A Study on the Design criteria of Steel Unit House for the Open System (유닛 모듈라 주택의 설계자동화를 위한 기초 연구(II) - 유닛간의 결합/배치/평면구성 원칙을 중심으로-)

  • Precast Concrete apartments were main stream of domestic industrialized housing around 90's , and Steel Houses applying Steel Stud technique with light weighted steel have been dominant portion since 1995. On the other hand, various building techniques including Steel Stud method and highly prefabricated and industrialized Unit method are prevailing in developed countries like Japan. Steel Stud and Unit Box have their own merits and demerits, but the more crucial aspect is that the constant design standard should be applied in each design procedure. It entails the necessity of industrial housing development on the Open System basis. In this study, the design standard for Unit house will be established coping with the established preparing standard for design specifications defined by Architectural Law and Promotion Law of Housing Construction. That is for design standard of industrialized private housing on the Open System basis.

  • In order to ensure the housing stability of homeless people who living in the information society, the Korean Housing Lease Protection Act was enacted as a special law of Civil Code in March 5, 1981, Law No. 3379. And until January 6, 2015 there were 15 times revisions. In the meantime, many issues have been resolved by legal revisions through several times however, it is true that many problems are exposed after enforcement because processing without sufficient review of legislation. Among them, at the 1st revision in 1983 the purpose of Article 9 for lease succession was admitting succession to a spouse who has no inheritance rights. Then it can protect common-law relationship and on the other hand protect the residential life of a spouse. But many questions have been raised. Therefore, in this paper, analyze the problem of lease succession carefully, proposes an improvement to contribute to the residential stable livelihood.

In this study, the design standard for unit house will be established coping with the established preparing standard for design specifications defined by architectural law and promotion law of housing construction. That is for design standard of industrialized private housing on the open system basis. This study attempts to propose the design automation, with the method of unit construction of which the rate of pre-fabrication is the biggest, that can cope with the demand of user on the basis of open-system. Ticky-tacky is the biggest technical problem in suppling industrialization housing. Therefore, we will suggest a basic plan for design automation of unit modular housing which can raise the productivity of industrialization housing by applying open system, utilized by DB of component and unit, and solve the problem concerned about ticky-tacky.

An Exploratory Study of Strata Residential Properties Problems in Peninsular Malaysia and How They are Resolved (말레이시아 주택의 구분소유권에 관한 탐색연구)

  • This study identifies the common problems faced by the owners of strata titles, the Management Corporation, the Joint Management Body, the Commissioner of Building (COB) as well as the Managing Agent being the stakeholders in managing strata properties. The methods employed are qualitative in nature. Analysis is done based on reports published by the relevant authorities dealing with strata residential properties as well as the case law as reported in the two leading journals in Malaysia such as the Malayan Law Journal and the Current Law Journal. The types and nature of problems are derived from the annual reports. The extent of the problems is determined based on the figures and supported by observation and interviews with the COB, being the agency directly involved in overseeing and monitoring strata properties management. The findings show that a substantial number of problems exist in the management of strata properties despite a law that allows the owners to self-managed their own properties. Having stated the status quo concerning the problems, the study also looks at the various means of resolving disputes as exist under the Malaysian housing system. The study proposes that alternative dispute resolution (ADR) modes are more appropriate in ensuring the sustainability of strata living and management.

The Comparison of Apartment Management System Between Korea and Japan (한국과 일본의 공동주택 관리제도 비교)

  • This research is carried out to inspect the Apartment Management System of Japan, to examine the similarities and differences between the Korean Apartment Management System and the Japanese Apartment Management System. First, as the basis law of apartment management, there exists the Building Unit Ownership Act, the Promotion Law fur Adequate Mansion Management of Japan, the Housing Law, Housing Execution Law and Rule of Korea. Second, the Association of Apartment Owners, an organization of owners of apartments in Japan and the Commission of the Representatives of the Occupants in Korea become the subject of maintenance. The Japan structure is made of the Assembly, the Director and the President. The Korean structure is made of Regular and Temporary Conferences and elected Officers(1 president, at least 2 directors and at least 1 inspector). The Commission of the Representatives of the Occupants and the Organization of Owners of Apartments make bylaws and diverse maintenance rules. Third, the foremost reason why the Korean structure of maintenance of apartments is less efficient than Japan is because of the small number of people dispatched to the living-environment maintenance team and their short terms. It is necessary to grow professionals related to this sector and to have enough public servants that specialize in this. Fourth, although it is compulsory to make long term plans for maintenance based on the Housing Law, because the reserve fund is decided by the maintenance rule(with no compulsory standards of reservation) of each apartment, it is difficult to reserve an adequate amount of reserve fund. So as in the example of the state of Hawaii in America, based on long term plans for maintenance, an execution rule of the Housing Law should be made which enforces to reserve at least 50 percent of future maintenance expenses.

  • The objectives of this study are to illustrate an alternative housing type responding to the social requirements and customers' needs, to suggest the improvement plan for the related laws and regulations through survey of the actual condition for housing buildings such multi have been raised in classification due to that the existing law systems including the current use classification of residential buildings have been defined unclearly. Especially, various social problems have yielded in line with emergence of the housing type which is not legally classified as residential however used for the living purpose practically. Current zoning planning and related law system have rigidity. So, It is required to introduce a flexible classification system which protects the residential environment based on the housing purpose, function and habitability and provides correspondence between residence and ownership/management method. The legal classification system should be revised in a way that the housing use classification corresponds with the zoning system through breakdown of the use classification system

A Study on the Right to Housing in International Human Rights Laws and Instruments (국제인권법 및 인권규범의 주거권 규정에 대한 연구)

  • Today human rights are the most complex and prominent issue in the system of international law, and the right to housing(housing right) is also recognized as a basic human right in the international human right instruments including the Universal Declaration of Human Rights. This study targets to comprehensive review of the housing rights provisions with 85 international human rights laws and instruments. And the contents and characteristics of housing rights are analyzed with categorization based on housing rights in general, housing rights of workers, socially vulnerable groups, international regional organizations. Housing right takes also the features of universality, indivisibility, interdependence, and right to adequate housing should be interpreted with holistic view including legal security of tenure, accessibility, affordability, location beyond ensuring just a physical housing space. Approaches to the housing right comprehensively reflect the view of the right to development, the perspective of gender equality, the principle of non-discrimination, the participation rights, and orient the housing right should be seen as the right to live somewhere in security(safety), peace and dignity.

  • This study focused on the suggestion that is improved alternation with relation to construction item & assurance term in order to deal with the assurance conflict efficiently which have been happened in the apartment housing. To correspond to this purpose of research, as a first step, we introduced the add item & sub item of construction work on the basis upon construction specifications of the number of 17 on housing law as a alternation of the defects assurance construction item that is necessary to correct as soon as possible. As a second step of the research, we did cross analysis & compare the result of defects happened to the apartment housing complex of 293 with the defect' rate of construction work excepted from the supervisory item, and main performance estimation items in the HPGS(House Performance Grading System), and analysis results introduced from question survey. As the result of this research work, we became to reflect the improving schemes on the housing Law the year of 2007.

  • Recently as the rapid increasing of the elderly, silver housing has grown up. Though much fire evacuation and safety law, fire accident is most dangerous problem in our society. So this study is the purpose to analyze evacuation safety in urban silver housing of floor planning by corridor types using human behavior simulation. The methodology of this study is 'Literature Review' and 'Simulation'. This study has been carried out on silver housing's definition, types, fire safety theory and relation law. To proof evacuation safety, this study measured escaping time, longest distance, and bottleneck counting using human behavior simulation. This study use game engine simulation program to analyze 6 corridor types experimental model. As the result of simulation, this study compare between ASET and simulation result. The result come down to 3 part. First, double loaded corridor type is the most dangerous on urban silver housing. Second, Safe shelter's location and number cause increasing of escaping time. Lastly escaping time is influenced by behavior of agent, bottle neck strike frequency.
