The Effect of Traffic Conditions on Office Rent (The Case of CBD, Kangnam and Yoido) (지역교통여건이 오피스 임대료에 미치는 영향 (도심, 강남, 여의도 지역을 중심으로))

  • In Seoul, the volume of office market has been expanding rapidly and the currency will be maintained. Many researches have looked at determinants of the office rent, we still cannot have adequate and accurate information of the impacts of traffic congestions around office buildings on the office rents. To gauge the effect of traffic conditions surrounding an office building on the office rent, a hedonic price model was estimated. The regression analysis estimates the values or implicit prices of the individual rent determinants; these parameters in turn allow for a detailed examination of the variables that impact office rents. The result shows that traffic conditions of office buildings play an important role in determining the office rental rate. Since a number of adjacent streets provided excellent opportunities to connect with the neighborhood, it pulls up the rental rate. Similarly, traffic congestions depreciates the value of an office buildings restricting the accessibility to the office building. We also provide evidence of the existence of spatial submarkets and find that market takes different spatial forms depending on the local context.

Artificial Lighting Energy Saving by Daylighting in Office Building (사무소건물에서 자연채광에 의한 조명에너지 절약의 평가)

  • Artificial lighting accounts for a significant portion of the energy use in office buildings. Therefore, daylighting is considered one of the fundamental design features of energy-efficient buildings. However, complex daylighting simulation tools are not suitable for most designers to help in the decision-making process. This paper provides the results of a simulation analysis to determine the potential energy savings of daylighting effects reducing electrical energy consumption for office building. A whole building simulation tool is used to determine the effects of daylighting on lighting electricity use as well as total electricity use for typical office buildings. It was determined that daylighting does not provide significant additional lighting energy savings when glass transmittance is increased over 0.7 A simplified method is developed based on the analysis results to estimate the annual electrical energy savings attributed to daylighting.

The Characteristics of HVAC Noise in Office Buildings (사무소 건물의 공조설비소음 특성)

  • This study aims to provide the basic data useful in assessing indoor-noise and designing sound devices in office buildings of HVAC system. The measurements of HVAC noise were carried out in office room and mechanical room. The performance of absorptive chamber and side branch was also estimated in the office buildings which have HVAC noise problems. The results of experiments show that the NR value of indoor HVAC noise is rather higher than that of ISO recommendations at the frequencies below 500Hz. In addition, the results indicated that the absorptive chamber attenuates noise over broad band frequencies and side branch reduces noise at the special resonant frequency.

  • HVAC&R system costs can often be one of the most expensive components, representing approximately 15% of the total construction cost for office buildings. Despite their significant importance, there is a lack of a consistent and homogeneous framework to approximate the estimate research. This research deals with the prediction methodology of HVAC&R system cost with the aim of establishing a common idea for the analysis of the construction cost estimate. Our approach deals with the concept of an HVAC&R set that is composed of subsystems. The matrix combination analysis is examined, and total 960 HVAC&R system cost estimation can be implemented to large scale office buildings.

  • The daylighting control system has to be applied to prevent the excessive incident daylight and reduce energy use. As the one of the most useful daylighting control systems, the blind system is simple and easy to install on the window for small office buildings. This study aims to evaluate the summer energy performance of small office buildings by venetian blinds and energy saving strategy of ministry of knowledge economy in korea. For the study, the simulations have been executed on blind installation conditions and lighting control methods. As results, the energy loads cut down 22 to 25(%) by using blind energy. Also, the efficient shows high on EMS system and low on $45^{\circ}$ slat angles. Also, using energy saving strategy can reduce about 13(%) energy load.

  • To maintain the public office buildings, the related government employee uses cost under the limited budget. it is difficult to execute the budget as is assigned to maintenance items with contemplating the characteristics such as frequency, cost/item, weighting factor, and etc. As a precedent study about this cost-efficiency model, this study is intended to show the expenditure trends, frequencies, and cost distributions of maintenance items for the development of cost-efficiency model by analyzing time series data from the surveys on maintenance costs of the selected public office buildings.

The Indoor Environmental Quality Improving and Energy Saving Potential of Phase-Change Material Integrated Facades for High-Rise Office Buildings in Shanghai

  • The conflict between indoor environmental quality and energy consumption has become an unneglectable problem for highrise office buildings, where occupants' productivity is highly affected by their working environment. An effective Façade, therefore, should play the role of an active building skin by adapting to the ever-changing external environment and internal requirements. This paper explores the energy-saving and indoor environment-improving potential of a phase-change material (PCM) integrated Façade. Building performance simulations, combined with parametric study and sensitivity analysis, are adopted in this research. The result quantifies the potential of a PCM-integrated Façade with different configurations and PCM properties, taking as an example a south-oriented typical office room in Shanghai. It is found that a melting temperature of around $22^{\circ}C$ for the PCM layer is optimal. Compared to a conventional Façade, a PCM-integrated Façade effectively reduces total energy use, peak heating/cooling load, and operative temperature fluctuation during the periods of May-July and November-December.

  • Guidelines and institutional support for buildings are being promoted around the world as measures for environmental pollution and energy conservation. In Korea, standards are prepared according to the energy saving design standards of new buildings as amended in 2013.09.01 and the zero energy building for new buildings mandatory process is being prepared from the recommendations. Nevertheless, the government's binding power on smaller buildings is insufficient. Energy savings were analyzed for the recently constructed office buildings (application of external insulation technique) and propose a dual envelope techniques were proposed for energy reduction.

  • The assessment of wind-induced vibration for tall reinforced concrete (RC) buildings requires the accurate estimation of their dynamic properties, e.g., the fundamental vibration periods and damping ratios. In this study, RC frame-shear wall systems designed under gravity and wind loadings have been evaluated by utilising 3D FE modelling incorporating eigen-analysis to obtain the elastic periods of vibration. The conducted parameters consist of the number of storeys, the plan aspect ratio (AR) of buildings, the core dimensions, the space efficiency (SE), and the leasing depth (LD) between the internal central core and outer frames. This analysis provides a reliable basis for further investigating the effects of these parameters and establishing new formulas for predicting the fundamental vibration periods by using regression analyses on the obtained results. The proposed constrained numerically based formula for vibration periods of tall RC frame-shear wall office buildings in terms of the height of buildings reasonably agrees with some cited formulas for vibration period from design codes and standards. However, the same proposed formula has a high discrepancy with other cited formulas from the rest of design codes and standards. Also, the proposed formula agrees well with some cited experimentally based formulas.
