  • At this point of time that it is required to improve educational environment and the function of educational facilities as well as interests on educational facility business is increasing, it is actual situation that unsystematic maintenance of educational facility is not being able to cope with the change caused by introducing the 7th curriculum. Also, in spite of enormous career in maintenance work, the function is not properly performed because of unsystematic management. In case of educational facility manager, he parallels performing general administrative work and facilities maintenance work not as a maintenance expert but as a member of administration office. So there are difficulties in performing maintenance work, and systematic maintenance work cannot be expected because of lacking maintenance manual. Therefore, in this research, I would like to investigate and analyze the status of educational facilities and to elicit the point of issue as a basic research to save maintenance expenses and to make pleasant educational environment.

  • Urban transit operation corporations perform repetitive work to investigate the EMU, electric multiple unit, by some fixed maintenance cycle. The quality of maintenance work usually depends on workers' know-how. Though some information to support the maintenance work is digitalized and provided to workers, it is not great help to them because of its non systematic structure. The information includes drawings, manuals, work results, work history, fault history, etc. The maintenance workers want to access the information anytime anywhere, and make an effect to promote the efficiency of maintenance for EMU. But it is difficult to achieve that without some structured information system which is able to use in work area. So we develop maintenance information system for EMU for about 4 years from 2002 to 2005. In this paper we present the configuration and characteristics of this system, and the results of the evaluation test. We install the system in two depots, Changdong and Jichuk, belonged to SeoulMetro to evaluate its efficiency and estimate its economic benefits.

A Study on Aircraft Part Management using Smart Work (스마트 워크를 이용한 항공기 부품 관리 방안 연구 -항공기 타이어를 중심으로-)

  • Currently, 10% of the domestic aircraft accidents and 9% of delays and cancellations were generated due to poor maintenance. Aircraft maintenance work is divided into works in material warehouse and in hangar. In material warehouse, the problem in aircraft maintenance work is occurred when the serial number of parts are identified and entered. In hangar, work order are duplicatively written. In addition, the maintenance information is not shared and then work order is wrong delivered. In this study, we analyzed the maintenance process and the informations that occurs in the material warehouse and hangar for large airline company to solve the problems. And serial numbers are replaced by QR code. And documented work order and manual are handled using the tablet PC. In conclusion, this paper studied smart work of maintenance process about tire parts. We expect to improve the inefficiency of identification of serial number and total maintenance time is reduced by real-time information sharing.

  • Maintenance is carried out over a long period of time, and various documents are utilized in the maintenance work. In maintenance work which is progressed simultaneously in a short period of time, it is important to provide relevant information to the parties in a timely manner. As the types of work increase, manager needs more time and effort to select and utilize the documents. It is necessary to have an information system that supports the person in charge by grasping work procedures for each construction and providing the necessary documents and information for that step. This paper proposes an process based nexus model that can provide necessary documents to the parties to the work steps by linking the maintenance work process and BIM. Through the nexus model presented, manager can efficiently acquire the necessary documents and utilize them for the construction works currently being carried out.

  • As residents and building owners demand maintenance that is required to achieve sustainable building performance, efficient building management methods are required. Even though the demand for maintenance systems is increasing, current maintenance work for high-rise buildings mostly uses conventional ropes and gondolas that pose a high risk of accidents and exhibit poor performance and efficiency. Thus, there is an urgent need to develop an automation robot system that can reduce accidents and improve the maintenance efficiency of the conventional high-rise building façade maintenance system. As a preceding work for the development of an automation robot system, this study classified and analyzed the work processes of actual construction sites and proposed basic techniques for the work mechanisms of the robot system by investigating the motions of cleaning workers.

Maintenance Case and Cost Analysis for University Facilities (대학시설물의 유지보수 건수 및 비용 분석)

  • Although the scale and number of university facilities have increased, the maintenance of these facilities has not been efficient as maintenance costs incurred during facility operation periods, as well as management time, have not been sufficiently considered. In this study, the maintenance record data of national universities was compared and analyzed to analyze factors that incur maintenance costs according to the uses and costs of the facilities. According to the results, the number of cases of maintenance and repair work for basic educational facilities was shown to be the largest, accounting for 79%. The number of maintenance and repair work occurred according to work type was examined. According to the results, the highest ratio of maintenance and repair work occurred in the field of construction, specifically, the maintenance costs required for facility supplementation accounted for the highest ratio. Maintenance costs per unit area decreased over time in the newer university facilities, while showing a tendency to increase in older university facilities. However, there were cases where maintenance costs did not show any trends due to factors such as the limited maintenance budgets owing to the characteristics of public service facilities and facilities in the stage of deterioration or destruction after the stage of stabilization. This study is considered to be helpful for efficient university facility maintenance plans and budget calculations.

  • The application eligibility rule of Aircraft Maintenance Mechanic are specifying in enforcement rule of Aviation Safety Act in Rep. of Korea. To earn licence of Aircraft Maintenance Mechanic in Rep. of Korea, the applicant must to be satisfied applicant qualification condition for second practical test, which is carried out with actual work test and oral test. Licensing and issuance of Aircraft Maintenance Mechanic of Rep. of Korea are performing by Korea Transportation Safety Authority, which is entrusted from Ministry of Land, Infrastructure and transportation. The main content of this paper is a review of the development direction of Aircraft Maintenance Licensing System for enhancement of university aviation maintenance related major's education. It is included problem of desultory changing terminology for applicant qualification, which are maintenance career, maintenance training career, maintenance practice career, maintenance work career and so on, compared to ICAO Annex 1 regulation.

  • Enough school facility maintenance data should be accumulated in a database or data warehouse in order to supply information about school facility correct maintenance budget plan, budget assignment, and cycle and rate of maintenance or replacement. For those, this research analyze the present school facility maintenance practice and budget and construction cost structure. In order to solve the problems, this study analyze the present practice of maintenance and replacement and obtain LCC(Life cycle cost) data, perform expert interview and then establish construction work breakdown structure of maintenance of educational facility by combining work breakdown structure(WBS) and cost breakdown structure(CBS).

  • In the case of aviation maintenance work, several kinds of shift works are performed during day and night, and a lot of works are performed on the ramp due to the characteristics of the aircraft flight schedule. Maintenance workers are often exposed to the sun or in cold temperatures for aircraft maintenance works. The fatigue risk of the maintenance workers will be weighted. In particular, the work at night shift under normal biological rhythms can make maintenance workers feel sleepy during daytime work. It can also affect the safety of aircraft and individual workers. Accordingly, this study will consider fatigue-related previous researches in the field of aviation maintenance, review the effects of shift work, and how fatigue affects aviation mechanics during the day/night shifts. Considering these factors, we tried to present a plan that can minimize the fatigue of aviation workers through this study.

A Study on the Causes and Cost analysis of Maintenance and Repair work in the University Facilities (대학시설(大學施設)의 유지보수공사(維持補修工事) 발생요인(發生要因)과 비용분석(費用分析) 연구(硏究))

  • This study attempts to suggest a standard for maintenance and repair cost per each unit area, by analyzing the causes and cost of various maintenance and repair work in the university facilities. The result of my study on the data of maintenance and repair work for 12 years between 1990 and 2001 in the two campuses of the university that I selected for my case study is the following. (1) The yearly average for maintenance and repair cost in the facilities of the university with 67 old and new buildings for the past 12 years was $W4,422/m^2$. In addition, the repair cost based on the calculation of the degree of decrepitude of the buildings was $W10,291/m^2$. (2) The number of causes of maintenance and repair work increase steadily every year, due to the development of universities and changes in the educational environment. A special case like a university merger also appears, which also demands maintenance and repair work of university facilities. (3) It is important that a budget for interior maintenance is increased or added to an extent, in order to minimize the maintenance and repair cost of the university facilities, and to cope with changing educational environments flexibly. (4) The publication of a white paper that includes the planning of a building, construction process, and changes in design, seems to be required for the sake of users' convenience and efficient maintenance and repair work.
