아파트와 초고층주거복합건축물의 거주성 조사 연구 (Post-Occupancy Evaluation on Amenity of Apartments and High-rise Residential Complex)

  • Since the middle of 1990, "High Rise Residential Complex" has been started to construct to fulfill the use of high density land use. In addition, it bacame a major solution for a rehabilitation project to achieve a high volume ratio, which in turn brings a good business. In this study, POE is applied to secure residential satisfaction level between Apartment and High Rise Residential complex. Also life style differences are investigated between the two type of complexes. It was resulted that recent High Rise Residential Complex is quite acceptable in most respects, however interior vetillation and direct wind flow from living space through dining - kitchen to ease the cooking scent is not a satisfactory level. These two factors are most highly demanded for future design of High Rise Complex in considering specialties in our cultural life style.

초고층 복합주거단지의 친환경 계획요소 평가를 통한 개선방안에 관한 연구 (A Study on Improvement Method by Environmental-Friendly Planning Elements of High-rise Residential Complex)

  • 초고층 복합주거 유형은 도심지에서 신도시 개발 및 도시재생에 있어 중요한 위치로 주목받고 있다. 하지만 초고층 주상복합의 경우 친환경계획요소에 대한 정리와 실제 거주자들을 대상으로 한 만족도에 관한 연구는 미비한 실정이다. 이에 본 연구는 초고층 친환경계획요소를 단지, 건물내부, 설비 및 유지관리로 구분하여 전문가를 대상으로 중요도 거주자를 만족도를 평가하였다. 이를 바탕으로 본 연구에서는 보다 다양한 관점에서 평가할 수 있는 M-IPA를 이용하여 초고층 복합주거 친환경 계획요소의 개선방안 및 시사점을 도출하고자 한다. 그 결과 첫째, 단지 부문은 복합적 토지이용, 친환경 교통은 유지관리를 지속해야 할 것으로 나타났다. 둘째, 건물내부 부문은 생태적 단지환경, 실내공기환경이 개선이 시급한 것으로 나타났고, 실내온열환경은 유지관리를 지속해야 하는 것으로 판단되었다. 마지막으로 설비/유지관리는 재료 및 설비와 에너지 관리 지표가 개선이 시급한 것으로 나타났다.

  • In the late of 1990s, a super-high-rise residential started with the concept corresponding to a natural view, as the habitants' desire for spaciousness worked on an initiative factor. The appearance of the new style of residential form was encouraged and habitants' items desired were increased by the security of spaciousness for view. The purpose of this study is to understand spatial trans orientation through the plan type focusing the recent case study of super-high-rise and to interpretate spatial changes of residential space following it. For the case study, 20 apartments(or apartment complex) were selected from more than 25 storied super-high -rise located in Seoul and the metropolitan area. On the other hand, the objective facts about super-high-rise were cited in the results of the established studies and the selected cases were extracted from a catalogue and internet

  • 본 연구의 목적은 초고층 주상복합건물의 품질관리를 통한 시공 분야의 효율성의 특성을 파악하는데 있다. 기존연구에서 시공관련 품질개선요소들이 정리되었으며 규격화된 설문서를 통하여 시공 분야에 있어서 개선요소를 대학원생을 포함한 건축 관련 대학교, 건설회사, 설계사무소등의 실무자들의 의견을 조합하였다. 설문조사 결과와 기존현장 기술자들의 품질관리 인식도를 비교하여 현장별 품질관리의 정량적, 정성적 성과척도를 파악하고 분석하였다.

상업지역내 고층건물의 인접주거 지역 일조권 영향에 관한 연구 (A Study on the Right of Light Impact at Adjacent Residential Area by High-rise Residential Commercial Complex Building)

  • In order to determine the violation of right of light impact at adjacent residential area by high-rise building, analysis on the right of light for high-rise residential commercial complex building block at Gahngnam-ku, Seoul, Korea was carried out using Google Sketchup Pro. After the analysis th sunshine duration of B apartment decreased from 5 hours 16 minutes 3 hours 48 minutes by I hour 42 minutes after construction. It shows that the total sunshine duration is less than the Seoul City Government Standard which is more than 4 hours a day, or more than 2 consecutive hours. Lowering the heights of apartments by 54m would increase the total sunshine duration which would meet the Seoul City Government Standard by four hours seven minutes. Problems that rna lead to the violation on the right of light in the adjacent area should be discussed in advance and minimized by analyzing the right of light among buildings and structures which are scheduled to be constructed on the site during construction penni! process when high-rise building is proposed.

  • The fire in Ulsan in 2020 was a 33-story residential and commercial complex with about 90 injuries and more than 10 billion won in property damage, and considering the recent increase in high-rise residential and commercial complexes, the risk of similar fires is high. As can be seen through the residential and commercial complex fire case in Ulsan, life-based fire safety standards need to be established to minimize casualties. Therefore, the purpose of this study is to draw improvements for the development of human safety standards for high-rise residential facilities in the future through comparison with the Korean Building Act, Firefighting-rellated Acts and the U.S. NFPA 101.

  • In the modern city in which the high-density and complex land use is needed, high-rise residential-commercial buildings appeared as a scheme to arrange a metropolitan residence with multiple high-techs and to induce activation of the city with leading the settled population to flow into the city. And the need of the times is to actively apply the eco-friendly notion to the architecture. In this study, the works of Ken Yeang who is regarded as an eco-friendly architect to make high-rise residential-commercial buildings ecological should be focused on with analyses of eco-friendly characteristics in inside, intersection between inside and outside, and outside of his works. The result o the study would be the suggestion to design eco-friendly high-rise buildings which make the city rise in quality.

  • After the concept of apartments was introduced in 1960s in Korea, on account of the development of architectural technology and science, high-rise residences in Korea are getting higher, and these residences have been becoming high-rise commercial/residential buildings since 1990. Nowadays, as the construction of high-rise commercial residential building complex is booming, the difference between these complex and high-rise apartments is getting smaller, and these two kind of high-rise residences are becoming new residential style in Korea. And these high-rise residences are considered the symbol of wealth owing to the marketing strategy emphasizing high quality, refined interior, a fair view, and the protection of privacy. However, high-rise residences bring about many problems related to health and psychology caused by the consumption of a large amount of energy, pollutant emission, the deterioration of the quality of indoor air, and vibration. For this reason, in this study, we tried to emphasize the necessity of environment-friendly access to provide healthy living environment and to reduce the negative effect of housing life in high-rise residences, and find the method to improve environment-friendly quality and health of residents in interior space. Therefore, this study aims to detect the problems and the items to be improved of interior spaces of high-rise residences by quantitative, qualitative analysis of the evaluation elements and the floor planning elements deduced from environment-friendly architectural certification in Korea and the other countries, and suggest the guideline to improve the environment-friendly quality of these interior spaces.

국내 고층 주상복합 건물의 구조적 특성에 관한 조사 연구 (An Investigative Study on the Structural Characteristics of High-Rise Complexes in Korea)

  • Recently, the interest in a complex building increases rapidly in Korea. High-rise complex is not simply the combination of a residential apartment and a business office as previous but a building with the object of the convenience of the residents familiar with city-life style through adapting the high class life style and new residential culture to the business space, and the efficiency in using the limited building site in the town. This study presents an exploratory analysis focusing the structural system with the help of the extensive survey of the construction site in Korea, and aims a guideline for the structural design and construction of high rise complex. Through the survey, change and development in the design and the construction can be seen as the height and size of the complex grow. It is almost indispensable to design a structural system against lateral forces like earthquake or wind, which is usually measured by story drift ratio or story displacement. Improvement of the structural materials and their usages is also included for the efficiency of the structural system. Useful slab-beam system contributing to the decrease of the story height is still a concern.

초고층 주상복합 프리캐스트 콘크리트 구조물의 경제성 분석에 관한 연구 (A study on the economic analysis of high-rise residential-commercial building that is made by precast concrete)

  • The increase of hish-rise residential-commercial buildings is required to cut down a term of works and the cost of construction. Reinforced concrete structures and steel framed reinforcement concrete that are commonly used have the difficulty in reducing them. Therefore, the purpose of this study is to propose a new precast concrete complex system and to analyze its economical feasibility. The economic analysis is performed through comparing the cost of a high-rise reinforced building that was already constructed with that of the new proposed precast concrete system, which is limited to structural frame work of typical floors. This study shows that the proposed precast concrete complex system is economical. Further research should be directed at including the influence of a term of works.
