A Study on the Pattern of Price Variation for the Remodeled Multi-Family Housing (리모델링 사업에 따른 공동주택의 가격변화에 관한 연구)

  • Construction of Multi-Family Housing(MFH) was rapidly spread in the 1990s, it has been mostly passed more than 20 years and it is faced to aging time. Remodeling has emerged a major issue in the construction industry as an alternative of improvement and recovery the initial performance of the deteriorated MFH. But, Many decision-makers are struggling to determine whether to conduct a remodeling because of profitability. In this context, this research was conducted as the following steps to achieve this research goal, i) remodeled MFH cases and comparative cases were collected, ii) the price information based on three time frames (i.e., before remodeling, after remodeling, and present) was collected, and iii) the relative price variation of the remodeled cases was analyzed and finally it is revealed that there are four patterns of price variation.

Factors Determining the Price of Remodeled Multi-family Housing (리모델링 공동주택의 가격결정요인에 관한 연구)

  • Remodeling of multi-family house (MFH) has emerged as a major issue in the construction industry. Many decision-makers are struggling to determine whether to conduct a remodeling because of insufficient information including standard or method for projecting the price of their facilities after remodeling works. In this context, this research has conducted for analyzing how the price of the MFH is shifted by remodeling works. To achieve this research goal, (i) fourteen MFH remodeling cases were collected and (ii) price variation for the collected cases was analyzed in order to figure out how remodeling work affects the price of MFH cases. Finally, this research suggested the factors determining price of the MFH, wherein remodeling work has been conducted. From the results of this research, it is expected that the decision-makers can understand what is the crucial factors for determining the price of their MFH when they plans remodeling, and further this research can be a corner stone for developing a model for predicting the price of MFH if remodeling would be performed.

Establishing a Energy Utilization Database for Energy Performance Evaluation of Multi-Family Housing using District Heating (지역난방 공동주택의 에너지 성능 평가를 위한 공동주택 단지별 에너지사용량 Database 구축)

  • In order to evaluate the energy performance of buildings, it is important to determine reliable information of energy utilization during operating phase. It is also required to establish the database which have the amounts of population deducted by objective filtering and analysis. In this study, all energy sources were applied to evaluate synthetically the energy performance of Multi-Family Housings(MFH) using district heating and the amounts of population were obtained sufficiently through data searching in Seoul and neighbor cities. Finally the database of source energy utilization and $CO_2$ emission in 325 MFH complexes were established through cross validation between data sources and statistical analysis. Additionally, further ideas have been proposed to improve existing MFH Management Information System.

The PHC-Pile Cost Effect on Sale Price for Multi-Family Housing (PHC-pile 공사비가 공동주택 분양가에 미치는 영향)

  • This study examined the effect of the sale price by excluding the PHC-pile cost from the construction costs for basic type (CCsBT) as an additional cost. The Ministry of Land, Infrastructure, and Transport excluded the PHC-pile cost in the CCsBT and new method so that only the designed pile quantity was recognized as an additional cost. The effect on the sale price was analyzed by comparing the pile cost of the existing and new methods. For this purpose, seven cases were selected, and the PHC-pile cost was estimated. The existing method was estimated as the ratio of the pile cost to CCsBT. The new method was estimated based on the bill of quantity. As a result, the CCsBT decreased by approximately 2-3% when the PHC-pile cost was calculated in the new method. Furthermore, as a result of comparing the sale price, excluding the PHC-pile cost with the sale price, the CCsBT decreased by approximately 1%. These results are expected to help improve the understanding of the CCsBT. Also, this paper contributes to promoting national housing stability through institutional improvement.
