  • Maintainability refers to the ease with which maintenance work can be done. It involves the process of ensuring that products can be easily and safely maintained and that the maintenance support requirement is minimized. When a product has a reasonably long life, the cost of operation and support during that life can greatly exceed the initial capital cost. The value to the customer of optimizing maintainability should be evident. Some effort and expense applied to achieving a product which can be easily and cheaply maintained will make very significant savings in the life cycle costs. In this paper, the International Standard IEC 60300-3-10, which is the application guide for maintainability, is considered. This standard can be used to implement a maintainability program covering the initiation, development and in-service phases of a product. It provides guidance on how the maintenance aspects of the tasks should be considered in order to achieve optimum maintainability. The elements of a maintainability program, which are maintenance policy and concept, maintainability studies, project management, design for maintainability, analysis and prediction methods, maintenance verification and validation, analysis of life cycle cost, maintenance support planning, and collection and analysis of maintenance data, are fully discussed in this paper.

  • In recent years, the number of high-rise buildings has been on the rise. As buildings have become larger in scale, significantly different issues related to their construction and maintenance have emerged. In addition, the automation and mechanization of the cleaning work for the curtain wall, one of the most frequently-performed tasks in building maintenance, is required as a fundamental measure. For this reason, a guide-rail type cleaning robot system is emerging as one of the measures in response to external factors, including gust. The major objective of this study is to propose an economic feasibility forecasting model and to apply the a building facade cleaning robot which is now under development.

  • An innovative in-core neutron flux mapping system has been developed and applied successfully for service in a commercial pressurized water reactor. With the benefit of double indexing path selector (Dip $s^{ⓡ}$) mechanism, the reliability of the detector drive system has been improved five times higher than that of conventional systems, and the problems caused by the serious friction generated between the detector cable and guide tubing has been solved completely because the Dip $s^{ⓡ}$ architecture allows the detector guide tubings to have larger curvature and shorter length in nature. The simple and fast maintenance is particularly emphasized in the detector drive system to secure minimum radiation exposure to the maintenance personnel by optimizing the number of components and providing easy access to the components. The programmable logic controller based digital controller with Window $s^{ⓡ}$ based operator s console provides fully automated and user friendly operation and maintenance support means.

  • Objectives: This study aims to develop an Occupational Safety and Health (OSH) guide for the safe cleaning of contaminated machinery, equipment, and parts used in the electronics manufacturing process. Methods: A literature review, field investigations, and discussions were conducted. An initial draft of an OSH guide was developed and reviewed by experts with significant experience in maintenance work in the electronics manufacturing process in order to refine the guide. Results: Workers involved in cleaning processes with chemicals, solvents, and abrasive blasting can face exposure to a wide range of chemicals, abrasives, and noise. Identifying potential risks associated with each cleaning technique was an essential first step toward enhancing safety measures. The OSH guide comprises approximately eleven to twelve sections spanning 20-25 pages. It includes engineering and administrative protocols systematically organized to address the necessary actions before, during, and after cleaning tasks, depending on the technique. It is recommended that airline respirator masks be used in conjunction with an air purification system to ensure adherence to air quality standard "D" for atmosphere level. The use of an oil-free air compressor is advised, preferably a stationary model that does not rely on fuel sources like diesel. Conclusions: This OSH guide is designed to protect workers involved in maintenance activity in the electronics industry and aligns with global standards, such as those from the International Organization for Standardization (ISO) and Semiconductor Equipment and Material International, ensuring a higher level of safety and compliance.

  • Water lubricated guide bearing was newly released and has been applied to actual hydro turbines with vertical shaft. As a result, they can have not only high bearing performance but environmental advantages in meeting the demand for reducing river pollution by oil leakage from oil lubricated guide bearing. The PTFE composite guide bearing was tested by experimental equipment operated under conditions similar to those of actual hydro turbines. Circumferential and axial tilting bearing segments help to improve the bearing performance and efficiency due to low friction loss in the bearing system. Furthermore, bearing cooling systems could be eliminated and maintenance periods could be extended, thus the initial investment and operating costs of the hydroelectric power plant are reduced.

  • The study focused on the evaluation of maintenance management strategies used in public hospital buildings in Lagos state. It also assessed the labour composition for maintenance operations. In achieving these objectives, opinions of maintenance officers of ten (10) different hospitals in different local government areas of the state were sampled through well structured questionnaires. The data collected were analyzed using descriptive and inferential statistics. From the analysis, the study revealed that majority of those public hospitals do not have specific budget for maintenance programmes, maintenance policies, maintenance log book and maintenance manual to guide the operatives. About 98% of them do not understand the type of maintenance strategy being used for their maintenance operations. 78% of the maintenance work are only executed when there is a breakdown or in response to user's request. For labour composition, the cleaning of interior and exterior of the building, inspection of building elements, repairs and replacements of building elements are mainly carried out by in-house staff, while the repair and replacement of equipment is by outsourcing. The study also revealed that using in- house staff, reduces costs and provides a higher security while outsourcing provides more flexibility in staffing reduces equipment expenditures and provide better access to special skills. The study recommended proactive measures to provide necessary training and support for maintenance staff and users of these facilities and a means of securing sufficient funds for maintenance programmes.

In addition, the automation and mechanization of the cleaning work for the curtain wall, one of the most frequently-performed tasks in building maintenance, is required as a fundamental measure. For this reason, a guide-rail cleaning robot system is emerging as one of the measures in response to external factors, including gust. Therefore, this is a preliminary study for the automation and mechanization of the curtain wall cleaning of high-rise buildings, and aims to derive the basic units and prepare for the concept of the guide rail. It is expected to serve as precedent research for the development and operation of a curtain-wall cleaning robot, and to prepare the basis for an final design of optimal guide rail.
