A Study on Car Ownership Forecasting Model using Category Analysis at High Density Mixed Use District in Subway Area

  • The Seoul Metropolitan Government is striving to minimize the amount of traffic according to the supply of apartment houses along with the solution of housing shortage for the low income people through high density development near the subway area. Therefore, a stronger policy is necessary to control the traffic of the passenger cars in a subway area for the successful high density development focusing on public transportation, and especially, the estimation of the demand of cars with high reliability is necessary to control the demand of parking such as the limited supply of parking lot. Accordingly, this study developed car ownership forecasting model using Look-up Table among category analyses which are easy to be applied and have high reliability. The estimation method using Look-up-Table is possible to be applied to both measurable and immeasurable types, easy to accumulate data, and features the flexible responding depending on the changes of conditions. This study established Look-up-Table model through the survey of geographical location, the scale of housing, the accessible distance to a subway station and to a bus station, the number of bus routes, and the number of car owned with data regarding 242 blocks in Seoul City as subjects.

  • The study of the optimization of operating policy of AGV system, which is used in many factory automation environments has been proceeded by many researchers. The major operating policy of AGV system consists of routing and scheduling policy. AGV routing is composed with collision avoidance and minimal cost path find algorithm. To allocate jobs to the AGV system, AGV scheduling has to include AGV selection rules, parking rules, and recharging rules. Also in these rules, the key time parameters such as processing time of the device, loading/unloading time and charging time should be considered. In this research, we compare and analyze several operating policies of multiple loop-multiple AGV system by making a computer model and simulating it to present an appropriate operating policy.

  • Purpose - This study aims to analyzing of solar power generation cost-benefit. Design/methodology/approach - We analyzed whether there is economic feasibility by selecting parking lots and idle sites located in four areas of Seoul, Gyeonggi, Chungcheong, Jeolla, and Gyeongsang areas nationwide, and analyzing site conditions and installation capacity. Findings - According to the results of the analysis, it was found that there is low profitability in Seoul, Gyeonggi and Chungcheong regions, where the solar radiation was not excellent even if REC is selected through the contract market. However, it is necessary to analyzed the economical validity the profitable validity including environmental benefits (greenhouse gas reduction, NOx, SOx reduction effect) and social benefits (renewable power supply) that is analyzed by income and operating costs which is occurred from electricity sales and REC sales when installing solar power generation facilities. Research implications or Originality - In this study, economic feasibility was evaluated additionally in consideration of environmental and social benefits. In conclusion, it was shown that businesses are not economical when considering only simple financial aspects are also sufficiently economical when it is considering environmental and social benefits.

경쟁시대의 병원마케팅전략 : 포지셔닝과 고객만족을 중심으로 (Hospital Marketing Strategies in Competitive Era : Positioning and Patient Satisfaction Strategies)

  • The Korean hospital industry is rapidly changing along with the competition among hospitals. Until recently it was easy for hospitals to profit even without efficient management and competitive strategies. However, the increasingly intensive competition endanger their profits but also their survivals. Hospital managers have no choice but to seriously consider competitive management and marketing strategies to remain alive and prosper. This study introduces a useful methodology--perception map drawn using multidimensional scaling--for developing competitive strategies, and illustrates its application to developing a perception map of 9 Seoul-based general hospitals. We also suggest the concepts and examples of positioning strategies and patient satisfaction management system. One of the interesting findings is that the Samsung medical center which opened less than a year ago is ranked first in most aspects such as kindness, facilities, waiting time, and parking, and the second in clinical performance just after the Seoul National University Hospital.

신문광고에 나타난 아파트 계획요소의 변화에 관한 연구 - 분양가 자율화 전.후의 비교를 중심으로 - (A Study on the Changes of Planning Factors of Apartment Houses in Newspaper Advertisements - Focused on the comparison in times of deregulation of the price ceiling -)

  • This study focused on the fact that changes of policies have influence on housing culture of Korea and analyzed changes in apartment houses planning since the deregulation of the price ceiling through newspaper advertisement. The research compared and analyzed advertisements of apartment houses sales appeared in the 'Gwangju Il-Bo' daily newspaper from 1990 to 2003 by planning factors. : The results are as follows. Reliability and economy were important factors in deciding apartment before the deregulation of the price ceiling policy, but as apartment houses were merchandised after the deregulation of the price ceiling policy, brand of enterprise and image of apartment houses were highlighted more. In the environment of apartment complex, the concerns of location after the deregulation of the price ceiling policy were more increased than before its policy and it means emphasis on living environment for better life. The apartment housing unit and building showed change of the apartment housing unit plan considering residents, high quality of interior design and high-tech and differentiation of equipment since the deregulation of the price ceiling policy. The ground space has been parked or afforested and the underground space is used for parking lot as a part of environment-friendly in the apartment complex planning. The deregulation of the price ceiling policy made brand, image, high-grade and differentiation, and got many changes in the planning side of the apartment sales advertisement.

교통량 배정을 고려한 지구단위설계에 관한 연구 (A sutdy on the District Unit Design by Traffic Assignment)

  • 본 연구에서는 지구단위 설계시 교통부문에서 다양한 도시설계 및 교통정책의 적용에 따른 교통량 패턴 효과를 분석해보고자 하였다. 이를 위해 가상네트워크(Toy Network)를 설정하고 토지이용패턴과 교통정책을 접목한 19개의 시나리오를 가정한 후 교통수요 예측 프로그램인 EMME3를 이용하여 교통량 배정량을 산정하고 비교하였다. 그 결과 총 교통량이 가장 많이 감소한 정책은 지구의 중간부를 개발하면서 동시에 내부의 2차로 도로는 차량 통행을 금지시키고 보행자 천국을 만드는 것이었다. 총 통행량이 가장 많이 발생된 정책은 균등개발을 하며 지구의 중간부에 공동 주차장을 만드는 것이었으며 내부 연도 주민에게 가장 불리한 정책은 지구 중심의 한 개 존만을 개발하는 것임을 확인할 수 있었다.

대형 할인매장 고객만족 설문조사 방법에 대한 제고 (Remark on the Problems of Survey Methods Applied to Customer Satisfaction for Discount Stores)

  • Many large scale discount stores try to enter the market in newly developed city areas. In order to sucessfully increase the market share, it is essential for them to understand customers' needs. In doing so, various forms of survey methods are often used and survey forms can influence respondents' decision. The main objective of this paper is to check consistency of different survey methods in terms of deriving the expected market share. In this paper, we a, pp.y two survey forms for both AHP and conjoint analyses using a randomized complete block design. Using AHP, we compare Kim's club, Carf, E-mart and Macro in terms of the following four customer attributes: parking facility, size of store, business hours, and special pricing policy. In conjoint analysis, we estimate the part-worth of each level of the customer's attribute so that one can design the best store which would optimizethe customer's attribute so that one can design the best store which would optimize the customer's utility. Empirical comparison results indicate very low consistency between the two methods. It implies the importance of verification methods of survey. We also analyze the impact of special pricing policy using a meta analysis. It turns out that older customers are a, pp.rently more sensitive to pricing policy.

친환경 세라믹 도료 열적측정을 통한 쿨루프 정책 확대방안 (Expansion of Cool Roof Policy through Thermal Measurement of Eco-Friendly Ceramic Coating)

  • The urban heat island phenomenon that accelerates global warming has always been controversial when summer heatwaves have occurred since it was first investigated and described by Luke Howard in the 1810s. In Korea, since 2014, government have been interested in Cool Roof and painted white coating on the rooftops of the aging and weak buildings, and the cool roof business has expanded nationwide. However, the roof occupies 20-25% of the entire city surface, much less than 37-45% of the pavement area consisting of roads, parking lots and sidewalks, there is a need to expand the policy of Cool Pavement as a way to reduce the urban heat island phenomenon. Domestic cities are high-rise buildings centered on apartments, and the area occupied by outer walls is larger than that of rooftops compared to foreign low-rise buildings. Therefore, as a way to reduce the urban heat island phenomenon, there is a need for a policy to expand the Cool Roof in buildings and use Cool Wall in parallel. Therefore, this study aims to present the expansion of Cool Wall in buildings and Cool Pavement in urban areas, expanding the installation range of Cool Roof, by comparing and reviewing the thermal characteristics of eco-friendly ceramic coating with excellent thermal proof performance and coatings used for roof waterproofing.

제주시 차고지증명제 사례소개와 성공을 위한 방안 연구 (Levying Garage Option on Car Buyers (Jejusi Case Studies and the Way to Success))

  • 본 연구의 목적은 주차의 긍정적 역할과 부정적인 측면에 관한 문제의식을 가지고 우리나에서는 처음으로 제주시에서 시행하고 있는 차고지증명제를 소개하며, 차고지증명제를 활성화시키기 위한 방법을 주민의 의견을 들어 제안하고자 하는 것에 목적이 있다. 차고지증명제(Levying Garage Option on Car Buyers)란 자동차소유자가 자기차고를 원천적으로 확보하도록 하여 특히 야간 이면도로의 주차무질서를 바로잡고, 각종 불법 주정차의 문제를 해결하며, 도로의 미관을 개선하고 도로의 원래 기능을 주민에게 돌려주기 위하여 차고시설 설치에 관련된 법률을 일반 모든 차량에 적용하도록 하려는 제도라 할 수 있다. 제주시에서는 전국 최초로 자가용자동차에 대하여 차고지증명제를 도입하게 되었다. 설문조사 결과 차고지증명제가 성공하려면 구 도심지 주택밀집지역에서는 별도의 해결책이 있어야 한다는 의견이 가장 많았다. 그리고 차고지 증명제 찬반에 따른 로지스틱 회귀분석을 실시하였다. 차고지증명제에 찬성을 많이 유도하고 성공을 구하려면 차고와 거리완화, 단속강화, 공동주택에서의 대책마련에 특히 관심을 가져야 할 것임을 알 수 있다. 그리고 정책제언을 다음과 같이 정리하였다. 첫째, 차고지와의 거리를 차츰 완화하는 정책을 펴야 한다. 둘째, 차고지증명제를 이행하는 세대에게는 저리융자로 사유주차장을 만들도록 유도하거나 세금의 감면 혹은 면세 등의 인센티브를 줄 필요가 있다. 셋째, 담장허물기 사업과 연계할 필요가 있다. 넷째, 제주시 동지역 이외에 다른 지역과의 형평성을 고려해야 하고, 차량에 대해서도 형평성을 고려해야 한다.

조건부가치추정법을 활용한 제주지역 해외수용력 연구 (A Study on Population Capacity in Jeju by Contingent Valuation Method)

  • The increase in national income, the expansion of transportation network, the increase in leisure time, and the influx of foreign tourists in the era of internationalization, the influx of the outside population of Jeju region increased rapidly until 2020. However, the corona 19 (Covid-19) incident that began in January 2020 has hit the entire industry, and the tourism industry in Jeju has also been greatly damaged. However, in the second half of 2020, with some calming of the Corona 19 situation and difficult to leave overseas, the number of visitors to Jeju Island is increasing again as Koreans choose Jeju Island as their domestic tourism. This study analyzed the capacity of Jeju's external population based on the Contingent Valuation Method, and based on this, attempted to suggest policy recommendations for Jeju. The size of accommodations such as the density of visitors, toilets, and rest areas were excluded from consideration, and the level of securing the parking lot already exceeded the capacity, and the rate of securing the parking lot was 93.4%. In the case of accommodation, the total number of available rooms is 88,691, even if one guest per room is assumed, which is 32,372,215 per year, which is sufficient in terms of visitor capacity. To analyze the aspects of psychological capacity, this study analyzed whether the residents are feeling psychological discomfort through three methods of road congestion, garbage disposal, and sewage treatment through Contingent Valuation Method. However, the inconvenience caused by the increase of visitors and the effect of continuous population influx is working in combination, and it has the limitation that the effects of these independent factors cannot be specifically separated. As a result of the study, discomfort has already been recognized in terms of psychological capacity among the factors of capacity, and it was estimated that a cost of about 45 billion won per year was incurred as a result of deriving psychological costs through Contingent Valuation Method. In the future, a policy review is needed to resolve or maintain the perception of this discomfort through continuous management. Accordingly, it is necessary to recognize that the increase of visitors leads to the psychological discomfort of the residents, and to seek a policy alternative that can simultaneously increase the number of visitors and the comfort of the residence.
