국내 중소건설업체의 해외 진출 활성화를 위한 건설 보증 확대 방안에 관한 연구 (A Study on the Methodology to Performance Security on the Korea Small/Medium Sized Construction Firms for Venturing into International Market)

  • International construction market has been open to other countries, and it derives the development of our overseas construction industry quantitatively as well as qualitatively. Until now, the major companies have an absolute majority in the overseas construction market, and the small and medium enterprises have had difficulty to get a leadership in the international construction market because of the lack of the technical expertise and the capital strength. Especially in the Middle East Asia, our construction companies has touched off a boom, so our market share also has grown, which derived from the up toward ratchet oil prices and a worldwide boom in real estate development. The small and medium enterprise minority have recognition that the overseas construction market is the major company's native territory. But Data from the existing researches and many statistics indicate the most companies tend to underestimate the capacity and international competitiveness of the small and medium enterprises. As a matter of fact, hundreds of small and medium enterprise cut a conspicuous figure in overseas market. Consequently, it is indispensable to overcome the international financial crisis by revitalizing our overseas construction industry which obtains excellent results in international market. this study suggested the ways to expand overseas bonding capacity of Korean financial institution. This study proposed the Korean government to allow Construction Guarantee (former Korea Construction Financial Cooperative) to deal with foreign exchange so that Construction Guarantee will underwrite the overseas construction bond.

  • Although the depression of oversea construction market becomes more serious recent years, asian construction market is relatively dynamic, particularly in china. However, few research has been conducted about how to manage construction projects in china as foreign developers. Four important risks are identified from series of surveys using the WBS-RBS method, the result shows that the main risk of tender stage is 'Tender max price error', ' Bill of quantities error', 'Unusual low price' and 'Moral risk' respectively.

  • This study tries to analyze the possibility of application of project financing to electricity industry and analyze the management of risks happening in the process of foreign project procurement and construction. Those are based on the trends and analysis of project financing in foreign projects. Risks are 'classified as risks before completion of projects and risks after completion. Project financing is key element of exportation and financial strategies and activation of project financing may provide the acceleration of the efficient financial market.

The Role of Corporate Governance in Financially Constrained Firms

  • Purpose - This paper empirically investigates what factors contribute to management decisions by corporate governance in the Korean stock market. In the paper, dividends and investments were imployed as management decisions and major stockholders' shares and foreign investors' shares were used as corporate governance. Research design, data, and Methodolog - Samples are constructed by manufacturing firms listed on the stock market of Korea as well as those who settle accounts in December from 2001 to 2018. Financial institutions are excluded from the sample as their accounting procedures, governance and regulations differ. This study adopted the panel regression model to assess the sample construction including yearly and cross-sectional data. Results - This results support the literatures that major shareholders showed insignificance to dividends, positive significance to investment in financially unconstrained firms and negative significance to investment in financially constrained firms. Whereas foreign investors favor firms to increase dividends but they decrease investments only in financially constrained firms. Conclusion - This paper documented evidence that financial constrained firms use dividends for their investment and foreign investors decrease investments under financial constraints. But for dividends decisions, foreign investors give significant positive impacts irrespective of financial constraints.

  • The purpose of this study is to fully understand the present state of the domestic construction companies, and to analyze phased business types and construction management techniques in order to initiate overseas expansion. Because of the recession in the domestic construction market, a thorough and strategic perspective to constantly develop inroads into overseas market is required. So we carried out a questionnaire survey targeting the experts of the overseas construction and researcher, and consulted them in depth. The questionnaire survey was divided into three sections. The first section is the necessity of overseas construction and the reason. The second is the overseas business types classified into the way of advance in short-term and long-term phase possibility of expansion. Lastly, the importance of the phased construction management techniques and the current capacity of the domestic and the foreign business trends were scrutinized. On the basis of the consultation and surveys, we analyzed the overseas business types and the construction management types in the short-term and long-term phase.

  • It's became essential that Korea construction companies should enter into the overseas construction market for their growth and sustainability. In order to comply with the client's required global standard and to compete with in the international market, the shifting the construction project management system to global level is required. In accordance with the demand, this paper proposes the top-level document of construction project management system as a to-be model that utilized in overseas construction projects. The project management plan ("PMP") suggested in this paper is not only the most appropriate one, which complies with the global standard, to be used when companies bid for international construction projects against foreign competitors but also has the process modeling and hierarchical structure.

한중FTA 이후 중국 해외건설업의 규제실태와 진출 활성화 방안 연구 (A Study on Regulations and Strategies for Increasing the Chinese Construction Market Share post the FTA between Korea and China)

  • 본 연구에서는 최근 중국의 여건변화에 대응하여 중국 현지 진출 국내업체를 대상으로 설문 면담조사와 전문가 조사를 통해 애로사항 및 중국 건설시장 진출 활성화를 위한 요구사항을 분석하였다. 이와 더불어 경제적 유발계수 모형을 이용하여 국내 경제에 파급효과가 큰 부문을 분석하여 진출전략 방안을 제시하였다. 중국시장에 진출해 있는 우리 건설업체들은 면허요건 등의 완화에도 불구하고 여전히 면허 유지에 부담이 큰 것으로 나타났다. 특히 외상투자제도로 인해 시장진입이 어려운 것으로 분석되었다. 재정사업 참여가 거의 불가능하고 PPP사업도 용이하지 않은 것으로 나타났다. 아울러 중국과의 FTA에 큰 기대를 할 수 없지만, 향후 GPA 협상 등을 통해 우리 업체들의 애로 요인을 제거 내지 감소시키기 위한 정부의 노력이 필요한 것으로 나타났다. 향후 중국건설시장 진출 활성화를 위해서는 경제적 유발계수 모형분석을 통해 한 중 업체간 협력모델이 활성화가 필요한 것으로 분석되었다. 중국이 우리의 협력을 원하는 분야, 즉 신형도시화, 환경, 수처리 등에서의 협력 모델을 기반으로 중국업체와의 장기적인 동반사업 모델을 구축해나가는 것이 필요하다. 두 번째로 시장진출 활성화를 위한 정부의 지속적인 노력이 필요하다. GATS 서비스 협상에서 중국의 추가적 시장개방을 요구하고 향후 GPA 협상에서 중국의 정부조달 시장개방을 요구해야 한다. 특히 외국업체의 단독 수주가 가능하도록 노력해야 한다. 셋째로 우리 건설기업들은 국제기구 사업에 참여 등을 통해 중국내에서 유대관계 구축에 힘써야 한다. 국제개발은행 등의 프로젝트에 대한 모니터링하고 실제 사업에 참여하기 위해 노력해야 한다.

사회연결망분석을 활용한 국내기업의 해외건설시장 공동진출 양상의 특성 분석에 관한 탐색연구 (Exploratory Research on the Collaboration Patterns between Construction Firms using Social Network Analysis)

  • 우리나라 건설기업은 지난 1965년 처음 해외건설시장에 진출하여 2008년 8월 현재까지 6천4백여 건의 프로젝트를 수주하였으며, 해외건설 수주누계는 올해 안에 3천억불을 달성할 수 있을 것으로 예상된다. 지속적인 국내건설시장의 정체와 부동산시장의 침체, 그리고 플랜트 사업을 중심으로 하는 해외건설시장 규모의 확대로 대기업뿐만 아니라 해외시장에 새로이 진출하는 중소기업도 지속적으로 증가하고 있으며, 대기업과 중소기업이 수주균형과 수익률 안정, 기술력 및 가격경쟁력의 확보 등 상호 미흡한 점의 보완을 위해 공동수급체를 구성하여 진출하는 비중도 증가하고 있다. 본 연구는 1990년부터 2006년까지 국내건설기업이 수주한 해외건설프로젝트 3천여 건 중 국내 건설기업간의 공동진출을 통해 수행된 613건의 프로젝트를 대상으로 사회연결망분석 (social network analysis)을 실시하여 각 공동진출 유형의 구조적인 특성을 탐색적으로 분석하였다. 본 연구는 해외건설시장에 진출한 건설기업들의 양상에 대한 후속 연구를 통해 신규 시장진출 및 사업 수주의 전략수립에 활용될 수 있을 것으로 기대된다.

국내 건설환경 변화와 기업경영성과의 상관관계 분석 (A Correlation Analysis between the Change of Managerial Environment and the Business Performance of Domestic Construction Firms)

  • Because of its unique characteristics, the construction industry tends to be affected by economic environment more than any other industries. The domestic construction industry was forced to change its management pattern and system when it went through the foreign currency crisis, and since then, the construction industry has been growing in terms of quality over last 10 years, breaking from the quantitative performance-oriented growth in the past. The study was intended to integrate the financial data of the companies during the period before and after the foreign currency crisis so as to analyze the effect of environmental changes on management performance of the companies. It was aimed at evaluating the changes to the stability, profitability and the growth potential, and collecting the data on variation of the market scale, price of resources such as material and labor and the financial environment, thereby analyzing the correlation with the management performance. The study, to deal with the difficulties which are anticipated, like the foreign currency crisis experienced in the past, was also intended to identify the correlation between the economic conditions and the performance of the construction companies, using the experimental data in the past.

실내건축업계의 리모델링에 관한 현황분석연구 (A Study on the Remodeling Market of the Interior Architecture Industry)

  • Even though the Korean intoner architecture market has constantly developed in the past on the basis of the economic and social growth, it has had a tough time for varied reasons since 1998. Restructuring in the construction industry is required due largely to both the lack of market demand which resulted from the foreign exchange crisis and managerial trouble which is getting worse as time goes by. In actual, as the social necessity for remodeling in skyrocketing, the remodeling is getting more acclaim. That is because old architecture generates a great amount of architectural trash, and it is necessary to look for ways to saute the energy. In the wake of these situations, the remodeling industry is drawing attention as an alternative to the marketable limitations of the existing construction industry. However, it is true that the remodeling market has yet to be activated decisively. Accordingly, the purpose of this paper is to provide a basis for entering into and activating the remodeling market of the interior architecture industry by analyzing the scale and recent conditions of the remodeling sector.
