The study was intended to evaluate common spaces of office building in view point of universal design. The common spaces were access road, main entrance, parking lot, corridor, and restroom. Two office buildings in Centum city of Busan were evaluated by their workers, each 100 ones. The check list for evaluating them consisted of 36 universal design elements which related to five common spaces. First, there were many universal design elements which need to be improved. Second, among five common spaces, restroom has the most elements to be rated low. First of all, at least one restroom for wheelchair should be provided each floor. Third, even though both of two office buildings were recently built, there were significant difference between their users' evaluations. This implies that the concept of universal design is not applied to office buildings well. Fourth, there were significant difference among users' evaluations according to age, especially in case of design related elements. This means that users' age is an important factor to be considered.
In order to present the enhancement direction for the military administrative facilities, that can satisfy the user demands and achieve cost-effectiveness the goal of public projects, this research analyzes the features of functional spaces using Analytical Hierarchy Process(AHP). Basically, the scope is selected to four facilities commander office, private office, public office, and meeting room, because they have an effect on military administrative facilities. Since the space is established by a combination of their own functions, this research begins with an analysis of functional spaces of military administrative facilities, which is verified through literature review and interview with expert. Thereafter, an AHP survey is conducted to military personnel to analyze the priority of functional spaces and to re-classify the functional spaces of each Military administrative facilities. Resultingly, the difference of functional spaces preference according to ranks and facility type are identified. Even though the same military facilities, it means that user satisfaction is different. Therefore, user satisfaction should be considered for each facility at the construction plan. It can minimize overlapped and unused spaces, which can help ensure cost-effectiveness. Consequently, this research suggested the methodology and the process that can take user satisfaction and can support the enhancement of military facilities standards.
This study intents to provide useful information of effective office works by evaluating existing office work environment. It focuses on evaluating the quality of personal and common work spaces, comparing responses for user groups to their work environment, and identifying factors which affect the satisfaction of work environment . The study is based on the survey which has been answered by 193 respondents from 24 companies (mainly from large corporate companies) in Seoul. This study finds out that noise is the most serious problem in common work space and that environmental comfort and the size of common space are not satisfactory in their effective work. It identifies that open space work environment, which has been expansively provided for a long time, causes noise problem and deprives office workers of privacy and personalization opportunities. The respondents reply that meeting spaces are not enough in number and size and lack of privacy and its adequate quality . They respond that privacy , chair comfortness and storage spaces are important factors for personal work spaces. In order to improve the quality and efficiency of work, this study proposes that companies should provide convenient office facilities which considering human ergonomic and should educate professional facility managers.
Contemporary design environment is formed with image-centered trend based on pluralism. In this point of view, enterprises' building lobbies are public places containing the equivocal meaning, actively utilizing light as a design element to express the image of enterprises' identifications. Light is an immaterial entity having unlimited possibilities and potentials on space. It also acts as media to activate spaces and create new images in connection with formative elements of space. This study is to figure out how lightings are expressed and affected the formative characteristics of office lobby spaces and activate the specific characteristics of spaces. As a result, we drew conclusions as follows. First, as state-of-the-art technology and media are introduced, light is expressed on spaces as floating, direction, rhythm, silhouette, metaphor and allusion, sense of depth and volume. Second, expressive aspects of light in lobby space are embodiment of light, substantiation of immateriality, standing of materiality from the perspective of spatial aesthetics, and distortion/transformation of shape, pluralism phenomena of space from the perspective of spatial structure. In this way, light on building lobbies which are greatly required design differentiation strategy, specializes space and also integrates all the designs as not only a functional element but also a mental, psychological, formative element. Consequently, light on lobby spaces induces communication between spaces and users, makes formative value of existence in itself, and presents the characteristics of differentiated enterprises' identities.
THe purpose of this study is to suggest the major determinants of visual preference in the outdoor spaces of urban office buildings. For this, the spatial image was analyzed by the factor analysis algorithm. The level of visual preferences was measured by a slide simulation test, and these data were analyzed by the multiple regressioni. The result of this study can be summarized as follows; Factors covering the spatial image were found to be 'mystery','changeability','coherence' and 'legibility'. T.V. was obtained as 58.4%. Outdoor spaces of urban office buildings were classified into four groups by the multi dimensional scaling method. As for the analysis of imageability in each spatial type, the factor scores of measuring high values were different for all types. Type II, IV obtained higher rank of visual preference and type III, I obtained lower. For all types, the factors of visual preference were found to be 'mystery','changeability','coherence' and 'legibility'. The visual preference determinants of urban setting focused on outdoor spaces of urban office buildings may be the major factors which must be considered in planning and designing as the functional basis for the quantitative analysis.
For the company, the office space is the expensive resource next to human resource. Employees are under the influence of physical characters of the office space. Among them lighting is the most effective factor in physical, biological and psychological for employees. Although there are lots of investments in architectural aspect of the office space, there is almost no investment and consideration about the lighting environment. Therefore this study was trying to find out these things as follow. First, evaluate lighting environment of people who works in the office spaces. Second, find out which factors are more affective in evaluation of lighting environment. And then with these findings this study found what should be considered as important in lighting planning of the office space. As the result of this study, however the majority of the employees are satisfied with current lighting conditions, they are not satisfied with individual operation of lighting. And in office space work type and position changes by age can affect in a large degree more than other factors. Therefore when planning lighting of the office space, it is necessary to figure out work features of Individual and group exactly and accept the difference by positions appropriately.
The number of shared offices has increased and changed within the flow of the era into various forms in recent days. Co-working spaces and related shared space businesses are growing fast, keeping pace with the trend recently. It is confirmed that the need of spaces grew 180% since 2015 to 2017. Most of the shared offices in Seoul are placed in Gangnam circle, it is verified that shared office is providing work, space, and community by visiting cases of foreign companies, domestic companies, local companies. Meanwhile, shared space can be categorized into serviced office, co-working space, virtual office, and daily office. It is to consider various target levels by leasing service or the difference of costs. It is divided into forms of dispersion, circulation, and concentration and is planned to increase the utilization of communities' traffic according to the allocation of shared office. In this age of "Information", many people consider it a deterrent to information flow to provide a hierarchy with private rooms in a modern office layout. There are others, however, who insist that visual and acoustical privacy are more important than any other design factor in achieving higher productivity. The debate may never end, but the partitioned open plan, which is a new form of the vast open plan, has merits of each concept - open and closed layout. Consequently, office design has dramatically shifted to partitioned open planning, with shorter, temporary walls or partitions, originally intended for increasing privacy and diminishing hierarchy, yet still keeping flexibility in spatial organization. The introduction of low-level partitioned spaces in an office layout, however, produces a complicated lighting design problem. Obviously, accurately predicted daylighting performance data are needed not only for daylighting design but for artificial lighting system design. Scale models of 12 sets of unit partitioned spaces are constructed and extensive scale model measurements of both daylight and reflected sunlight have been performed within an artificial sky simulator. The prototype-building interior is modeled with different partition configurations, each of which is modeled using the different envelope geometry and exterior configurations, and then the variations in interior light levels are estimated. The result indicates that partitioned spaces employed in an open plan of modern offices still offer a large potential for daylighting and energy saving as well. Much of the savings may derive from the cumulative effect of reflected sunlight. Optimal design for building envelope geometry and exterior configuration promises additional savings.
This study focuses on design tendencies in office buildings of public institutions after tightening up Korea's building energy performance criteria. Important office design criteria and recommendations pay attention to the issues such as building orientation, greening buildings, building form, space and envelop by intensifying building energy performance related laws, government guidelines and evaluation systems. The design tendencies explored in this research are as follows. Office buildings mainly face south and have various types of indoor and roof green spaces not for ecological reasons but for the rest. Building depth becomes thinner and atria are inserted into office buildings to improve daylighting and natural ventilation. Building cores are located on north or west and east sides acting as buffer spaces to reduce heat loss and to block solar radiation. Office building envelop design includes various creative ideas to control or utilize solar energy as like three dimensional or double structured skin and window size variation to cope with the intensity of solar radiation. Further, solar energy generation systems are integrated with building component such as roofs, sun screens and windows. This study demonstrates that government's reinforcement of the building energy performance criteria drives the change in design methods and approach.
The purpose of this study was to evaluate the usability and satisfaction of space to which positive elements in Leed-Certified Office Building are applied. The study was conducted using the three-step approach. The first step was to understand the building and identify the issues which included the analysis of floor plans, documentations, and the interview with designers and facility managers. The second step was FGI(Focus Group Interviews), which were conducted with mixed employees of rank and location of workplace. Finally, a web-based questionnaire survey was conducted on the 319 executives and employees. Methods of analysis used were quantitative analysis of questionnaire, qualitative analysis of open ended free-answer, and FGI in the second step. Satisfaction, preference, and comfort level were studied using cross tab, co-relation, ANOVA for quantitative analysis. The results of this study are as follows: First, lobby and atrium are representative elements that are functioning positively and it is recognized as sustainable spaces being utilized by users. Second, there are several dead spaces like green shaft, roof garden and sunken space although they can contribute to Leed-certification. Third, there are some problematic spaces such as the O.A. room and the urinals even though they contribute to the Leed-certification.
