This paper proposes a strategic model of linkage between productivity metrics and financial accounting metrics to properly evaluate the financial effect of TPM activities and the business performance. This linkage strategy provides a connection tool for clear communication between factory-level and headquarters that the metrics proposed by this paper ultimately improves a quality of support from the management by receiving the factors required for productivity activities in the practical field. This factor includes such as equipment, raw materials and labors. Here, we propose that chain reaction models using break down structure of productivity metrics and financial metrics enhance the knowledge sharing of KPI (Key Performance Indicator) which generally tend to create oversimplified communication between management in headquarters and employees in the practical fields. The productivity metrics include OEE(Overall Equipment Effectiveness) of TPM (Total Productive Maintenance), OLE (Overall Labor Effectiveness) of PAC(Performance and Analysis and Control) activities, and OYE (Overall Yield Effectiveness) of TMM(Total Material Management) activities. The financial accounting metrics include ROE(Return on Equity), ROA(Return on Asset), and AVR(Added-Value Rate). The suggested chain reaction model selects the financial metrics as initial stage and branch down until final stage of productivity metrics. When demand exceeds supply, an ideal speed rate, the lean OEE strategy can be initially applied to reduce the gap between the demand and supply, then apply variable costing to estimate correct amount of operating profit. In addition, the paper presents a new type of model for linkage between financial accounting metrics including CAPEX(Capital Expenditure), OPEX(Operating Expenditure), EVA(Economic Added Value), DCL(Degree of Combined Leverage), and TPM productivity activities including AM(Autonomous Maintenance), PM(Preventive Maintenance), MP(Maintenance Prevention) and QM(Quality Maintenance). In order to support the evidence of proposed linkage strategy, a case analysis on 52 projects from national TPM contest from 2011 to 2012 is analyzed. The case presents the classification of CAPEX and OPEX activities from TPM, and proposes the correct implementation of financial effect for TPM projects.
A new PC cluster was designed and constructed based on Windows XP Operating system. Primary target of the present design was the high node density per rack by using the general PC parts those are cost-effective and readily available in the market. Other major design points were system cooling and the convenient maintenance using standard PC parts. Presently 24 nodes per rack seems to be optimum considering the specification of the network switching device, system cooling and power supply, but 40 nodes can be accommodated within a single rack at maximum. Windows XP was selected as a high-performance computing environment considering the cost and the convenience in acquisition, maintenance and education. Both fast-Ethernet and Gigabit Ethernet network connection were tested and compared with previous data, especially for Linux doter using Myrinet. The result shows that there is no significant difference between the operating systems and the Fast-Ethernet and/or Gigabit Ethernet are good solution for the high-performance PC cluster considering the cost and performance.
The study suggests a contract model of application operation through case study of A bank's IT outsourcing application contract based on workload. The IT outsourcing order form has a problem in that the scope of work is ambiguous due to the integration of operation and maintenance. In this study, application operation and maintenance were separated by referring to application operation history provided in ISO/IEC15504-5 standard. The scope of the IT outsourcing service was clarified by organizing the definition and detail activities of the application operation business. Application operation contract method has generally applied estimation method by the number of input manpower and period by agreement between buyer and client. As there is no activity to calculate the number of input manpower based on the operational work history and based on the standard workload per activity. In this case is not guaranteed due to the simple agreement between the contractors. In this paper, we propose an application operating cost estimation model that measures the size of the operating software using function point analysis that is the basis of application operation tasks. In order to verify the validity of the application operation cost model, we verified the correlation between the application size and the labor cost through regression analysis using SPSS.

In this paper, we present an abstract object-oriented plat-form model .suitable for the real-time distributed telecommunication system. The proposed platform is constructed upon the extended version of the real-time, distributed operating system, SROS(Scalable Real-time Operating System), that is developed at ETRI and successfully operated in the ATM switching system for several years. The object-oriented software development and maintenance methodology will resolve the current software crisis in the area of telecommunication and switching systems due to the everlasting maintenance about the huge amount of the existing software and the ever increasing needs for the better and new communication services. In general, an object-oriented software platform realizes the object-oriented methodology and possesses many good aspects like high productivity, better reusability, easy maintenance, et at. The platform is also designed to present the distributed multimedia service in addition to real-time event delivery. Recently, we have been implementing a couple of prototype bated on the proposed platform. Reflecting the evaluation results from these prototypes, the final platform specification will be determined.
The purpose of maintaining rolling stock is to perform train service without failure during operation. It is not possible to prevent failure, however, by using periodic preventive maintenance methods, because new rolling stock is made from many electric components and requires the application of IT skills. RAMS (Reliability, Availability, Maintainability, Safety) methods have consequently been applied to new manufactured rolling stock in KORAIL since implementation of the KTX. With this approach it is possible to verify the reliability at the operating stage, and RCM (Reliability Centered Maintenance) methods for maintenance have been applied to manufactured rolling stock since the beginning of KTX service. A RCRM (Reliability Centered Rolling-stocks Maintenance) system suitable for the characteristics of rolling stock and operational factors is introduced in this paper.
The buckling characteristics of the continuous welded rail track(CWR) is uncertainly varied by many influence factors, such as rail temperature, operating conditions of a train and maintenance of the track etc. Therefore, applying the probabilistic approach method is essential to rationally consider uncertainty and randomness of the various parameters that affect the track buckling. In this study, the probabilistic approach analysis was carried out and the results were compared with the deterministic approach using the buckling probability evaluation system of CWR tracks developed by our research team. From the comparison, it was identified that a probabilistic approach can quantitatively assess the reliability of the CWR tracks based on failure probability and can be used as a tool for decision making in track design, maintenance and operating etc.
Nowadays, diverse mass media discovers and introduces outstanding management cases of apartment complexes to induce vital competitions of constructors and active participation of residents to apartment management. This study statistically analyzed the management issues of outstanding apartment complexes that have been introduced by mass media with lexical criteria to examine the characteristics of their exemplary management. The key issues of outstanding apartment management are summarized as: efficient management of convenient facilities for residents, community activities based on residents' participation, and maintenance of pleasant living environments through transparent management. Also, the result of the relation arrangement of co-occurrence word from a Social Network Analysis included three key concepts of multi-family housing management - Maintenance Management, Operating Management, and Community Life Management - with emphasis on 'residents' and 'apartment complexes.' However, Operating Management was relatively deemphasized.
The purpose of this study was to make improvement plan of supplement education for multifamily housing managers. It had investigated a difficult degree of managerial work and troubles of education through questionnaires by 144 housing manager in Ulsan. Analysis methods adopted in this study were frequency, percentage, mean, one-way ANOVA by the SPSS 10.0 for windows program. The parts of evaluation tool were composed of maintenance, operating management, residential life management. The evaluation tool got contents through the documents research, present education contents and questions on the Internet. Likert summated scale(5 point) was used. The results of study showed that a difficult degree of managerial work in the residential life management was the highest. A difficult degree of maintenance work was the highest on the defect examination and decision of repair method of equipment facilities and construct frame. The degree of difficulty of the operating management was high on the homepage management through Internet and well-being progress of housing managers.

Recently according to increasement of the single family and dual-earner couples, the number of infants and young children stays on a long time to the childcare facilities. this is increasing the importance to improve the physical environment. However, the operating and maintenance costs of the national-public childcare facilities have taken effect of the unfair support issues of municipality's financial situation. Especially, because of the lack of the operating and maintenance costs of the facility and the shortage of facilities equipment maintenance repair costs, nursery operations and Maintenance items are needed to distribute appropriately. Therefore, this study is to estimate the importance to facility operations and maintenance items based on "Kindergarten and Childcare Facilities"presented at the Child Care Policy Study. we are expected to allocate appropriately of operation and maintenance cost of a limited budget. In particular, those can be considered for operation and maintenance cost about the National-Public Childcare Facilities and be determined to a safe and pleasant environment to kindergartens through the appropriate operations and maintenance support.

This paper presents development of program for generator maintenance scheduling. The maintenance scheduling of generating units is a dynamic discrete combinatorial optimization problem with constraints to determine the optimal maintenance periods of each generating units for a given planning periods. The developed program is designed so as to provide the maintenance schedule satisfying the operating reserve margin levelization and the procurement of proper reliability. In order to verify the effectiveness of the developed program, the numerical study has been performed with the practical data in 2005.
