Base researches in geoscience and mineral resources, such as geological and geo-thematic mapping, geological survey and observation, have long-term, continuity and time-leasing characteristics and they are difficult to present the particular research stages or progressions in the research span. The Technology Readiness Levels (TRLs), developed by the U.S. National Aeronautics and Space Administration (NASA), is effective for presenting research maturity levels and progression in the development of new technologies. This study suggests adjusted definitions for the Technology Readiness Levels to fit Geo-technology (Technology in Geoscience and Mineral Resources). Base geological researches, including mapping, surveys and observation, can be also presented in research levels from TRL 1 (R&D planning, literature survey) to TRL 9 (geological information construction and service in all target areas) in terms of the final product's coverage. Moreover, not only development and construction of commercial products, geological disasters and environmental researches can also be presented in field demonstrations through public pilot applications. The modified commercialization or cemonstration TRLs in Geo-technology are TRL 5 (starting pilot field application), TRL 6 (pilot field operation) and TRL 7 (pilot field operation for a larger scale, greater than ten percent of the actual environment).
Private stevedoring companies are leasing and operating the container terminals of the Busan Port. The total amount of lease fees private stevedoring companies paid in 2010 reached 161 billion wons, an approximately 66 percent of the total revenue of the Busan Port Authority(BPA). In other words, lease fees are the most important revenue source for BPA. However, the lease fee assessment system of Busan container terminals goes against the principle of equity due to different assessment methods and criteria adopted by each container terminal. Therefore, the purpose of the study is to analyze the systematic problems of the lease fee assessment system that is used at Busan container terminals, and propose a new standardized scheme with a case study on the new system. In order to standardize the assessment system, the assessment methods need to be simplified by using the Discounted Cash Flow(DCF) method. In addition, the assessment criteria such as assessment duration, discount rates, price indexes, estimated container throughputs, sales unit price per TEU, operation costs, including labor costs, need to be standardized as well. The new standardized assessment system can be applied to estimate lease fees for new terminals. However, for existing terminals to run the new system, factors such as assessment duration, discount rates, price indexes, estimated container throughputs, investment and re-investment costs, and maintenance & repair costs of the new system should be changed slightly.
The competition between port authorities (PAs) and terminal operating companies (TOCs) in providing port logistics services has gained importance. The PAs enter into leasing contracts with TOCs in various ways. This study aims to model a contract method that maximizes the joint profit between a PA and a TOC. Particularly, this study aims to model the equilibrium by comparing four types of contract schemes in the non-coordination, cooperation, Cournot, and collusion models. The results of the analysis show that the two-part tariff scheme generates a higher joint profit than the fixed and fee contracts. It is understood that risk- and profit-sharing between the PAs and TOCs helps the latter to maximize the throughput and the joint profit. These results are expected to provide an important theoretical basis for decision-making about port rent and freight between the PAs and TOCs.

Road construction projects are parcelled into sub-sections which are then tendered to individual contractors for construction. The type of work and equipments used are similar for each sub-section. However, such equipment are not shared on a regular basis among the contractors and only partially performed in an informal and ad hoc manner. Consequently, road construction equipment suffer from low utilization and increased leasing costs. Lean construction and Program Management approaches stress the importance of collaboration among individual participants in a way that increases the collective cost savings of the entire project. This research attempts to apply such theories with the notion that under utilization of expensive equipment can be improved by formalizing a way to enable the sharing of equipment in large, public sponsored, multi-sectioned road construction projects. A system was developed consisting of a set of criteria and processes that enables automatic allocation of equipment to multiple sites on daily basis, in a way that minimizes equipment costs and improves their individual utility. The system was then applied in allocating three different types of equipment to an actual road construction project with four sub-sections for three months. A new metric, nDPR showed that utilization improved for all equipment and also equipment related costs were decreased by 4.45%. Results also showed that increased shared opportunities of equipment correspond to an increase in utilization and cost savings.
The present study aimed to derive decision factors for residency in the hinterland of Incheon New Port that is undergoing the development of port hinterlands and changes in leasing methods considered from the perspective of companies and analyze the priorities of determinants for residency through Fuzzy-AHP in order to present a direction to activate companies entries into the hinterland of Incheon New Port. When the comprehensive rankings of determinants for residency in the hinterland of Incheon New Port, rent levels among cost factors took the highest ranking with a value of 10.2% followed by the throughput of the port among market factors with a value of 8.2%, the scale of the market on the background with a value of 7.3%,, reduction in inland transport costs among cost factors with a value of 7.1%, connectivity to inland transportation networks among locational factors with a value of 6.7%, and designation as a free trade zone and the scale with a value of 6.4%. When seen from the viewpoint of companies to determine whether to move into the hinterland of Incheon New Port, the rent level should be provided to be more attractive compared to the hinterlands of ports in other regions. In addition, inland transportation costs which are a matter of the most serious concern of shippers in the capital region should be reduced and sea routes that can directly connect Incheon New Port to US ports and European ports should be opened.

Recently as return farmers has been increased rapidly, the introduction of a system of rental housing is being considerated in order to induce regional fixation. It was examined organizational management, business scope of rural type rental housing, management role, through the analysis about the management realities of the business of similar form Rural-Fishing New Town project. Jangseonggun and Hwasungun have maneged rental housing 280ho in Rural-Fishing New Town project. It is large village among Rural Rental Housing. And these counties have organized the complex on a large scale among the rental housing. Local governments have managed and operated directly, also these governments have two different methods for the co-management, and the way of making payment. Rental housing management services are divided into rental management, housing management, tenant management. Rental management services such as residents of recruitment, tenants and retreat, rent collection and the storage, management and leasing promotion of the cantilever, surveys of residents. Housing management services such as check of various facilities, maintenance and maintenance work, security and cleaning and daily facility management. Tenant management is life management in connection with housing welfare. In the rural type of rental housing, there are few cases to operate a management office. It is often supplied by rental housing to buy a house or vacant land within the existing village. Using multivariate GARCH model, we estimate the relationship between the housing sale prices and lease prices in the Korean housing market. In the analysis of relationship between the rate of changes in sale and lease prices, the correlation coefficient of the apartment and detached house is higher than that of the townhouse. By housing type, the correlation coefficient between detached house and townhouse is higher than between apartment and detached house or apartment and townhouse. By housing size, there are no significant different results between the sales price and the rental price. The correlation coefficient between medium and small size is the highest in the apartment housing market, whereas the correlation coefficient between large and medium size is the highest in the detached housing market, resulting from the fact that people may be more interested in medium- and small-sized apartment and large- and medium-sized detached house. In the detached housing market, the correlation coefficient between large-medium size and medium-small size in the rental price is higher than that of sales price. This result implies that the process of the decision making between purchasing and leasing a house might be different.
This study aims to establish a method for activating Korean ship finance through an analysis on the development of Chinese ship finance market, which has grown rapidly in recent years. It focuses on its main institutions, laws and policies, strengths and weaknesses, market share, and development status. Because 80.7% of South Korea's economy depends upon foreign trade and 99.7% of the South Korea's traded volume is transported by ships, shipping has assumed an important role in Korean economy. However, since the global financial crisis, Korean shipping and shipbuilding industry has been facing difficulties and Hanjin, the biggest Korean shipping company, went bankrupt in 2017. One of the key aspects of the competitiveness of the shipping and shipbuilding industry is acquiring competitive shipping assets; therefore, stable and smooth supply of ship finance is crucial for the development of the shipping and shipbuilding industry. Given this background, the study analyzed how the Chinese ship finance market has grown rapidly in the past 30 years and identified the problems, strengths, and weaknesses of the Chinese ship finance. The analysis on the status of the Chinese ship finance market is expected to suggest a direction for establishing methods for activating the Korean ship finance market, which is facing scarcity of finance, even as the global ship finance market has remained depressed since the global financial crisis. Although this study focused exclusively on the Chinese market, future research can draw conclusions from a comparative analysis that includes the Japanese ship finance market; the conclusions obtained would contribute to the establishment of long-term policies and plans for Korean ship finance.
In this paper, the method of analyzing the unformatted data of consumers accumulated on social networks in the era of the Fourth Industrial Revolution by utilizing data from the service design and social psychology aspects was proposed. First, the fandom phenomenon, which shows subjective and collective behavior in a space on a social network rather than physical space, was defined from a data service perspective. The fandom model has been transformed into a collective level of customer Persona that has been analyzed at a personal level in traditional service design, and social network analysis that analyzes consumers' big data has been presented as an efficient way to pattern and visually analyze it. Consumer data collected through social leasing were pre-processed by column based on correlation, stability, missing, and ID-ness. Based on the above data, the company's brand strategy was divided into active and passive interventions and the effect of this strategic attitude on the growth direction of the consumer's fandom community was analyzed. To this end, the fandom model of consumers was proposed by dividing it into four strategies that the brand strategy had: stand-alone, decentralized, integrated and centralized, and the fandom shape of consumers was proposed as a growth model analysis technique that analyzes changes over time.

Currently the population of rural areas in Korea continue to decline due to low birth rate, aging population, and migration. This phenomenon is accelerated over time. And as a result, there are some declining phenomenon in rural society. And it is same in the residential and basic living conditions of rural villages. The increase ratio of empty houses exacerbates the rural landscape, acts as a cause of crime and bring out various social and economic problems such as worsening settlement conditions and local slums. The study is carried out to prevent this phenomenon by investigating the architectural contents of empty houses in the village, surveyed residents and owners and finally analyzed and synthesized to make a plan to utilize empty houses in the village. This study was conducted from June to December 2021. The conclusions are followings: 1. The empty houses in Korea were 1,511 million in 2020, 8.2% of the total number of houses, whereas those in Jeollabuk-do were 95,412, 12.9% of those of houses, and those in Gimje-city, the subject of this study, were 5,944. It is up to 15.8%. In particular, empty houses in Hacheon village, the site of this study, accounted for the highest ratio, with 25% of the total number of houses. 2. To understand the utilization and improvement of empty houses, surveys and interviews were conducted to residents and owners of Hacheon village in Gimje, and most of the residents submit proposals that empty houses were not desirable in terms of village landscape and safety. The owners don't have intentions of selling or leasing them. They want to remodel them and rent for a specific period. 3. As the physical condition of the empty houses(9empty houses) 6 empty houses of them are good. 4 of them are in poor condition. 4. By synthesizing these contents, nine empty houses in Hacheon village will be remodeled as the space for those of rural start-up young people, smart farm area, community space and rental housings for rural returnees.
