A Study on Planning Direction of Living Environment for the Aged (고령화사회의 주거환경 계획방향에 관한 연구)

  • Personalities. human relations. living patterns. and so on of the aged have been moulded respectively for a long period of time and their present situation of health. family make-up. economic condition etc. are different individually. Various characteristics - physiological. psychological and social peculiarities - of the aged are analyzed and studied in preceding paper to grope planning factors of architectural spaces by referring to sundry records from many branch gerontology, medical science. psycology. sociology. etc. - of knowledge in a position of architectural planning. So. in this paper. the directions of planning residential environment for the aged are studied on the base of those planning factors of architectural spaces. there are room(X$_1$). unit home(X$_2$), public housing(X$_3$), residential district(X$_4$) as dwelling spaces for the aged in X axis and safety(Y$_1$). hygiene(Y$_2$). convenience (Y$_3$), comfortableness (Y$_4$). psychology ($Y^5$), aesthetics ($Y^6$). society ($Y^7$). economy ($Y^8$) as the terms desired to spaces in Y axis. And the directions of planning residential environment for the elderly are studied by discussing mutual matters relevant to the subject on the cells of matrix formed by X. Y axis. In planning residential environment for the elderly. their physiological. psychological. social characteristics should be considered thoroughly and many types of dwelling spaces should be built. Then they can take up their abode to suit their conditions easily.

Analysis of Roles and Responsibilities of Housing Welfare Professionals in Fields (주거복지 현장의 전문인력 직무내용과 특성 분석)

  • The study aimed to analyze roles and responsibilities of housing welfare professionals in fields in order to provide directions of the Housing Welfare Professional Certificate program operated by the Korean Housing Association. In October 2013, a series of interviews were performed to five housing welfare professionals in local governments, public enterprises and private organizations in order to explore field cases. Additionally, administrative works related to housing welfare were explored based on information from local government websites. It was found that roles and responsibilities of housing welfare professionals included a wide range of works such as provisions and management of public rental housing, housing counseling, investment and analysis of residential environment, exploring resources, education, and improvement of poor-condition housing and urban environment. In order for more efficient and effective provisions of housing welfare services, it was suggested to improve housing welfare service delivery systems and to make clear definition of job ranges, and knowledges and experiences required to be housing welfare professionals.

  • In foreign countries, the use of containers has already been stabilized with their advantages utilized in various forms. Containers are also utilized in Korea as various forms of architecture, but domestic container buildings have poor public consciousness so as to be limitedly utilized as temporary structures based on economic efficiency. Besides, there is the lack of research and development on them. Particularly, despite the advantages of containers as housing facilities, the use of containers as short- or middle-term temporary housing is limited and does not spread. Also, compared to general housing, containers have lower quality of physical environment and even frequently bring about negligent accidents such as fire and electric shock. Thus, this study intends to identify the actual condition of using container houses, the problems in using them, and the direction of improving their residential environment. For this purpose, it analyzes the present condition and characteristics of domestic container housing, and derives conclusions from the focus group interview with 23 residents who have lived in Seoul and Gyeonggi-do for over a year about such survey items as daylighting, ventilation, privacy condition, water service and sewerage, insulation, soundproofing, view, and room scale.

The Evaluation of Outdoor Environmental Quality Level at the Improvement Area of Residential Environment - Case Study of Taegu - (주거환경개선사업 지구의 옥외환경의 질적수준평가 - 대구광역시를 중심으로 -)

  • The purpose of this study is to evaluate the outdoor environmental quality level at the improvement areas of residence and examine the changes of these areas where the improvement process has been performed. The indicators of outdoor space were examined for case study and several improvement areas were selected and analyzed in terms of these indicators. The improvement areas may be divided into two branch, one is a housing improvement area and the other is a multi-family housing area. The results of this study were as follows; 1) Land-use intensity in both cases was much higher than before. 2) Open space ratio in the housing improvement areas was not enough but in the multi-family housing areas was enough. 3) The road ratio in both cases was much higher. 4) Parking space was not enough to accomodate all the cars in projects. 5) Public facilities and green space did not exist in housing improvement areas but existed a little in multi-family housing areas. In order to improve the environmental quality level, the proper residential density such as dwelling density, open space ratio, land-use intensity should be planned in advance.

The analysis of defects types and patterns in high-rise residential buildings (초고층 주상복합 건물의 하자 발생 유형 및 분석 연구)

  • Recently, public interest in housing defects, such as construction errors, occupiers' complaints, faults in production, and so on, is increasing. In addition, the construction requirements of high-rise residential buildings have increased, due to the higher prices of urban areas, especially in metropolitan areas. While previous research has focused on the defects occurring in apartment housing complexes, research has not been carried out on the defects occurring in high-rise residential buildings. In this paper, the defects patterns and characteristics of high-rise residential buildings are examined and analyzed and a defect management plan is then suggested. In order to do this, we collected the defects data of high-rise residential buildings recorded by 2,299 of 2,327 occupants. The defect occurrence rate (DOR) in the residential area is 98.8%. The frequency rate of defect occurrence over the total defect occurrence since building completion is 63.28% during the first year, 24.63% (second year), 6.88% (third year), 2.27% (fourth year), and 2.53% (fifth year). The result of correlation analysis between work types showed that there is a relationship between the built-in furniture and electronics (F&E) and painting works, and the F&E and masonry works, such as marble finishing. We expect that this research will assist in the efforts to decrease the number of defects in high-rise buildings.

  • The purpose of this study is to analyze the characteristics of planning community facilities of public rental apartments by basic and qualitative factors for the last ten years from the year of 2000. This study analyzed the processes and trends of change of the following: land use, tenant satisfaction with the residential environmental amenities, the quantitative increase in accordance with social paradigms, improvement in the quality of residential life, and acceptance of the needs of residents. Therefore, this study will suggest effective and archivable improvements in them. Methods of this study include drawing analyses, literature surveys, and interviews with experts. This study aims to provide essential primary data for planning community facilities for public rental apartments in order to differentiate them from public sales apartments. In the results, community facilities of public rental apartments have been increasing in their size and in the number of their programs as well. It is certain that community facilities are important influence on improving residential environments and the quality of the life. Based on this study, it is more effective to plan community facilities to be connected or extended to other external spaces. And tenant satisfaction should be carried out and put into consideration to help determine if community facilities are adequate. Space compositions should be designed to be flexible per social paradigms and customers needs.

A Study on the Analysis of Ecologically Friendly Features in Recently Developed Public Housing (소형 공동주택 단위주거의 친환경성에 관한 사례분석연구)

  • The awareness of ecological friendliness has been emerging in the recent years, and the application to housing is quite notable. The purpose of this study was to examine multi-family housing that has recently developed with the idea of ecological friendliness, and to investigate the residents' attitudes toward and their preferences for the features. The research utilized in-depth interviews and site visits, and seven residents in the studied housing developments participated in the study. The analytical tool used in the interview was reviewed by a panel of professionals and included five aspects of ecologically friendliness: residential comfort, energy saving, open housing, storage, and safety and security. The respondents pointed out that south-facing housing in relation to residential comfort was most favorable. With regard to energy-saving, water-saving features and dehydrator of food waste were most needed features. As for open housing-related features, flexibility in spatial configuration was necessary, and efficient storage was regarded as important. Also, the respondents mentioned the preference for flooring preventing slippery in bathroom for the safety of family member.

A Study on the Influence of the Management and Living Environment Quality Factors of Public Rental Housing on the Satisfaction with Living, Brand Loyalty, and Intent of Recommendation (공공임대주택의 관리 및 주거환경 품질 요인이 주거만족도, 브랜드 충성도, 추천의도에 미치는 영향)

  • The purpose of this study is to, focusing on public rental housing, examine the influence of the management and living environment factors of multi-unit residential buildings upon their satisfaction with living, brand loyalty, and intent of recommendation, and investigate the mediating effect of the satisfaction with living. For this study, the researcher surveyed the residents of public rental housing facilities in Seoul and Gyeonggi Province, which resulted in the analysis of 331 responses. The data was analyzed using SPSS 23.0 and AMOS 23.0 programs. The findings of this study are as follows; The management and living environment quality factors of public rental housing facilities had a direct impact on the satisfaction with living, brand loyalty, and intent of recommendation. And, the sub-factors of the management and living environment quality that influenced each variable were different among themselves. Also, the satisfaction level with living in public rental housing facilities had a significant impact on the intent of recommendation, while it had a mediating effect in the relationship between the management and living environment quality factors of public rental housing facilities and the intent of recommendation.

A Study on the Spatial Composition Characteristic in Rural Residential Area: A case of Hanbam Village (한밤마을을 통해본 농촌주거지의 공간구성 특성에 관한 연구)

  • This research is to analyze the spatial organization of a traditional rural community and its characteristics, the case of Hanbam village located in the north of Daegu city. The conclusions of this study are as follows; 1. The difference between private space and public space in the residential area of Hanbam village is obvious, and these two spaces are organically related each other by means of road. These spaces have some spatial characteristics of organization, such as center, hierarchy and sequence. 2. The private space consists of a residence module and a farming area in the settlement, and it is clearly farmed by the firm fence of rocks and by surrounding roads. Fruit-bearing trees such as Pyrus pyrifolia, Cornus officinalis, Diospyros kaki, Juglans sinensis are planted at the boundary. And most of residences are composed of a building, a inner court and farming fields. 3. The public space for the community mainly functions as ‘a meeting place’for residents, and consists of recreational spaces, ceremonial spaces, community facilities, and social facilities. Among these, Jeong-ja(pavilion), Seong-an Soop(forest) and Dae-chong(building for common use) are of great cultural value as important traditional spaces. 4. Two kinds of road are commonly fecund in the village; spontaneously generated one and planned one. This is straight inner streets and access paths to the village, and that is curvilinear alleys which are connected to Dae-chong, the core of village. Also stone walls and climbing plants on them are major elements of village landscape.

Importance-Performance Analysis of Elderly Residents on the Planned Elements of the Participatory Residential Environment Improving Projects - Focused on the Project of Yonnam-dong - (주민참여형 주거지 재생사업의 정비요소에 대한 고령 거주자의 중요도-만족도 분석 - 연남동 사업지구를 대상으로 -)

  • The purpose of this study is to estimate the perception of elderly residents on the residential environment improving projects and suggest the political implications. The survey include questionnaires about the importance and the satisfaction level on the project maintenance factors. The results were statistically analyzed by Importance-Performance Analysis (IPA). As the result of the study, firstly, it shows that 'the possible overkill area' on the IPA action grid includes none of factors except 'landscape' which is very similar to mean of performance score. the result of analysis means that the project is very efficient. Secondly, the policy is necessary to improve 'pedestrian passage', 'public open space' and 'transportation environment'. Considering elderly residents especially 'pedestrian passage' and 'public open space' are in need of improvement immediately. In detail 'traffic facility', building 'urban park' and 'pedestrian passage', 'paving of pedestrian passage', 'children's playground' are in need of improvement as well. The results of analysis on elderly and non-elderly residents of Yonnam project may be important foundation for future strategies for improvement.
