국제교류복합지구 개발진행에 따른 주변 지가변화에 관한 연구 - 서울시 강남구 제3종일반주거지역을 대상으로 - (Land Price Variation by the Seoul International District - Focused on the 3rd Class Residential District in Gangnam-Gu -)

  • 본 연구는 본 연구는 서울시가 강남에 지정한 199만$m^2$ 면적의 국제교류복합지구 개발이 주변지가에 미치는 영향을 분석하기 위해 국제복합교류지구 설정 전인 2006년부터 최근 2019년까지 지구와 인접한 강남구 7개동의 제3종일반주거지역 내 상업 업무용 토지의 실거래가 465개를 구득하여 분석하였다. 분석결과, 지구 내 평균 토지매매가격이 지구 외 보다 $1m^2$당 약 397만원이 더 높았으며 개발계획이 구체화되는 시기에 지가상승이 더 큰 것으로 나타났다. 또한 제3종일반주거지역 내 상업 업무용 토지는 지하철과의 거리가 가까울수록 도로접면이 광대로에 접한 경우에 유의적으로 가격이 높았으나 면적 형상 방향은 큰 영향을 미치지 않는 것으로 분석되었다. 이를 통해 서울시와 개발사업자, 투자자, 구역 내외의 소유자에게 대규모개발계획에 따른 시장변화를 예측하고 정보를 제공하여 사업의 체계적 관리를 할 수 있는 정보를 제공하고자 한다.

소셜커머스의 쇼핑 가치와 재구매의도에 영향을 미치는 개인 및 소셜커머스 특성과 지각된 보안의 조절효과에 대한 연구 (An Empirical Study on Individual and Social Commerce Factors Impacting Shopping Value and Intention to Repurchase in Social Commerce and Moderating Effects of Perceived Security)

  • Web 2.0 has affected existing e-commerce and created a new business model of e-commerce, known as social commerce. Social commerce is a subset of e-commerce using social network services and is emerging as an important platform due to increased popularity of social networking services. This study focuses on analyzing the factors that influence the shopping value and intention to repurchase of social commerce users. Based on prior researches, we develop a research model, including individual characteristics of social commerce users (Collectivism, Price Sensitivity, Impulse Buying) and social commerce characteristics (Cost saving, Product Variety, Shopping Convenience). Furthermore, this study proposed the moderating effect of Perceived Security and the relationship between shopping value and intention to repurchase. To empirically validate, the data were collected from 220 social commerce users. The results indicated that individual characteristics (collectivism, price sensitivity, impulse buying) were positively related to hedonic shopping value. In addition, social commerce characteristics (cost saving, shopping convenience) were positively related to utilitarian value. The shopping value(hedonic and utilitarian) had a significant influence on intention to repurchase. The moderating effects of perceived security also was significant. Lastly, the implications for theory and practice are discussed.

재개발사업 특성 및 시행단계에 따른 사업구역 내 주택가격영향에 관한 연구 (An Analysis of Housing Price Affected by the Implementation Stage of Redevelopment Project)

  • 본 연구는 재개발사업의 사업특성 및 시행단계에 따른 사업구역 내 주택가격에 대한 영향을 파악하기 위해 2006년부터 2016년까지 관리처분계획의 인가까지 완료된 서북권의 마포구 3개, 서대문구 8개, 은평구 8개 구역의 주택가격 변화를 분석하였다. 실거래가를 종속변수로 하고, 세입자수, 조합원수, 분양세대수, 정비기반시설면적 비율 등 각 사업구역의 특성과 사업시행단계를 독립변수로 가지는 헤도닉 가격모형으로 분석한 결과, 단계가 진행될수록 거래가격은 증가하고, 토지 및 건물특성 변수를 통해 관리 처분계획의 인가 이전까지 사업구역 내 주택은 주거공간으로서의 특성이 가격에 반영되고 있는 것으로 확인되었다. 또한 조합원수 대비 세입자수와 일반분양세대수의 비율이 클수록, 임대세대수비율이 적을수록 주택 거래가격에 긍정적인 영향을 미치는 것으로 나타났다. 본 연구는 사업의 시행단계별로 해당 사업구역 내에 위치한 주택의 실거래가격을 실증 분석하였다는 점에서 기존연구와 차별점이 있으며, 이를 통해 정책 결정자나 개발자, 구역 내 자산 소유자에게 시장변화를 예측하고 사업성을 판단하기 위한 시사점을 제공하고자 한다.

고소득층 소비자의 쇼핑성향과 의류상품구매행동 특성 - 서울 강남지역 여성들을 중심으로 - (A Study on the Shopping Attitude and the Apparel Purchase Behavior of Korean High-Income Consumers)

  • The Purpose of this study were to find out general characteristics of apparel purchase behavior of high-income consumers, and to segment the high-income consumers according to their shopping attitude. One hundred and ninety-five high-income consumers living in Kang-nam area of Seoul were surveyed. and the following results were found : 1) high-income consumers were less conscious of 'price'. and more conscious of'prestige'and'design'compared to the ordinary consumers. (2) and prefer information they gain during store shopping to mass communication information. (3) High-income consumers were more agreed on 'price-conscious shopping attitude' than 'conspicuous' & 'hedonic shopping attitude'. (4) According to shopping attitude, high-income consumers were divided into two different segments. 'conspicuous&hedonic group' and 'reasonable shopping group', and their age, income, and purchase behavior factors were significantly different from each other.

프랜차이즈 커피전문점의 환경 특성이 지각된 가치와 방문의도에 미치는 영향 (The Impact of Environment Characteristics on Perceived Value and Visit Intention in Franchise Coffee Shops)

  • This study was to investigate the impact of environment characteristics on perceived value and visit intention in franchise coffee shops. And, the study was to examine the mediating role of perceived value in the relationship between environment characteristics and visit intention. The data were collected from 212 coffee shop users and analyzed with SPSS and AMOS.. The findings are as follows. First, price, service, and atmosphere have a significant effect on the defined hedonic value but menu does not. Second, price and service have a significant effect on utilitarian value but menu and atmosphere do not. Finally, both hedonic value and utilitarian value have a significant effect on visit intention.

공항 소음에 대한 퍼지 헤도닉 분석 (Fuzzy Hedonic Analysis of Airport Noise)

  • 주택에 포함된 여러 가지 환경적 요인에 대한 가치추정을 시도할 경우 전형적인 헤도닉 가격기법에서는 시장균형을 가정한다. 이때 개별 요인들의 추정가치는 시장가격에 근거한 암묵적 가치가 된다. 따라서 이 접근법의 논리는 기본적으로 현시선호이론을 배경으로 한다. 그런데 주택시장의 참여자들이 주택과 관련된 요인들에 대해 완전한 정보를 갖지 못하거나 판단이 애매할 경우에는 전형적인 헤도닉 접근법이 제공하는 추정치의 적절성에 대해 의문이 제기될 수 있다. 이 문제의 해결방안으로 퍼지 헤도닉 기법이 제안된 바 있다. 본 논문은 우리나라 주요 공항주변의 비행기 소음이 주택가격에 미치는 영향을 추정하기 위해 퍼지 헤도닉 기법을 응용함으로써 추정치에 포함된 불확실성 또는 모호성 부분을 파악하고자 하였다.

주택 특성에 대한 내재가격 추정에 관한 연구 (A Study on Estimation the Inplicit Price of Housing Characteristics According to Tenure Type and Region)

  • The purpose of this study was to investigate the analytical model of the implicit price according to objective and subjective characteristics of housing. The hedonic price regression was used for estimating the implicit price. The subjectives of this study were 1,143 dwellers who live in Seoul metropolitan area. Taejeon, and Jeonju. Satistical analyses were conducted using frequencies, percentiles, mean, and multiple regression. The major findings were as follows: 1. There was a significant difference in the implict price of the apartment between owners and renters. 2. There was a sginificant difference in the implicit price of the apartment among Seoul metropolitan area, Taejeon, and Jeonju. 3. Using a stepwise multiple regression method, the order of variables as they were entered in the model were different between tenure types (owner/renter), and regions(Seoul metroplitan area/Taejeon/Jeonju). 4. The linear model was the most appropriate noe which explained the housing price. 5. Subjective characteristics of housing in Taejeon and Jeonju had an effect on the housing price more than those in Seoul metropolitan area.

Factors Influencing Use of Social Commerce: An Empirical Study from Indonesia

  • This research aims to analyze the factors affecting the acceptance of social commerce, including performance expectancy, effort expectancy, social support, facilitating conditions, hedonic motivation, habitability, price saving orientation, and privacy concerns using the Unified Theory of Acceptance and Use of Technology (UTAUT2). UTAUT2 has been examined and modified in various contexts. The research model studies the acceptance and use of technology in the context of customers. This study adopts a quantitative method using the partial least squares regression (PLS) approach involving 244 respondents. The respondents are users of social commerce in Indonesia. The result of this research indicates that social influence, facilitating conditions, hedonic motivation, habit, price value orientation, and privacy concerns have a significant effect on behavioral intention. On the other hand, performance expectancy and effort expectancy does not affect behavioral intention. Furthermore, price value has a significant effect on social commerce user behavior. Lastly, facilitating conditions and habits does not affect social commerce user behavior. This research contributes to the development of theory by examining an additional variable, which is privacy concern. This study is significant since social media and social commerce have grown exponentially nowadays. Implications of the results for the development of the theory (UTAUT2) and practice are discussed in the article.

울산지역 야시장의 메뉴품질이 지각된 가치 및 재방문 의도에 미치는 영향 (The Effect of Menu Quality at a Night Market in the Ulsan Region on Perceived Value and Revisit Intention)

  • The present study was conducted at a night market in the Ulsan region, with the purpose of analyzing the impact of menu quality at night markets on customers' perceived value and revisit intention. The study surveyed 323 visitors to the night market, and analyzed the results using the SPSS 18.0 statistics program. The results were the following. Firstly, the results of the exploratory factor analysis regarding menu quality at the night market showed 5 main factors, to a statistically valid and reliable degree: hygiene, price, diversity, originality, and taste. Secondly, it was found that menu quality exerts a positive influence on perceived value, with taste having the biggest influence on hedonic value, and price having the biggest influence on utilitarian value. Thirdly, it was found that menu quality further exerts a positive impact on the revisit intention, with price having the greatest influence in this regard. Fourthly, perceived value was found to have a positive influence on the revisit intention, with utilitarian value having a greater effect than hedonic value in this regard.
