  • From an sustainable perspective, one unique characteristic of Open Housing is its ability to individualize variable elements (infill) from the permanent elements (support) in accordance with the residents' needs. Such environment-friendly elements of Open Housing can contribute to increasing the life span of the building, reducing the scope of reconstruction, and minimizing the amount of disposed building materials during demolition. The purpose of this research is to analyze the flexibility concept from a typological perspective, so that the concept of open housing can be better understood and its development can be promoted. The main method of this study was content analysis. Based on literature review of flexibility concept in a typological approach, a primary categories were established to describe the flexibility concept such as time for flexibility, scope, and the degree of openness. Subsequently each criterion was elaborated as follows: planning, supply, and utility in the time stage; internal and external flexibility in its scope; and fixed, semi-free, and free flexibility in its openness degree. This research exposes the lack of comprehensive knowledge of Open Housing caused by rather uniform features of previous studies. This research establishes and promotes a systematic approach for a more holistic meaning of Open Housing. This approach should contribute to the proper utilization and further development of sustainable housing.

In case of the canceled Housing Renewal district, at the time when the district are canceled, the residential environment has become already superannuated for more than 10 years but there is no follow-up plan to manage that problem so that the exact management plan for those neglected districts is urgently needed. Therefore, the purpose of this study is to analyze the aspect of change of residential environment after the cancellation and indicate appearing problems by conducting on the case of Canceled districts of Daegu Housing Renewal District. This study will be the first step to seek practical management measures for canceled districts, and on the basis of this, the research will become a precedent to seek the sustainable planning measures for the designation and management of Renewal Projects from now on.

  • Public housing problem became a major issue in each European country during the period of the reconstruction. This study focuses on the one of the major institutional policies in the public housing sectors in Europe during the second postwar period, specifically the INA (Istituto Nazionale delle Assicurazioni)-Casa in Italy from 1949 to 1963. Thanks to the financial Aid provided by 'Marshall Plan' of United States government, Italy initiated INA-Casa housing program elaborated and realized by minister of Labour, Amintore Fanfani. He was strongly influenced by catholic socialism and Weberian corporatism, and also had previously written theoretical studies on the subject during the Interwar years. The outcome of this policy had been devaluated for its Keynesian aspect as well as vernacular predominance in the architectural forms. On the contrary, this study focuses on themes such as continuity of politics before and after the Liberation, status of the architects and their will to social engagement, notion of quarter as 'self-sufficient community' and 'residential unit'. These factors will allow to comprehend the complex nature of the reality where different categories were involved to resolve the common housing problem.

  • Until today, rainwater management was processed without disposing the peak discharge, which was due to rainfall, to provide stability against flood damage. In this process, the natural hydrologic cycle changed quickly, and because of this, some problems that could harm human beings and the environment arose. These problems need to be addressed accordingly. One of the proposals was to carry out decentralized rainwater management through a natural hydrologic cycle on site, including utilization, infiltration, detention, and retention of rainwater. This study aims to set the direction of applicable decentralized rainwater management to housing complex in Korea. Therefore, spacial properties in urban housing complexes were analysed such as the impervious area-to-land ratio, the green area-to-land ratio, artificial land-to-land ratio etc. As the result of this study, when a housing complex was small and developed by reconstruction, the impervious area, artificial land, the green area in the artificial land-to-land ratio were high. So, direction of decentralized rainwater management of these housing complexes is available to utilize and detain rainwater. On the other hand, those of big housing complexes in land development district were low relatively. So, direction of decentralized rainwater management of these housing complexes is available to infiltrate and evaporate rainwater.

  • While reconstruction has been criticized since 1990 for its tendency of resource over-usage and negative impact on the surrounding environments, remodeling has begun drawing attention as its new alternative. Through examining the recent legal and systematic conditions such as Construction Law, Common Housing Administration Ordinance, and Housing Law, etc. this research analyzes problems on the current legal systems on remodeling, and it aims to suggest systematic and policy-driven schemes which could revitalize remodeling on its software and hardware sides. Careful consideration in regards to remodeling should be given from the initial design stage and throughout the maintenance stages of construction to achieve lengthy durability of buildings, and realization of long-term maintenance costs should also be pursued during this process. This will set in place the practice of remodeling in longer than 50-years intervals since the construction rather than the current 20 or 30 years.

In particular, the trend is being discussed about life cycle of the apartment houses in various aspects. However the Korean construction market and housing policy have been increasingly focusing on supplier. Structures become progressively obsolete after a certain period, but their durability can be extended with proper maintenance management. Accordingly, if maintenance management on the structures is made efficiently, waste of construction energy and damage to the environment and economic loss due to early demolition and reconstruction can be effectively prevented. Therefore, this study aims to suggest the user manual design for the efficient maintenance in apartment housing
