Recently, government office buildings have become important in reducing maintenance costs. However, the loss of information raised a problem for maintenance work that could not meet the needs of users. Therefore, this study proposed a BIM-based integrated maintenance system for public offices in Jeju to efficiently maintenance work. The system can be integrated with IoT sensors, big data and artificial intelligence technologies to integrate information that occurs throughout the building's entire life cycle to exchange information. This system is also scalable to buildings, plants, region and urban infrastructure facilities as well as single buildings. It is expected that the system will provide reliable, high-quality, real-time information for efficient maintenance work, thereby supporting decision making and appropriate budget planning.

And the behavior in the Public Toilet become various such as combing the hair making-up changing the clothes rinsing out mouth and so on. Nowadays The Public Toilet of office building shows indirectly the hierarchy and the management philosophy of its enterprise, This study treats with the design items such as unit space zoning plan lighting plan and air-conditioning plan and construction method of Public-Toilet in office building. As a result of this study the interior design methods of Public Toilet must reflect use of fitting material lighting plan user's needs and functional divide.(Powder Zone and Physiology Zone) These result will become basic data of future interior design in Public Toilet.
HVAC&R system costs can often be one of the most expensive components, representing approximately 15% of the total construction cost for office buildings. Despite their significant importance, there is a lack of a consistent and homogeneous framework to approximate the estimate research. This research deals with the prediction methodology of HVAC&R system cost with the aim of establishing a common idea for the analysis of the construction cost estimate. Our approach deals with the concept of an HVAC&R set that is composed of subsystems. The matrix combination analysis is examined, and total 960 HVAC&R system cost estimation can be implemented to large scale office buildings.
HVAC&R systems are the most energy consuming building services, representing approximately half of the final energy use in the building sector. Despite their significant energy use, there is a lack of a consistent and homogeneous framework to efficiently guide research. This research is about the energy consumptions of HVAC&R systems, with the aim of establishing a common idea for the analysis of building energy efficiency. Our approach deals with the concept of an HVAC&R set that is composed of subsystems. A matrix combination evaluation is examined, and a total of 960 sets can be implemented in a large scale office building. A method as a tool for energy evaluations of HVAC&R systems, and HEET as a energy simulation program, were developed.

The project performances can be measured in terms of meeting the project schedule, budget, and conformance to functional and technical specifications. Numerous studies have been conducted to examine the causes and effects of change orders for both vertical and horizontal construction, respectively. However, these studies mainly focus on a single project type, so this paper examines the impact of change order for cost growth and schedule overruns using four different building types to close the gap in the change order research area. A total of 211 building projects are collected from four building types: healthcare, residential, office, and education. Statistical analyses using ANOVA tests and linear regression models are used to examine the created metric $CO/day on the cost and schedule impacts. The results found that mean $CO/day values were not statistically different among building types, and that the sum of change orders is a statistically significant predictor of $CO/day. The results will help project stakeholders mitigate the negative change orders effects can be a challenge for project managers and researchers alike.
G-SEED aims for establishing green environmental building with energy saving and has started for evaluating with multi-residential complex in 2002 by the Ministry of Land, Infrastructure & Transport (MOLIT) and the Ministry of Environment to develop the current 10 building types and new & existing building types to be applied. Since G-SEED has been developed for more than 10 years, the strategy of globalization is needed with constant review itself and comparison between other assessments to understand current situation from the global perspectives. This study draws similarities and differences of G-SEED and LEED criteria by the comparison from re-constructed LEED criteria based on G-SEED. "Energy & Pollution" is the most concerned category in both assessments as the result of analysis on category rates. Next concerns are "Material & Resources", "Indoor Environment" and "Water Management". The unique categories in both criteria are "Ecological Environment" in G-SEED and "Innovation & Design Process" in LEED. The conclusion of this research is that two assessments are organized at different locations and with different strategies for developing green building but there are common concerns such as energy saving, material use, indoor environment. As a result, it is expected to use fundamental data for developing G-SEED for global standard.
A prototypical building that represents the energy characteristics of buildings can be used as a mean of improving building energy efficiency by supporting policy makers, researchers, architects and engineers. This paper is a fundamental study for the definition of prototypical office building models of Korea. First of all, the term "prototypical buildings" was defined in the context of the representatives of building stock by examining the meanings used from many previous researches. Then, building energy related DB of Korea that is available from public and governmental organization such as MLIT (Ministry of Land, Infrastructure and Transport) and KEEI (Korea Energy Economics Institute) is analyzed in terms of materials for prototypical building definition. Finally, numerous prototypical building studies since 1990's from all of the world were classified with three criteria based on the degrees of the used DB and assumptions in defining prototypical building. The found three criteria are EDPB (Empirical Decision based Prototypical Building), HIPB (Hybrid Information based Prototypical Building) SAPB (Statistical Analysis based Prototypical Building).
Ground-source heat pump (GSHP) systems have become an efficient alternative to conventional cooling and heating methods due to their higher energy efficiency. These systems use the ground as a heat source and the heat sink for cooling mode operation. The purpose of this simulation study is to evaluate the performance of a hypothetical GSHP system in an office building and to assess the energy saving effect against the existing HVAC systems (boiler and turbo chiller). We collected monthly energy consumption data from an actual office building ($32,488m^2$) in Seoul, and created a model to calculate the hourly building loads with EnergyPlus. In addition, we used GLD (Ground Loop Design) V8.0, a GSHP system design and simulation software tool, to evaluate hourly and monthly performance of the GSHP system. The energy consumption for the GSHP system based on the hourly simulation results were estimated to be 582.6 MWh/year for cooling and 593.2 MWh/year for heating, while those for the existing HVAC systems were found to be 674.5 MWh/year and 2,496.4 MWh/year, respectively. The seasonal performance factor (SPF) of the GSHP system was also calculated to be in the range of 3.37~4.28.
The purpose of this paper is to analyze the additional construction cost of G-SEED certification for domestic office building reflecting the latest standard(G-SEED 2016-2), and to derive cost impact by category and level. Therefore, it is intended to provide quantitave cost data according to G-SEED certification at the planning phase of the project, estimate the additional construction cost per level according to G-SEED Certification of similar project to be carried out in the future, and encourage G-SEED certification by supporting the decision of the owners. Method: The Process and method of this study are summarized in five steps, 1) Review of previous research, 2) Selection of target project, 3) Scenario setting by level, 4) Additional construction cost for each evaluation category, 5) Extraction of additional construction cost ratio by level. Result: This paper analyzed the cost impact by deriving the additional construction cost of detailed category for level improvement according to the revised G-SEED certification(G-SEED 2016-2). In conclusion, an additional construction cost(ratio) of G-SEED projects to the reference building is drawn as good level; 157,426,241 KWN(+0.43%), very good level; 321,907,802 KWN(+0.88%), excellent level; 999,371,478 KWN(+2.74%), and outstanding level; 1,467,047,718 KWN(+4.02%).

High-rise buildings are widely being constructed in the Middle-East, South-East, and East Asia. These buildings are usually willing to stand for the landmark of the region and, therefore, exhibit some extraordinary features such as super-tall height, elevation set-backs, overhangs, or free-form exterior surface, all of which makes the construction difficult, complex, and even unsafe at some construction stages. In addition to the elaborately planned construction sequence, prediction and monitoring of building's movement during construction and after completion are required for precise and safe construction. This is often called the Building Movement Control during construction. This study describes Building Movement Control of the KLCC Tower, a 58-story office building currently being built right next to the famous PETRONAS Twin Towers. The main items of the Building Movement Control for the KLCC Tower are axial shortening and verticality. Preliminary prediction of these items are already carried out by the structural design team but more accurate prediction based on construction stage analysis and combined with time-dependent material testing, field monitoring, and site survey is done by the main contractor. As of September 2010, the Tower is under construction at level 30, where the plan abruptly changes from rectangle to triangle. Findings and troubleshooting until the current construction stage are explained in detail and implementations are suggested for future applications.
