공동주택공사의 건설용 리프트를 이용한 양중계획 타당성 분석 (A Feasibility Study on Optimal Lifting Planning in the High-rise Apartment Building Construction)

  • 점차 대형화, 고층화되고 있는 공동주택공사에서 작업효율성을 향상시키고자 양중작업의 최적화를 위한 리프트 선정방식의 합리적 절차와 기준이 요구되고 있다. 따라서, 작업효율성 및 경제적 측면에서의 분석을 통하여 양중자재의 종류 및 규격, 건축물의 높이, 공사기간에 따른 건설용 리프트의 합리적 선정 및 운영을 위한 기준을 제시할 필요가 있다. 본 연구의 목적은 고층화 복잡화되고 있는 공동주택건설 현장여건에 따른 효율적 양중계획 및 관리를 위하여 대표적인 양중장비인 저속형과 중속형 리프트의 작업효율성과 경제성의 비교 분석을 통하여 최적의 선정을 위한 기초적 자료를 제시하는 것이다. 본 연구의 주요 결과는 40층 기준으로 중속형 리프트가 저속형에 비해 약 43%의 작업효율이 높은 것으로 분석되었다. 본 연구의 결과는 향후 공사의 용도, 규모, 형태, 조건 등에 알맞은 건설용 리프트 선정 기준/지침/규정을 마련하는 연구의 기초자료로 활용될 것으로 기대된다.

지진발생시 아파트 옥탑층 물탱크의 구조적 영향평가 (Structural Effect Evaluation of an Apartment Building Due to the Water Tank under Earthquake Load)

  • 주거용 건축물은 구조적 측면에서 고려해야할 많은 문제점을 안고 있다. 특히 건물이 고층화 될수록 동적인 특성으로 인해 바람 또는 지진과 같은 황하중의 영향애 커진다. 풍하중과는 달리 지진하중은 비슷한 구조물일지라도 동적특성에 의해 결정되고 예측이어렵다. 본 연구의 목적은 지진 발생이 아파트 옥탑층 물탱크가 건물의 거동에 미치는 영향을 파악하는 것이다. 옥탑층 물탱크가 건물의 거동에 미치는 영향을 파악하기 위하여 옥탑층 물탱크를 고려한 경우와 고려하지 않은 경우에 대하여 동적해석을 수행하였다 또한 옥탑층 물탱크가 구조부재에 미치는 영향을 파악하기 위하여 아파트 건물의 구조설계를 수행하였으며 지진하중의 영향을 평가하기 위하여 최대지진가속도를 변화시키면서 구조설계를 수행하였다 옥탑층 물탱크가 건물의 전체적인 거동에는 많은 큰 영향을 미친 것으로 나타났으나 각 부재의 설계에는 영향을 미치지 않았으며 0.4g의 최대지진가속도에서 일부 부재가 영향을 받는 것으로 나타났다.

고층 아파트 피난설계기준 비교분석을 통한 문제점 도출 연구 (A Study on Identifying Problems by the Comparative Analysis of High-Rise Apartment Evacuation Design Codes)

  • 최근 영국 그린펠타워 화재사건으로 인해 범정부차원에서 고층 건축물 화재안전대책이 다각적으로 모색되고 있다. 이에 본 연구에서는 새로운 피난기준을 도입하기 이전에 각 개별법령에 산재되어 있는 고층 아파트 피난기준 비교분석을 통하여 현행 피난기준의 문제점을 도출하였으며, 향후 고층건축물 피난기준 개정을 위한 기초자료로 활용하고자 한다. 고층건축물 피난관련기준은 크게 건축법, 주택법, 초고층 재난관리법, 소방 시설법 등이 있었으며, 이외에도 지방자치단체에서 별도 자체 기준을 마련하여 운용하는 경우도 있었다. 주요 피난기준을 비교분석한 결과 각 개별법령 관련 기준 상이, 법령규정이외 추가기준 운용, 피난기준의 실효성 등의 문제점이 도출되었다. 이들 대부분은 단일 건축물에 여러 가지 기준 적용시 나타나는 문제로, 향후 관련 기준 개선을 위해서는 관련 부처간 협의가 매우 시급하다.

주거용 건물의 유형에 따른 환경조절요구에 대한 분석 (An Analysis of Demand for Environmental Controls on Different Residential Building Types)

  • One of the most important functions of a building is to provide thermally comfortable indoor environmental conditions for the occupants. Therefore, a great deal of energy is consumed for heating and cooling to satisfy those thermal requirements. In order to provide thermal comfort with minimum heating and cooling energy consumption, optimal design of building affecting indoor climate is required. This study used the TRNSYS for modeling and simulation of the energy flows of residential building types, and examined the energy efficient measures to reduce the thermal loads. The residential building types are classified into the detached house, apartment house and high-rise residential complex. The results of the simulation show that the heating energy consumption in the detached house is especially high, whereas the cooling load is an important determinant in the apartment house and high-rise residential complex. The measures examined are the insulation thickness, various types of glazing, infiltration, natural and controlled ventilation, solar shading, orientation and etc. Comparative evaluations and sensitivity analyses revealed the effects of these variables and identified their energy efficient building design strategies.

친환경건축물 인증제도 평가를 통한 고층 주거용 건물의 환경성능 분석 (A Study on the Analysis of Environment Performances in High-Rise Residential Building Through Green Building Certification System)

  • In case of Korea, immovable property like location, land prise or investment value is more highly estimated than quality of life of residents for performance and value of apartment house, because of limited land area or high density of population. But the high level of life has recently caused the increasing demand in better life. As there is no cases to provide the house in bulk due to the housing market condition, it is necessary to evaluate performance and value of structure, disaster prevention safety, habitability, antiquated condition of building and equipment, maintenance condition and so on that has importantly influence on resident's life quality. So, this study aims to understand the actual condition of environmental performance for the present apartment by comparing the designated apartment, which is ready to have completed in Daegu, with the mixed use residential building, which gained the best grade for green building certification system. Also by analyzing and evaluating a right to enjoy sunshine, floor impact noise etc. and indoor air quality.

  • Recently, the apartment building has been constructed in large quantities to provide housings due to the gravitation of population towards large cities. However, we're faced with a critical problem of deterioration of our dwelling environment caused by the trend toward high-rise apartment which could be an obstruction in obtaining sufficient sunlight. Therefore, there have been several legislative actions against infringement on the right of sunshine. In the building law, sunshine hours and the minimal separated distance between apartments are regulated as the criteria for the site planning, However, the minimal separated distance was defined without consideration of the parameters like building orientation and thermal effect of the sunshine hours in the site planning for the apartment building. In this study, the sunshine hours and heating energy during the underheated season for various arrangements in site planning are carefully considered and analyzed.

아파트 로열층에 대한 선호도 변화 및 인식 특성에 대한 연구 - 서울 잠실재건축단지 거주자 및 부동산중개업자 설문조사를 중심으로 - (Resident Preference Trends and Perceptions Regarding Royal Floors in High-rise Housing - Questionnaire Survey from Residents and Realtors of One through Four of the Jamshil Redeveloped Apartment Complexes -)

  • Although the term royal floors is broadly used in high-rise housing, it is hard to find any clear scholarly definition of this term or any in-depth study exploring people's perceptions of it. This study reviewed ongoing discussions about concepts and definitions regarding royal floors, collected opinions from high-rise housing residents and realtors about the term, and compared the opinions of these two groups. First, the statistically analyzed results verified five main factors affecting people's perceptions of royal floors: locational characteristics (i.e., daylight, view, orientation), 2) price characteristics (i.e., premium, price increase level, number of houses on urgent sale), 3) best location of apartment building (i.e., location within a neighborhood, unit size), 4) architectural characteristics of apartment complex (i.e., size of complex, housing type, size options of units), and 5) personal characteristics of respondents (i.e., personal concepts of the meaning of housing, lifestyles). Results from the analysis showed that realtors perceived strong relationships between royal floors and 1) locational and 2) price characteristic factors, while residents perceived strong relationships between royal floors and personal preference as well as three factors from the five identified above: 1) locational, 2) price, and 4) architectural characteristics. Third, in defining royal floors in a building, the past rule of 1/4 is no longer effective. Instead, the rule of 1/n has become more prevalent (i.e., 1/6 to 1/8). Fourth, royal floors can be defined as the 15th to 25th floors in a 30-story high-rise housing structure based on the agreement of 50% of residents and 70% of realtors.

Automatic Arrangement Algorithm for Tower Cranes Used in High-rise Apartment Buildings

  • On most construction sites, the arrangement of tower cranes is decided by site engineers based on their own experience, which can cause cost overruns and delays in the lifting work. Although many researchers have conducted studies on tower crane arrangement using computer modeling and knowledge-based expert systems as well as mathematical models, no research has aimed to develop an algorithm to identify an optimum solution among several alternatives for installation areas of tower cranes satisfying the conditions of lifting work. The objective of this study is to develop an automatic arrangement algorithm for tower cranes used in high-rise apartment construction. First, as a new concept, a possible installation area of tower cranes was suggested. Second, after proposing several alternatives based on the installation points suggested in this study, an algorithm analyzing the economic feasibility of tower cranes was developed considering the rental, installation and removal costs. Third, a case study was conducted to prove the validity of the developed algorithm for selecting and installing an effective set of tower cranes at minimum cost.

Pedestrian wind conditions at outdoor platforms in a high-rise apartment building: generic sub-configuration validation, wind comfort assessment and uncertainty issues

  • CFD is applied to evaluate pedestrian wind comfort at outdoor platforms in a high-rise apartment building. Model validation is focused on generic building sub-configurations that are obtained by decomposition of the actual complex building geometry. The comfort study is performed during the design stage, which allows structural design changes to be made for wind comfort improvement. Preliminary simulations are performed to determine the effect of different design modifications. A full wind comfort assessment study is conducted for the final design. Structural remedial measures for this building, aimed at reducing pressure short-circuiting, appear to be successful in bringing the discomfort probability estimates down to acceptable levels. Finally, the importance of one of the main sources of uncertainty in this type of wind comfort studies is illustrated. It is shown that the uncertainty about the terrain roughness classification can strongly influence the outcome of wind comfort studies and can lead to wrong decisions. This problem is present to the same extent in both wind tunnel and CFD wind comfort studies when applying the same particular procedure for terrain relation contributions as used in this paper.
