광주 지역 노후아파트 리모델링을 위한 계획 연구 (A Study on the Remodeling Plan of Old-Aged Apartment in Kwang-ju)

  • The purpose of this study is to investigate remodelling that meets the characteristics, intention and needs of antiquated apartment in Gwangju. For this study, firstly, we observed the current status and residents of old-aged apartments and attempted interview. Secondly, we used ethnographical interview of participating and observation methods based on cultural anthropology. The needed for this study was obtained by the questionnaires with 273 answer sheet. The data analyzing method was the statistic program SPSS. This study targeted more than 10-year-old seven apartment complexes which had above 10 stories. In respect of other needs of remodelling, it was very difficult to obtain uniform remodeling on which the whole residents agreed. As old-aged apartment could not be remodelled uniformly, remodeling types should be specified according to different complexes, buildings and units. Joint plans should be prepared for buildings or common space according to different steps of aging before joint remodelling and houses should be individually or jointly remodelled after joint plan is prepared. Current apartment remodelling is designed to increase economic values, but remodelling is more necessary for the residents with low-income. So, financial burden should be minimized and gradually remodelling apartment for improvement of residential environment is to be preferred.

일본 육아지원 공동주택 인증사례의 계획요소 특성에 관한 연구 - 일본 요코하마(橫浜)시의 사례를 중심으로 - (A Study on the Characteristic of Architectural Planning Elements of Child Care Support Apartment in Japan - Focused on the Cases Located in Yokohama City -)

  • The purpose of this study is to analyze the contents and assessment items in the certification criteria for Child Care Support Apartment program in Japan that is implemented mainly by local authorities with a view to provide information that could be used as reference in enhancement of the residential environment. For this purpose, the architectural planning elements for individual residence units and the public spaces of the Child Care Support Apartment Certification programs in effect in Yokohama city were identified and analyzed. In spite of the recent trends in Korea, in which the residential services are more diversified and segmented in consideration of the needs of the residents and the increased interest in child care in general, the literatures that addressed the direct relationship between childbirth and residences are scarce, and it is anticipated that the result of this study would be of contribution to provide a hint in direction for improvement of residential environment with child support programs.

공동주택의 유지관리 론 프로그램 구축방안 (A Study on Loan Programs for Maintenance of apartment houses)

  • Korea owns vast amount of apartment houses no less than those of world prominent countries, but did not pay enough efforts to maintain existing apartment houses and develop policies to reuse them due to growth driven policy of housing supply like construction of new houses. Korea constructed tremendous amount of houses in short period through government led forced house supplying policy, and resulted in excess houses such that present house supply rate happened to be reaching 110%. However, recently there are growing demand of change in housing policy due to social environmental changes like low birth rate and aging of society etc and nationals' demand for improvement of residential quality. When such social changes are demanded and 80% of apartment houses in Korea are less than 20 years old, renovations and remodeling of apartment houses are anticipated to emerge as important matter. In particular, the apartment houses in Seoul and the 1st generation new cities like Bundang and Ilsan etc have passed considerable period of time after construction and require safety measure, it is quite impending to loan programs for the maintenance of existing apartment houses. The objective of this study is to compare and analyze the system of loan programs about apartment houses of Japan, and then to propose to accelerate loan programs about maintenance for apartment houses in korea.

A Multiplex Housing Energy Conservation Strategy through Combining Insulation Standard Based Green Roof Systems and Passive Design Elements

  • Recently, the coverage of urban forests has been rapidly decreasing as the cities are created and expanding. Consequently, there arise urban problems such as heat island effect, urban flooding, urban desertification and so on. In this context, green roof systems is considered to be an efficient alternative to deal with these problems. However, it is difficult to apply green roof to new buildings since the majority of the buildings in cities are already constructed and the demand for new building constructions is not high enough. Therefore, it should be considered to apply green roof system to existing buildings for resolving various problems. This study evaluates heating and cooling energy consumption based on the combination of passive design factors such as wall, roof, window insulation in addition to a green roof system applied to an existing house by using an energy simulation program. Total 8 potential improvement cases are developed. Each case is applied to the same house with different insulation standard for simulations. Through the analysis of the simulated cases with the chosen test house, it is confirmed that heating energy consumption decreases as improvement cases are applied, but cooling energy consumption is relatively not much affected by each improvement case. In addition, when each improvement case is applied to already highly insulated house, the effect of thermal energy improvement decreases while the same improvement that is applied to the case with low insulated house tends to yield higher improvement rate.

공동주택단지 커뮤니티 시설 모델제안 연구 (A Study on the Suggestion of Community Facilities Model in Multi-Family Housing Complexes)

  • 주도적 주거유형이 공동주택단지로 자리잡아가며 현대사회에서 주거환경에 따른 커뮤니티의 문제가 중요한 이슈로 자리 잡고 있다. 그리고 이는 전통적 공동체의 붕괴와 이로 인한 사회적 문제의 양산으로 나타나기 시작한지 오래이다. 공동주택단지내 커뮤니티의 활성화를 위하여 다양한 논의가 지속되어 왔으며, 본 연구에서는 이를 위해 서울, 수도권, 지방대도시의 공동주택단지를 조사 분석하여 커뮤니티 시설의 모델을 제안하고자 하는 설계형 연구로서 도출한 결론은 다음과 같다. 공동주택 관련 법규에서 규정하고 있는 커뮤니티 시설 기준에 견주어 프로그램의 다양성에 있어서는 한계를 갖고 있는 것을 확인할 수 있다. 이는 점차 여가의 질의 향상을 기대하는 거주민의 만족도를 충족시키는데 한계로 나타나고 있으며, 물리적인 시설환경을 중심으로 기준화하고 있는 시설기준은 점차 질에 있어서의 요구가 증대하고 있는 가주민의 만족도를 높이는데 한계가 있으며, 이를 위해서는 시설기준의 다양성을 고려하는 접근이 선행되어야 할 것이다. 공동주택의 외부공간 이용성이 증대되고 있는 오늘날 커뮤니티시설의 지하공간을 활용하며, 건축적 요소를 통해 환경성을 확보하는 방안이 고려될 수 있으며, 이는 커뮤니티시설의 내·외부 공간의 이용성을 높이는데 장점을 갖는다.

그린리모델링 사업 활성화를 위한 민간 이자지원사업 개선연구 (A Study on the Improvement of Interest Support Program for Activating Green Remodeling Business)

  • The purpose of this study is to derive priority improvement items through business expansion and efficient implementation for green remodeling business operator in order to enhance the activating of green remodeling business in a long-term perspective. For this purpose, survey of 128 business operator respondent is conducted based on 13 items. Also, priority improvements items were derived based on the results of the survey by using IPA(Importance Performance Analysis) techniques. As a result, In order to revitalize the green remodeling, it is necessary to induce market participation motivation through monetary profit. Additionally, The management of green remodeling business operator and the opinions of owners should be reviewed. In the future, the items that reflect the views of business operator and owners will be investigated and further research on improvements for expanding green remodeling 'interest subsidies on existing private buildings will be conducted.

서비스드 레지던스의 선택속성 (A Study on the Selecting Attributes for Serviced Residences)

  • The purpose of this study was finding selecting attributes of serviced residence and suggesting right direction of serviced residences. Research methods weresocial survey research with questionnaire and field survey. Field survey was conducted from September 20, 2010 to November 9, 2010 on 6 serviced residences. 106questionnaire survey data collected near by CBD. SPSS 18.0 program was used for Statistical analysis. Majorfinding were following; analysis methods were Frequency, $x^2$-test and ANOVA. Selecting attributes were divided into general attributes, facilities, services and individual units. First, pleasant atmosphere was the most important item amonggeneral attributes. Second, buffet restaurant was the most important items among facilities. Third, mail delivery service was the most important item among services. Fourth comfort was the most important item among individual units. In conclusion, serviced residences need more elaborate management, improvement of lobby lounge, provision of optional services and comfortable environment of individual units.

사례 데이터 분석을 통한 공동주택 계획수선 주요 항목 도출: 법령 상의 장기수선계획 수립기준 현실화를 중심으로 (Determining Major Items of Scheduled Maintenance for Apartment through Case Data: Focused on Improving the Establishment Standard for Long-term Repair Program)

  • 장기수선계획은 공동주택 수선공사의 시행 기준으로서 장기수선충당금의 적립과 예방보전을 통한 효과적인 시설물관리의 기반을 제공하는 것이며 정부에서는 장기수선계획의 중요성을 감안하여 공동주택의 장기수선공사를 위한 대상항목과 수선주기, 수선율을 법으로 정하고 있다. 그러나 수립기준에 포함된 수선공사의 항목이 최근의 공법 등을 반영하여 적기에 개정되지 못함에 따라 실제 아파트 단지에서 장기수선계획의 빈번한 변경, 수선공사를 둘러싼 논란, 충당금 사용 상의 어려움을 가져오고 있다. 이러한 문제를 해결하기 위해서는 실태분석을 통해 계획수선 항목의 적정성을 평가하여 수립기준을 조정하는 것이 요구된다. 본 연구에서는 장기수선계획과 수선공사 데이터를 통해 파악할 수 있는 현황을 바탕으로 주요 수선항목을 도출하고 수립기준을 조정하는 방안을 제안함으로써 장기수선계획의 운영을 담당하는 관리주체의 부담을 저감함과 동시에 적정수준의 수선충당금 적립을 유도하여 건물 내구연한의 연장과 수선공사 실질화를 위한 방안을 제안하고자 하였다. 이를 위해 광범위하게 장기수선계획 사례를 수집하여 계획에의 항목 채택률을 검토하고, 장기수선충당금 사용내역과 관리비 상의 수선유지비 내역을 분석하였다. 주요 항목을 도출함에 있어서는 보수적인 방식으로서 불필요한 항목만을 최소한으로 삭제하는 배제방식과 각 항목의 계획 반영률이 일정 수준 이상이면서 공사내역이 있는 항목만을 가려내는 선택방식 등 두 가지 방식으로 접근하였다. 그 결과 현재의 147개 항목 중 118개와 73개 항목이 배제방식과 선택방식을 통해 각각 주요 항목으로 정리되었다. 장기수선계획 수립을 위한 법적기준은 실제 적용되는 공법과 재료의 현황을 주기적으로 반영하는 것이 필요하다는 점에서 본 연구의 결과는 기준의 실용성 제고에 기여할 것으로 기대된다.

집단게임놀이치료가 시설보호아동의 정서지능과 자아존중감 향상에 미치는 효과 (The Effects of the Group Game Play Therapy on the Improvement of Emotional Intelligence and Self-Esteem of Institutionalized Children)

  • This study was designed to examine the effects of the group game play therapy(GGPT) developed for enhancing emotional intelligence and self-esteem of institutionalized children. The participants were fifty-seven institutionalized children, residing in D city. Twenty-seven subjects were assigned to an experimental group in which the GGPT is practiced and thirty subjects were assigned to a control group in which a game play is practiced. Each group participated in a sixteen-session program twice a week during eight weeks. The data were analyzed by a SPSSWIN 10.0 program. ANCOVA and F-test were used to examine the effects of GGPT of the experimental group. The major results of this study were as follows. Firstly, the level of subject's emotional intelligence of the experimental group got higher than that of the control group. Secondly, the level of subject's self-esteem of the experimental group got higher than that of the control group.

주민참여형 워크샵을 통한 공동주택의 주거환경개선 디자인 제시 - 서울시 수서영구임대 단지 사례 연구 - (A Design Suggestion for Improving Apartment Complex Environment through Resident-participated Workshop)

  • This research is focused on the 'Resident-participated Workshop' which targets the improvement of residential environment of apartment complex from the residents' point of view. The purpose of the workshop is to induce the residents interest and encourage them to participate in design process, thus, residents will be satisfied with the result with affection and achievement. This research aims the effectiveness of 'Resident-participated' design plan as a program which enables them to maintain and self manage in the long run. The object of this research was the public space within the apartment complex of Susojugong Rental Apartment Complex in Gangnam-ku, Seoul and followings are the contents; 1. Method of 'Resident-participated Workshop'. 2. Program of 'Resident-participated Workshop'. 3. Design analysis of improved apartment complex through 'Resident-participated Workshop' and selection. As a result, it was noticeable that 'Resident-participated Workshop' was an important factor in decision making of designs from the very first stage through communication. As a part of workshop program, design game used cubic models which was useful to enhance the understanding of the participants. It also induced the cubic conception so that intercommunication with the design specialists was possible. But, the development of various workshop method to increase the residents' interest and participation is necessary, especially, program development is required to change the residents' attitude towards the design plan. It is anticipated that a continuous related research is neccsary in this regard.
