This study aims to present reference data necessary for developing evaluation indicators to analyze the actual resilience of purchased land by investigating the factors that affect the restoration of the purchased land in the riparian zone and quantitatively calculating its importance. The main results are as follows. Firstly, this study identified 34 potential resilience factors through a literature review encompassing domestic and overseas studies and derived seven ecological responsiveness factors, six physical responsiveness factors, and four managerial responsiveness factors through the Delphi survey. Secondly, reliability analysis and Analytic Hierarchy Process (AHP) analysis derived the following important factors: structural stability of the vegetation restored in the purchased land, species diversity of wildlife, structural stability of wildlife, the size of restored wetland after purchase, number of plant species, and the land cover status adjacent to the purchased land. The study results are expected to be helpful information for ecological restoration and management plans reflecting reinforcing factors for resilience at each stage of land purchase, restoration, and management.
This study examined the residential environment of public rental housing by type at a microscale, using ANOVA and multinominal logistic models, based on the minimum and specific housing standards. The key findings are as follows. First, it was confirmed that each type of public rental housing, as well as resident characteristics, varied in meeting the minimum and specific housing standards. Second, Happy House turned out to have the worst residential environments, as a high proportion of this type did not meet the minimum housing standard and the remaining specific standards, excluding facility standards. Third, among permanent rental, national rental, and purchase/jeonse rental housing types, permanent rental housing was poor by the minimum housing standards, and area and room standards, while purchase and jeonse rental housing types showed a high proportion of failure to meet structural, performance, and environmental standards. Fourth, it was confirmed that purchase/jeonse rentals had higher rental anxiety than other types of public rental housing. In particular, anxiety about rent increases and the loss of deposits was high. These findings suggest that public efforts are called for to improve the residential environment through tailored support, depending on the type of public rental housing.
Non-point source pollutant load reductions were calculated using the Hydrologic Simulation Program-Fortran (HSPF) model under the assumption that landuse pattern was changed according to land purchases. Upon the simulation of non-point pollutant and areas with high land purchase ratios to select a buffer zone, the Namgang dam Reach 11, Imha dam Reach 10, and the Reach 136 watershed of the main river were found to rank high for the construction of buffer zones. Assuming that the forms of the purchased lands were changed to wetlands, biological oxygen demand (BOD) loads were changed through the HSPF model. No changes of BOD were present in the Namgang dam and the Imha dam watersheds. BOD loads in Reach 136 according to landuse change were analyzed through a flow duration analysis based on the total maximum daily loads of the United States. The flow duration analyses undertaken to examine changes in BOD of main river Reach 136 watershed indicated a shift of 0.64 kg/d from 3.16 to 2.52 during high flow. The change of BOD under the conditions of moist, mid-range and dry were 11.9%, 9% and 4.5%. At the low flow condition, the variation range in the BOD load was from 0.58 kg/d to 0.41 kg/d.
This paper predicted a model that indicates whether to buy a car based on primary health insurance customer data. Currently, automobiles are being used to land transportation and living, and the scope of use and equipment is expanding. This rapid increase in automobiles has caused automobile insurance to emerge as an essential business target for insurance companies. Therefore, if the car insurance sales are predicted and sold using the information of existing health insurance customers, it can generate continuous profits in the insurance company's operating performance. Therefore, this paper aims to analyze existing customer characteristics and implement a predictive model to activate advertisements for customers interested in such auto insurance. The goal of this study is to maximize the profits of insurance companies by devising communication strategies that can optimize business models and profits for customers. This study was conducted through the Microsoft Azure program, and an automobile insurance purchase prediction model was implemented using Health Insurance Cross-sell Prediction data. The program algorithm uses Two-Class Logistic Regression and Two-Class Boosted Decision Tree at the same time to compare two models and predict and compare the results. According to the results of this study, when the Threshold is 0.3, the AUC is 0.837, and the accuracy is 0.833, which has high accuracy. Therefore, the result was that customers with health insurance could induce a positive reaction to auto insurance purchases.

The riparian area plays a crucial role in maintaining the balance between the aquatic and terrestrial ecosystems. The Korean government has recognized the importance of protecting riparian areas and has taken steps to purchase land and create ecobelt to reduce non-point source pollutants(NSPs) that can negatively impact water quality. However, selecting the catchment area and calculating the pollution load can be challenging due to the small area of the purchased land and the limitations of low-resolution DEMs. To address these challenges, this study proposes the use of unmanned aerial vehicles(UAVs) to create a high-resolution DEM and calculate the pollution load through land cover analysis. This approach can provide a more accurate representation of the land use status and help to identify areas that are contributing to NSPs. The quantitative comparison of the difference in water quality improvement ecosystem services according to the scenarios of additional catchment areas shows that even land purchased for the same amount of money may have different ecosystem service values, and this was quantitatively calculated. This can be used to prioritize future land acquisition. Overall, this study's approach could provide valuable insights into the effectiveness of ecobelt in reducing NSPs and inform future efforts to protect riparian areas in Korea and beyond.
The purpose of this research is to investigate the effects of fashion companies' micro-blogging marketing activities on Chinese consumer attitudes and purchasing intentions. In this research, the technology acceptance model (TAM) was used as the research framework, and innovativeness, self-efficacy, and perceived enjoyment variables were included in the model. Through an online survey, 195 respondents participated in this study. The results were as follows: fashion innovation and self-efficacy have a significant positive effect on perceived usefulness, as well as ease of use. These two factors have a significant positive effect on perceived enjoyment. Furthermore, and most significantly, this perceived enjoyment has a significant effect on the consumer's attitude toward the company, and intention to purchase the fashion company's products.

The Korean government has purchased land properties alongside any significant water bodies before setting up the buffers to secure water qualities. Since the annual budgets are limited, however, there has always been the issue of which land parcels ought to be given the priority. Therefore, this study aims to develop efficient mechanism for land acquisition priorities in stream corridors that would ultimately be vegetated for riparian buffer zones. The criteria of land acquisition priority were driven through literary review along with experts' advice. The relative weights of their value and priorities for each criterion were computed using the Analytical Hierarchy Process(AHP) method. Major findings of the study are as follows: 1. The decision-making structural model for land acquisition priority focuses mainly on the reduction of non-point source pollutants(NSPs). This fact is highly associated with natural and physical conditions and land use types of surrounding areas. The criteria were classified into two categories-NSPs runoff areas and potential NSPs runoff areas. 2. Land acquisition priority weights derived for NSPs runoff areas and potential NSPs runoff areas were 0.862 and 0.138, respectively. This implicates that much higher priority should be given to the land parcels with NSPs runoff areas. 3. Weights and priorities of sub-criteria suggested from this study include: proximity to the streams(0.460), land cover(0.189), soil permeability(0.117), topographical slope(0.096), proximity to the roads(0.058), land-use types(0.036), visibility to the streams(0.032), and the land price(0.012). This order of importance suggests, as one can expect, that it is better to purchase land parcels that are adjacent to the streams. 4. A standard scoring system including the criteria and weights for land acquisition priority was developed which would likely to allow expedited decision making and easy quantification for priority evaluation due to the utilization of measurable spatial data. Further studies focusing on both point and non-point pollutants and GIS-based spatial analysis and mapping of land acquisition priority are needed.

In recent times, multi-centralization and decentralization as well as large Capital area and suburbanization in the spatial structure of capital area. With rapid growth, urbanization and industrialization are unsystematic, and growth inequality between regions caused negative effects such as discordant centralization and decentralization, fluctuating land value, and gap between living conditions. Accordingly, this study analyzed urban spatial indexes by the self-governed body in the capital area such as Seoul, Incheon, and Gyeonggi province for the analysis of the regional inequality phenomenon. We examined the characteristics of temporal and spatial changes in urban spatial structure in the capital area by utilizing the distribution pattern and density of city indexes such as population, employment, etc, and then drew the commonality of those factors through factor analysis. We evaluated the drawn results through the city standard index by each city, conducted factor score analysis, and identified the interaction between each factor and Housing Purchase Price Composite Indices index, housing rent price index(Housing Jeonse Price Composite Indices), land price fluctuation rate, diffusion ratio of house, and financial independence.
Background and objective: This study was carried out to assess the relationship between the internal and external environments and the ecological items in five sites with a high level of artificial use intensity prior to the establishment of Geumgang River riparian ecological belts. Methods: The sites were classified into forest type, cultivated land type and urbanized type in accordance with their respective locational types. Ecological items including plant ecology such as proportion, naturalization index and urbanization index of native species were analyzed and animal ecology such as the number of species and population of wild birds, amphibians and reptiles, mammals, and butterflies and dragonflies, which are indicator insects, were investigated. In addition, species diversity indices of wild birds, butterflies and dragonflies found in all the subject lands were computed. Results: Among the plant ecological items, the ratio of native species in the forest type was higher than 90%, which was a satisfactory level, while the naturalization and urbanization indices were less than 10%. The number of species in the animal ecological characteristics was reduced in the order of forest type, cultivated land type and urbanized type. As the results of correlation analysis, the internal area of the planted area showed a negative correlation with the total of individuals. The area of grasslands showed a positive correlation with the number of dragonfly species and the total number of individuals, thereby illustrating that wet grasslands have positive effects. The area of surrounding forests, as an external environment, had a negative correlation with the urbanization index (UI) but a positive correlation with the inhabitation of butterflies and the total number of species. Conclusion: The results confirmed the need for more diversified special compositions including planted land, grassland, wetland, bodies of water and waterways within the subject land in the wetland ecological belt along with the need for surrounding forest location and preservation from the perspective of purchase and restoration of land for enhancement of wider biodiversity in the future.
Korean economy has been developed successfully in the course of implementing the five year economic development plans since 1962. The gap of incomes and quality of life between rural and urban area has been widened and it made rural farm laborers drain to urban areas. Therefore the prevailing situation of labor shortage and wage hike in rural area has made farm management deteriorate in recent years. Under the internal and international unfavorable economic conditions, marginal farm land of 66.5 thousand ha has been idled as of end of 1993. The total area outside agricultural development zone with bad farming conditions including irrigation and drainage, and land consolidation for mechanization were estimated at 360.4thousand ha equivalent to 17.5% of the total farm land area in Korea. Considering the topographical conditions of marginal lands, the effective use of marginal lands should be studied from the view point of public interest rather than from the view point of individual economic conditions. Considering the present agricultural economic settings, such as price decrease, unfavourable benefits of farm products, labour shrotage, free trade of farm products and poor physical condition of marginal lands, the institutional and realistical measures for the effective utilization of idle and marginal land should be studied as soon as possible. Detail land use pattern should be surveyed in the areas outside agricultural development zone and have to be classified as orchard farms, grass land, fish culture farms, lawn and ornamental tree farm, sight seeing and leisure farms for urban peoples, special crops production farms and common farms to be developed for farm mechanization. According to the surveyed results, the expected utilization patterns of the idle and marginal lands could be considerd as village common use, farm land base development, leisure farm development, mutual complementary utilization between urban and rural areas, G't purchase and management, credit supply and new extension services, improvement of cropping patterns and sight seeing and leisure farm patterns. For the successful and reasonable management of the marginal lands, the actions such as institutional improvement, prohibition of idle marginal land, enforcement of activities of farm management committee members and land banking system of RDC including development and utilization systems should be included.
