장수명주택 해외진출을 위한 대상국가의 외부환경분석 (External Environment Analysis of Target Countries for Overseas Expansion of Long-life Housing)

  • Currently, the Korean construction industry is shifting its interest to the overseas construction market because of a stagnating domestic market. In the meantime, the international housing construction market is expanding with respect to new city development projects that are supported by population growth and urban migration. Despite the Korean construction industry's expertise in new city development, technology, and systems for apartment supply, the share of Korean players in the international housing construction market is continuously decreasing. As a measure to overcome this situation, the authors of this study considered the paper "The Development of a Cost Effective, Long-life Housing Model and Construction of Testbed," which is currently in progress as a part of national project. Through literature review and interviews with experts, the authors determined that there are "column+minimum interior (infill)" apartments that are similar to the long-life housing in some areas of China, Southeast Asia, and Russia. Candidate countries expected to be feasible for the entry of long-life housing were selected by determining the top countries that have already entered the long-life housing market and analyzing those selections through additional specific techniques.   • Since most domestic apartment, built in bearing wall system limiting variability of space, in spite of its good durability, cannot accept life style change and is being wasted, dumped scraps of which cause environmental pollution and waste of resources. As a response for this, researches on sustainable housing, that is, 'long-life housing' which has high durability, and variability responding life style change of the resident are in progress in and out of country. Therefore, this article aims, in suggesting the various status appearing on apartment and the interior plan responding the problem, to research on the house plan in the future which can be used continuously instead consuming type of apartment shortly used and discarded with understanding of long-life housing developed in foreign countries, and grasping the factors of application plan. Various reports from previous researches were comparatively analyzed and the studies on the characteristics, the real examples and the types of the surfaces were performed on the experimental model of long-life housing and similar residential surfaces to find the concept to be applied to Long-Life Housing and the introduction method of such concept. This article tries not only to prevent 'scarp and build', the serious cause of environmental pollution, but also to be basic materials for interior construction plan afterwards through 'long-life housing interior design plan' as the new conception which can accept life style and life cycle change.

  • Purpose: This study aims to set up the classification system for providing infill information and draw detailed infill information required by suppliers, thereby promoting the revitalization of long-life housing and utilizing such information as preliminary data for establishing web system, on which infill information required by users in the long-life housing design process are available. Method: For the method of study, the infill information classification system and detailed information were drawn through the analysis of existing building material information systems; and the survey targeting working-level personnel was carried out in order to verify the drawn information system. The results of this study can be summarized as follows. First, the hierarchical classification system (scheme) was selected by quoting the classification system by material type as infill type, after analyzing existing DB information systems and drawing the hierarchical classification system for infill. Second, the comparative analysis between infill was available to users for the detailed infill information of long-life housing, and the essential information and general information were selected for differentiating information. Third, only approximately 30% of the survey respondents recognized the infill of long-life housing, but they did not recognize its difference from existing building materials. Fourth, through the analysis of paths to obtain infill information of long-life housing, it was confirmed that infill information was obtained mostly through books and research papers regarding long-life housing, followed by the existing information systems. The significance of the study lies in that it is differentiated from the previous information system as the information system specialized in the infill of long-life housing was established, and can be used as a measure to revitalize long-life housing market.

  • This research is aimed at the development of Long Life Housing, which can realize sustainable construction and environment. It also promotes practical use of Long Life Housing with evaluation of the field application through Mockup House. This research is one of the important tools to realize Long Life Housing and deducts various traditional design's element technology to cope with demands of change of life cycle and style of residents. this study set three elements of plans for modernization in the traditional design factors that opening, wall and bottom as space composition elements of interior facts. first, Jang-ji wall and storage wall system separated from elements of wall that applied modernize elements of the wall. second, element of opening was restructure swing-lift-up opening system into modernize. third, maru and toet-maru system separated from elements of bottom that was applied modernize elements of the bottom. each elements segregation with four types as basic type, separate type, movable type and mixed type. This research make a proposal of plans for modernization in the traditional design factors, aimed at Long Life Housing through these four types blend. In addition, it points to promote realization of the sustainable 'Korea-style Long Life Housing' through modernization.

  • The purpose of this study is to suggest ways to design for the environmental Interface of Long Life Housing. Research, improving the performance of the interface, is underway at the research organization of Long Life Housing. Infill system should accommodate the various changes in the space. So dismantlement, replacement, and repair of the act are essential. In this process, A lot of substance, which can damage or spoil the environment, may be produced. However, the eco-friendly aspects of the interface design of infill system is not made in the approach or evaluation. Therefore, this paper is to analyze the problem of Interface of Long Life Housing in terms of eco-friendly, and it try to find a design method, complemented in the next research.

  • Recent increased interest for long-life housing so research and policy transition is underway. Is the trend these days in the long-life housing to promote resident lifestyle as the most important element of the design elements that reflect.   • To join in the global trend toward the green growth, the government has chosen the technical development of a long-life housing as a national project and has been working on it. However, a research on its maintenance has been insufficient. Therefore, in order to come up with and support the systematic maintenance of long-life housing, I suggest the need for application of BIM by comparing and analyzing an apartment house and a long-life housing.

  • The apartment housing in Korea has been rapidly constructed by adapting the most suitable construction methods as like wall structure, wet and united construction. But most of short-lived equipments usually filled in the structure which has longer life, and it causes not only to make difficult coping with the deterioration of equipments but also to let buildings remained deteriorate themselves. The buildings can be remodelled to slow down the terms of deterioration or reconstructed to give a new life of themselves, although the disposal of wastes or the lack of natural resources still be problems and unsolved that can occurred in pulling down and reconstructing the buildings. Furthermore, it is the time to need keeping with worldwide trends and movements as like sustainability or 'green growth' movements based on low carbon emissions. The researches for Long-Life Housing apartments which has durability and variation have been advanced up to now. Long-Life Housing apartments can separate their structures from equipments and interior or exterior materials of buildings. Therefore equipments or materials of buildings can be easily repaired and replaced with new ones, even if they are deteriorated themselves. Also, the construction process of Long-Life Housing apartments can be independent from the matter of proprietary rights, terms of durability, decision rights and so on. 'The law of Possession and Management of Collective Building' and the 'Regulation of Management of Collective Building' established by each local governments are already legislated for declaring the rights of using and ownership, responsibilities of each parts of apartment buildings. These laws and regulations classify the ownership of each parts of apartment buildings, and divide the ownership with public possession and exclusive possession. Therefore, this study will conduct comparative analysis between 'The law of Possession and Management of Collective Building' and 'the Regulation of Management of Collective Building' and find problems which can be occurred in future construction of Long-Life Housing apartments. It will be helpful to revise laws and regulations.

  • The purpose of this study is to develop the feasibility of movable partition wall components that are able to correspond changes of structure system and spatial configuration by the needs of residents for the activation of long-life housing. The key element of various movable partition wall components, a movable partition wall, was analyzed for problems through both as-is analysis and field installation in Korea and Japan, and then its feasibility was verified. The movable partition wall can break the uniformity of a fixed one, can integrate and separate limited space by changes in the demands of residents, can be easy to separate, and can be independent. The development of the movable partition wall is important for the realization of diverse residential space, ease of remodeling, environment adaptation, promotion of modularization, etc. It is comprised of surfacing materials, core materials, structural materials, and movable parts. The domestic movable partition wall was verified regarding the feasibility of an apartment house through on-site inspections and sound insulation tests by KOHP21, KICT. In conclusion, the construction of long-life housing that has sustainable values in the use of housing is nationally an important assignment, so as to secure good housing stock.
