A Study on the Housing Fair and Student Housing of Off-UNL campus (미국 네브라스카주립대학의 하우징 페어와 캠퍼스 주변 학생주거에 관한 연구)

  • UNL housing fair started 14 years ago and is hosted by the Daily Nebraskan. An annual event, the housing fair is expected to draw anywhere between 500 and 1,000 UNL students according to Daily nebraskan. It's manager coordinates with sponsors to determine each company's ad campaign for the every semester. Sponsors generally find the housing fair an effective tool because it brings them face-to-face with students especially inclined to seek out new living options. So this study is to analyse UNL housing fair to provide students potions. Students can learn about places to live off-campus by attending UNL housing fair. When housing fair is opened by Daily Nebraskan, the place is abuzz with students investigating off-campus living options. In addition, property management companies also are available to inform students of their policies and practices. Also this study is to analyse the housing life of UNL off-campus students. Therefore this study has been focused on the surrounding residential areas, their apartment sites and their apartments for UNL students.

U. S. Fair Housing Amendments Act (FHAA) and Home Accessibility - Comparison of before and after the FHAA - (U.S. Fair Housing Amendments Act와 접근 가능한 공동주택 디자인 - 법 시행 전·후 비교 -)

  • This study examined whether the Fair Housing Amendments Act of 1988 (FHAA) in the US provides more home accessibility features and reduces the home accessibility problems of senior residents with physical disability. The 2011 American Housing Survey data with a sample of 2,326 senior residents age 55 and over with physical disability and living in multifamily housing built between 1970 and 2011 were analyzed. We compared senior residents living in multifamily before (1970-1990) and after (1991-2011) the FHAA. The results show that senior residents living in multifamily housing before the FHAA were at a greater disadvantage because they were more likely to live in older buildings located in urban areas, yet paid lower rent and received government subsidies. This study confirmed that the FHAA enabled residents of multifamily housing to have more home accessibility features. However, there was no significant difference in perceived home accessibility problems between the two groups, indicating that senior residents in multifamily housing have experienced home accessibility problems both before and after the FHAA. This study has important implications for housing policy makers to consider home accessibility features for multifamily housing buildings before the FHAA, and to revisit if the FHAA sufficiently compensates physical disability of senior resident living in multifamily housing after the FHAA.

  • In recent years, the bid-rigging in public construction markets has been treated as a critical issue in Fair Trade Commission. The investigation revealed that the collusion was implemented extensively in every area from the material supply to the construction service of general contractors. This study reviewed the causes of the bid-rigging in public construction projects, and proposed the improvement plan to eradicate bad practices. Firstly, the causes and purposes of bid-rigging were categorized into two types of internal factors from construction companies and external environment factors influencing business activities. Secondly, the system development method was explained to detect the signs of bid-rigging based on the technical proposal documents in open tender. The detection systems of repetitive public owner also provide the function of sharing data on the companies and cases to violate the fair trade regulation. In addition, the problems and improvement direction of public procurement policies were discussed.

  • Issues have arisen over the monopoly of housing sales guarantees by the Housing and Urban Guarantee Corporation. If the Ministry of Land, Infrastructure and Transport appoints an additional guarantee institution, there is concern that the property protection between the two parties is insufficient due to excessive competition and the weakening of urban regeneration resources. It argues that housing supply policies for stabilization of the housing market can be smoothly implemented through monopoly projects. This is judged to be an abuse of market dominant position under the Fair Trade Act, and excessive restrictions on pre-sale guarantee requirements may cause delays in business and infringement of property rights of members. First, the establishment of a designation system for market dominant operators of the Fair Trade Commission enables new entry of private guarantee institutions. Second, it is necessary to improve regulations under Article 63 of the Fair Trade Act (consultation on the establishment of laws restricting competition, etc.). Third, through the establishment of the 「Rules on Housing Supply」 under Article 15 (2), the Minister of Land, Infrastructure and Transport can additionally designate a guarantee institution, thereby guaranteeing the right to select a pre-sale guarantee for the business entity. In addition, it is expected that at least one of a number of guarantee insurance companies can be designated to improve the efficiency of the distribution of social benefits, thereby lowering the volatility of housing prices.   • In order to balance with supply policy, public housing management and operation policies have been implemented in terms of housing welfare, but citizens have not yet achieved the results that the citizens are experiencing. The purpose of this study is to analysis the residential satisfaction of the including the housing performance through the characteristics of the public housing residents in Seoul. The data used in this study is based on the survey data of public housing panel survey in Seoul (2016). The study method used ordered logistic regression analysis based on the fact that dependent variables appeared as ordered responses. Major research results are as follows. Firstly, housing performance and residential satisfaction may not match. Even though the satisfaction of housing area, type, and management fee is high, satisfaction with residential environment is low if commuting distance, the number of small libraries, and hospitals are small. Secondly, it showed different characteristics of residential environment factors among types of public housing. Rather than focusing on supply, customized supply is needed considering characteristics of public housing types. Thirdly, the policy for public housing needs to be realized by a fair policy on the residential environment. It is necessary to contribute to better housing stability as a customized policy considering the local residential environment.

The Research on the Process and Floor Plan of Model Houses for The Chosun Exhibition in 1929 (1929년 조선박람회 출품주택 개최경위 및 평면 고찰)

  • The Chosun Exhibition was held in 1929 and the Architectural Association of Chosun(AAC) displayed model houses fur the fair. These model houses represented the new housing trend of the Chosun society, so this research was necessary to find out the facts. The main materials used for this research were issues from 'Chosun and Architecture'. The objects of this research was to find out the activity of the AAC and to classify the displayed model houses according to the structure, plan and interior. These three model houses depicted the improved housing designs at that time. Improved housing designs also depicted the convenience of everyday life, hygiene, improvement of facilities and the application of modem lift to that era. Therefore, these three houses would be revaluated as new models of houses for the Chosun society under education activity by the AAC.

  • This study is to suggest a strategy and trend of products development by major construction companies to form a trend and to set the trend in housing market through investigation about brand image campaign for TV ad, individual design items, result of products development and special plans. It is the strategy for products development of construction companies surveyed to be divided into five kinds. First, the change from in the unit to outside. Second, centralization of design powers about products development through submit and the wining of a prize in the domestic & foreign design fair to publicize a excellent quality in a roundabout way. Third, reinforcement of service for support the habitability and design manual for secure uniform quality. Forth, investment in the environment-friendly housing and new recycling energy. Fifth, reinforcement of organizational power for improving production capability.

The effect of indoor temperature on occupants' attention abilities (실내 온도가 재실자의 주의집중력에 미치는 영향에 관한 연구)

  • The purpose of this research is to investigate how the indoor temperature has influence on occupants' attention abilities as a basis of productivity. To achieve the purpose, the experiment in chamber was conducted. In the experiment, temperature was controlled according to two levels ($20^{\circ}C$ or $23^{\circ}C$) and other of factors were controlled uniformly. Subjects were exposed to those two different thermal environments. Each participant was asked to mark their answers on the state of attention measurement sheets (FAIR and Trail making test), in two conditions. Total 60 times of experiments were conducted. The main results are as follows. First, subjects showed the better attention abilities in relation to Q score at $20^{\circ}C$. But on the other hand attention abilities in relation to C score were better at $23^{\circ}C$. Second, subjects showed the better attention abilities in relation to concentrate on one task at $20^{\circ}C$.

A Study on The Energy Conservation System in House for reducing the Environmental Load (환경부하 저감을 위한 주택의 에너지절약 시스템에 관한 연구 -소형코제너레이션시스템과 태양광발전시스템을 적용한 성능평가-)

  • This study was examined the energy conservation and the environmental value through the computer simulation employing the micro cogeneration system and the photovoltaic power generation system in house. The results of this study were as follows:1. In case of the micro cogeneration system. With the conditions of 'the electric produced by the micro cogeneration system was not sold to the electric power company', 'control quantity of commercial power supply was 10%' , 'operating time was 6 hour', 'minimum load rate of generator was 50%', and 'having a storage tank', the micro cogeneration system was superior compare to the comparative system in 2.4% of the energy conservation and 4.18% of the environmental value. 2. In case of the photovoltaic power generation system. 1) The 66.9% of total generated electric power from the photovoltaic power system was sold to the electric power company. That is, it could help to preserve the electric power from commercial power supply.2) There is a possibility of cutting the fair rate of electric power.
