A Study on Rail Station-Influenced Area Development Combined with the Optimal Connection and Transfer Facility (적정연계환승체계를 감안한 역세권개발방안에 관한 연구)

  • This study suggests 3 different elements to develop a rail station-influenced area effectively. Above all, several typical models of TOD (Transit Oriented Development)are suggested. They consider the land use types around a rail station, characteristics of a rail station whether it serves a single line or multiple lines. a method of developing a rail station-influenced area. Secondly, the optimal level of service is suggested for connection facility and access modes. Finally, the allocation criteria of on-and-off facility to provide convenient transfer activity.

  • The Purpose of this study is to find out the renewal methods of Dae-jun railway station areas, focusing on the domestic/foreign case studies of the railway station areas and the possibility of the Industry-University-Institute collaboration in this area. As a result, this study shows that the revitalization for the impact area around rail transit station in the aspect of urban spatial structure, mixed land use, type of facilities and exchanging transit system of mass traffic etc, as well as such non-physical aspects as Industry-University-Institute collaboration and administrative planning. It does so by strengthening ties between hardware and software studies of urban planning and University Facilities planning. Finally this study suggested the strategy for the renewal of impact area around the rail transit stations.

A Study on Development and Application of Evaluation Index for Rail Station Area Development Site Using AHP (AHP 분석을 통한 역세권 개발 입지 평가 지표 개발 및 적용)

  • This study proposed evaluation indices and weights for objectively evaluating the validity of rail station area development site. In this study, evaluation indices were selected by quantification, application of a new rail station, sustainability of data collection, correlation of indices and expert decision-making. As a result, 8 indices such as railway and subway demand, the ratio of land price etc. were selected and these indices could be classified into demand, feasibility and regionality. AHP (Analytic Hierarchy Process) result showed that the weights of demand (0.486) and feasibility (0.369) were more important than that of regionality (0.145). The application result on 75 existing railway stations showed that an important consideration of railway station area development site was a rail and subway demand on Seoul metropolitan area and was a feasibility on local area. Therefore, the selection of a rail station area development site may be determined based on demand and feasibility. In addition, these results are expected to be utilized as basic data for making decisions on the rail station area development at an initial stage.

  • The financial incomes of urban rail transit authorities have been only from the fares. In order to increase the customers and expand the scope of enterprise, it is the most feasible mean to develop the area around the stations. Current experiences have confronted the excessive concentration of population and traffic congestion due to the lack of systematic planning and the excessive focus on the business. This study reviewed the necessity of the impact area around the urban rail transit stations by the organizational analysis for the urban rail transit authorities, and reviewed domestic/foreign cases. Finally, This study suggested the strategy for the development of impact area around the urban rail transit stations.

  • This primary study describes some proposition of restoration and rehabilitation of rail station and station impact area for efficient use. Therefore, I reviewed the functions and roles about rail station and other railway facilities related with urban structures and development, and also analysed the case studies about realignment of rail station, and then, suggested primary management plan of efficient railway installation. This study has some bounds and limits owing to the descriptive reviews but not detailed analyses. Hereafter, I am planning to consider the management plan for efficient railway installation use as coinciding with specific city characteristic and comprehensive plan such as rearrangement of the station.

Analysis of Development Project Conditions and Potential Demand Characteristics in High-Speed Rail Station Areas (전국 고속철도 역세권의 개발 사업여건 및 잠재수요 특성 분석)

  • As the problem of lowering the efficiency of urban services in small and medium-sized cities in the non-metropolitan area intensifies, the necessity of developing a railway station area is being emphasized to form a compressed urban space through regional bases. Although major station areas in large cities are being developed in the form of complex, the analysis of the development location characteristics of the small and medium-sized city station areas is insufficient. The purpose of this study is to analyze the characteristics of development project conditions and potential demand in the high-speed rail station areas across the country, identify the differences in locational characteristics according to the type of city, such as 'metropolitan city', 'large city in non-metropolitan city', 'medium and small city in non-metropolitan city', and find out the appropriate development method. As a result of the analysis, it was analyzed that the 'metropolitan area metropolitan area' has high potential demand and poor business conditions. On the other hand, in the case of the non-metropolitan area, it was analyzed that the 'small and medium-sized city station area' has good business conditions and low potential demand characteristics, and the 'large city station area' has intermediate characteristics. This suggests the need for different development methods in the development of metropolitan and small and medium-sized city station areas. The analysis results of this study show that it is desirable to encourage private participation in large-scale metropolitan station areas, which require large-scale input, to maximize potential demand, and to encourage private participation through public-led projects based on favorable business conditions or development based on regional characteristics.

How Much Development Can a Rail Station Lead? A Case Study of Hong Kong

  • Since the concept was first introduced in the 1970s, transit-oriented-development (TOD) has greatly expanded in East Asian cities such as Hong Kong. Rail stations are built together with clusters of residential-commercial towers and government services to form a new style of living - a "rail village." This paper examines the composition, scale, spatial form, organization and operation of several typical rail villages in Hong Kong. The cases range across those planned from the mid-1990s to 2015. Based on the analysis of the rail village composition, the paper derives a development ratio to indicate the density, effectiveness and efficiency of a rail village catchment area. The ratio provides a useful and direct figure for the comparison of different stations, cities and development modes.

An Empirical Analysis on Public Transportation Demand and TOD Design Factors in Seoul subway adjacent area (서울시 역세권의 TOD환경과 대중교통이용수요 관계분석)

  • TOD(Transit Oriented Development) has recently been active, which presents that TOD planning elements should be comprehensively taken into consideration in order to enhance domestic transit ridership by changing environments in rail station areas and an empirical analysis on the type of rail station areas and transportation demand should be a prerequisite for usage of future development planning. This study aims to grasp a variety of TOD of influence factors in Seoul rail station area and to perform analysis to identify relationship between public transportation demand and these TOD design factors. To make it come true, we gathered data with respect to Density, Diversity, and Accessibility as representative TOD planning elements and carried out factorial and regression analysis. Consequently, we drew 7 influence factors base on factorial analysis: Factor 1(Diversity/ -Use Mix(LUM)), Factor 2(Density/development density), Factor 3(Accessibility/public transportation facility supply), Factor 4(Design/street design), Factor 5(Green/access mode (pedestrian, bike), Factor 6(Design/subway size), Factor 7(Accessibility/Public transit operation) As the result of model development by using factorial and regression analysis, positive influence factors on passenger flow in rail station area are Factor 1(Diversity : Land-Use Mix), Factor 3(Accessibility : public transportation facility supply), Factor 2(Density : development density), Factor 5(Design/ access mode) and Factor 6(subway size) Next, negative influence factor on passenger flow in rail station area shows Factor 7(Accessibility/Public transit operation) as the most influential factor. This is because the growth of service interval of linked subway and bus leads to reduced demand.

  • Rail station premise's unused land speaks unused space long period among that is station porter underwear space. Also, will may see that two is also unused land if is operated as inefficient occupying a lot of spaces unnecessarily. These space have used by profit making business and station development putting first past. But, necessity of more active business effort is brought ill efficiency side of land. Unused land's efficient practical use is method that can increase railroad property. Therefore, in this study, define shortly about composition of reciprocal space, and presents unused land's practical use plan in station.
