  • This study was designed to clarify housing satisfactions as one of the housing problems in quality. The major purpose of this study was to find out the variables related to housing satisfaction. Following items are analyzed: 1) Concept about housing satisfaction. 2) Relations to housing expectation, aspiration, value. 3) Relations between housing satisfaction and housing reconstruction and mobility. 4) The variables related to housing satisfaction.

Social Cohesion of Public Rental Housing Residents in Seoul - Community Activities and Cultural Influences - (서울시 공공임대아파트 커뮤니티의 사회적 결속력에 관한 연구 - 단지 내 커뮤니티 활동과 주거문화 특성을 중심으로 -)

  • In line with the previous study on the level of social cohesiveness of public rental housing communities in Seoul, this study investigated the community activities as a result of community cohesiveness and identified the cultural influences on the cohesiveness of the same case study areas. In general, there was relatively more active and voluntary participation of the residents in the community activities in the housing estates with higher social cohesiveness. The four communities were active in reporting community problems to the housing managers, greatly relying on the housing managers to solve the problems. In addition, mutual aid and community self-help were facilitated mainly through the activities of women's associations. However, small membership of community organisations and occasional disputes between the community organisations and estate managers, and among the community organisations themselves, seemed to have hampered the positive effects of the social cohesiveness in the case study areas. In terms of the cultural attributes, coexistence of collectivism and individualism, consideration of neighbourliness as an ideal social norm, incorporation of the neighbourhood environment into the housing estate environment and extensive use of outdoor public spaces were found.

A Study on the Causes of Failure of the 'Failed' Modern Housing Projects ('실패한' 근대 집합주거의 실패요인에 관한 연구)

  • This research is an effort to clarify the causes associated with the 'failure' of public housing projects built in the 20th century. Two of the most brutal symbol of failure were selected: the Pruitt-Igoe built in St. Louis, U.S.A. and the Bijlmermeer in the south of Amsterdam, Netherlands. Many critics have attributed the problems of the selected housing projects to architectural failure, and proposed a series of new approaches to architectural design. The claim that many housing projects 'failed' because they were based on an agenda for social reform, derived from the ideas of the CIAM, presupposes that architects were in the position of authority over providing housing for the poor. This research tries to overturn the belief of architectural community which has placed the responsibility for the failure of public housing on designers. The sense of isolation and powerlessness felt by the residents, and the social problems attendant on those feelings, may be reinforced by design but is not caused by Modern Architecture. It should be stressed that the political-economic and social context is more significant than the architectural design for the failure of public housing projects such as the Pruitt-Igoe and the Bijlmermeer.

  • This paper is a study of rural settlement and housing planning in North-Korea. All the housing facilities belong to the government in North-Korea. which leads to the system in which the North-Korea government controls all the housing problems. The North-Korea government actively engages in the settlement of housing problems have close relations with and effects on the urban housing ones. The government has designed to make the rural areas self-sufficient in matters of the rural housing arrangement. They try to make an axis in the middle of each village uniformly and heighten its symbolism of the rural. They place all the symbolic structures in the center to express the ideas of the ruler's. thus making the whole village a study hall where the villagers are forced to learn the ruler's ideas as a way of brainwashing the people.

  • Globally, the issue of aging populations has become a significant one, and while Korea is not yet in the same position as many other countries, it has been changing rapidly into an aged society. Korea will be an aged society and this will increase the problems which are associated with an aged society. So we are in the urgent situation of looking the solutions for aged society problems. On this theme, a society which is rapidly aging has a growing interest with developing solutions for suitable elderly housing. A possible model of elderly housing which accomplished this is shared housing. Shared housing is more integrated in local society, and is designed like a small-scale house concept. Also as it provides benefits for social, economical and practical to the continuance of independent life, the shared housing which gives the possibility of sustainable life in the local society is a unique housing type and not only an extension of a housing community, but also it an alternative plan of social integration. This study is one of the methods for the proposal of an alternative plan for the sustainable housing using a small group workshop. It aims to understand the housing preferences of seniors and introduce various shared housing types to a low-income senior group and offer new information of the shared housing for the future. So I give the source that senior could think about their housing plan and what is housing preference type. I anticipate that the better elderly environments, facilities and service to the elderly shared housing development in the future.

  • Korea has been striving for the development of the nation in various aspects. It will also have to make an effort for its continued development in the future. The problems of low-income groups that occur in those processes cannot be simply ignored now. It is needed to provide an equal opportunity to low-income groups so that they can be part of the society. The cycle of economic problem should be disconnected through this process. Farm-Housing is one of the solutions to this problem. Its purposes are not only to provide residence in the complex, but to gain income through various activities, such as production, distribution and consumption, and solve part of the economic problems of the people living in the Farm-Housing. To sell the products of Farm-Housing, the neighboring cities need to be designated as a hinterland. For this reason, Farm-Housing needs to be located in the suburban area of large cities. However, the current laws and policies make it difficult to construct Farm-Housing in suburban areas. Presenting plans to solve such problem is the purpose of this paper.

  • At present, there are many companies that can produce modular housing. However, if the housing projects are conducted without design standards and principles, each company will supply housing according to its own design standards, resulting in a loss of opportunity to promote standardization at a national level. Korea's modular construction technology is still in its infancy, and there is a lack of MC design applications due to the limited construction market. In recent years, however, related R&D has been carried out by the Ministry of Land, Infrastructure and Transport in order to activate modular construction. As a result, test-beds for public rental housing are currently being built, and the public rental housing applied with the modular construction method is expected to spread in the near future. In this regard, this study seeks to promote more economical and efficient production and supply of modular housing. To this end, it investigates the current status of modular construction, analyzes the problems and proposes a serious of MC design standards as part of the design standardization and open system for modular housing industry to solve the problems.

A Study on the Problems with Local Housing Association Business ane the Improvement Measures: Focusing on Integrated Changwon City (지역주택조합 사업의 문제점을 통한 개선방안 연구: 통합 창원시를 중심으로)

  • This research is to investigate the concept of Local Housing Association, and stepwise implementation procedure, through the theoretical consideration, and then to find out overall problems happening in the process of pushing ahead with Local Housing Association, including problems in the corresponding business stage, based on the cases of Local Housing Association that have been appearing in Changwon areas, Gyeongnam, and to present legal and policy directions for solutions to it, based on it. First, regarding improvement measures at the stage of promotion committee, it is necessary to introduce the system to report the establishment of promotion committee to cities, provinces, and districts under the jurisdiction of the location of overall business, for the establishment of association. In order to secure the professionalism of promotion committee, it is necessary to enforce those members to receive education and training for a certain period, and improve the system to post on Website or through public notices. Second, regarding improvement measures at the stage of the approval of establishment, Local Housing Association have difficulties in replacing members and joining new memberships, after getting the approval of the establishment, which can put the brake on business operation. Finally, in order to prevent crime actions, such as embezzlement or breach of duty, in advance, it is necessary to establish the institutional system that allows every member to check details of business fund. It is expected that this research would minimize side effects incurred by Local Housing Association System and help Local Housing Association take full institutional responsibility and play an axis of housing supply policy.

Analysis the Problems of Application and Design Proposals for Use of Terrace-House on Hilly Sites (구릉지 활용을 위한 테라스하우스 적용의 한계와 계획방향)

  • The purpose of this study is to find how to use the terrace-house which can protect development thoughtless for the environment of hilly sites and make good hilly residential area. But there are some problems not to be able to apply terrace-house on hilly sites under such korean circumstances. So, to find these problems, it is analyzed different things between terrace-housing and high-rise apartment housing. This analysis finds some reasons why terrace-houses can't be applied in korea. Of these reasons to interrupt application of terrace-house, this study is to solve problem of density and to suggest the design proposals considered by habitability.

  • Under the guise of a residential environment improvement, distendedly designated Pre-Housing Renewal districts and Renewal Districts by Basic Plan for Renewal Projects are not promoted and leaved for a long-term so that residential problems have become worse. In case of the canceled Housing Renewal district, at the time when the district are canceled, the residential environment has become already superannuated for more than 10 years but there is no follow-up plan to manage that problem so that the exact management plan for those neglected districts is urgently needed. Therefore, the purpose of this study is to analyze the aspect of change of residential environment after the cancellation and indicate appearing problems by conducting on the case of Canceled districts of Daegu Housing Renewal District. This study will be the first step to seek practical management measures for canceled districts, and on the basis of this, the research will become a precedent to seek the sustainable planning measures for the designation and management of Renewal Projects from now on.
