  • The study was initially designed to look into the soon-to-be senior citizens' preferences for the life after retirement in aging society. Its outcomes are to be contributed to grading up the quality of housing culture through examining the expected changes of housing types in the future. The increasing number of the soon-to-be senior citizens becomes leading subjects in information, culture and consumption areas. Therefore it is significant to present a model of housing types for those citizens by analyzing their preferred residence after retirement. To complete those objectives, a set of questionnaires concerning sex, age, district, education and income of those subjects in 40's-50's, who are expected to be more than 20 percent of national population by 2030, were collected and analyzed to find out their preferences over housing types, residential welfare facilities, and co-housing. The results show that the preferences over the residential welfare facilities and co-housing for those who are able to move for themselves are low, while the preferences over single-unit houses in the suburbs within 2 hours from a city are very high. Preferences for apartments in the urban areas are high for those with high income and education. In contrast preferences for life in their hometowns are high for those whose income and education are relatively low. Most of those with some difficulties in moving for themselves want to get help with welfare facilities for the elderly people. And the preferences of those who want to receive help from assistants are different from those preferring to get help from their offsprings, which tells a need for further study of the convertible housing types according to their family members.

  • The revised Urban Park regulations newly adopt Theme Parks in order to enhance richness and diversities of urban services to communities. However, the regulations ambiguously define the main facilities and service programs of the theme parks. And there have been increasing concerns about confusions in terms of the main facilities and service programs of the theme parks among landscape designers/planners, local governments and relevant field of areas. Misunderstanding on the facilities and service programs of the theme parks may lead to ruin the purposes of the new urban park regulations. In the lights of these, this paper tries to reach a consensus for main facilities and service programs of two theme parks including athletic park and waterfront park, based on measured potential users' preferences with a conjoint choice model. For waterfront parks, potential users show low preferences or negative responses to facilities which are perceived as un-environment friendly. They also show high preferences on ecological areas sitting near to streams. For athletic parks, potential users show demand to introduce something different facilities and atmosphere from existing athletic parks. The demands are particularly high for children's play ground facilities and service facilities. This study also show some methodological examples to compute the carrying capacity with two hypothetical alternatives. This approach might be beneficial for local governments which are wish to alternate the park size on the basis of local conditions such as their financial conditions and land availability.

Among those factors, predictable and crucial factors are the condition of their health and spouse. Thus, this study is focused on living arrangement and the residential preference of the elderly according to their health and existence of a spouse. A sample of 500 elderly aged over 65 is analyzed by $x^2$ test, and multiple logistic regression. And 19.8% of the elderly want to 'live with their children'. Second, the elderly with a spouse and the elderly who live apart from their children tend to prefer living independently. Third, the elderly with good health living in single-family houses and the elderly with high self-esteem tend to prefer the residential facilities for the elderly. Fourth, the elderly with health problems who have generous allowances and live in a city tend to prefer the residential facilities for the elderly. Fifth, factors such as gender, age, condition of health, allowances, living regions, type of house, self-esteem influence residential preferences of the elderly without a spouse. • As China has the largest number of elderly people in the world, the issue of the aged people has been a serious matter of concern in Chinese government and society and many studies have been done so far. However, the studies about the dwellings of the aged people that support their basic life are still insufficient. For this reason this study intends to identify the differences in elderly people's preferences according to their situations in aged life. This study surveyed 152 elderly residents aged 50 and over including early aged people in Beijing China about their residential preferences (types of residence, location of residence, size of residence, types of ownership) according to the four types of their situations in aged life, healthy couple, sick couple, healthy single and sick single. The survey conducted from 2013 April 10th to 15th. The results were as follows: Firstly, as the elderly situation became worse, preference for the independent residence decreased very rapidly while the preference for the elderly welfare facilities dramatically increased from the 0 point of the healthy couple and the preference for the elderly welfare facilities marked the highest point in case of the worst situation of sick single. Secondly, among the four different situations preferences for the urban residence were the highest and as the aged people's situation becomes worse, their preferences for urban life increased. Thirdly, healthy couple preferred a large size residence but as their elderly situation becomes worse, their preferences for the large size decreased and their preferences for small size increased dramatically, and in case of elderly singles, preferences for small size residence exceeded their preferences for large size residence. Fourthly, as elderly situation became worse preference for owning residence decreased and preference for rental residence increased and in case of the worst situation of sick single, preference for rental residence was higher than their preferences for their own residence. With this view of point, the residential preference of elderly people changes along with their aging situations. Thus, the government should consider the variable aging market, and develop a variety of aging residence which, can satisfy the different groups of elderly.

  • This study investigated residents' preferences for spatial features of sitting areas in assisted living facilities, and provides recommendations for planning sitting areas to support residents' spatial preferences and social interaction. The study participants were 69 residents of eight assisted living facilities (30+ resident capacity), located in south central Texas. A photographic comparison method was used, in which residents were shown 20 matched pairs of photos, with a single feature digitally modified in each pair, and asked to select which environmental representation they preferred. The hypothesized spatial characteristics were identified in practice based literature as those that may encourage usage of sitting areas: viewability, variety, homelikeness, and privacy. Most of the hypothesized features were preferred by participants, with the highest preference found for non-institutional furniture arrangements and naturalness, followed by increasing enclosure and variety of seating. Preference was less significant for domestic cues such as carpeted floors, divided light windows, and boundaries defined by different colored material or columns, possibly due to their physical impairments or preference for visual openness. Participants' level of mobility assistance was significantly related to their preference for some features, such as seating with people-watching capability, and carpeted floors. The findings have implications for facility architects and administrators engaged in resident-oriented spatial planning.
