LEED for Homes의 인증제도 특성 및 인증 후 거주자 만족도 조사 - 미국 사례를 중심으로 - (LEED for Homes Rating System and Resident Satisfaction with LEED-Certified Homes - Focusing on the US Cases -)

  • The major purposes of this study were to analyze main features of US Green Building Council's LEED for Homes rating system and examine residents' satisfaction on their LEED-certified homes and neighborhoods. The first part of this article shows the structure and features of the LEED for Homes rating system and the process to obtain credits of this rating system. The investigation to assess residents' satisfaction targeted LEED certified home residents in Midwest in the United State. The satisfaction was assessed in relation to socio-demographic and housing characteristics. To collect data, a quantitative survey was administered to the residents of LEED-certified homes in Midwest in the US. A total of 605 surveys was sent out and 235 were collected, yielding a 38.8% response rate. Findings revealed that LEED-certified home residents were highly satisfied with their homes and neighborhood although neighborhood satisfaction was lower than housing satisfaction. Residents' income and education were the significant socio-demographic factors that show significant relationships with housing satisfaction. Residents' home ownership, length of residence, housing types were significant housing characteristics on their satisfaction while the levels of LEED certifications (i.e., certified, silver, gold, and platinum) were not significantly related to housing satisfaction. The findings of this study suggest the importance of developing effective strategies for those who are less educated, lower income classes, renters, or multi-attached housing residents for more successful development of LEED-certified homes in the future.

소규모 대지의 조경 개선방안에 관한 연구 - 서울시를 사례로 - (Improving on Planting in Small Scale Development - The Case of Seoul -)

  • 우리나라 건축법에 따르면, $200m^2$ 이상의 대지 위에 건축행위를 하기 위해서는 반드시 일정면적비율 이상의 식재를 실시해야 한다. 대규모 개발에서는 이 법규가 잘 지켜지나, 소규모 개발에서는 잘 지켜지지 않고 있기 때문에 소규모 개발에 대해서는 특별한 관심이 기울여져야 한다. 따라서 이 연구의 목적은 대지의 조경에 대한 국내외 사례를 분석하고 서울시에서 소규모 대지에 대한 조경관리 실태분석을 통해 소규모 대지의 조경 설치 및 사후관리에 대한 합리적인 개선 방안을 마련하는 것이다. 이 연구에서는 2002년도에 서울시 성북구와 강남구를 대상으로 조사된 조경 실태자료를 사용하였고, 추가 현장조사와 담당공무원 및 건물소유주에 대한 설문조사를 수행하였으며, 그 분석결과를 토대로 건축단계별로 개선방안을 도출하였다. 결과를 요약하면 다음과 같다. 첫째, 건축설계 상위계획 단계에서는 조경기준의 강화, 지구단위계획에서의 지침 제공, 인센티브 제도의 도입 등을 제안하였다. 둘째, 건축설계단계에서는 설계지침 및 사례집 제작 보급, 합벽개발 허용, 연면적 2,000m2 이상 건축물 건축에서 조경기사의 직접참여 또는 협력 의무화 법조항 신설 등을 제시하였다. 셋째, 건축허가 및 준공, 사후관리단계와 관련하여 조경에 대한 허가서류 검토에 녹지직 공무원 참여 보장, 현장 검사 및 확인 업무에 조경전문가가 참여할 수 있도록 관련규정의 개정 등을 제시하였고, 사후관리에 조경전문기술자가 대행 또는 참여할 수 있도록 허용하는 관련 규정 개정 필요성 등을 제시하였으며, 시정명령 미이행 또는 위법건축물에 대한 관리감독 강화의 필요성을 제기하였다.

IFC-BIM을 활용한 실내공기질 인증 요구정보 생성 자동화 (Automation of Information Extraction from IFC-BIM for Indoor Air Quality Certification)

  • 실내에서 보내는 시간이 증가함에 따라, 쾌적한 실내환경에 대한 요구가 증가되고 있다. 또한, 새집증후군과 같은 문제들에 관심이 집중되면서 실내공기질에 관한 요구 역시 증가되고 있다. 정부에서는 이러한 요구에 따라 실내환경을 관리하기 위하여 다양한 정책 및 제도를 제정하였으며, 공공건물에서의 친환경제도 인증을 필수화하였다. 실내공기질과 관련된 인증제도는 크게 3가지로 도면기반으로 인증을 평가하는 건강친화형 주택건설기준과 녹색건축인증 그리고 측정정보 기반으로 인증을 평가하는 실내공기질 인증이 있다. 이중 도면기반으로 인증을 평가는 제도들을 업무의 비중 대비 과도한 업무량이 요구된다. 친환경인증업무를 수행하는 한 회사의 인터뷰 결과 평균 업무비중보다 2배 이상의 소요시간이 필요한 것으로 조사되었다. 이는 2D기반의 작업환경에서 면적에 관한 정보들을 일일이 수작업으로 측정하여 필요이상의 업무를 수행하고 있기 때문으로 분석된다. 따라서 본 연구에서는 3D기반의 BIM모델을 이용한 실내공기질 평가 자동화 프로세스를 제시한다. 국제표준 포맷인 IFC 파일을 이용하여 필요한 면적정보 및 자재정보를 자동으로 추출하고 이를 모델에 적용하여 자동화하는 과정을 제시한다. 본 연구는 인증을 위해 필요한 업무시간을 단축하고 업무효율성을 높이는 것에 기여할 것으로 기대된다.

파주출판문화정보산업단지의 이용후평가 (A Study on the Post Occupancy Evaluation of PAJU Book City)

  • PAJU Book City Plan was designed to integrate two concepts of "Publishing Productive City" and "Ecological City" with the goal of "bringing of human being and nature together". This research on the post occupancy evaluation on PAJU Book City has two aims; One is to define how people, mainly working there rather than living, recognize the city and the other is to identify the problems resulted from the first phase of planning process and to suggest feasible solutions at the same time. It would be desirable that the outcome of this research should be used as data sources to improve the second phase of the plan. The evaluation criteria were created by the pre-survey on the basis of previous researches and "Pa Ju publishing city architectural design guide book (1999)". With those criteria, on-site questionnaire was conducted among people who work in PAJU Book City and stratified sampling was used for the proper sampling. The result is as follows; the visual-aesthetic criteria had positive response, which also closely related to a city satisfaction. Considering this result, construction type, circumferential environment of the building and a place of building form were found appropriate. The evaluation on the physical-ecological criteria was relatively low. Respondents were unsatisfied with green space and required better ecological waterway and more roadside tree. As green space was given a lot of weight in satisfaction survey, more green urban areas should be planned in the next phase. The evaluation on the social-behavior criteria got the lowest score. Particularly, the accessibility and convenient facilities were remarkably low. Nonetheless, the self-conceit about PAJU Book City was highly evaluated and played a crucial role in a city satisfaction. In order to achieve the goal, physical beauty, characteristics as a publication city as well as an ecologically sustainable city should be main agenda in the second phase of Paju Book City Plan. Consequently, it is important to strike a balance between the external environment and image media in order that PAJU Book City should be re-born as a culture city.

병원의 실내 공기 질 솔루션 선택에 영향을 미치는 요인들 (Critical Factor on Selection Indoor Air Quality improving alternatives for healthcare projects)

  • Indoor Air Quality is crucial in hospital projects to ensure the health and safety of patients, staff, and visitors. The research methodology comprises an comprehensive literature review, then a comprehensive questionnaire survey conducted among stakeholders involved in Vietnamese hospital projects. 15 variables were identified and categorized into four distinct groups, elucidating their influence on the adoption of advanced IAQ-enhancing technology. This study uses factor analysis, a mean score method and hypothesis test to analyze the factor result from the survey. two-step process, including an in-depth literature review and questionaire survey. The study's findings culminated in the ranking, examination, and categorization of these 15 variables, which were clustered into four essential categories: economic factors, design elements, governance strategies, and technical requirements. Additionally, the research explored viable solutions to improve indoor air quality in Vietnam's unique environmental context, examining the factors that impact the selection of such solutions. The study's outcomes yield practical recommendations for architects, engineers, and hospital administrators in enhancing IAQ within healthcare facilities. Furthermore, it presents a framework attuned to local environmental factors and building materials, contributing significantly to the existing body of knowledge on IAQ within hospital projects, particularly in the Vietnamese context.

녹색건축 인증제도 평가항목에 대한 설계 실무자 및 사용자 의식 차이 분석 - 공동주택 인증 평가항목을 중심으로 - (Analyzing the Differential Views between the Designers and the Users on Certification Assessment Criteria of the G-SEED System - Focused on Certification Assessment Criteria for Apartment Buildings -)

  • Purpose: The green building certification system in Korea was introduced in 2002 and developed as an improvement version of the G-SEED(Green Standard for Energy and Environmental Design) system in 2013. This study conducts surveys targeting architectural designers and users on significance of certification assessment criteria for apartment buildings on the G-SEED system and examines the differential views between the two groups on assessment criteria. Method: First, The AHP(Analytic Hierarchy Process) method was used to find importance of assessment criteria and then the importances were compared with weighted points on the certification standard. Second, the t-test was used to investigate differential views between designer and user groups on certification assessment criteria based on drawn importances. Result: (1) While designer group considered land use and transportation, energy and environmental pollution, and water circulation management as more important, user group did material and resource, maintenance management, ecological environment, and indoor environment as more important. (2) Based on t-test results, sustainable energy, water circulation system, site management, habitat, acoustical environment, and light environment were found to be different on importance between the two groups.

대구시 도시풍도에 대한 연구 (A Study on the City Wind Trail in Daegu)

  • The population of Daegu, the third biggest city in Korea, is two point six million. Daegu is known as a basin or a city where it is not only too hot in summer but also too cold in winter. Recently with redevelopment apartment house boom, a 40-story or more apartment complexes are under construction near Shin-cheon and Dondaegu-ro, the south-north axis of Daegu. It is necessary to raise several points about blocking a road of the wind by high-rise apartment buildings and apartment complexes. As a kind of the green policy, Daegu enlarge the distance between apartment building by reconstructing low-rise apartment into high-rise and impose a duty of a green space on the ground by making a parking zone into an underground. Through this process, apartment complexes changed from a '一'shape to a '口'shape. It increases heat island phenomenon of a city by blocking a road of the wind that comes from Shin-cheon and Dondaegu-ro. To circulate the polluted air of Daegu basin, we need local wind. There are four effective measures. 1) Throw three greens into one in the center of the road at the north side in the same way of the south side of Dongdaegu-ro, 2) reflect the information of roads of the wind including heights, spaces and directions of buildings, 3) steer clear of a high-rise buildings and development apartment house constructions, and 4)select a city for benchmarking to be the environmental capital.

녹색건축인증을 위한 설계단계 건설사업관리자의 세부 업무(역할)별 중요도 분석 (Analysis of the Importance from Detailed Work (Role) of the Construction Manager for G-SEED Certification in the Design Phase)

  • 본 연구에서는 실제 업무수행 사례를 바탕으로 친환경 관련 건설사업관리 업무관리방안을 주요 단계별로 도출하였다. 이에 따라 녹색건축인증을 중심으로 심의단계, 인/허가단계, 실시설계단계의 운영 및 관리 프로세스에 대한 건설사업관리 업무 세부 내용의 중요도를 분석하였다. 또한, 녹색건축인증 공사비 분석에 대한 선행 연구 사례를 통해 추가되는 공사비와 획득 점수 비중을 근거로 주요 항목을 도출하였으며, 녹색건축인증의 주요 항목에 대한 건설사업관리 업무 세부 내용의 중요도를 분석하였다. 그 결과, 심의단계에서는 행정적인 요구사항을 만족시키기 위해 녹색건축인증과 관련한 반영 요소의 확인, 인/허가단계에서는 설계도서 적정성, 각 단계별 설계의 연계성, 실시설계단계에서는 시공단계와 직접적으로 연관된 사항들에 대한 검토 및 확인이 중요한 것으로 나타났다. 그리고 녹색건축인증의 주요 항목에 대해서는 설계도서에 관련 기술의 철저한 반영, 적정성 검토 및 확인이 중요한 것으로 나타났다. 본 연구의 결과는 기존의 설계단계 건설사업관리자 업무(역할) 세부 내용을 토대로 녹색건축인증의 운영/관리 프로세스와 주요 항목의 측면에서 효율적인 관리방안으로 활용될 수 있을 것으로 기대한다.

노후 초등학교 건물에너지 절감을 위한 요소기술의 성능 비교 (Comparing Performances of Factors for Reducing Energy at Deteriorated Elementary School Buildings)

  • Faced with the international issue of environmental problems from global warming and energy consumption, the Korean Government has made many efforts on reducing energy and $CO_2$ emission under the motto of "Low-Carbon Green Growth". In order to reduce energy in the building sector, severe design standards and regulations on saving energy in new buildings have been established. Now, it is necessary to focus on deteriorated buildings where applications of energy saving designs and techniques have been insufficient, for maximizing energy saving in the building sector. Specially, it is very important to reduce energy through the remodeling process at deteriorated school buildings which were built over 20 years ago and sharply changed into the excessive energy consumption structure from new educational curricula. Thus, this paper examined the effects of potential factors to reduce energy at deteriorated elementary school buildings using the energy simulation on the Visual DOE 4.0 program. Among applied factors of insulations, southern louver, window's SHGC, indoor setup temperature, and system efficiency, all factors except window's SHGC turned out contribute to reduce energy at the deteriorated elementary school buildings, compared with the baseline energy performance.

EVALUATION OF SUSTAINABILITY OF CONSTRUCTION OPERATIONS: A FRAMEWORK FOR THE NEW ZEALAND CONSTRUCTION INDUSTRY

  • The concepts of 'sustainable development', 'sustainable construction' and 'green building' have been elevated to priority levels in all types and phases of construction project development worldwide. Consultants and contractors are now required to seriously consider the impact of their operations on the natural environment and the society, and consequently adopt sustainable construction practices in the development process to minimize and mitigate the negative impacts of their activities. However, existing sustainability rating tools apply to the design, post-construction and operation phases of a building; no tool exists for the rating of the performance of the contractor or the project team at the construction phase. This study aimed to develop a model for evaluating the sustainability of construction operations, drawing on the global best practice standards on sustainability. Practical applications of the model were carried out through case studies to evaluate the performances of fifteen construction firms in New Zealand. The developed model and the outcomes of the case studies were presented, including potential areas of weaknesses, strengths, constraints to achievement or adoption of sustainable construction practices and areas for improvement in the operations of the firms. The successful application of the developed model in practice shows its usefulness and ease of application. It is therefore recommended for adoption as a simple but effective system for measuring and reporting on sustainability performance or sustainability of construction operations of firms in New Zealand and elsewhere.
