메타개체군 이론을 활용한 도시개발에 따른 생물 종 영향 평가 활용 가능성 분석 (Analyzing the Impact of Species on Urban Development Using Meta Population Model)

  • 공간 스케일에 따른 생물 종 별 영향의 차이가 발생함에 따라, 도시 개발 사업에 따른 영향을 정량적으로 평가하기 위해서는 경관규모에서의 분석이 필요하다. 선행연구에서는 도시개발에 따라 변화하는 환경에 대한 생물종 영향을 분석하기위해 메타개체군 이론을 기반한 Incidence Function Model (IFM)을 활용하여 분석하고 있다. 하지만 해당 모델은 최소 점유영역이 10개 이상이 되어야 하므로, 모니터링이 어려운 생물종에 대한 활용은 어렵다. 따라서 본 연구에서는 이러한 문제점을 보완하기 위해 삵(Prionailurus bengalensis)을 중심으로 종 분포 모델을 통해 구축된 데이터를 바탕으로 IFM 모델을 분석하고자 하였다. 또한, 본 모델을 통해 환경영향평가서 중 자연생태환경분야에서의 활용 가능성을 검토하였다. 연구결과, 도시개발에 따른 삵의 최소 점유율은 56.5%, 생존가능성은 28.7%로 감소하는 것을 확인할 수 있었다. 서식지 개수 감소에 따른 개체군 수용력에 대한 분석을 통해 230개소와 70개소에서 개체군의 수용 능력이 급격하게 감소함을 확인하였다. 본 연구는 환경계획 관점에서 서식지 면적 감소에 따른 삵의 환경영향을 평가하였으며, 삵을 보호하기 위한 최소한의 서식지 개수 및 면적 설정에 대한 의사결정을 지원할 수 있다. 이는 개발 프로젝트 전, 후 영향평가 및 저감방안 계획에 기초자료로 활용됨으로써, 저감방안의 실효성을 높여줄 수 있을 것으로 기대된다.

Determination of Optimum Threshold for Accuracy of People-counting System Based on Motion Detection

  • Objectives: A people-counting system measures real-time occupancy through motion detection. Accurate people-counting can be used to calculate suitable ventilation demands. This study determined the optimum motion threshold for a people-counting system. Methods: In a closed room with two occupants moving constantly, different thresholds were tested for the accuracy of a people-counting system. The experiments were conducted at 150, 300, 450 and 600 lux. These levels of brightness included the illumination levels of most public indoor areas. The experiments were repeated with three types of clothing coloration. Results: Overall, a threshold of 16 provided the lowest mean error percentage for the people-counting system. Brightness and clothing color did not have a significant impact on the results. Conclusion: A people-counting system could be used with threshold of 16 for most indoor environments.

THE EFFECT OF LEED CERTIFIED BUILDING ON THE SURROUNDING NEIGHBORHOOD IN NEW YORK CITY

  • The construction industry has introduced the Leadership in Energy and Environmental Design (LEED) rating system to promote objective evaluations of the sustainability of buildings. Three important values to consider when implementing sustainability are the associated environmental, social, and economic impacts. Recently, researchers have begun to investigate the real estate value of LEED certified buildings in terms of the rental cost, occupancy rate, cost per unit area, and resale value in order to better understand the economic benefits of the LEED rating system. However, the economic benefits also encompass economic effects such as the impact of LEED certified buildings on neighborhood real estate values surrounding the certified buildings. This research examines whether the enhanced real estate value of LEED certified buildings in New York City extends to surrounding commercial buildings, utilizing spatial analysis via a Geographic Information System (GIS) and the hedonic pricing method to derive meaningful economic relationships. The results provide practical insights into the economic effect of LEED certified buildings that will be of interest to city officials and planners, as well as the owners, developers, investors and other stakeholders of surrounding buildings.

대학 기숙사의 만족도 향상을 위한 시설관리(FM) 서비스 제안 (Suggestion on FM Service for Improving Students' Satisfaction on the University Dorm Facilities)

  • University dorm basically provides basic housing functions to students, however, it is very important in a sense that it provides students with various functions such as information exchange, cultural experience and learning environments as well. Additionally, continuous effort to improve users' satisfaction and living environments are needed due to the fact that physical environments of dorm facilities have higher impact on students. However, Many students are not satisfied with the physical environment of university dorms and also there is lack of systematic information whereas various functions are required by students. Therefore, the main objective of this research is to suggest the direction of FM services in order for improving students' satisfaction on the university dorm facilities in Korea. Precedent studies regarding the satisfaction or performance evaluation of dorm facilities have been extensively analyzed to extract the dissatisfaction factors that scored below the middle 50%. Secondly, for satisfaction improvement, Korean Standard for Facility Management(KS_FM) have been matched with those extracted dissatisfaction factors to suggest the direction of FM services by rules and regulations review and best practice studies. This research will be useful for university dorm facility managers in planning strategic FM and providing effective FM services to students.

A Study on the Decision Factors and Satisfaction of SMEs

  • Purpose: The purpose of this study is to identify the determinants of store occupancy based on the rental characteristics of small and medium-sized enterprises (SMEs) renting buildings across the country, and to analyze the satisfaction level after opening. Research design, data and methodology: The study conducted an empirical survey through questionnaires targeting individual business owners, corporate representatives, and executives and employees nationwide, including Seoul, Gyeonggi, and other metropolitan areas and provincial cities. Results: In this study, the most important factor that SMEs consider when deciding whether to rent a commercial building or office is financial characteristics, followed by management characteristics, location characteristics, building characteristics, and facility characteristics. In addition, management characteristics were found to have the greatest impact on rental satisfaction of SMEs, followed by financial characteristics, building characteristics, and location characteristics in order. Conclusions: Since the lessor cannot immediately improve the location characteristics or building characteristics, in order to increase the rental satisfaction of small and medium-sized businesses in a relatively short period of time, it is necessary to improve managerial characteristics such as prompt civil complaint handling and clean management of the building. In addition, it is analyzed that if the factors that can reduce the burden on the tenants are found in advance and reflected in the financial characteristics, the satisfaction of the tenants can be increased.

내풍설계된 초고층 철골중심가새골조의 지진응답 해석 (Seismic Response Analysis of Wind-Designed Concentrically Braced Steel Highrise Buildings)

  • The designer of a tall building even in moderate and low seismic regions should, in finalizing the desist consider the probable impact of the design basis earthquake on the selected structural system. In this study, seismic response analysis was conducted to evaluate the seismic performance of concentrically braced steel highrise buildings which were designed only for governing wind loading under moderate seismicity. The main purpose of this analysis was to see if the wind design would create a system whose elastic capacity clearly exceeds the probable demand as suggested by the design basis earthquake. The strength demand-to-capacity study revealed that the wind-designed steel highrise buildings with the aspect ratio of larger than five can withstand the design basis earthquake elastically by a sufficient margin due to the system over-strength resulting from the wind-serviceability criterion. The maximum story drift demand from the design basis earthquake was just 0.25% (or half the limit of Immediate Occupancy performance level in FEMA 273)

  • Recently, world-wide focusing on the interest for the reduction of greenhouse gas emissions associated with climate change and global warming, South Korea also has set up a national greenhouse gas reduction target and action plans seeking to achieve them. In particular, in the construction area, to encourage green building certification of the building and carbon labeling acquisition of building products, in order to reduce the environmental impact caused by the industrial activities have been in steady efforts. Therefore, this study estimates the life cycle carbon footprint of building construction materials applied to carbon emissions reduction technology and analyzes the results. Through the CO2 emissions analysis in construction phase and maintenance phase of the building, it provides basic resource for future research expansion and establishes a step-by-step whole life cycle carbon emissions reduction plan in new construction and existing buildings.

사수도에 번식하는 슴새의 둥지 사용률의 변화 및 집쥐의 포식률 (Variation in Breeding Burrows of Streaked Shearwaters Breeding in Sasu Island, and Predation Rates by Norway Rats)

  • The seabird plays an important role as one of the indicator species for the status of and changes within marine ecosystems. Therefore, the conservation of seabirds and their habitats is important for maintaining the structure and function of marine ecosystems. Biological invasions affect most ecosystems on oceanic islands. In particular, Rattus spp. is the invasive species with the greatest impact on the seabird population. Introduced predators, like rats, severely affect seabirds and endanger them worldwide. The breeding population of Streaked Shearwaters Calonectris leucomelas in Sasu Island is one of biggest seabird colonies in Korea, and the Norway Rat Rattus norvegicus is known as an alien predator in this island. In this study we investigated rates of burrow occupancy and breeding success of Streaked Shearwaters for 7 years, and the impact of Norway Rats on the breeding success of Streaked Shearwaters breeding in Sasu Island for 4 years. Our results show that the percentage of breeding burrows decreased according to breeding stage during several years in the monitoring period, and that predation by the Norway Rat was the main cause in hatching failures. Consequently, although our results indicate that their breeding population is not likely to decline, Norway Rats have been affecting the breeding status of Streaked Shearwaters on Sasu Island during the last decade.

행정중심복합도시 환경영향 분석 및 거주 후 평가 지표수립에 관한 연구 (Analysis of the Environmental Impact of the Multi-Functional Administrative City and the Establishment of the Evaluation Index after Residence)

  • 거주 후 평가 연구(POE)는 설계/시공/거주 등 전주기적인 관점에서 대상물의 기능적 요구 치와 만족도에 대해 측정하고 평가하는 방법 중에 하나이다. 신도시를 대상으로 POE 연구를 수행하고 있지만 행정중심의 대규모 신도시에 대한 연구 활동이 부족한 실적이다. 따라서 본 연구는 대규모 단위의 행정중심복합도시에 대해 거주 후 평가(POE) 연구 활동을 수행하였다. 1차적으로 본 연구의 절차는 행정중심복합도시지역의 현황 및 시사점에 대한 문헌조사를 실시하였다. 그리고 조사한 자료를 근거로 하여 행복도시의 주요 쟁점과 특이사항에 대한 행복도시 평가지표를 도출하였다. 이후 행복도시 거주자를 대상으로 450부(일반 거주자 391명, 행복청주부모니터단 22명, 전문가 집단 37명)의 설문 활동을 수행하고 도출된 자료에 대하여 각 모듈 별로 POE 분석을 실시하였다. 이 후 분석결과를 바탕으로 행복도시의 현황에 대한 문제점 및 개선사항 등의 시사점을 도출하였다. 이는 대규모 신도시가 자족도시로 확장 방향에 대한 근거 자료로 활용이 가능할 것이며, 향후 사회적 요구에 부응하는 행복도시의 발전과 개선을 위한 기초자료로 활용할 수 있을 것이다.

어촌·어항법에 따른 개발사업의 해역이용협의 대상사업의 범위 설정 개선방안 (Improvement of The Scope of Business Subject to Consultation on Utilization of Sea Areas for Developments According to the Fishing Village and Fishery Harbors Act)

  • 어항시설에 대한 해역이용협의 시 계류시설이 협의대상에서 정확히 규정되어 있지 않고, 항만시설과 규모에서 차이가 있으나 협의대상 규모를 동일하게 적용하고 있어 문제점이 나타나고 있다. 본 연구에서는 이러한 사항을 분석하기 위해 최근 2년간(2013-2014) 해역이용영향검토기관에서 검토된 어항관련 일반해역이용협의서 17건을 분석 후 세 가지 개선방안을 제시하였다. 첫째, 해역이용협의 대상사업 범위에 대한 재평가가 필요하다. 어항개발은 외곽시설을 포함한 계류시설 등 다양한 시설설치가 동시에 진행되기 때문에 기본시설, 기능시설 등을 모두 고려하는 등 해역이용협의 대상을 보다 명확히 해야 할 것이다. 둘째, 시설규모에 대한 조정이 필요하다. 그 밖의 어항시설의 경우는 공유수면 점용 사용 면적이 $50,000m^2$일 경우 일반해역이용협의 대상이나, 대부분 소규모 어항의 경우 항계를 초과하는 경우가 많아 대상사업의 범위가 과대하게 설정되어 있어 조정이 필요하다. 셋째, 해역이용협의에 대한 근거의 혼선을 해소하기 위해 협의대상을 명확히 할 필요가 있다. 공유수면 점 사용 허가 및 적용배제의 근거인 "공유수면 관리 및 매립에 관한 법률"과 "해양환경관리법"에 따른 공유수면 점용 사용과 관련된 협의대상 사이에서 나오는 불명확성과 혼란을 제거하기 위해 협의대상의 근거를 명확히 설정하는 규정이 마련되어야 할 것이다.
