Individual-environmental Suitability Perceived by the Elderly, Residential Satisfaction, Structural Relationships between the Subjective Euphoria -Focusing on the Mediating Effects of Residential Satisfaction- (노인이 지각하는 개인-환경 적합성, 주거만족도, 주관적 행복감 간의 구조적 관계 - 주거만족도의 매개효과를 중심으로 -)

  • Developed countries have developed indicators of quality of life and are using them as indicators of policy decisions, and Korea is also developing and operating indicators of people's quality of life. One of them is a lifestyle-oriented SOC, a policy that aims to improve the quality of life of the people by improving living infrastructure. This study aims to focus on subjective happiness among people's quality of life. The elderly are a relatively marginalized class in the national policy, and this study aims to analyze the effects of the elderly's residential environment on quality of life, housing satisfaction, and happiness. The purpose of this study is to provide useful implications for urban planning and related policy making by examining the structural relationship of whether the individual-environmental fit perceived by the elderly affects housing satisfaction and subjective happiness, and by analyzing the mediating effect between housing satisfaction and subjective happiness. As a result of the study, it was found that convenience, comfort, and public welfare of personal-environment suitability affect housing satisfaction and subjective happiness, and housing satisfaction affects subjective happiness. Also, it was analyzed that housing satisfaction had a mediating effect in the relationship between comfort, public welfare, and subjective feeling of happiness.

  • Korea is moving toward an aging society faster than the other advance countries such as the U.S. and France. Such aging phenomena are posing greater problems in rural areas than in urban areas, and particularly, decrease in productivity caused by aging population leads to economic difficulties and hinders the improvement of housing life. The purpose of this research is to examine and identify the housing conditions of the vulnerable in rural areas and to present ways to improve the elderly housing and the housing environment in rural areas and to provide basic data for materializing the policies to enhance the quality of life. The results of this research are as follows. First, the elderly in rural areas were found to receive relatively smooth supports for services related to clothing and food through the government and social organizations. But for the housing problems, it was found that there were not any supports. Second, the poor housing environment may cause diseases to the elderly with weak immunity, so ways to remedy these problems are urgently needed. Third, the vulnerable in rural areas can hardly bear the burden of improving the housing environment, so supports from the government and social organizations are needed. Fourth, ways to support the vulnerable such as households receiving basic living subsidies and to support the poor who are not receiving such subsidies should be explored.

A Comparative Study of Perception on Management Services Between Management Staffs and Residents of Permanent Rental Housing from the Perspective of Welfare (영구임대주택 관리업무 및 운영실태에 대한 관리자와 입주민의 의식비교)

  • In recent, the concept of management is emphasizing the aspects of social welfare, especially in permanent rental housing that most of the residents are very low income households. Although the quality of service for the residents of permanent rental housing was improved comparatively, it still needs to continually change in response to the needs of residents. To figure out the better way of supporting the service for the residents of permanent rental housing, this study examined the role and function of management office and compared perception on management services between management staffs and residents of permanent rental housing. Based on the in-depth interview with 5 managers of permanent rental housing, two types of survey questionnaire (residents/staffs of management office) were developed for the research purpose. A sample of 89 management office staffs and 111 residents were used for the data analysis. Most of the respondents recognized the need of a cooperation system among management office, social welfare center, and residents for providing better management system and welfare service.

Analysis on Results evaluated by "Housing Performance Grading System" in Korea (주택성능등급 인정 사례의 부문별 평가 결과 분석)

  • The government is enacted "Housing Performance Grading Indication System" from qualitative housing supply policy and performance of housing under the background of looking for new plan to secure good housing stock and housing performance. This system consists of 5 main performance section, 14 performance categories and 20 detailed performance items. 5 main performance parts are sound insulation related grading(Light-weight impact sound insulation, heavy-weight floor impact sound insulation, noise emission in bathroom, airborne sound insulation for wall between units), Long-life housing related grading(flexibility, remodeling & maintenance, durability), environment related grading(landscape, indoor air quality and ventilation, energy performance), Living environment related grading(common resident facilities such as playground and consideration for the socially underprivileged such as the aged), Fire fire prevention grading(fire fire prevention). The purpose of this research is to analyze characteristics and assessment results of 20 detailed performance items on "Housing Performance Grading Indication System" which was enforced 240 cases from Jan 9th, 2006 to Sep 30th, 2010. The analysis of approval condition of detailed performance items will be important comments for understanding the current domestic level and development of technology.

A Study on the Changing Trends of Community Spaces in Apartment Complexes in the National Capital from 1960s to 2007 (1960년$\sim$2007년 수도권 아파트단지의 공동생활공간 변화 과정)

  • The purpose of this study is systematically to examine the changes that have taken place to the community spaces of apartment complexes in the national capital region of Korea. The methodology used in this study entails analyzing existing research and case studies carried out on this subject matter. Prior to these case studies, an existing study had been made of the chronological changes in policy, related laws and regulations in Korea since the 1960s. This case study presents the component ratio and systematized present situation of community spaces in twenty-two apartment complexes. An analysis of the researching process has revealed the following important factors related to the changes that have occurred in community spaces in apartment complexes. (1) Apartment complexes were originally developed in the 1960s to ease the housing shortage. Because the priority was to solve the housing shortage, community spaces were not widely considered or developed. (2) The standard of community spaces was established as mandatory by law in the 1970s, resulting in the emergence of various facilities that provided community spaces. (3) In the 1980s, various design competitions for apartment complexes were conducted as an attempt to improve residential environments. This process resulted in the development of new characteristic of subsidiary facilities. (4) During the period when housing problems were being addressed in the 1990s, the Community Service Center was added to the welfare facilities for residents. (5) Recently, during the 2000s, an improvement in residential environments has evolved due to the expansion of housing supply and economic growth. The quality of community spaces has therefore improved from the 1960s onward. This study revealed that policy and related laws regarding community space in Korea have been developing in a suitable direction and that the addition of various facilities to community spaces has improved the quality of living environments.

Effects of Tethering and Loose Housing on the Meat Quality of Hanwoo Bulls

  • This study was carried out to investigate the effects of housing system on the carcass and meat qualities of Hanwoo (Korean cattle) bulls. Fourteen 6 months-old male calves were randomly divided into two groups. The first group was individually tethered using double neck-bar tethers. The second group was collectively loose-housed in the pen. They were raised for 15 months prior to slaughter. At 24 h post-slaughter chilling, the carcasses were weighed and evaluated by official grader for carcass traits. At 48 h post-slaughter chilling, the M. longissimus at the $12-13^{th}$ thoracic vertebra from each carcass was collected and stored at $4{\pm}0.2^{\circ}C$ for 7 days for meat quality analysis. There were no significant differences in dressing percentage and carcass yield index between groups. Meat from loose bulls had lower marbling score (p<0.05) and fat content (p<0.01) but higher PUFA concentration (p<0.001) than that from tethered bulls. There were no significant differences physical and sensory properties, aroma pattern, TBARS value, metmyoglobin concentration and CIE color values during refrigerated storage between groups. Compared to tethering, loose-housing bulls produced lower fat content and healthier meat without different physical properties, acceptability, and lipid and color stabilities.

Determinants of Housing-Cost Burden among Subsidized Households - A Comparative Study between Public Housing Residents and Housing Choice Voucher Recipients - (주거복지정책 유형별 주거비 부담수준 결정요인 분석 - 공공임대주택 거주가구와 주거급여 수급가구의 비교연구 -)

  • The government has implemented housing welfare policy to ease low-income households' housing-cost burden and improve their quality of life. However, public housing residents and housing choice voucher recipients still show a high level of housing-cost burden. In this regard, this study aims to provide policy implications for current housing welfare policy by analyzing and comparing the factors that determine both subsidized and unsubsidized households' housing-cost burden. For the empirical analysis, this study uses "2017 Korea Housing Survey" and divides groups into public housing residents, housing choice voucher recipients, and unsubsidized low-income renters. We compared the level of housing-cost burden by employing t-test and chi-squared analyses and the factors affecting the housing-cost burden by employing logistic regression analyses between the three groups. According to the empirical analysis, the housing cost is the most burdensome for the housing choice voucher recipients group, followed by the unsubsidized low-income renters and public housing residents. In addition, the factors affecting housing-cost burden are different between the three groups. In case of public housing residents, housing characteristics usually affect the housing-cost burden. For housing choice voucher recipients and unsubsidized low-income renters, both housing and household characteristics influence the housing-cost burden. Looking at the detailed factors, except for the housing tenure and regional average rents that are common factors for all groups, the amount of deposit is an important factor for public housing residents, and household employment status is an important factor for both housing choice voucher recipients and unsubsidized low-income renters. The policy implications of this study are as follows: First, it is necessary to review the blind spot of the current housing welfare policy. Second, a comprehensive review of the housing choice voucher program is required. Third, it is necessary to make policy efforts to ease the level of housing-cost burden for renters. Fourth, a program is needed for those public housing residents who need a deposit support. Fifth, there should be further assistance with public housing for the poorest people.

Identifying the Pattern of Furniture Possession of Bedrooms in 3 Bed-reem Apartment of Korea (한국 3침실형 아파트의 침실공간 가구보유패턴 연구)

  • During last 4 decades of industrial development, apartment has been rapidly disseminated throughout the nation. Its main progress, however, only appeared in quantity, not in quality. To promote housing industry in more way and to enhance peoples' life quality through the better housing environment, housing plan should be based on living items including furniture, appliances and etc. Not enough research has been done to find out living items for better house plan development and furniture design. Among living items, furniture reflects both directly and indirectly people's lifestyle and way of living. This study attempted to find out the pattern of furniture possession which people own in their bedrooms. An in depth questionnaire survey of 600 households was carried during the year 2000. A variety of patterns were found which indicated diverse living conditions within a very similar uniform multifamily apartment complex. The result of this study will be helpful to understand the living conditions in a more systematic way and to generate new concept for both residential unit plan and furniture design.

  • This study is to suggest a strategy and trend of products development by major construction companies to form a trend and to set the trend in housing market through investigation about brand image campaign for TV ad, individual design items, result of products development and special plans. It is the strategy for products development of construction companies surveyed to be divided into five kinds. First, the change from in the unit to outside. Second, centralization of design powers about products development through submit and the wining of a prize in the domestic & foreign design fair to publicize a excellent quality in a roundabout way. Third, reinforcement of service for support the habitability and design manual for secure uniform quality. Forth, investment in the environment-friendly housing and new recycling energy. Fifth, reinforcement of organizational power for improving production capability.

A Study on the Effect of Brand Value Through Residential Satisfaction for CRM of Home Builders (주택건설업체의 CRM에 의한 주거만족도가 브랜드가치에 미치는 영향)

  • Purpose: This study can provide a strategic advantage for the marketing information of CRM of apartment provider microscopically. It is also expected to contribute to policy for public housing supply in the macro. Methods: This study is contained theoretical research on CRM & Residential Satisfaction & the brand of Apartments with the search for prior literature. Establish a research model to derive a hypothesis. It performs measurements aimed at an apartment tenant. After the test the hypothesis proposes a conclusion. Results: CRM activity of the housing construction companies is confirmed that a significant positive influence on residential satisfaction and brand value. Conclusion: Housing construction companies through improved residential satisfaction have on the growth strategy that takes the brand value in regardless of environmental factors. it is necessary to focus on CRM activities.
