The Comparative Study for Green Building model house design in Korea (국내 친환경 건축 모델하우스에 대한 비교 연구)

  • The "Eco-friendly", "Green" concepts was began around 1992 after the Rio Environmental Summit, and the need for sustainable development globally widespread. The green building certification system was began around 2000 and the concept of green building was started in the late 1990s. The green building, which welcomes a period of radical change, is for the survival of the Earth "climate change" and reducing energy consumption in building sector. In this architecture of eco-friendly concept, the green building is rapidly expanding and existing as a ecological environment preservation. Moreover, the realization of zero energy house is to mandate for new buildings in 2025. The aim of further eco-friendly is through the prior ecosystems to restore and product energy for the 9 Green Building model houses in this paper. Building in the concept of ecology is to show about change into 7R's from the 3R's. The "Reduce", "Reuse", "Recycle" consisting of "3R's" is correlated with the traditional to the present Green Building Design. U.S. NCARB (National Council of Architectural Registration Boards) change into the concept of 7R's as "Receive", "Restore", "Respect" and "Remember", added to "3R's". In this paper, the 9 Green Building model houses do not meet the criteria of 7R's. But, the Green Tomorrow of Samsung C & T Corporation meet the 6 criteria for 7R's. This company is most comfortable at low carbon Green Building model houses. Conclusionally, introduction of eco-friendly technologies and amenities for the health of human and natural community life is to advance eco-friendly construction and enhance brand value of housing. By the way, The problem of eco-friendly architecture is initial investment and maintenance. Therefore, eco-friendly architecture and government has to try solving of this difficulty.

  • Each country has implemented various environmental policies to prevent natural disasters and destruction of ecosystem caused by global wanning. The republic of Korea also was performed building energy efficiency rating certification system as part of paradigm of 'Low carbon green growth' since 2010. However, the status on the building energy efficiency rating certification system has not been analyzed. In this study, We analyzed the elements affecting the energy efficiency of small office buildings focusing the status and certification cases of the building energy efficiency rating system. As a result, it is judged that thermal performance contribution of the building envelope is not high in the buildings certificated the first grade of the building energy efficiency rating system.

  • Purpose: The green building certification system in Korea was introduced in 2002 and developed as an improvement version of the G-SEED(Green Standard for Energy and Environmental Design) system in 2013. This study conducts surveys targeting architectural designers and users on significance of certification assessment criteria for apartment buildings on the G-SEED system and examines the differential views between the two groups on assessment criteria. Method: First, The AHP(Analytic Hierarchy Process) method was used to find importance of assessment criteria and then the importances were compared with weighted points on the certification standard. Second, the t-test was used to investigate differential views between designer and user groups on certification assessment criteria based on drawn importances. Result: (1) While designer group considered land use and transportation, energy and environmental pollution, and water circulation management as more important, user group did material and resource, maintenance management, ecological environment, and indoor environment as more important. (2) Based on t-test results, sustainable energy, water circulation system, site management, habitat, acoustical environment, and light environment were found to be different on importance between the two groups.

  • This study aims to suggest 'an eco-friendly residential housing design guideline as an elderly housing alternative' by mixing the concept of a 'senior citizen community' housing environment with the concept of an 'eco-friendly' housing environment, based on the directivity of an elderly housing alternative for surviving in a super-aged society and the directivity of a sustainable housing environment for providing against global warming. Basically, this study considered the directivity of 'an eco-friendly residential building as an elderly housing alternative' by analyzing housing environment elements and elements to be considered in an elderly housing environment and setting the directivity of an elderly housing environment, which reflects the change in the design paradigm. In relation to the concept of universal design, for considering the perspective of elderly users, existing elements were compared and major planning elements were applied to the scope of complex planning, communal space and housing unit space. In relation to the concept of eco-friendly design, also, a guideline was re-organized and planning elements were applied to each category by comparing domestic and foreign green building certification systems. Based on domestic and foreign authorized guidelines of universal design and green building certification systems, this study was focused on suggesting an eco-friendly residential housing design guideline as an elderly housing alternative to make users perceive the need for a specific indoor environment design guideline and system.

Evaluation on Usability of Space in Leed-Certified Office Building (친환경 인증 오피스 건축물의 공간 이용성 평가)

  • The purpose of this study was to evaluate the usability and satisfaction of space to which positive elements in Leed-Certified Office Building are applied. The study was conducted using the three-step approach. The first step was to understand the building and identify the issues which included the analysis of floor plans, documentations, and the interview with designers and facility managers. The second step was FGI(Focus Group Interviews), which were conducted with mixed employees of rank and location of workplace. Finally, a web-based questionnaire survey was conducted on the 319 executives and employees. Methods of analysis used were quantitative analysis of questionnaire, qualitative analysis of open ended free-answer, and FGI in the second step. Satisfaction, preference, and comfort level were studied using cross tab, co-relation, ANOVA for quantitative analysis. The results of this study are as follows: First, lobby and atrium are representative elements that are functioning positively and it is recognized as sustainable spaces being utilized by users. Second, there are several dead spaces like green shaft, roof garden and sunken space although they can contribute to Leed-certification. Third, there are some problematic spaces such as the O.A. room and the urinals even though they contribute to the Leed-certification.

  • The purpose of this study is to analyze 40 certified Education facilities and to find the way to acquire high scores and usefully method. As a result of analyzing the scores of 40 cases, We found the reasons why they had acquired low scores and high scores. Because the part of land use and transport is initial of the projects, this study focus on it and aim to pick out the items requiring improvement for the Education facilities. We expect to be helpful for the next design works through results of this study.

The Effect of Eco-friendly Characteristics on the Price of Office Buildings (친환경 특성이 오피스 빌딩 가격에 미치는 영향)

  • The purpose of this study is to analyze the effect of eco-friendly building certification grade on the price and cost of office in Seoul office building. For this purpose, multiple regression analysis is used to examine the prices of buildings. In order to identify the effect of environmental cost reduction of buildings with high eco-friendly certification, we also performed LCC (Life Cycle Cost) + LCA (Life Cycle Assessment) analysis. Results of our analysis show that office buildings with a higher level of eco-friendly certification are priced significantly higher. Through LCC analysis, it was also found that buildings with high levels of eco-friendly certification cost less than those with lower-level certification. Furthermore, it was confirmed that office buildings with higher-level environmental certification have total lower environmental load costs (TCA = LCC+LCA) than buildings without certification. According to the TCA analysis, buildings with a high level eco-certification generated lower social costs than buildings with lower-level or no certification.

  • Recently, the green building and energy connection system are establishing. But, National certification system for environment-Friendly Buildings is indicated hangup about energy efficiency of building. Commissioning, energy conservation, renewable energy, carbon dioxide emissions, it is determined that the energy associated with LEED and GBCC four items of the comparative analysis showed the following results. First, on the practical performance of the system after the completion of commissioning of the energy associated with the system completed until after the final performance for secure operation from the planning stage to verify and document systematically how to perform, but the domestic review and verification is incomplete. Second, the use of energy-saving and renewable energy is directly related to the energy consumption of the building, but GBCC the strengthening of standards on how to evaluate it is deemed necessary. Finally, the evaluation of the reduction of carbon dioxide emissions, LEED Unlike GBCC the life-cycle of the system without considering the global warming index only because a substantial step in the operating efficiency can not be assessed. Based on this study GBCC energy savings through efficiency to actively carry out research through a systematic analysis of the basic guidelines to proceed.
