대구시 주거이동 결정요인별 선호주거지역 분석 (Empirical Analyses of the Relationships between the Factors of Residential Mobility and Preferable Residential District: The Case of Daegu)

  • We explore what factors influence the residential choice and mobility of people, and try to figure out the preferable residential district in Deagu. Household, housing characteristics, and neighborhood environments are considered as explanatory variables to predict the residential choice and the preferable residential district, and logit regression is used for the analysis. We found age, ownership, income, property, and education level as household characteristics, building age as housing characteristics, and accessibility to park and open space, public library and shopping mall as neighborhood environments are significant in determining residential choice of people whereas housing size, accessibility to elementary school, local market, cultural facility and gymnasium are not significant. These results imply people choose the residential district according to household characteristics as they did, as well as choose according to housing characteristics and neighborhood environments which are newly issued factors.

노인주택 계획을 위한 새로운 패러다임의 구축에 관한 연구 (A Study on Settling the New Paradigms for Planning Elderly Housing)

  • This study is about the ‘paradigm’ which works as a theoretical base for planning and managing elderly housing. For this purpose, this study surveyed published research works, and analysed the contents and the paradigms of the researches. This is based on the literature survey, and surveyed 66 research works published in the last 8 years. The result of the survey tells us that almost all of the research works done by Korean scholars are based on the rational approach to the design of elderly housing. They emphasize ‘functional rationalism’ ‘technical perfection’ ‘reasonable program’ ‘economy and market’, etc. However, such qualities as‘character of human being’ ‘depth of existence’ ‘identity of culture’ ‘speciality of place’are not emphasized. This means that paradigms used by Korean scholars are biased, and are far from the plural culture characterizing 21 st century. This study, therefore, analysed new paradigms appeared on the recent research works about housing environment, and suggests several new paradigms which would be essential for future planning of elderly housing.

농가 주거환경 평가 (Residents' Evaluation for Rural Housing Environment)

  • The purpose of this study was to identify factors related to residential satisfaction, and to examine the rural housing and village environment which enable to derive what should be considered in the future rural housing improvement. Data were collected by questionnaire survey in 11 rural villages - suburban rural area, plain rural area, intermediate rural area, mountainous rural area. The major findings are as follows: 1) The rural residents rather dissatisfied with'management/maintenance','economic value','facade'in housing level, The overall housing satisfaction level was just medium(neither satisfied nordissatisfied). 2) They also dissatisfied with'playground for children','education condition','medical facilities', 'market'in village level. The overa'll village satisfaction level was just above average(slightly satisfied). 3) Vrom the result of ANOVA test, there are no significant differences in residents evaluation for tiousing and village attributes among 4 rural areas. 4) Factor analysis identified six rural housing environmental factors:'inside utilities','housing size' 'aesthetic aspects','safety','privacy','outside utilities'. 5) For the rural village environments six important factors were derived :'public services','commercial convenience facilities','social interaction','environmental pollution','amenity','agricultural service facilities'.

  • 주택시장 통계와 관련된 국가 정보시스템들의 현황조사와 업무 프로세스 정립을 기반으로 실제 적용 가능한 시스템들의 매뉴얼 및 데이터 통합 가이드라인을 제시한다면 주택시장 구조 변화에 신속하고 정확한 대응이 가능할 것이다. 본 연구에서는 국가정보시스템인 건축행정시스템(세움터)과 주택공급통계정보시스템(HIS)을 대상으로 주택시장 통계고도화에 따른 데이터 통합 가이드라인 및 관련정보시스템의 업무 개선 매뉴얼을 제시했다. 각 기관들의 체계적인 자료 생성은 주택시장분야의 합리적이고 효율적인 의사결정을 도울 수 있을 것이라 기대한다.

Study on the Method of Analyzing Effective Demand for Housing Using RIR

  • This study aims to enhance the accuracy of effective demand analysis for publicly supported private rental housing by integrating the RIR into the traditional Mankiw-Weil (MW) model. Traditional models like the M-W model, which account for household income, housing costs, and household size, often fall short in estimating demand driven by large-scale development projects. By integrating the RIR factor, this study introduces a more accurate and practical approach to analyzing effective housing demand. Findings show that the modified M-W model incorporating RIR predicts effective demand with greater precision than traditional methods. This advancement allows developers to plan projects more efficiently and aids governments and local authorities in implementing more effective housing policies. Furthermore, the study assesses the real housing cost burden on households, elucidating their capacity to pay housing costs based on household size and income quintile. This information enables policymakers to design targeted housing support policies for specific demographic groups. Additionally, the research provides comprehensive policy recommendations tailored to various regions and housing types. Overall, this study lays a vital groundwork for the long-term analysis of the effects of economic changes and housing market trends on effective demand.

신도시 거주자의 아파트에 대한 주거가치가 주거만족과 고객충성도에 미치는 영향 -2기 신도시 사례를 중심으로- (Influence of New Town Residents' Housing Value of an Apartment House on Housing Satisfaction and Customer Loyalty -With focus on the 2nd term new town case-)

  • 최근 주택시장에서 신도시아파트의 주거가치가 미치는 영향력이 증가하고 있으나 주거가치가 고객충성도와의 사이의 관련성을 연구한 연구는 제한적이다. 본 연구의 목적은 주거가치, 주거만족, 고객충성도에 미치는 영향력을 분석하는 것이다. 본 연구를 통해 주거가치의 요인이 주거만족과 고객충성도에 어떻게 영향을 미치는지를 파악한다. 이러한 목적달성을 위해 519명 2기 신도시 거주민을 대상으로 설문조사를 실시하였다. 분석방법은 SPSS 21.0, ANOVA를 사용하여 기초통계, 신뢰도, 가설검증을 수행하였다. 연구결과는 다음과 같다. 첫째, 주거가치의 요인분석 결과 안전성, 사회성, 편리성, 경제성, 심미성, 안락감의 6가지의 요인으로 분석되었다. 둘째, 주거가치의 요인 중 안전성, 안락감, 편리성은 주거만족도에 유의미한 영향을 미치는 것으로 나타났다. 이것은 신도시 도시개발의 특성과 아파트의 자산개념을 반영한 것을 의미한다. 셋째, 신도시 주택구매자의 긍정적 주거가치와 주거만족도는 고객충성도를 증가시키는 것으로 나타났다. 이것은 현 거주 아파트의 주거만족이 클수록 거주자들은 자기의 친척이나 이웃에게 소개할 수 있음을 의미한다. 이 같은 연구결과는 결국 신도시 주택소유자의 주거가치와 주거만족도의 긍정적 전망이 주택시장을 더욱 활성화 시킬 것임을 시사한다.

한국의 국가채무 현황과 구성요인 분석 (The Analysis of the current state and components of Korea's National Debt)

  • 본 연구의 목적은 한국의 국가채무의 구성요소와 각 구성요소가 국가채무에 미치는 영향을 살펴보는데 있다. 통계청 국가통계포털에서 국가채무를 구성하는 요소로 일반회계 적자보전, 외환시장 안정용, 서민주거 안정용, 지방정부 순채무, 공적자금를 선정하여 검색하였다. 분석기간은 1997년부터 2019년까지 총 23개 연간자료를 이용하였다. 본 연구에서 정리한 자료는 각 구성요소별 전년대비 변동률을 이용하고 있다. 이를 이용하여 본 연구는 지표분석, 수치분석과 모형분석을 시도하였다. 상관분석결과 국가채무는 외환시장안정용, 공적자금 등, 서민주거안정용과 높은 관계를 보이고 있으나 지방정부순채무와는 무관한 관계로 나타났다. 국가채무는 지난 1997년 이후 외환시장안정용과 공적자금 등, 서민주거안정용과 동조화현상을 보이며 지속적으로 증가해 왔다. 2020년도 이후에는 코로나19로 인한 재난지원금 증가로 서민주거안정용과 공적자금 등에서 크게 증가할 것으로 예상되고 있다. 세계적으로 경제상황이 어려운 시점에서 우리나라도 국가재난 지원금의 사용으로 국가부채가 크게 증가할 것으로 보이지만 가능한 경제성장과 금융시장 안정을 위해 효율적으로 운용되기를 기대하고 있다.

자아정체성 개념으로 본 장소애착과 노인주거문화의 새로운 고찰 (A New study on place attachment and elderly housing culture as a viewpoint of self-identity's concept)

  • The average increase in life expectancy obtained as a gift of modern science cannot hold itself responsible for extended life's happiness. It admits of no argument that the necessity of social preparation for minimizing bad health and longevity of unhappiness to aged people who are in the state of these continuous growth. Recently, because of an aging trend, targeting on elderly housing expected continuous increased demand in housing market, this study is to comprehend it's characteristic and offer implications. For the characteristic of elderly housing, firstly it needs scientific analysis of related theory and analysis of statistical data. Also this study aims to look through and suggest an alternative included the special matters of Korean society with advanced foreign country's analysis of an alternative. And judging from economic characteristics of elderly housing to be presented as an important factor, choices of housing according to economic level are anticipated to show different forms. In future, to supply elderly housing, therefore, the introduction of the concept of housing providing various opportunity of choice is necessary. If studies proceed through expanded alternative, it is judged to be able to draw more varied results in elderly housing. Also, if going along with political dimension study, it is expected to offer more specific and effective solutions of the problem of elderly housing.

대학생이 희망하는 신혼부부주택의 조건 (The desire of undergraduate and postgraduate students newly married housing requirements)

  • With the rise in national GNP, there has been a surge in people requiring adequate housing. The most who are in need of adequate housing are fresh graduates who have entered the job market, and newly-wed couples. Given the current economic condition it is difficult for young people and newly-wed couples to find reasonably affordable accommodations. In response to this, the government is trying to formulate a new policy, with the aim of helping young married couples find decent accommodation in response to the housing shortage. Research was performed last July with the aim of looking at the differences between the newlyweds' expectation of the idealistic housing and conditions. Questionnaires were distributed to undergraduate and postgraduate research students to find out their requirements. The questionnaire investigated the social background and the condition of the inhabited area; housing type internal facilities; the space required for housing; interior finishing, and storage facilities. The survey results were analyzed using SPSS and found that the design of small residential areas, the space requirements of more diversified individualized areas were the most important concerns for undergraduate and postgraduate research students. From the study we hope this will form a foundation for the design of the future housing social stratum. It is hoped that the current results and conclusions of this survey will be of help for the korean community to provide a direction and a positive input in the future design of newly married housing.
