For this study, a pre-interview and a survey method were used for data collection. A questionnaire survey of 372 women over 45 years old was carried out. Among the data, 321 cases were analyzed by SPSS for Windows V12.0. The major findings were as follows: 1) Regarding the elderly housing, While the couple cohabitation type preferred the existing housing and the general housing, the single habitation type preferred the apartment and silver town. Some people wanted silver town occupancy due to the decrease of children support burden, the other did not want it due to economical burden and the absence of homelike affection. When they move into silver town, they wanted to take money, clothes, and photo album. 2) In silver town development, while the couple cohabitation type preferred the apartment, independent house, the single type preferred the apartment, housing complex and group-home. The unit housing sizes of them were around 82.6 and 49.6 square meters respectively. In the space composition of unit housing, while the couple cohabitation type preferred bath room, kitchen, living room and two of bed room, the single type preferred one of bed room and bath room at least. On the other hand, this study found out that it was possible to plan the space for eating and washing as the common space. 3) According to single or couple, and ages, there were significant differences in preferred spatial planning elements, which needs to be reflected in the silver town development. These results can provide improvement guidelines for the development of the silver town with the differentiation of design factors for the silver town planners.

  • This study is to organize the frame of measuring inventory for housing quality related to mental health in foreign literature reviews. In the first step, many housing quality contents or items are extracted from empirical studies, including housing environment quality and mental health. In the next step, extracted contents and items are classified by space scope (house and neighborhood unit) and WHO housing properties (safety & security, health & sanitation, efficiency/convenience, comfort/amenity). Almost all housing properties follow the WHO standard, but some properties, sustainability and economic characteristics, do not follow the standard. These reflect on current Korean housing environment. They are energy saving and environment friendly effort, property value and economic burden, identity expression, and school district. So they need to be added to the Korean housing quality measurement related to mental health.

  • The purpose of this study was to explore the attitudes about the management service charge in multi-family housing. Recently, increasing needs of urban families in residential housing management services were apparent in many studies, but the way that they charge for the management services was not dear. Research method was social survey with questionnaire from 484 residents and 84 housing managers of multi-family housing in Seoul and new town area. Research results showed that residents recognized the management services should be free of charge or imposed actual expenses, but managers recognized the management services as charged services. To provide efficient housing management services for residents in multi-family housing, human resources should be inputted. Therefore, this study suggested that the participation of residents in housing management service is recommendable as a way of lessen the economic burden of management service charge, but also to have an opportunity to interest in their community activities.

  • This study investigated whether housing accessibility plays a significant role in explaining the relation between mobility disability and residential satisfaction of seniors. Also, it identified people who are at greatest risk of mobility disability and living in homes without housing accessibility. We analyzed the 2011 American Housing Survey data with a sample of 20,089 households aged 55 and over living in single-family homes. Results show that although residential satisfaction decreased as mobility became more disabled, the key housing accessibility features were significant buffers against the negative impact of mobility disability on residential satisfaction. Seniors who were Black, low-income, housing-costs burden and renters in older housing in an urban area were more likely to have mobility limitations but fewer housing accessibility features. The moderating effect of housing accessibility on residential satisfaction was much greater for seniors with greater mobility disability. For vulnerable seniors living in an old single-family home, housing policymakers or local communities should consider home modification programs and services after evaluating housing accessibility.

  • Resident participation or tenant empowerment is becoming an important concept of planning, provision of welfare services, and management of housing. It can be motivated by three variables: shared goals, shared values, and sense of community among residents. Theoretically, the more each of these three variables, the more likely people will be to participate. The purpose of this study was to identify the perception of management staff on residents' participation in public rental housing. For this, 198 management staff of public rental housing under Korea Housing Management were surveyed using questionnaire distributed by email during February 18 to 27, 2009. Only 33.3% of the public rental housing complexes surveyed constituted Residents Representative Committee. Most of the respondents showed negative perception of resident organizations and their roles as an meaningful way to communicate with them on the management system. Several ways to enhance the resident participation and to reduce housing and living cost burden of residents in public rental housing were suggested as follows: development and distribution of education and service program inspiring the residents' empowerment, enacting a provision of Tenants Representative obligation in Rental Housing Act, and so on.

  • This study aims to enhance the accuracy of effective demand analysis for publicly supported private rental housing by integrating the RIR into the traditional Mankiw-Weil (MW) model. Traditional models like the M-W model, which account for household income, housing costs, and household size, often fall short in estimating demand driven by large-scale development projects. By integrating the RIR factor, this study introduces a more accurate and practical approach to analyzing effective housing demand. Findings show that the modified M-W model incorporating RIR predicts effective demand with greater precision than traditional methods. This advancement allows developers to plan projects more efficiently and aids governments and local authorities in implementing more effective housing policies. Furthermore, the study assesses the real housing cost burden on households, elucidating their capacity to pay housing costs based on household size and income quintile. This information enables policymakers to design targeted housing support policies for specific demographic groups. Additionally, the research provides comprehensive policy recommendations tailored to various regions and housing types. Overall, this study lays a vital groundwork for the long-term analysis of the effects of economic changes and housing market trends on effective demand.
