  • This study analyzes relevant data based on the mid-sized rental unit. It focuses on how we can set up appropriate mid-sized rental unit plan as its supply has been accelerated over time. The questionnaires used in this study cover a series of categories including site environment, unit plan, neighborhood, economy, and management. The 342 respondents are from the 3-year old apartments at Cheongju. The key findings are as follows. 1) As the average indices including number of family, life cycle, and income under the survey are different in terms of the rental unit sizes between 20 and 30 pyeongs. 2) In general, residents present comparatively high level of satisfaction in terms of residential environments. Their evaluation on the site environment unit plan, and neighborhood is around the average. In contrast, the economic and management efficiency categories are under the average. This study suggests residential guidelines should be derived from tenant differentiation policies dealing with diverse socio-demographic characteristics and satisfaction level. 3) In terms of improvement priority, residents present, higher preference on the management system and site environment. This study advises to establish an appropriate alternative to guarantee effective tenant participation. Considering the lower satisfaction level in the green space, common facilities, and resting space, this study also urges to secure quality control for desirable planning of the mid-sized rental apartments.

The main method of this study was content analysis and literature review on open housing. This study found that the typological analysis on terminology and the details of the constituents concerning structural patterns in open housing indicated that the main approaches were classified into three criteria such as 'Organization Element', 'Construction Element', and 'Equipment Element'. Organization Element was classified into 'Main Dwelling Unit Area and its Form', 'Room Organization Method', 'Relationship with the Main Dwelling Unit's External Constituents', and 'Combination Method of Support and Infill'. Construction Element was classified into 'Method of Structure' and 'Structural Element Technology'. Equipment Element was classified into 'Method of Using Duct' and 'Wet Zone Method'. The attributes were determined based on these classifications. The results of this study can be used to construct an evaluation tool and further to develop a framework in understanding open housing. Technical research should be conducted on the variables that affect the flexibility of space.

  • The government has enforced the Green Building Certification System since 2002 to resolve environmental pollution from building construction projects. The Green Building Certification System offers additional financial incentive worth 3% of basic apartment unit construction cost for apartment housing projects that have passed preliminary certification and has been revitalized drastically since 2006. However, after the system was put in place, comparative analysis of each item in certification criteria has not been performed yet in reference to actual certification cases. This paper aims to provide a comparative analysis of such evaluation items by studying green building certification cases involving apartment housing. Conclusions drawn herein are expected to provide a framework of continued advancement for the certification system subsequently.

  • This study illustrates a prototype proposal and its evaluation for the development of floor plans in the condominium housing remodeling. For this I evaluated the survey of the residents of the 'K' town in Joonge-dong, Nowon-gu, Seoul, against the proposal which was developed based on the resident's pre-survey. The result includes that the residents' preference for community actions such as the removal of fences which are reviewed as negative, whereas the introduction of a fitness center and community facilities in the library are reviewed as positive. The residents preferred the open space by the piloti structure, although which is the wall column structure, where they anticipated a rest area, sports facilities, and bicycle drop-off spots. The sidewall proposal in the main building and the full use of the roof floor were underestimated in terms of design concept. The research also illustrated the residents' desired space planning options, those tending to use of space 'B type', personalization 'C type' and spatial size 'A type'. Residents responded positively to the introduction of the 'Alpha' space in which two households share one space that could be used for multiple purposes such as a rest area, an environment-friendly garden, and hobby room, etc, and also there is another possibility it plays an important role to the sociality in community.
