Especially, community shared spaces in the elderly welfare housing plays an important role as a place for community and leisure activities that enhance vitality of elderly life. The purpose of this study was to investigate types, planning characteristics and actual utilization of community shared spaces in for-profit elderly welfare housing. Eight for-profit elderly welfare housing facilities in Seoul and Gyeonggi province were selected for this study and categorized into small-, medium- and large-scale facilities based on the number of housing units. Community shared spaces in the elderly welfare housing were classified into six space types: social space, education space, exercise space, medical space, convenience space and leisure space. Findings are as follows. Small-scale elderly welfare housing facilities with less than 100 housing units had fitness centers, clinics, restaurants, convenience stores and hobby rooms which were required by law. All community shared spaces were planned on a single level. Fitness centers was found the most frequently used while the other spaces were not used very frequently. Medium-scale facilities with 100 to 299 housing units had multi-purpose halls, libraries, swimming pools, indoor and/or outdoor driving ranges, physical therapy centers, saunas, karaokes and so on. Most community shared spaces were found frequently used. Large-scale facilities with 300 or more housing units had religion rooms, community halls, hair salons, pharmacies, etc. In most facilities, community shared spaces were planned in distributed locations.

  • This study is about the improvement of housing environment through the research and analysis on how district-level roads are used and what the residents want about housing environment. The results are as follows: 1. As a result of the research on space usage, we could get the conclusion that street furniture occupies much space in the district-level roads, and the main causes of the space usage problems are from cars. 2. Because much space is used for parking, the district-level roads supposed to be the place for the pleasant and safe housing is changing into the main cause of the housing problems. Therefore we should find how to prevent the housing environment from being deteriorated through pridicting the traffic generation of future residential area. 3. Most residents park their cars near their houses in the district-level roads. In order to solve this problem, we have to secure the parking space and guarantee the safe traffic by designing the road space efficiently in spite of the inconvenience.

Balcony expansion showed several phases according to the type of plan and function of balcony space and few residents chose expansion of all balconies. 2) The using behavior of balcony space was categorized by these various functions of balconies. It was also related to unit-plan type of apartment housing. These results can provide improvement guidelines for the balcony with the differentiation of design factors for residents.

For the 'practical' space, type of ceiling and window that give the visually open feeling, the user-oriented furniture arrangement that allows using the space efficiently. For the 'cheerful' space, the simple and natural effects should be produced by using closed space that stable. For the 'traditional' space, the natural fishing material having rough texture should be used. For the 'unique' space, the space contained the dynamic feeling by the diagonal or vertical line and the graphic expression in the wall. For the 'congenial' emotional space, basic is the symmetric, stable and simple space. On the other hand, for the material, small size, natural texture or typical and soft materials should be used. For the 'sensuous' space, the dynamic and vertical sense of space should be expressed by the type of ceiling. The most important elements for the space of 'gorgeous' sensibility, is the color.

  • The aim of this paper is to examine satisfaction of residents and preference on the outdoor space's design by multi-family housing complex scale. So we divide outdoor space into space for green land, space for physical training and play, space for walking and space for rest and landscape facilities. The major findings of this analysis are follows : Multi-family housing complex scale is the bigger, it is recognized by same ratio on specific outdoor space in housing complex that are space for green land, space for physical training and play, space for rest and landscape facilities. And space for physical training and play is found commonly into the poorest space in housing complex. Evaluation for resident's perception on outdoor space by multifamily housing complex scale shows that housing complex scale is the bigger, resident's satisfaction is the lower. That means that housing complex of large scale can't satisfy the diverse resident's demand.

And the survey of children's preference was used the 5 Likert scale. The conclusion of this study are as follows : First, generally, the design guidelines of housing area were provided to adult user, but the guidelines for children are limited at play space and park. So, the design guidelines of housing area must be provided by the children's opinion, pointment, and dissatisfaction. Second, children have the definite opinion and can point the preference about the outdoor space of housing area. So, children's opinion can not be bypassed in the process for planning of housing area. Third, children prefer the outdoor space that was furnished the facilities for convenience of the children's outdoor activities. So, exiting guideline of the outdoor space of housing area must improve to children.
