  • In many urban cities, mixed-use development is becoming increasingly essential for the creation of an attractive and sustainable environment that promotes economic vitality, social equity and environmental quality. Due to the differences in scale, scope and intent, certain aspects within the project delivery process of mixed-use are not the same as "conventional" single-use projects. The objective of this paper is to highlight these aspects. Two cases in Southeast Asia serve to illustrate the uniqueness and challenges of mixed-use. In conclusion, the differences between mixed-use and single-use are evident in terms of the diversity of team members, the necessity of multiple market analyses, and a multi-layer (versus single-source) financing structure. Finally, issues concerning ownership tangles, land assembly, planning and application procedures, investment criteria of institutions have been identified as major pitfalls.

  • There has been a project in Japan recently to develop the mixed-use facility in order to help regenerate its city's vitality. They must make efficient use of resources that contains historical and local identity. In contrast, Korea hasn't considered developing their mixed-use facilities for maintaining their historical identity. This research will analyze how locality is reflected in the 8 mixed-use facilities in Japan. The research method was as follows: Preparatory study and literature research were conducted to extract the elements of locality shown in the mixed-use facilities in Japan. According to the results, the peculiarities of locality are as follows: 1) It's important to make the most of the local Identity by reflecting on the historical peculiarity of the region. 2) Nature and its environmental surroundings should be considered when constructing buildings in order to revitalize its local identity. 3) In the perception aspect, when a mixed-use facility is open for visit, the negative elements such as the 'peripheral regional gap' that may be felt by the visitor must be kept to the minimum.

  • In order to cope with the demands of the rapidly changing society, advanced countries enrolled in OECD have been establishing corresponding directions as integrating their fields in economy, society, and education as one system. To be a part of the international changes, Korea has presented "Mixed-Use of schools and community facilities." "Mixed-Use of schools and community facilities" enables schools to expand necessary facilities, which were not secured due to insufficient budget, through community funding. Communities could not secure enough convenient facilities because they did not have enough sites for the facilities; however, school sites have made the communities possible to have facilities. As a result, the demand for "Mixed-Use of schools and community facilities" has increased. Therefore, this study redefines the concept of the Mixed-Use of School Facilities in the perspective of the main users, researches the current state of the Mixed-Use of School Facilities through case studies in Korea, and intends to research preferences of the synthesis through surveys. In addition, the study proposes the proper size and the standard of the facilities that are possible to synthesize them with schools. In the future, in running this Mixed-Use of School Facilities business, the data from this study can be utilized.

  • Recently, urban mixed-use commercial facilities have been required to raise a safe environment in public areas. So, this study focuses on analyze planning factors selected through the precedent research for Pedestrian safety and environment of urban mixed-use commercial facilities. The first purpose of this study is to analyse the applicative estimation of environmental plan to support pedestrians in public space of urban mixed-use commercial facilities in Seoul. And the second purpose of this study is to propose the directions of environmental planning for creating a pedestrian-friendly environment in public space of urban mixed-use commercial facilities. In order to accomplish this purpose, the environmental planning factors for supporting pedestrians and guidelines for disabled shown in the precedent studies are drawn. A survey of research subjects are 4 urban mixed-use commercial facilities located in downtown Seoul. And then a questionnaire survey is performed on architecture and interior design students to evaluate the importance. As a result of the study, the following conclusion are drawn. The pedestrian-friendly environment in urban mixed-use commercial facilities requires planning to strengthen accessibility, supporting and safety of public space.

Three-dimensional Mixed-use Complex Spaces and Setting Criteria for Road Sections for Three-dimensional Addressing

  • As cities continue to expand and additional underground structures are constructed, a policy is being planned to expand addresses, which are national framework data. In this study, the application scope of a proposed 3D (three-dimensional) mixed-use complex space for assigning 3D addresses was defined, based on past research on 3D address systems and by analyzing related laws. Underpass shopping malls, underground walkways (excluding underground shopping malls), and 3D mixed-use transfer centers with a gross floor area of 2,000㎡ or more are connected with each space by underground walkways or public paths. In addition, the detailed space corresponding to the public space of the 3D mixed-use complex space was presented and distinguished from the space to which the detailed address is assigned. The criteria for setting the road section were presented based on the intermediate space, which is a characteristic of 3D mixed-use complex spaces. The proposed criteria were applied to the Express Bus Terminal station (3D mixed-use transfer center) and COEX mall (underpass shopping malls). Thus, the road section was set for an unfamiliar 3D mixed-use complex space. However, by applying the proposed criteria to various 3D mixed-use complex spaces, additional and detailed criteria for different cases should be prepared.

Sense of Community and Community Interaction of Mixed-use Residential Buildings′ Residents : Comparisons between Groups of Mixed-use Residential Buildings′ Residents and their Expected Residents (초고층 주상복합 건물 거주자의 지역공동체의식과 근린활동 - 거주자와 입주예정자의 비교를 중심으로 -)

  • The purposes of this study were (a) to compare the level of sense of community and community activity of the mixed-use residential buildings' residents with the expected residents for the mixed-use residential building, (b) and to investigate the degree of their needs of social interaction. For the survey the questionnaire from 176 residents of mixes-use residential building in Seoul, and 67 expected residents in Bundang Newtown are used. The analytical methods adopted in this study were frequency, percentage, chi-square test and t-test. It was found that the level of sense of community and the community activities of the mixed-use residential building' residents were higher than those of the expected residents. Their residents reported higher degree of participation on community activities than the expected residents. It was also found that the common space in their residential area promoted the residents' sense of community and community activity.

  • The objective of this study is to analyze the space usage and user evaluation of community facility in High rise Mixed-use Apartment. This study was conducted case study and questionnaire survey. Four High rise Mixed-use Apartments built since 2000 were chosen for case study and 166 residents were collected for questionnaire survey. The frequency, percentage, mean, t-test and F-test were executed through SPSS for Win 12.0 statistics package program. The types of community facilities of High rise Mixed-use Apartments were consisted of sports, child care/study, information sharing, leisure/cultural facilities. The usage percentage of community facilities increased since the residents have moved to their current residence of High rise Mixed-use Apartments from their previous residence. The most satisfactory facility was sports facilities. The satisfaction of community facilities showed high in general. The satisfaction of community facilities was significant with gender and age.

  • Recently, by the increase of demand on Super High-rise mixed-use housing and it's advanced quality, the interest on it has been raised socially. In accordance with it, the matter of resident's health and energy efficiency has been controversial in terms of living in super high-rise housing. This study started from the idea that it is necessary to have an objective data which that has many residents in narrow space with high density. The purpose of this study are as follows; Firstly, with the quantitative data analysis on energy, it will confirm the objective information on the unclear negative idea of super high-rise mixed-use housing. Secondly, it will establish the fundamental data on the energy of super high-rise mixed-use housing by examining the characteristic of energy consumption of the complex which was built more than 5 years ago. There are 4 methods of this study. Firstly, it follows the steps of theoretical view, and defines concept to study on the characteristic of super high-rise mixed-use housing. Secondly, referring to the previous study, it provides better understanding on th stream of this research and the limit as well to guide the direction in terms of energy consumption. Thirdly, it evaluates the characteristic of monthly consumption by researching the use of electricity energy and heating energy of super high-rise mixed-use housing. The major conclusions of this study are as follows; Firstly, the heating use of apartment complex is same, which is not influenced by the type of the building. Secondly, the electricity use of super high-rise mixed-use housing is from 1,2 to 1.5 as high as the normal apartment.
