The objective of this study is to investigate the functional conformity based on the analysis of the spatial connectivity of block housing using space syntax. Three cases were selected which have important meanings in 1920s. The properties of spatial configuration were derived from an urban-context approach and without urban context analysis, and spatial connectivity and functional conformity were analyzed using references. The results of the study revealed that the arrangement of block housing were different from one another notwithstanding their similar layout characteristics. The relationships between urban streets and housing complexes were identified, and the public spaces were being arranged as semi-public spaces, whereas blocks as private spaces by separating functions. This study provides the implications for the planning of low rise-high density housings by means of analyzing the spatial connectivity of the spatial layout characteristics of European block housing, recognizing the relationships between urban communities and housing complexes.
Even though there have been greate changes in the types and contents of the housing plan in Korea since the Modem age, it seems that the identity of traditional dwelling culture is still remains within it. The purpose of this study is to examine the characteristics and features in the development of the 'Public Standard' Housing Unit Plan by comparing the differences and similarities in unit plans in housings built on Japanese occupation period and those built after the period. From the study, we can conclude as follows: 1. The public standard housing unit plans on both periods have shown the common features in the composition of their physical forms in the way that the front-row area still remains the traditional housing culture and the rear-row area reflects the desires of the modem lives. The structure of the dual-row unit plan appeared in the public standard housing plan was caused by the cultural acculturation in Japanese occupation period. 2. The public standard housing unit plans, however, show the differences in the contents and meaning in units plans with the them of the Japanese housing because of the cultural differences. These differences took placed autonomously through the change of housing plans in the modern time, and have the common features such that 1) the changes in the Maru-centered plan type differ in composition from the inner-corridor plan type used Japanese housing, and 2) the composition of the open-inner spaces in the double-row housing plan reflects the single-row outer open space In the traditional housing. All of these cultural progresses in the public standard housing unit plans was took place as the result of the inner-oriented and notional circulations derived from the modernity. However, the transformed unit plans still contains the identity derived from the variation of the traditional Korean building elements such as Maru and Ondol. In other words, those are the Maru-centered and composed housing plans with juxtaposition of the inner block and the outer block. As the conclusion, though the public standard dwelling unit plan has the similarity in the physical form, it is different in the cultural Identity and meaning from the public standard plans before the independence from the Japan occupation.
This study was conducted to investigate the indiscriminate development occuring as a result of high-density land use per lot in residential areas of Seoul, which mainly consist of detached houses. The primary goals of this study were: (1) to suggest a block unit development method as an alternative architectural method of the current uniform development, in which high-rise and high-density apartments are usually built; and (2) to check the feasibility of the suggested method. Based on the analyses of the existing block composition types of residential areas, the prerequisite planning indices for applying a collective housing model were investigated. Subsequent to applying a collective housing type within each unit block, the collective housing model was analyzed. The results of the analyses showed that indiscriminate development was rampant in detached urban houses areas, and more than 70% of the buildings constructed before the 1980s needed re-development. The feasibility of the models was investigated depending on the models of low-rise and high-density collective housing, which utilize various block arrangements such as the court type, linear type, villa type, and composite type. The results of this study showed that the newly applied low-rise and highdensity multiple dwelling housing model in urban individual residential area significantly contributed to creating a good living environment in terms of both physical and psychological aspects.
The development of idyllic housings, is in increasing growth in the suburban areas of Seoul, presents some critical problems such as in sufficient common open space and poor living condition, which are mainly caused by disorderly designed. Through comparing planning indices of idyllic housing, this paper aims to diagnose the condition and causes of those problems and to present some basic issues on improvement direction. The causes of problems can be summarized as the blind point in regulation system, the shortness of planning elements of a housing block which includes road systems and public facilities, and the mismatch of housing type with density, on which includes road systems and public facilities, and the mismatch of housing type with density, on which hereafter improvement suggestion should be focused. And this study suggest the simulation models on an ideal idyllic housing to be applied in our forthcoming idyllic housing of Korea, which can indeed become a generalized alternative to the livable idyllic housing.
With rapid industrialization and urbanization, numerous cities are faced with urban slum phenomenon combined with housing shortage fueled by population explosion. In Kuala Lumpur, the capital city of Malaysia, the government hereby embarked on supply of public housing to resolve such pending issue. This study aims to understand the periodic changes of public housing as a common basis for basic housing policies with analysis specific features of site plan, block layout, and unit plans. For this purposes, the filed survey during January, 2011 were proceeded. We hereby visited and surveyed a total of 40 apartment complexes for the 1970s~the 2000s (10 complexes respectively on a decade basis). Consequently, Malaysian public apartments prove to offer a very uniform pattern based upon standard plans. Their early plans aren't fairly distincted from those of other countries, but their layouts of plan become differentiated compared with other nations as they actively apply a ventilator called 'air well' in response to tropical climate amid the change of times. This study is expected to broaden our understanding of Malaysia's unique housing culture and lifestyle.
Due to the rapid demographic and structural changes, Korea has faced a variety of social issues and quickly entered the aged society since the 2000s. In order deal with this reality, diverse types of welfare policies are emerging in the society as a whole. The government began to supply domestic public silver housing in 2016 to provide against the quickly growing aged society and now, the government is planning to supply approximately 50,000 housing by 2022 for quantitative growth of aged society, by selecting 1st and 2nd designated areas for the project additionally. This public retirement(silver) housing combines 'space' with 'service'. The lower floors are a public silver welfare Facilities and the upper floors are a housing spaces. This type of housing is to deal with requirements of rental housing residents by combining physical space with supporting service. Based on barrier-free design, the complex and unit house have safety handles and alarm bells in the bathroom, undulating washstands, bathroom sliding doors, corridor safety handles, and emergency safety exit lamps in each housing unit so the aged and the disabled can use easily and conveniently. Also, hand rails are installed and stepped pulleys are removed to promote convenience. Currently, the government is planning to increase the supply, focusing on low-income groups, such as beneficiaries of national basic livelihood and the working poor. Recognizing that the public retirement(silver) housing project is at its early stage, this study examined satisfaction, based on evaluations of real residents. This study aimed to obtain more empirical research data and apply them to public retirement(silver) house space analysis. For analysis, this study targeted Wirye public retirement(silver) housing and Magnolia public retirement(silver) housing that are in operation, and literature review, previous research review, and field survey were conducted to examine the present state. Using the questionnaires consisting of four large classification items; Block Layout, Housing Unit, Welfare Facilities, and Barrier-free Design, and sub-details, a survey was conducted to analyze residents' satisfaction. In conclusion, it is anticipated that this study would serve as basic research data about public retirement(silver) housing to increase continuously in future by analyzing public retirement(silver) housing spaces, on the basis of the analyzed data.
Currently, various discussions are underway to establish a more advanced management system for public rental housing. Also, it calls for improvement methods for problems arising in management of the current rental housing system. In this regard, this study aims to evaluate determinants that affect user acceptance intention of blockchain technology to implement a new system that complements drawbacks of the current public rental housing system. The study uses the Unified Theory of Acceptance and Use of Technology (UTAUT) as a theoretical model; the study model utilizes three UTAUT variables -performance expectancy, social influence, and Facilitating conditions-, applies security, availability, and reliability that are perceived from blockchain technology as external parameters to facilitate understanding of user acceptance intention of blockchain technology, and evaluates whether innovativeness can regulate the influence of performance expectancy, social influence, and Facilitating conditions on user acceptance intention of blockchain technology. Based on the significant survey result where 274 IT technicians participated, the study applies structural equation modeling to explore structure of user acceptance intention in the blockchain-based management system for public rental housing. As a result, security-reliability and availability are found to factors as determinants for user acceptance intention, affecting implementation of the public rental housing management system, while innovativeness shows no significant statistical results related to regulation effect. This study has implications in that it understands characteristics of blockchain and empirically analyzes the relationship between the characteristics and acceptance intention to enable blockchain's contribution to activate the public rental housing management system in the future.
The access area, so called "core" in the housing block, makes a buffer zone between public open space and private interior space, as well as offers chances of communication for the users. Planning and design of this area, however, tend to be not attended, comparing with another spaces in the multifamily housing block. This paper is aimed at investigating examplary model European cases and, thus, finding out some positive and applicable planning skills for multifamily housing in Korea. This study covers following aspects; firstly, the important social meaning of core area was analyzed in comparison of Korea and Europe, secondly, intensive studies on the spots, visiting German, Austrian and Dutch cases, made it possible to grasp the prevailling tendency toward assessment of this area in the Continent, Thirdly, useful planning elements and skills by European examples for more user friendliness, more economization and raising the quality of spatial design and sequential experience were founded out with regard to various core types. and lastly, some concrete guidelines for planning are presented for the improvement of so far monotnousely designed core area in the local multifamily housing. Consequently those European cases made it clear that the planning of core area is closely related to the total design of housing blocks. This study maybe conducive not only to the planning of this area, but also further to the increase of the quality of life in multifamily housing.y housing.
This study tried to prove why a low-rise residential block is more vitalized than in a superblock consisted of an apartment housing complex. To do this, two adjacent superblocks in Yeoksam 2-dong were selected as a case study among superblocks of residential area in Gangnam, Seoul. It adopted the concept of 'complexity', 'Osmosis', 'Vitality' and 'Permeability' for evaluation indexes to measure street vitality. As a result, four indexes were clearly higher in low-density residential superblocks than apartment housing complex superblocks. First, the superblocks for apartment housing complexes showed a lower 'complexity' because large-scale parcels for an apartment housing complex reduces a possibility for various land uses. Second, smaller blocks improved "osmosis" compared to larger blocks, and the larger the block, the less likely it is that buildings and streets penetrate activity. Third, as the apartment complex block became larger, the number of accesses decreased. Thus, it did not provide vitality to the streets. Fourth, high permeability was shown in the low-density superblocks, while that of the superblock consisted of apartment housing complexes was very low because the entrance of the complexes entrance is closed to the public. The results of this study demonstrated that an apartment housing complex may hamper street vitality and deteriorate the quality of urban environments.
Ikseon-Dong 166 is one of the traditional urban resident area developed during 1930's. The purpose of this research is to analyze the structural relationship between a conventional housing unit plans and modern block plans based on orthogonal geometry. To fully explore the selling point of the new urban development, the planner or real estate developer in private sector did not abandon or compromise the conventional house layouts, consists of single layer of rooms keeping the main room facing south. This study concludes the following factors connecting the urban and architectural plans. Oblong block plans following east-west direction did not allow the southern exposure of courtyard and main room, which was the absolute requirement for traditional house units, the longer side of block plan followed north-south direction as a result. Considering the possibility of rent, having entrance at the east or west side of individual site enables two separate household maintain their spatial privacy. In addition to the factors mentioned above, when the blocks are to be divided into individual addresses, north-south oblong block plans maintained the length to face the front road minimum while the southern exposure maximized. These factors explains why the private developers maintained their blocks elongated to north-south direction when the block plans laied out by public sectors which did not care that much of southern exposure show random orientation in the view point of solar exposure.
