The study on the height standard and the slenderness ratio according to location types of Mixed-use Residential Tall buildings (초고층 주상복합건축물 입지유형에 따른 높이기준 및 세장비 제안에 관한 연구)

  • The housing market is now difficult because of excess of the increase rate of housing and long-term recession but high-rise mixed-use buildings can mix residential facilities with various demand facilities focusing and they have the advantages to secure open space and excellent view by high-rise apartment. But there are problems by hindrance of skyline formation and height of buildings. Therefore, the purpose of this study is to suggest the height standard and the slenderness ratio to location types of Mixed-use Residential Tall buildings. For the method of the study, term arrangement through literature search and the precedent research survey were first done, the level of urban design and the details related to the height of buildings were done as the case research focusing on the 16 cases in Seoul. The following results were drawn by suggesting the height standard and the slenderness ratio by location type based on them. First, the height of mixed-use building by location type in the level of urban design gets higher starting from the secondary center of the city and can be suggested as from less than 150m to more than 200m. Second, the slenderness ratio shall be planned as more than 1:3 because the area of the ground level of mixed-use building is large unlike Mixed-use Residential Tall buildings and visual passage shall be placed so that unity of openness and group formation will be planned. Third, for the height related to Mixed-use Residential Tall buildings, amendment of the special architectural district system and the special law related to super high-rise buildings shall be enacted.

  • Openness to outside is one of the most critical advantages for high-rise buildings. However, the effect of openness can be decreased if it is blocked by other high-rise buildings, especially built within the building complex of commercial district. The purpose of this study is to identify the horizontal openness of high-rise residential buildings by comparing 3 different cases of building arrangement type. A new method of evaluation has been introduced on the basis of distance to measure the openness including the matter of securing privacy. As a result of this study, comparative analysis was possible and relatively plentiful results of analysis could be drawn out. Through the process of analysis, this study set the evaluation indicators suitable to the analysis of openness of unit households. Thereby, the results of this study are expected to be used as useful basic data in planning high-rise mixed-use buildings.

A Study on the Analysis of the Circulation Planning Importance in mixed-use Buildings (주상복합 건축물의 동선계획 중요도 분석에 관한 연구)

  • High-rise mixed-use buildings are consisted of various facilities and circulations. Since various facilities and circulations are planned in a single site, circulation planning should be established after identifying the exact characteristics of facility and circulation. To this end, the components of the circulation planning in accordance with the formation of facility types are analyzed through the survey of experts based on Delphi Method. To identify the characteristics of the mixed-use buildings, by figuring out how the elements of circulation planning which are sought to be important by the planner has been reflected through analysis of the correlation between two sections. Researching on the circulation between two sections through Delphi Method and reflected circulation planning, it reaches the conclusion that the circulation of planning on the subject building is applied following the importance. In other words, the components of circulation planning which were sought to be important by the planner are reflected significantly when they planned the circulation planning on that mixed-use buildings. However, in case of design on the outdoor vehicle circulation, minimizing on the vehicle circulation at the 1st floor is not applied for the majority of the subject buildings different from the importance. In early 2000, high end residential buildings designed for mixed-use building have been specialized at vehicle-centered outdoor space and hotel style drop-off. Contrastively, sizable outdoor space at the 1st floor is designed to open to the residents and the local by minimizing the vehicle circulation in recent. Finally it shows that the way of circulation planning has been changed in accordance with time and trend.

Preferences for High-rise Mixed Use Buildings (HMUBs) for Living Space in Later Life Among Urban Residents

  • The purpose of this research was to find out the preferences in HMUBs for living space in respondents' later life. For this purpose, this research was conducted by social survey research using a questionnaire for those who lived in an urban area around Seoul. The data was collected from November to December, 2005. The results of this research were as follows. Firstly, respondents agreed with living in high rise mixed use buildings in their later life because of convenience. Willingness to move into HMUBs was positive. Concerning preferred physical features, residents preferred living in either lower floors or higher floors because of safety or fine views. Regarding the usage of common space and facilities, they wanted to use them with other generations and preferred 2 bedroom type unit located in a suburban area. Secondly, the preference for living in a HMUB in later life was higher in women respondents than in men. Thirdly, the preference for living in a HMUB in later life was higher in upper floors than lower floors according to property and asset value. As a conclusion, the development of HMUB housing for older people has a bright prospect for urban residents in Korea.

  • In case of Korea, immovable property like location, land prise or investment value is more highly estimated than quality of life of residents for performance and value of apartment house, because of limited land area or high density of population. But the high level of life has recently caused the increasing demand in better life. As there is no cases to provide the house in bulk due to the housing market condition, it is necessary to evaluate performance and value of structure, disaster prevention safety, habitability, antiquated condition of building and equipment, maintenance condition and so on that has importantly influence on resident's life quality. So, this study aims to understand the actual condition of environmental performance for the present apartment by comparing the designated apartment, which is ready to have completed in Daegu, with the mixed use residential building, which gained the best grade for green building certification system. Also by analyzing and evaluating a right to enjoy sunshine, floor impact noise etc. and indoor air quality.

Structural Design and Performance Evaluation of a Mid-story Seismic Isolated High-Rise Building

  • This paper describes some of the challenges for structural design of a mid-story seismic isolated high-rise building, which is located near Tokyo station, completed in 2015. The building is a mixed-use complex and encompasses three volumes: one substructure including basement and lower floors, and a pair of seismic isolated superstructures on the substructure. One is a 136.5m high Main Tower (office use), and the other is a 98.5 m high South Tower (hotel use). The seismic isolation systems are arranged in the $3^{rd}$ floor of the Main Tower and $5^{th}$ floor of the South Tower, so that we call this isolation system as the mid-story seismic isolation. The primary goal of the structural design of this building was to secure high seismic safety against the largest earthquake expected in Tokyo. We adopted optimal seismic isolation equipment simulated by dynamic analysis to minimize building damage. On the other hand, wind-induced vibration of a seismic isolated high-rise building tends to be excited. To reduce the vibration, the following strategies were adopted respectively. In the Main Tower with a large wind receiving area, we adopted a mechanism that locks oil dampers at the isolation level during strong wind. In the South Tower, two tuned mass dampers (TMDs) are installed at the top of the building to control the vibration. In addition, our paper will also report the building performance evaluated for wind and seismic observation after completion of the building. In 2016, an earthquake of seismic intensity 3 (JMA scale) occurred twice in Tokyo. The acceleration reduction rate of the seismic isolation level due to these earthquakes was approximately 30 to 60%. These are also verified by dynamic analysis using observed acceleration data. Also, in April 2016, a strong wind exceeding the speed of 25m/s occurred in Tokyo. On the basis of the record at the strong wind, we confirmed that the locking mechanism of oil damper worked as designed.

  • A high-rise Mixed-use building is a multi-purpose which has commercial, business and residential uses. In Korea, after the middle of 1990's, the rate of residential parts was Increased to 90%. Now, the residential parts finally bacame mainly. And residental spaces are more important than before. Residential spaces are according to variety trends such in their areas. Some companies have several interior design trend in their building. They sometimes use the interior trend when to sell their goods(apartments) in their macketing. Modern design is presented in almost dwelling-units-types. But Classic type is presented in large-units-types. Minimal design is presented in only some middle-units-type as well as in the cases of the companies having definite interior trend. Interior design trend is one another factor in dwelling spaces design.

Challenges in Structural Design of Bumeo W-project

  • W-Project is 60-story mixed-use residential building complex project in Daegu, the third biggest city in South Korea. There are lots explorable items to be solved to secure structural safety and meet the serviceability requirements. This paper describes what kind of structural system is optimized based on the architectural requirements and structural components design and the grade of concrete strength altered on floors. The defining process of lateral resisting system of outrigger compared to the core ratio of typical plan is illustrated in detail.

  • As the predominant mode of vertical urban development in China, mixed-use complexes provide the optimal case for the research of sustainable and vertical urbanism. This paper reviews three typical mixed-use complexes with various vertical space systems in Shanghai via the combination of field observation, questionnaires and software analysis. It then proceeds to determine which vertical space system is most effective for encouraging sustainable vertical urban development from the perspective of spatial efficiency. Finally, it concludes with an evaluation of the relative capabilities of the design features of a mixed-use complex: to create external dimensional-connections, to create multiple internal connections, and to organize overall composite functions.

  • Increasingly, mixed-use, multi-program complexes are emerging as the standard development model around the world. As their prominence grows, these projects are becoming increasingly complex. Program adjacencies are ever more intertwined as developers (and the architects who support them) are becoming more comfortable blurring the traditional boundaries between office, retail, residential and hospitality. This article discusses a second generation of mixed-use projects that embrace this hybridization, honing in on supertall architecture, their hybrid program offerings, and innovative sky lobbies. It concludes that programmatic advancements will continue to expand and find integration within single structures, both repositioned and built from the ground up.
