with managers were performed, and a remodeling analysis was conducted by comparing the data before and after the remodeling. The study results can be summarized as below. First, as there is no standard for the remodeling of communal life facilities for the elderly living alone, related guidelines should be provided in the near future. Second, more fundamental approach to the remodeling should be made considering medical services for the elderly's safety, universal design plans, lifestyles of the elderly, and their use behaviors. Third, as communal life facilities for the elderly living alone normally have small spaces due to the remodeling by change of use, variable spatial planning should be performed for the elderly to utilize communal life facilities as multi-purpose and multi-functional spaces. Fourth, as the terrace space is an essential remodeling space needed for the elderly's rest, communication, and creation of profits, its remodeling should be realized in such a way that various programs can be utilized. Fifth, it turned out that the exterior remodeling could change the overall image of the facilities through new materials and colors.

The major goal of this study is drawing design plan factors considering residents' life cycle and life style when remodeling design is needed. By drawing such design factors, the study will propose an alternative remodeling design plan. Such design method was defined as Multi-Dimensional module design method. And constructing data-system based on Multi-Dimensional module was secondary goal in this study. The details are as follows: Based on analysis of Residents' demand for remodeling and features of emotion-design applied to remodeling, the system which is suitable for application in remodeling design method was conducted. Based on the type of construction materials, the level value was set up according to emotion-factor application. Also, by conducting coding operation according to the distinction of construction materials, this study seeks the unit drawing method of information for constructing emotion-information system.

Multi Housing design has not considered the remodeling even at the beginning of the construction. This severely hindered systematic maintenance, providing fundamental causes of consuming society. In general, in about 20 years when the buildings become too old, they are brought down or removed with a trail of waste left behind. In addition, since the current remodeling or future remodeling type is a general remodeling that leaves only a frame, some question the role of the remodeling as a solution to the reconstruction from economically and environmentally efficient aspects. This study intends to find a solution for long-life span multi-family housing design, promoting sequential remodeling by stating the life cycle of components. Problems were identified by analyzing joints, design and construction of multi-family housing based on the previous researches. Conclusion from characterization of the design plan according to joint parts can be summarized as the following firstly, the problem of the wet was seen in joints between the structure and a finishing materials and ones between separate finishing materials. Secondly, the problem of overlap was frequently seen in joints between the structure and a door/window, ones between a door/window and a finishing materials, and ones between a finishing materials and an electrical/mechanical device.

Until now, the research of remodeling is mainly restricted to the laws and financial funding, however, the needs in the trend of remodeling. This research, first, through the examples of remodeling in the country, this study draws remodeling factors that can be applied. Secondly, this study targets the study of remodeling to apartments and analyzes the type of housings made by the Korea National Housing Corporation. Thirdly the study analyzes the features that appear in housing units and draws out factors of remodeling This research's result is arranged as follows. \circled1Need Remodeling thorough study of space expanded, grant between artificer and active performance improvement direction such as building equipment expansion along with Remodeling concept of unit repair. \circled2When apartments are newly built, systematic construction is necessary that considers future efficiency improvement from the design stage. \circled3This study, which applied the characteristic factors appearing after the 1990s to remodeling factors, show that they can be applied when remodeling the worn out wall-slab type apartments.

This research alms to understand the residents' actual conditions and reasons for remodeling in order to search for the desirable participation design methods, under the assumption that the remodeling of apartments by their current residents is a problem. The subjects of this research are residents of mixed-used apartments supplied via the fitting form housing supply methods recently. The results are shown below. First, the reasons for remodeling by the current residents we expansion of Interior space and change in interior atmosphere. Positive participation of the residents in the design decision is high and this remodeling problem is easily solved. Second, based on the Habraken's SAR theory, supports units and variable units were separated and in each process rational and systematic design methodologies according to the role and responsibility of the residents were observed. Third, considering the great level of remodeling right before moving in, there is a need for the variable housing supply methods of residents to easily participate in the design, construction, and supply of the apartments. Through the participation of the residents In the apartment design process will not only solve the problem of repeated apartment remodeling, but also accommodate the various needs of the residents.
