  • When the tall office building first appeared in the street of Chicago in the end of Nineteenth Century, this building type has become a commodity in the development of real estate and been defined as a machine that makes the land pay. With the investigation of land price samples of the high-rise commercial buildings and the overall land price development in the central district of International Settlement in Shanghai, this paper tries to examine the site selection and construction of high-rise commercial buildings have important positive effect on the land value development.

  • Previous research on super high rise buildings focused mostly on the use of public space from building plan perspective, survey of residents' satisfaction evaluation, construction technology and structural technology. But little research is done on the economic analysis of landmark factors. The purpose of this study is to find landmark factors that can be quantitatively measured, collect data on super high rise residential buildings in Seoul. Find the intrinsic values of the landmarks, and analyze how these values differ in areas with different densities, i.e. in 3 Gangnam-gus & Yeongdeungpo-gu and in other areas. It is expected that the results of this study can be used to set an appropriate price of super high rise building in consideration of its landmark value in different area

A comparative study on dynamic behavior of high-rise building and low-rise building considering SSI analysis (SSI 해석을 고려한 초고층 및 저층 건물 동적거동 비교 연구)

  • Most of the previous seismic analyses have been carried out by separating the ground and structures, and there is a lack of comparative study on the dynamic behavior of high-rise and low-rise buildings. Therefore, in this study, the sensitivity analysis was performed with selected parameters by using a finite element analysis program in order to grasp the dynamic behavior of high-rise and low-rise buildings. As a result, it was turned out that the horizontal displacement, the interstory drift ratio, and the bending stress of a high-rise building were more affected by a long seismic wave than a low-rise buildings. Also, the weak parts of a high-rise and low-rise building were more affected by type of seismic wave than the ground conditions. Therefore, it is inferred that it will be helpful for seismic designs to consider the influence of ground conditions and seismic wave type on buildings.

Three-dimensional numerical simulation of turbulent flow around two high-rise buildings in proximity

  • This paper uses the numerical simulation to investigate the interference effect of 3-D turbulent flow around two high rise buildings in proximity at the different relative heights, gaps, and wind velocities. The computer program used to carry out the simulation is based on the control volume method and the SIMPLEST algorithm. The ${\kappa}-{\varepsilon}$ model was used to simulate turbulence effects. Since the contracted flow between two adjacent buildings enhances the strength of vortex shedding from the object building, the pressure coefficient on each side wall of the object building is generally increased by the presence of apposed building. The effect is increased as the relative height or the gap between the two buildings decreases. The velocity on the vertical center line between two buildings is about 1.4 to 1.5 times the upstream wind velocity.

  • Drift design of a high-rise building is a governing factor in the determination of structural weights and lateral resisting systems. However, high-rise buildings are composed of tens of thousands of structural member, designer can not know which members are active to lateral drift control and how much they contribute to lateral drifts. Resizing technique was proved to be a practical method for drift design of high-rise buildings. However, no resizing algorithm has been considered the effect of vertical loads in drift designs. Thus, in this paper, a resizing algorithm has been developed for drift designs of high-rise buildings subjected to both lateral and vertical loads. The drift design model has been applied to drift designs of two high-rise building examples.

  • In the case of High-rise buildings, it has a problem by stack effect that rise of vertical height. Especially in case of fire, it need to the consideration of stack effect that it has bigger than general. Therefore in this study, we used to the Contamw and FDS simulation for analysis of stack effect and pressure distribution characteristic in fire. As a result the Contamw simulation shows the pressure distribution by stack effect in general high-rise buildings. However, in case of fire, the height of the neutral plane is lowered and stack effect is larger. Therefore, it is necessary to multiply analyze the temperature distribution and the stack effect in fire.

Dense Downtown vs. Suburban Dispersed: A Pilot Study on Urban Sustainability

  • This paper presents the initial findings of a ground-breaking two-year CTBUH-funded research project investigating the real environmental and social sustainability of people's lifestyles in a number of high-rise residential towers in downtown Chicago, and a comparable number of low rise homes in suburban Oak Park, Chicago - based on actual energy bills and other real data. The study is ground-breaking because, to date, similar studies have been mostly based on very large data sets of generalized data regarding whole-city energy consumption, or large-scale transport patterns, which often misses important nuances. This study has thus prioritized quality of real data (based on around 250 households in both high rise and low rise case studies), over quantity. In both urban and suburban cases, the following factors have been assessed: (i) home operational energy use, (ii) embodied energy of the dwelling, (iii) home water consumption, (iv) mobility and transport movements, (v) urban/suburban Infrastructure, and (vi) quality of life. The full results of this seminal study will be published in the form of a CTBUH Research Report publication in 2017. Presented below is an overview of the initial (and, currently, unverified) findings of the research, together with the limitations of the study that should be taken into account, as well as future plans for developing this important pilot study.

  • When big fire in high rise building and multiplex happens, the needs for high prevention system of disaster are being increased for getting the real-time scene state, quick lifesaver, and safe life security. In this paper the proposed evacuation guidance algorithm which analyzed the feature and danger of fire in high rise buildings, gave simplicity and scalability. Our research shows as fire and disaster occur in high rise buildings we construct sensor networks and sense realtime location information on fire alive people, and the situation information for fire instructed quick and safe escaping route by using mesh routing algorithm scheme relative to exit sign.

  • Recently, property and life loss is increasing internally and externally, due to fire spread in high-rise buildings which results from a variety of disasters like fire and terror. In this study, therefore, an evacuation simulation was performed to predict escape behaviors of occupants and assess escape safety in high-rise office buildings after setting up each scenario, as part of safety measures for high-rise buildings. Based on the results and data obtained, escape safety was assessed, finally. The results and suggestions of this study are as follows. Firstly, most of the present researches on high-rise building and multiple-use facilities are weighted towards qualitative perspectives. It is, therefore, considered that we have to establish concrete, practical, systematical and rational safety measures to minimize damages in dangerous situations, by analyzing security plans for high-rise buildings in depth and preparing for those situations from various angles. Secondly, setting up evacuation sections in security plans for high-rise buildings is an important factor which influences refuge. Thirdly, in relation to security plans for high-rise buildings, it is possible to reduce the entire time for escape, by setting up escape exits of each floor in consideration of a simultaneous evacuation situation.

The Influence on the Stack Effect with the Opening of Smoke Ventilators in High-rise Buildings (초고층 건축물에서 배연창 개방이 연돌효과에 미치는 영향)

  • The effects on the performance of natural smoke exhaust ventilators installed in high-rise buildings were analyzed depending on the wind velocities and smoke temperatures using CONTAMW tool. The results showed that the smoke exhaust ventilators can maintain given performances in such conditions as low smoke temperatures and low wind velocities. However, high smoke temperatures and high wind velocities can prevent the smoke ventilators to exhaust smokes from the fire room. Significant changes in stack effects in high-rise buildings can also occur with the opening of smoke ventilators in the fire floor.
