주거복지 수혜자의 주거환경 실태에 대한 사례조사 (Housing Environmental Conditions among Beneficiaries of Housing Welfare Program)

  • The purpose of this qualitative study are to understand housing environmental conditions of the beneficiaries of housing welfare program. A case study was adopted to collect and analyze data from 6 persons who are low-income dwellers in 'Dagagu' housing purchase and public rental program and permanent rental apartment. Data were collected by in-depth interview. The lowest income bracket would be the beneficiaries of housing welfare program, consider the type of the target households are selected directly by visiting there home life, housing and welfare-related aspects of interviewing evaluate the significance of the housing satisfaction and residential conditions.

사회적 통합.배제 지표 개발을 위한 연구 - 영구임대아파트 거주자를 중심으로 - (The Development of Social Inclusion.Exclusion Indicators - Focused on the Permanent Rental Apartment Dwellers -)

  • This study was to develop the indicators for understanding social inclusion exclusion of the dwellers living in permanent rental apartment, and to present a important base about priority order of national housing policy for social inclusion. The ultimate purpose of this study was to provide basic information for the development of permanent rental apartment renewal techniques. The first phase of the study was to review of the social inclusion exclusion indicators mentioned in the literature. The indicators of EU (2001, 2006), KIHASA (2005), and Jehoel-Gijsbers & Brooman (2007), which were applied in many studies about social inclusion, or included various items about dwellers' subjective attitudes, were selected to construct the framework for the study. On the basis of 3 kinds of indicators at the above, the dimensions of social inclusion exclusion were categorized as material deprivation and access to social rights in an economicstructural exclusion view, and social participation and cultural normative accommodations in a socio-cultural exclusion view. And then, the domains of social inclusion exclusion were decided as follows: income, employment, education service, housing, health, family networks and social networks. The detail contents of indicators were adopted from the prior studies as many as possible, and the dwellers' subjective attitudes and housing domains were intensified with reference to UN housing rights and the study of "residents' satisfaction of housing facilities living in permanent rental housing". The developed indicators were modified through the advisory committee that consist of the specialists from the various fields of studies. The final indicators that were overlapped or not able to be measured were eliminated, and added, in a housing domain, the standards of convenient facilities, the management condition, safety, location, crime and etc. in the apartment complex, which were required to complement in the advisory committee.

  • The purpose of this study is to collect baseline data about the demands for housing regeneration of the permanent rental apartment dwellers. Self-administered questionnaires and interviews were provided to 144 dwellers in Incheon Man-soo 7 complex from 2008 December 29th to 31 st. The collected data was used to conduct comparative and descriptive statistical analysis: frequency, t-test, and $\chi^2$-test. The main findings are as follows: 1. House repairing and papering is most common used service by respondents. They also have much need for economic support. 2. Residents were satisfied with general environment of house. This survey shows that the highest satisfaction was about using food waste disposal sites, and the lowest satisfaction was about soundproof facilities on the other hand, among the questions. 3. Dwellers wanted to remodeling such as bathroom, restroom, a flower garden, space of landscape architecture. More than half dwellers preferred to leave among themselves living at permanent rental apartment as it is. 4. There is important difference in the demands of housing regeneration as the family trait, and variables of those were nuclear family or elderly, handicapped-family.

공공임대주택 유형별 주거만족도 영향요인 비교연구 (A Comparative Study on Factors Influencing Residential Satisfaction by Types of Public Rental Housing)

  • 본 연구의 목적은 통합공공임대주택 본격 공급 시기에 맞추어 유형통합 대상인 영구임대, 국민임대, 행복주택 유형별 거주자의 주거만족도와 영향요인에 대한 분석을 실시하여 공공임대주택 단지계획 시 입주자의 주거만족도 제고를 위해 우선 고려해야 하는 요소를 도출하고 정책적 시사점을 찾고자 하는 것이다. 연구의 범위는 공공임대주택 유형별 거주자의 주거만족도 차이를 분석하고 주거만족도 영향요인을 규명하고 비교하는 것이다. 분석대상 자료는 2021년도 국토교통부 '주거실태조사' 마이크로 데이터이며 분석방법으로는 일원배치 분산분석과 이항 로지스틱 회귀분석을 활용하였다. 실증분석 결과 영구임대주택 거주자와 국민임대주택 거주자의 주거만족도 수준에 차이가 있었으며 국민임대 거주자의 주거만족도가 더 높았다. 임대유형별 주거만족도 영향요인으로 전반적 주택상태만족도의 경우 영구임대와 국민임대 거주자는 주택상태, 주택소음, 시설접근성 요인, 행복주택 거주자의 경우 주택소음과 주거환경요인으로 나타나 상이하였다. 전반적 주거환경만족도의 영향요인은 영구임대 거주자의 경우 주택상태, 시설접근성 및 주거환경 요인이었으며 국민임대 거주자는 주택소음, 시설접근성, 주거환경 요인, 행복주택 거주자는 주택상태, 주택소음, 시설접근성 요인으로 나타나 상이하였다. 세 가지 유형 모두 공통적으로 주택소음 요인을 주택상태만족도의 영향요인으로, 시설접근성 요인을 주거환경만족도의 영향요인으로 인식하고 있어 단지계획 시 우선 반영해야 하는 요인으로 밝혀졌다. 후속 연구를 통해 영향요인의 변화 추세에 대한 시계열 분석이 필요하다.

  • 본 연구는 영구임대주택을 대상으로 장기수선계획의 수선실태 조사와 전문가 인터뷰 결과를 바탕으로 장기수선계획의 문제점을 분석하는 것을 그 목적으로 한다. 이를 위하여 건축물 각 부위 부품의 수선주기 및 수선율을 조사하고 전문가를 대상으로 장기수선계획 및 시행에 대한 인터뷰를 실시하였다. 이와 같은 절차 및 방법에 따라 수행된 본 연구의 결과를 요약하면 다음과 같다. (1) 수선주기 도래 항목의 보수현황은 수선시기가 지났음에도 불구하고 보수율 평균이 $25\%$로 보수 및 교체가 미흡한 것으로 나타났다. (2) 장기수선계획은 영구임대주택 단지의 단지별 특성을 감안하지 못하고 일률적으로 적용되어있어 수선주기와 수선율이 부적절한 것으로 나타났다.

공공임대주택 유형별 부재의 사후보전 수선시기 설정연구 (Analysis of the Breakdown repair time of the Building Components in Public Rental-Housing Types)

  • The rental housing has played a key role to supply a decent living space for the low-income households. The owner of the rental housing should maintain and manage the building physical condition. On the other hand, rents should use the housing without any damage and pay a certain fare for the rent. A rent is classified into two types : private and public. The public rent is mainly to supply a living space for non-available home owner with a low-rent fare. Many of public rent are built and supplied by the public institution or local government. The supplier would take a responsibility to maintain the building and components, reflected by the maintenance plan and repair scope. In this paper, it aimed at providing the repair time in building components of the public rental housing such as lighting, electrical cable, paintings and etc.. The repair time is analyzed with three calculation methods which are solved by the probability and empirical approach. Results are as follows : First, the repair time of the electrical facilities are maintained with 11yr, 10yr and 7 in permanent, public and redevelopment rent respectively. The roof proof has a repair time with 14yr, 11yr and 8 in permanent, public and redevelopment rent housing respectively. Second, Most of the components has a prior length of the repair time in permanent, public and redevelopment rent sequently. There is a difference in repair time according to the rental types. Therefore, it would continue to research the difference in aspect of the living style, building physics, living consciousness and etc.

  • This study investigates both the dissatisfaction evaluation of residents in Kangseo Permanant Rental Housing(PRH) complex managed by SH corporation and their neighborhood's recognition on the PRH complex in terms of questionnaires divided by two groups. The result shows that the residents in PRH complex are especially dissatisfied with lining space and number of rooms, parking capacity, outmoded building, and incidence of crime.

The Consciousness and Current use of Residents for Community Spaces of Rental Housing by Post-Occupancy Evaluation

  • This study aims to POE(Post-Occupancy Evaluation) analyze the characteristics of residents and their demands on community facilities by types of supplying housing, which can be the basis for making the housing regulations. The following five types of housing are considered in this study ; 1) National Rental Housing(L), 2) Public Rental Housing(L), 3) Permanent Rental Housing(S), 4) Public Rental Housing(S), 5) Private Rental Housing. We surveyed 527 residents from 20 housing complexes in those four housing types. First, each housing type has different household characteristics. Second, the criteria for housing selection are different. Third, local community activities and satisfaction are different in each housing type. Lastly, residents are generally satisfied with service facilities, but their satisfaction level and the facilities they need are different depending on housing type, accordingly. The housing community space plan be should be improved to the amount of areas of community facilities.

임대아파트 유형별 유지관리비와 거주자의 리모델링 의식비교 (The Comparison of Maintenance Cost and Residents′Consciousness of Remodeling by Rental Apartment Types)

  • Considering the present development situation of rental apartment since 1982, the supply of rental housing for low-income dwellers has contributed a amount of quantities, but has been deficient qualities in housing policy. To propose the device of remodeling for low-income dwellers in deteriorated apartment, this study investigated the characteristics of maintenance cost and the residents'consciousness of remodeling by rental apartment types. The results of this study were as follows; The annual maintenance cost of permanent rental apartment was 14,249 won/$\textrm{m}^2$$.$yr, that of fifty years period rental apartment was 13,372 won/$\textrm{m}^2$$.$yr. In the case of remodeling in deteriorated heating system, the principal decision factor of choice was showed “economics” as priority. Residents in rental apartment preferred remodeling to reconstruction, and unit heating system to central heating system.
