CM 전문회사 단장 활용실태 및 개선방안 (Analyzing the Engagement of Professional Construction Managers in Construction Management firm and Its Improvement Measures)

  • 국내 CM시장이 활성화됨에 따라 경쟁이 심화되어 실제 프로젝트 관리를 담당하는 CM단장의 능력은 CM사업 수주를 위한 중요한 요소가 되었다. 이로 인해 각 CM전문회사는 유능한 CM단장의 확보를 위해 현재 담당 프로젝트가 없더라도 후속 프로젝트의 수주를 위해 CM단장을 일정수 대기상태로 확보하고 있으나, 효율적인 활용방안에 대해서는 체계적인 방법이 마련되지 못한 실정이다. 이에 본 연구는 현재 CM전문회사가 보유하고 있는 대기상태 CM단장들의 활용실태 및 문제점을 분석하고, CM단장의 효율적인 활용을 위한 개선방안을 모색하기 위한 실무적 기초자료를 제시하고자 하였다. 본 연구결과, CM전문회사의 현재 대기상태 CM단장 인력수는 적정 비율 및 인력수에 비해 약 2배 정도 많은 것으로 나타났고, CM단장의 선정기준으로 프로젝트의 수주를 위해 프레젠테이션 능력을 가장 중요한 요소로 고려하고 있었다. 그리고 대기상태 CM단장의 보유 및 활용상 문제점은 크게 고용비용 증가와 현장 및 본사 업무지원능력 부족 및 제한적 활용으로 요약되었고, 대기상태 CM단장의 효율적인 활용을 위한 현장 및 본사 기술지원과 수주능력 강화 및 제도개선 등에 관한 개선방안을 제안하였다.

Consumer perceptions on sustainable practices implemented in foodservice organizations in Korea

  • BACKGROUND/OBJECTIVES: Sustainable practices in foodservice organizations including commercial and noncommercial ones are critical to ensure the protection of the environment for the future. With the rapid growth of the foodservice industry, wiser usage of input sources such as food, utilities, and single use packaging should be reconsidered for future generations. Therefore, this study aims to investigate the customer's perceptions on sustainable practices and to identify the relationship among sustainable practices, social contribution and purchase intention. SUBJECTS/METHODS: The study was conducted using content analyses by reviewing articles on sustainable food service practices published domestically and abroad. Thereafter, data were collected with a face-to-face survey using a questionnaire and analyzed with factor analyses and multiple regressions. RESULTS: Sustainable practices classified with factor analysis consisted of 6 dimensions of green food material procurement, sustainable food preparation, green packaging, preservation of energy, waste management, and public relations on green activity, with a total of 25 green activities in foodservice operations. Consumers were not very familiar with the green activities implemented in the foodservice unit, with the lowest awareness of "green food material procurement (2.46 out of 5 points)", and the highest awareness of "green packaging (3.74)" and "waste management (3.28). The factors influencing the perception of social contribution by foodservice organizations among 6 sustainable practice dimensions were found to be public relations on green activity (${\beta}=0.154$), waste management (${\beta}=0.204$) and sustainable food preparation (${\beta}=0.183$). Green packaging (${\beta}=0.107$) and the social contribution of the foodservice organization (${\beta}=0.761$) had strong relationships with the image of the organization. The purchase intentions of customers was affected only by the foodservice image (${\beta}=0.775$). CONCLUSIONS: The results of this study suggest that sustainable practices by foodservice organization present a good image to customers and increase the awareness of valuable contributions that benefit the customer as well as the community.

미국 페어팩스 카운티 IT서비스산업의 성장과 공공부문의 역할 (The Growth of the IT Service Industry and the Role of Public Organizations in Fairfax County)

  • 본 연구의 목적은 페어팩스 카운티 IT서비스 산업의 발달과정에서 지역적 특수성이 끼친 영향을 확인하는 것이다. 페어팩스 카운티의 IT서비스 산업은 미국 내에서 가장 특화되고, 회복력이 높을 뿐만 아니라 독특한 산업 환경을 조성하였다. 이는 수도권 지역이라는 매우 특수한 입지적 조건을 바탕으로, 연방정부와 카운티 기관을 포함하는 공공부문이 장기적인 지역산업의 발달에서 상당한 역할을 담당하였다는 점에 기인한다. 연방정부는 기업의 유입과 확대, 소기업의 성장, 고숙련 인력풀의 조성, 정부조달시장 관련 IT서비스 산업의 성장에 영항을 끼쳤으며, 페어팩스 카운티의 지역 공공기관들은 기업 및 잠재적 기업가들을 위한 다양한 프로그램을 제공하고 있고, 네트워킹의 장을 제공함으로써 지역내 관계적 자산의 구축에 힘쓰고 있다.

공공건축물 실적자료 분석에 따른 중위수를 활용한 총공사비의 적정보정율 추정방법 (Presumption Method for Optimum Correction Rate of Total Construction Cost Using the Median based on Historical Data Analysis in Public Office Buildings)

  • 본 연구는 공공건축물의 실적공사비 분석을 통해 총공사비에 대한 적정보정율을 기초자료로 제시하고자 한다. 이에 대해 조달청에서 발주한 2009~2011년에 준공된 53개 프로젝트를 연구 대상으로 하였다. 공사비 분석은 주요 공정인 건축, 기계, 전기, 통신, 부대시설에 대하여 빈도론적 관점에서 중위수를 활용한 절대오차율을 기반으로 총공사비에 대해 비교 분석하였다. 이를 통해 적합회귀모형을 선정하고 보정율을 책정하였다.

  • Recently, Goverment's Energy-saving policy in Korea as 'Green Growth' is very remarkable effort. By intensive poliicies, the private is encouraged to participate in policy. Especially, it is very important in the field of architecture and we have to work for construction of law system. However, these efforts of the government buildings for energy efficiency in use stage is as mandatory system that may occur in the construction phase and the enviromental impact of greenhouse gas reductions is not affected. For this reason, Assess the amount of the energy consumption and CO2 emissioont of Government Buildings in 2010 ordered by PPS(Public Procurement Service) in the construction phase and suggest to recognize the need for legal restrictions.

  • 상당수의 중소기업은 자체 마케팅 역량이 부족하여 제품 및 기술 개발에 있어서 초기부터 마케팅 활동을 충분히 수행하고 있지 못한 경우가 많다. 본 논문은 이러한 문제를 해결하기 위해 원료 공급에서부터 가공, 아웃소싱, 판매, 협업에 이르는 제품 생산 활동의 각 단계마다 적절한 마케팅 지향 정보가 제공되도록 공공 서비스 제공 전략을 제시한다. 또한 제품정보, 시장 정보, 기술 정보로 구성된 마케팅 지향형 정보 제공 시스템의 프로토타입을 제시한다.

Existing Building Approval Submission Process Improvement Effect Analysis thru Utilization of BIM

  • Advanced countries have mandated applying BIM in construction projects. Also, Public Procurement Service has planned to mandate applying BIM to all construction project that ordered in PPS from 2016 in KOREA. However, now Seumter that is building administration system is not supported BIM based construction license BIM information from Seumter. Thus, despite the applicant is preparing a BIM model, they do not take advantage of BIM information in Seumter. In previous studies. We developed a BIM based building approval submission system. In this study, we verified the system that developed in previous research. As a result, requirement information input time reduction in Seumter system showed high satisfaction. But there was as low usability because building approval submission system cannot support some information for building approval in seumter. If the system will do utilization and management with the building approval system, the applicant can be using BIM base design document information and saving the time that takes at building approval submission. Study about the system improvement is required for application to building approval system.

  • Building Information Modeling (BIM) provides many advantages when it is adopted in virtual design construction, to analyze constructability, etc. For this reason, advanced countries have made it mandatory to adopt BIM in public construction projects. The Korea Public Procurement Service announced that from 2016, BIM adoption will be mandatory in every construction project in Korea. Currently, however, it is not possible to fully adopt BIM in the building design process domestically because BIM-based systems have not been used broadly in Korea's building approval system (Seumter). In this research, four challenges were drawn from a focus group interview. Focusing on tackling one challenge, this paper reviewed previous research into building approval systems and the building approval systems of Singapore, the U.K. and the U.S., and identified elements of the building approval application process and presents a system to create and manage the information. The system supports the creation and management of information and 2D drawings from an IFC-based BIM model. We expect that the system will encourage designers to use BIM from the beginning of the design process and ultimately increase the efficiency of design in a BIM-based project.

BIM기반 건축물 인허가 신청을 위한 정보 관리방안 (A Method of Information Management for BIM Based Building Permission)

  • Around the world, BIM application has been mandated. In Korea, an announcement was made in 2016 that BIM application will be required for all public constructions ordered by the Public Procurement Service. However, BIM cannot be used for building permits as Seumter, a building permit system, doesn't support BIM, even if it was used for building design. To utilize BIM for permit application, this study introduces a method of management for BIM-used permit application information. It was done by analyzing the data entered for new building permit application in Seumter. For the analysis, the permit application information is classified as internal BIM information and external BIM information and the required information is defined. To easily create and utilize the data types at the design stage, this study introduces a method of creating and utilizing a permit template. Also, this study developed a tool for combining the area information to add up all the related information such as gross floor area and floor area ratio. This study is significant in that it analyzes the required information for new building permit application among all the permit application types in Korea.
