A Study on the Design of the self-governing body's Civil Service Office (지방자치단체의 민원실 디자인에 관한 연구)

  • The purpose of this study is to design a new self-governing body's civil service office ahead the period of provincial autonomy. The present civil service office has a linear and contrary structure and conglomates a single unit. But a new civil service office must have a comfortable structure, dividing a minimum unit per department, equpping a ordinary entrance, a creative image, a warm environment and a curved and orthogonal form.

Change of the Kyeong-seong-bu Administration Office's former Site after the Office's Moving out in 1926 -From a Administrative Center to a Commercial Center- (1926년 경성부청 이전 후 옛 청사 터의 변화 -행정 중심지에서 상업 중심지로 -)

  • The former administration office building of Kyeong-seong-bu(京城府) was a building converted from the Japanese residency-general's of Kyeong-seong(京城理事廳) which was originally built as the Japanese consulate in Joseon(日本領事館). It was too worn and too small as a Kyeong-seong-bu administration office even with several annexes. Kyeong-seong-bu tried to build a new big administration office building at the vacant north side of the same site, which was closely faced to the rotary in front of the Bank of Joseon(朝鮮銀行前廣場). But this trial was ended in vain due to insufficient budget. Therefore Kyeong-seong-bu built a new administration office building in another site and moved to it in 1926 with debts. For paying for the debts Kyeong-seong-bu sold the former site after partitioning with new roads through it. As a result the nature of the former site and its surroundings was changed. This study traces the changes and inquires how the authorities in the colonial Joseon and various commercial powers of Kyeong-seong-bu behaved for their own interests in the meantime. It makes use of the historical records and documentary literatures between early 1910s and early 1930s.

The Determinants of New Supply in the Seoul Office Market and their Dynamic Relationship (서울 오피스 신규 공급 결정요인과 동태적 관계분석)

  • The long-term imbalances between supply and demand in office market can weaken urban growth since excessive supply of offices led to office market instability and excessive demand of offices weakens growth of urban industry. Recently, there have been a lot of new large-scale supplies, which increased volatility in Seoul office market. Nevertheless, new supply of Seoul office has not been fully examined. Given this, the focus of this article was on confirming the influences of profitability, replacement cost, and demand on new office supplies in Seoul. In examining those influences, another focus was on their relative influences over time. For these purposes, we analyzed quarterly data of Seoul office market between 2003 and 2015 using a vector error correction model (VECM). As a result, in terms of the influences on the current new supply, the impact of supply before the first quarter was negative, while that of office employment before the first quarter was positive. Also, that of interest rate before the second quarter was positive, while those of cap rate before the first quarter and cap rate before the second quarter were negative. Based on the findings, it is suggested that prediction models on Seoul offices need to be developed considering the influences of profitability, replacement cost, and demand on new office supplies in Seoul.

  • Today's economic environment, which has reached to an unlimitedly competitive edge, is producing numbers of economical values and new type of knowledges under the paradigm of "globalization". With the increasing demands of the values and knowledges, enterprises have to deal with larger amount of information and to utilize it in organized ways than any other time, to adjust to the global economic circumstances. And they have to cope with the changes to the office environment, too. Now every corporation has been laid to the point of time that needs more rational and effective ways of business management and providing work environment. Therefore, this research aims at understanding the basic of new corporate culture and office environment by analyzing the factors that caused changes to that of advanced countries, and providing knowledges for proper reaction and acceptance for these changes.e changes.

Information Effect of New Office Investments and Determinant of Firm Value (사옥신축의 정보효과와 기업가치 결정요인에 대한 연구)

  • Purpose - This study examines the information effect of the disclosure of new office investments on the Korean stock market and investigates determinant of performance of sample firms. Design/methodology/approach - The sample consists of companies listed on the Korean Exchange that announced investments in new office construction for eleven-years from January 2007 to December 2017. It analyzes excess return using event study methodology and studies the determinants of abnormal return with multiple regression analysis. Findings - We find that abnormal returns of the short and long window are positive on average and statistically significant. In particular, CAR of high growth subsample is a larger positive return than that of the low one both short and long window. Difference in abnormal returns by investment size is observed only in short time window. But there is not observed difference by cash holding level. Research implications or Originality - This finding is able to be added to the evidence of the theory of corporate value maximization academically. Moreover, it shows the possibility that building a new office can have a positive effect on corporate value. It is expected to help investors make decisions because it can provide useful information to market participants in practice.

Changes of Gyeonggi and Chungbuk Provincial Office Buildings after Relocation during Japanese Colonial Period -focusing on Suwon and Chungju- (일제강점기 관찰부 이전(移轉) 후 관련건축물의 변화에 관한 연구 -수원과 충주를 중심으로-)

  • This study examines changes and features of provincial office buildings in Suwon and Chungju after relocation during Japanese occupation. Gyeonggi and Chungbuk provincial offices(Gwanchalbu) were relocated by Japan. Gyeonggi Provincial Office in Suwon used HwaseongHaenggung buildings and moved to Seoul in 1910. After relocation, most of HwaseongHaenggung buildings used for Suwon Governmental hospital(JaHye Uiwon). Suwongun Office, Suwon public elementary school, Japanese Military and Suwon Police station also used HwaseongHaenggung buildings with the Hospital. At first, Japan remodeled local government buildings for their use. Most of HwaseongHaenggung buildings had been destroyed to build new buildings since 1920s. Chungbuk Provincial office in Chungju used DongHeon building which is Chungju local government building and relocated to Cheongju in 1908. DongHeon building changed to Chungju county office after relocation. This building was renovated. Chungju county office moved to other site, this building was used for Chungju county conference room. During Japanese colonial period, Suwon local government buildings were destroyed and replaced with new Japanese style buildings. Chungju local government buildings were also renovated or destroyed.

  • Recently, the society is being, developed physically and technically and the desire for the better equipped office environment has been required. Due to the change of recognition about the information-oriented office and the rapid progress ot the office automation many conventional office environment are changing to the new phase, the intelligent building. Unfortunately, because of the lack of the harmony between our business operating characteristics and the western office space planning, there are some severe problems in improving the business ability. To create the efficent office environment design, we have to understand the function of the western office space and our current phenomenon, appearing in the company.   • In 1961, the Republic of Korea's first newly-constructed government building was completed. The government building, as ROK office, was erected as a twin with the USOM office in Sejong-ro. The reason why the ROK office and the USOM office were erected as a twin building is that the two offices were part of Foreign Operation Administration's Seoul Buildings Project in 1954. Within the project, the FOA office and the ROK office were rarely separated, and naturally, the ROK office was built according to the US standards. The planning, design, and construction phases which led by the US government were involved in the US architecture, engineering-construction companies. Because those AEC companies were familiar with the US technology and standards. In the phase of construction, Korean companies took part in the process under the supervise of Vinnell Corporation. The US expected to transfer its 'modern' and 'developed' technology through this process. The completed ROK office was widely known as the 'modern style (hyundae-sik)' building, which was body forth as glasses and new facilities. These factors were what the US emphasized for exporting architecture. The modifier, 'modern style (hyundae-sik)', given to the ROK office in the 1950s was a synonym for any new feeling that had never been seen hitherto. The newness of the ROK office, the 'modern style (hyundae-sik)' building, was specified as materials and facilities that indicates modern technology while in the absence of adequate knowledge.

The study on the characteristics of space and the design method in the office by Gaetano Pesce (가에타노 페쉐 사무공간의 특성과 디자인 방법에 관한 연구)

  • In the latter half of the 20th century, the rapid change into the information society changes the concept of workplace. Especially the new types of office space are appearing to accept interaction and flexibility, which are the representative features of the information society. Therefore, this study is to suggest the appropriate office environment in the information society shifting from the territorial to the virtual, after analyzing the characteristics of space and design method for the Chiat/Day advertising agency in New York (1995) that was designed by Gaetano Pesce. As a result, in terms of the constitution and the arrangement of space, the non-territorial and the virtual features appear, and in terms of the analysis of design elements, in which various semantic connotations are used, horizontal, pluralistic, and fluid features appear. This kind of analysis would be helpful in finding new alternatives for the rapidly changing office environment.

  • A new concept of building, office-tel, had gone through many ups and downs after being introduced to our nation. However, it overcame all the problems and is now an important part of the rural construction. It showed new potential especially on 1998 by flexibly corresponding when the IMF crisis occurred causing a radical social/economical change. It played a crucial role on activating the depressed real estate business and flourished like never before. This study analyses the office-tel market change pattern and factors by time period and grasps the causal relationship and attempts to set a new standard to evaluate the social/economical role and value of the office-tel.
