A Survey on Robot Systems for High-rise Building Wall Maintenance (고층빌딩 외벽 유지관리 로봇 시스템 조사연구)

  • With recent growth of the economy and development of construction technology, the increase of high-rise buildings is appearing rapidly in urban areas. For this reason, the interest in building maintenance has also been increasing. However, it has many safety problems because it is difficult for the workers to access the exterior wall of building. Therefore, the maintenance system of high-rise building stands out as being important issues to be developed, so that a variety of robot systems have been developed to accomplish the building-wall maintenance works. In this paper, the maintenance robots are classified in painting, inspecting, cleaning systems according to the maintenance works. Then, their locomotion and adhesion mechanisms are analyzed including their applicability to the real maintenance works. This study can be used to develop maintenance robotic system that is more efficient and stable than existing ones.

  • Recently, the construction industry has been changed more highly and complicacy. According to this, several informational systems of maintenance are introduced suitable the work and the purpose of each maintenance. However there are some problems in the manage the information of maintenance management by without the standization and systematic management of variable information from building life-cycle. This paper purposed the process of creation or management of information which is used for present maintenance through IFC-based facilities object library development is suggested for work efficiency of maintenance management. In addition, it can minimize the reproduce the same information unnecessarily. Fainally, it makes information compatibility through the building life-cycle highly by define the IFC-based object information and standardize the format of information.

  • Recently, government office buildings have become important in reducing maintenance costs. However, the loss of information raised a problem for maintenance work that could not meet the needs of users. Therefore, this study proposed a BIM-based integrated maintenance system for public offices in Jeju to efficiently maintenance work. The system can be integrated with IoT sensors, big data and artificial intelligence technologies to integrate information that occurs throughout the building's entire life cycle to exchange information. This system is also scalable to buildings, plants, region and urban infrastructure facilities as well as single buildings. It is expected that the system will provide reliable, high-quality, real-time information for efficient maintenance work, thereby supporting decision making and appropriate budget planning.

  • As buildings and especially eco-friendly facilities are increasing, maintenance of the aged buildings are interested by many maintenance companies. Therefore, a lot of companies are increasing by the maintenance form. These Earned Value should try to minimize the increasing forms. Therefore, this study has an effort to gather data related to earned value of building facility maintenance and analyze the data in terms of local dimension, used duration dimension, building types dimension and so on in order to prevent the building deterioration.

  • The problem of urban decay in Hong Kong has drawn much attention of both practitioners and academics. Poorly managed buildings not just give a negative image to the Pearl of the Orient in the region, but also pose potential risk hazards to the health and safety of the general public. While it is necessary to devise a comprehensive plan on redevelopment and urban planning, preserving the existing buildings to maintain their conditions for habitation can be a short-term option to safeguard quality standard. With the increasing number of ageing buildings in Hong Kong, a lot of research efforts have been devoted to managing repair and maintenance projects properly (for example those initiated and funded by the Construction Industry Institute, Hong Kong; and the current study financially supported by The Hong Kong Polytechnic University). Given the short duration and more diversified nature of work, building repair and maintenance works are found to be more difficult to monitor and regulate when compared with new works. This paper aims to provide a comprehensive analysis on the problems of running building maintenance projects. An extensive review of contemporary literature was firstly conducted, which forms a solid basis for developing an empirical study on the problems and difficulties of running building maintenance projects from the viewpoints of industrial practitioners with a view to formulating effective strategies for managing maintenance projects successfully.

Proposed Information Management Plan for Building Inspection and Maintenance Based on COBie-IM and BIM (COBie-IM 및 BIM 기반 건축물 점검 및 유지보수 정보관리방안 제시)

  • To maintain the normal function of an aging building, regular inspection, repair, and reinforcement must be performed. However, the form of information and decision-making generated in the current building maintenance stage still depends on inefficient methods. This causes an increase in cost and waste of time in building maintenance. Therefore, this study proposed a COBie-IM document for building inspection and maintenance information management by benchmarking COBie, and suggested a method of checking information by linking it with BIM. In addition, a method for visualizing the designation of colors according to the damage grade of defects occurring in the building was suggested. Through this, we are able to systematically integrate and manage the information generated during inspection and maintenance in the building maintenance stage. This is expected to increase work efficiency by supporting decision-making that determines the priority of repair and reinforcement for defects.

  • It is necessary to the development of the best maintenance system for applying the long-term maintenance plan using the cost breakdown structure in the educational facilities. This study developed the cost breakdown structure for the best maintenance system using the delphi method. For the convenience of maintenance, the maintenance cost breakdown structures are separated into building exterior wall, building inside wall, electric installation, heating installation and outdoor facilities. And these results atomized in each parts. And this study constructed the cost breakdown structure to maintenance's practicality and effectiveness through the expert analysis.

  • In spite of a construction of many set building, the government's set building policies being almost indifferent to the maintenance management of them. Currently the personnel is not enough for maintenance management in set building. Therefore many set building does not become accomplished appropriately. On this paper, the set building policies and a questionnaire are analyzed. The result of questionnaire provides fundamental data of proper staff calculation.

  • Unpreparedness of the maintenance regulations is regarded as the main reason for the short life span of the multi-owned commercial residential buildings. This study suggests that the followings should be prepared for the effective maintenance and life prolongation of the multi-owned commercial residential buildings : 1) Standard maintenance regulations for those buildings should be set up, 2) Building maintenance works should be performed by the specialists, like licensed building manager, mechanical and electrical engineers, etc., 3) Long-range repair expenses should be laid by on the monthly base according to the long-range repair plan, 4) Regulations concerning the defect repair should be provided properly.

  • It is necessary to correspond to building users' claims rapidly as much as possible in order to satisfy user's need, because the final tarket of building maintenance service is user of building. This paper investigates the time taken for receiving users' claims and the time taken for the service organization to respond to the claims in the office building; types of claims and service responses are analysed, through which the response characteristics of the maintenance management organization are evaluated with respect to users' claims. Throughout extensive simulation analysis, important performance measures such as mean time to repair and utilization of maintenance personnels have been investigated.
