Using Ridge Regression to Improve the Accuracy and Interpretation of the Hedonic Pricing Model : Focusing on apartments in Guro-gu, Seoul (능형회귀분석을 활용한 부동산 헤도닉 가격모형의 정확성 및 해석력 향상에 관한 연구 - 서울시 구로구 아파트를 대상으로 -)

  • The Hedonic Pricing model is the predominant approach used today to model the effect of relevant factors on real estate prices. These factors include intrinsic elements of a property such as floor areas, number of rooms, and parking spaces. Also, The model also accounts for the impact of amenities or undesirable facilities of a property's value. In the latter case, euclidean distances are typically used as the parameter to represent the proximity and its impact on prices. However, in situations where multiple facilities exist, multi-colinearity may exist between these parameters, which can result in multi-regression models with erroneous coefficients. This research uses Variance Inflation Factors(VIF) and Ridge Regression to identify these errors and thus create more accurate and stable models. The techniques were applied to apartments in Guro-gu of Seoul, whose prices are impacted by subway stations as well as a public prison, a railway terminal and a digital complex. The VIF identified colinearity between variables representing the terminal and the digital complex as well as the latitudinal coordinates. The ridge regression showed the need to remove two of these variables. The case study demonstrated that the application of these techniques were critical in developing accurate and robust Hedonic Pricing models.

The Impact of K-Beauty Search Volumes on Export and Tourism: Based on the Google Search and YouTube Page View (K-뷰티(K-Beauty) 검색량이 수출과 관광에 미치는 영향: Google과 YouTube 검색 데이터 분석을 중심으로)

  • This study analyzes Big Data to understand the economic influence of K-Beauty which is expected as a fast-growing industry. Because the content of K-beauty is mainly transmitted over the Internet, Big Data about K-Beauty in the database of online services can show interest and engagement in K-Beauty. The export volume of the beauty industry and the number of foreign tourist in Korea were used as dependent variables. The volume of Google search and the volume of YouTube page view were independent variables. According to the result of a multi-regression analysis, the volume of Google search of K-Beauty had a positive influence on both dependent variables, even after controlling for GDP (Gross Domestic Product) and distances between nations. When it comes to the volume of YouTube page view of K-Beauty, it had a positive relationship with the export volume of the beauty industry, whereas there was no significant relationship between the volume of YouTube page view and the number of foreign tourists. The result indicates that the content of K-Beauty has a significant impact on the beauty industry. Moreover, this empirical study shows that web search and YouTube search have a positive relationship with the economical aspect. These results can be used to discuss public relations strategy to promote K-Beauty industry.

Influence of the Existing Cavern on the Stability of Adjacent Tunnel Excavation by Small-Scale Model Tests (축소모형시험을 통한 공동이 근접터널 굴착에 미치는 영향평가)

  • Generally, when constructing a tunnel close to existing structures, the tunnel must be built at a constant distance from the structures that is more than width of tunnel to minimize the impact of interference between an existing structures and new tunnel. Spacing of these closed tunnels should be designed considering soil state, size of tunnel and reinforcement method. Particularly when the ground is soft, a care should be taken with the tunnel plans because the closer the tunnel is to the existing structures, the greater the deformation becomes. As methods of reviewing the effect of cavities on the stability of a tunnel, field measurement, numerical analysis and scaled model test can be considered. In the methods, the scaled model test can reproduce the engineering characteristics of a rock in a field condition and the shape of structures using the scale factor even not all conditions cannot be considered. In this study, when construction of a tunnel close to existing structures, the method and considering factors of the scaled model test were studied to predict the actual tunnel behavior in planning stage. Furthermore, model test results were compared with the numerical analysis results for verifying the proposed model test procedure. Also, practical results were derived to verify the stability of a tunnel vis-a-vis cavities through the scaled model test, which assumed spacing distances of 0.25 D, 0.50 D, and 1.00 D between the cavities and tunnel as well as the network state distribution. The spacing distances of 1.0 D is evaluated as the critical distance by the results of model test and numerical analysis.

Price Comparison between Online and Offline Distribution Channel: Differences of Store type, Product Category and Price type (온라인과 오프라인 유통경로의 가격비교에 관한 연구: 점포, 제품, 가격유형에 따른 차이를 중심으로)

  • The purposes of the study are two-folds. First, it analyzes how factors other than price(e.g. delivery service, saving point policies, free gifts) impact total price for various products and different types of stores. Second, it analyzes how to increase market efficiencies through price level, price differences, and the frequency of price changes for different shops, various products and different types of transactions. By analyzing the price level within different types of stores, there found that prices at on-line store were lower than off-line shops. It also found price differences between pure on-line, hybrid, and off-line store. Comparing prices by product size, there found that pure on-line shops have a lower price compared to others. The results showed that on-line store had lower price variation compared to off-line shops. When comparing pure on-line store to hybrid store, hybrid store had lower price variation. In terms of the frequency of price changes, hybrid stores had higher price fluctuations. In terms of total price differences for delivery distances, pure on-line store had great price fluctuation, excluding cosmetic goods. In conclusion, if we consider price level and price fluctuations, on-line store had more efficiencies and was superior in terms of price effectiveness. Hybrid shops, on the other hand, had greater advantages for seasonal goods and dominant products. Therefore, market entry strategies should differ based on order quantity, type of store(pure on-line, hybrid, off-line), product characteristics(seasonality, product life), etc.

Spacio-temporal Analysis of Urban Population Exposure to Traffic-Related air Pollution (교통흐름에 기인하는 미세먼지 노출 도시인구에 대한 시.공간적 분석)

  • The purpose of this study is to investigate the impact of traffic-related air pollution on the urban population in the Metropolitan Seoul area. In particular, this study analyzes urban population exposure to traffic-related particulate materials(PM). For the purpose, this study examines the relationships between traffic flows and PM concentration levels during the last fifteen years. Traffic volumes have been decreased significantly in recent year in Seoul, however, PM levels have been declined less compare to traffic volumes. It may be related with the rapid growth in the population and vehicle numbers in Gyenggi, the outskirt of Seoul, where several New Towns have been developed in the middle of 1990's. The spatial pattern of commuting has changed, and thus and travel distances and traffic volumes have increased along the main roads connecting CBDs in Seoul and New Towns consisting of large residential apartment complexes. These changes in traffic flows and travel behaviors cause increasing exposure to traffic-related air pollution for urban population over the Metropolitan Seoul area. GIS techniques are applied to analyze the spatial patterns of traffic flows, population distributions, PM distributions, and passenger flows comprehensively. This study also analyzes real time base traffic flow data and passenger flow data obtained from T-card transaction database applying data mining techniques. This study also attempts to develop a space-time model for assessing journey-time exposure to traffic related air pollutants based on travel passenger frequency distribution function. The results of this study can be used for the implications for sustainable transport systems, public health and transportation policy by reducing urban air pollution and road traffics in the Metropolitan Seoul area.

Optimization of PRISM parameters using the SCEM-UA algorithm for gridded daily time series precipitation (시계열 강수량 공간화를 위한 SCEM-UA 기반의 PRISM 매개변수 최적화)

  • Long-term high-resolution hydro-meteorological data has been recognized as an essential element in establishing the water resources plan. The increasing demand for spatial precipitation in various areas such as climate, hydrology, geography, ecology, and environment is apparent. However, potential limitations of the existing area-weighted and numerical interpolation methods for interpolating precipitation in high altitude areas remains less explored. The proposed PRISM (Precipitation-Elevation Regressions on Independent Slopes Model) model can produce gridded precipitation that can adequately consider topographic characteristics (e.g., slope and altitude), which are not substantially included in the existing interpolation techniques. In this study, the PRISM model was optimized with SCEM-UA (Shuffled Complex Evolution Metropolis-University of Arizona) to produce daily gridded precipitation. As a result, the minimum impact radius was calculated 9.10 km and the maximum 34.99 km. The altitude of coastal weighted was 681.03 m, the minimum and maximum distances from coastal were 9.85 km and 38.05 km. The distance weighting factor was calculated to be about 0.87, confirming that the PRISM result was very sensitive to distance. The results showed that the proposed PRISM model could reproduce the observed statistical properties reasonably well.

Spatial Distribution of Feeding Site and the Relationship between Density and Environmental Factors(Roosting Site, Road and Residence) of Cranes in Cheorwon Basin, Korea (두루미류 취식지역의 공간적 분포 및 서식밀도와 잠자리, 도로, 인가지역과의 관계)

  • We studied the influence certain environmental factors (proximity of roosting site, roads, and residential areas) have on the spatial distribution of cranes in the Cheorwon, Korea. Using a range finder and GPS, data were collected from January to February 2007 and were subsequently evaluated with ArcGIS. The size of the cranes' wintering habitat was estimated to be 7$76.9km^2$. Five hundred and fifty-five flocks of cranes were observed and detailed distributions were collected. Feeding distribution of the cranes showed clustered distribution, however, no tendencies of spatial autocorrelation were apparent. Adjacent regions with paved roads and residences showed lower densities than other areas. Distances at which paved roads and residential areas induced changes in feeding flock densities were 1500m and 1750m, respectively. Feeding flock density decreased with increased distance from roosting site. Feeding flock density of the two crane species did not increase as distance from roads increased, however, the density of individuals showed a significant increasing tendency with increased distance from roads. In both species, density of feeding flocks and individuals significantly increased with increasing distance from residential areas. In Red-crowned Cranes, the density of feeding flocks and individuals significantly decreased with increasing distance from roosting site, however, in the case of White-naped Cranes, there was an even distribution in density of feeding flocks and individuals.

  • A plant layout problem has a large impact on the overall construction cost of a plant. When determining a plant layout, various constraints associating with safety, environment, sufficient maintenance area, passages for workers, etc have to be considered together. In general plant layout problems, the main goal is to minimize the length of piping connecting equipments as satisfying various constraints. Since the process may suffer from the heat and friction loss, the piping length between equipments should be shorter. This problem can be represented by the mathematical formulation and the optimal solutions can be investigated by an optimization solver. General researches have overlooked many constraints such as maintenance spaces and safety distances between equipments. And, previous researches have tested benchmark processes. What the lack of general researches is that there is no realistic comparison. In this study, the plant layout of a real industrial C3MR (Propane precooling Mixed Refrigerant) process is studied. A MILP (Mixed Integer Linear Programming) including various constraints is developed. To avoid the violation of constraints, penalty functions are introduced. However, conventional optimization solvers handling the derivatives of an objective functions can not solve this problem due to the complexities of equations. Therefore, the PSO (Particle Swarm Optimization), which investigate an optimal solutions without differential equations, is selected to solve this problem. The results show that a proposed method contributes to saving the capital expenditures.

  • 'Movement' is an expanded concept of 'place' where people act, interact with one another and achieve a specific purpose at every moment. Wheelchairs, as a mobility aid, have a profound impact on improving the quality of physical and psychological well-being for the mobility disadvantaged groups who have mobility difficulties. Such mobility aids were developed mainly for outdoor activities, but in recent years, mobility aids for indoor spaces, the main living environment, are also being developed. Because indoor mobility aids generally move short distances repeatedly, this study examined the characteristics of lithium-ion batteries in short-distance driving of battery-powered wheelchairs and compared them with the characteristics of lithium-ion batteries in continuous driving. The result showed that the driving time for short-distance driving was 2.8% shorter than that of continuous driving. The current supplied to the motor was 15.4% higher for short-distance driving than that of continuous driving.

SNIPE Mission for Space Weather Research (우주날씨 관측을 위한 큐브위성 도요샛 임무)

  • The Small Scale magNetospheric and Ionospheric Plasma Experiment (SNIPE)'s scientific goal is to observe spatial and temporal variations of the micro-scale plasma structures on the topside ionosphere. The four 6U CubeSats (~10 kg) will be launched into a polar orbit at ~500 km. The distances of each satellite will be controlled from 10 km to more than ~1,000 km by the formation flying algorithm. The SNIPE mission is equipped with identical scientific instruments, Solid-State Telescopes(SST), Magnetometers(Mag), and Langmuir Probes(LP). All the payloads have a high temporal resolution (sampling rates of about 10 Hz). Iridium communication modules provide an opportunity to upload emergency commands to change operational modes when geomagnetic storms occur. SNIPE's observations of the dimensions, occurrence rates, amplitudes, and spatiotemporal evolution of polar cap patches, field-aligned currents (FAC), radiation belt microbursts, and equatorial and mid-latitude plasma blobs and bubbles will determine their significance to the solar wind-magnetosphere-ionosphere interaction and quantify their impact on space weather. The formation flying CubeSat constellation, the SNIPE mission, will be launched by Soyuz-2 at Baikonur Cosmodrome in 2023.
