  • The objectives of this study are to illustrate an alternative housing type responding to the social requirements and customers' needs, to suggest the improvement plan for the related laws and regulations through survey of the actual condition for housing buildings such multi have been raised in classification due to that the existing law systems including the current use classification of residential buildings have been defined unclearly. Especially, various social problems have yielded in line with emergence of the housing type which is not legally classified as residential however used for the living purpose practically. Current zoning planning and related law system have rigidity. So, It is required to introduce a flexible classification system which protects the residential environment based on the housing purpose, function and habitability and provides correspondence between residence and ownership/management method. The legal classification system should be revised in a way that the housing use classification corresponds with the zoning system through breakdown of the use classification system

  • The height provisions, by the urban planning, describe the hightest height per width division, also define oblique line limitation by road without mentioning the highest per width division. Therefore this study will be a basic model for the standard of measuring the highest height per width division analysizing the propriety of current standard of oblique limitation. This technique is prepared to prevent the confusion and to complements the existing planning method. Therefore, it takes more time to establish this new method and to apply it to the existing condition. This study reviewed density control in District Units Plan, based on the guidelines of density, which included height, ratio of total floor to ground area, and land distribution. This study aims to provide efficient analysis by using current oblique limitation provisions Thus, proving the area rations of general residential areas are decreasing. Since the purpose of the District Units Plan is to avoid confusion and help ease the existing problematic conditions which have risen from the two above-mentioned conventional systems, further observation and research on these areas are necessary.

A Study on the Establishment of Welfare Facilities for the Aged Using the Facilities Characteristics of Closed Schools - Focused on the Northern Area of Gyeonggi-Do - (폐교의 시설 특성을 활용한 노인복지시설 구축에 관한 연구 - 경기 북부지역을 중심으로 -)

  • Changes in the population structure caused by a decrease in the birthrate and an extension of life expectancy cause problems in utilization inefficiencies of closed schools and shortage welfare facilities for the aged. The closed schools have location characteristics that are close to the existing residence and facilities such as land and school buildings, so it is expected that the schools will be used as welfare facilities for the aged in the community. The purpose of this study is to compare and analyze the facility characteristics of closed schools in northern Gyeonggi-Do and present the types of aged welfare facilities that can be built, providing basic data for developing customized aged welfare facilities. The results of this study are summarized as follows: 1) The proportion of aged people in northern Gyeonggi-Do is higher than in southern Gyeonggi-Do, but welfare facilities for the aged are insufficient, so it is necessary to expand welfare facilities for the aged in northern Gyeonggi-Do. 2) Urban areas such as Paju and Goyang City have a lot of residential proximity, Dongducheon and Yangju have a lot of residential proximity, while schools located in urban and rural areas such as Yeoncheon have a lot of residential proximity. 3) Closed schools in urban areas such as Goyang City and Paju City are desirable to use them as residential facilities for senior citizens, day and night protection and short-term protection facilities, while closed schools in Namyangju City, Pocheon City, and Gapyeong County are desirable to use them as senior citizen centers and medical welfare facilities.

  • In this study, I investigate the formation process of the American presbyterian missionary architecture in Cheong Ju area from 1900 to 1945, which we may think 'the part of Korean modern architecture'. I have examined and analyzed the 18 buildings for the sake of the interpretation with the words of formation process and characteristics . And I can put my idea in order as follows. Firstly, the formation process is 1) buy and modify a Korean style (thatch or tile roofed) building for their need and use it as a gate quaters or house, church, hospital, school, book store, 2) build a Korean style (tile roofed) building and use it-house, hospital, school, 3) build a Western style (timber structured and zinc roofed) building and use it- church, 4) build a Western style (masonry structured and tile or zinc roofed) building and use ithouse, church, school and hospital. Secondly, the characteristics is 1) In the Korean style building, the missionaries change into the function to match with their purpose. they modify the Korean style timber structure by influx of building material-brick, glass, carpet etc. they occupy into the Korean existing residential area. 2) In the Western style building, the missionaries build the house correspond with their living pattern. they build the church with the eclectic of Western and Korean timber frame. and also build the house and hospital with the eclectic of Western and Korean masonry structure. their building located in the isolate hill separated from the existing Korean residential area.

The Plan of Rural Housing Development in Wonsam-myun (원삼면 전원주택단지 기본계획)

  • The purpose of this study is to present a new orientation for the residential culture that can meet the shifting demands of modern people as their attitudes toward life change. One of the rural regions that has lately attracted considerable attention, Wonsam-myun, Yongin city, is selected as the residence zone to develop a housing complex. In this study, a new housing complex is designed to supplement the defects of existing housing complexes by making the utmost use of the merits that Wonsam-myun as a residential environment can offer. The major findings of this study can be summarized as follows: 1. To present a new Korean model, yellow soil houses and traditional trees were used to utilize Korea's traditional landscape beauty in the construction and landscape aspect, instead of imitating indiscreetly foreign styles in which most newly developed housing complexes were built. 2. To provide convenience to prospective residents, a package sales scheme covering from lot purchase to building permit was adopted. 3. As for the planting plan, existing plants was preserved as much as possible to keep harmony with new plants. In selecting plant types, a traditional method that emphasizes on the visual effects of aesthetic plants and shade trees with the change of seasons and plants various kinds of plants according to directions was adopted. 4. Each household was given the opportunity to design its own garden according to the family's preference and taste. 5. The advantages of a rural area that city does not offer were fully utilized to provide the residents with convenience and pleasure of living.

Health risk assessment by CRPS and the numerical model for toluene in residential buildings

  • Purpose: Indoor air quality in residential buildings needs to be evaluated over the long term. In previous research, there has been an attempt to perform the health risk assessment of pollutants by using numerical models as a method of long-term evaluation. However, the numerical model of this precedent study has limitations that do not reflect the actual concentration distribution. Therefore, this study introduces the CRPS index, constructs a numerical model that can reflect the concentration distribution, and then presents a more accurate health risk assessment method using it. At this time, the pollutants are toluene, which is a typical material released from building materials. Method: CRPS index was applied to existing numerical model to reflect concentration distribution. This was used to calculate concentrations at adult breathing area and to use them for exposure assessment in a health risk assessment. After that, we entered adult data and conducted a health risk assessment of toluene. Results: The non-carcinogenic risk of toluene was calculated to be 0.0060. This is 5% smaller than the existing numerical model, meaning that it is more accurate to predict the pollutant risks. This value is also lower than the US EPA reference value of 1. Therefore, under the conditions of this study, long-term exposure of adults to toluene has no impact on health.

Conservation and Regeneration of Old Residential Block in Downtown - Focused on the 39~134 Namju-Dong Outside South Gate of Cheongju, Korea - (도심 옛 주거지의 보존 및 재생계획 - 청주 남문 밖 남주동 39~134번지의 블록을 중심으로 -)

  • This study aims to find the conservation and regeneration plan in terms of preserving and utilizing old wooden houses, regenerating existing buildings, and developing idle land for old dwellings located outside the southern gate of Cheongju, Korea. In the preservation and utilization of old houses, three places in the block where wooden houses clustered are created as conservation houses, and are conversed as cafes, workspaces, and homestays along with the preservation of individual houses. In the regeneration of existing buildings, the street landscape was improved through extension and renovation, new construction after demolition, and exterior renovation for one or two-story buildings facing the roadside. In the development of idle land, it reflects the layout method and open yard space corresponding to the path and orientation of the old house, and the mass was varied and segmented to resolve the medium scale. Accordingly, considering the context, landscape, and environmental aspects of the historical downtown, the development of old dwellings in downtown should shift from a uniform high-rise apartment project-oriented approach to a gradual and continuous regeneration direction.

Improvement of Biotope-Area-Ratio-Indicator and Appraisal System Applicable to Environmental Impact Assessment Projects (환경영향평가 대상사업에 적용가능한 생태면적률 지표 평가체계 개선)

  • Since the government of Korea (Ministry of Environment, MOE) introduced the policy applying 'Biotope-Area-Ratio-Indicator (BARI)' to huge residential land developments which Environmental Impact Assessment (EIA) should be performed, MOE has come to have the necessity to apply the indicator concretely at the stage of Prior Environment Review System (PERS) and EIA in various types of large scale land development projects. This study was conducted with the aim of supporting the application of BARI and related decision making in various other types of EIA projects as well as residential development projects through remodeling the system to apply the indicator of the past. Through the analysis of the problems in applying the past BARI and experimental appraisals to 11 types of EIA projects, the results and implications as follows were drawn. First, it's possible to extend the range of applications of BARI, which has been applied to only residential land development project, to all kinds of projects with area-typed land use pattern out of environmental impact assessment target projects. Second, it's also possible to set a target value into which regional characteristics and differences among locational properties are reflected. In addition, it's come to be able to differentially apply the target value of BARI according to the condition of the existing site. Third, it's improved to be able to suggest a macroscopic target value at the stage of PERS and to set detailed target values in each detailed land use at the stage of EIA. The key point underlies inducing methodology to determine target values to secure more permeable land coverage ratio for detailed land use patterns at the stage of EIA by making it possible to calculate BARI of the present land cover condition of the EIA target projects.

A Study on Planning Element of Symbiotic Housing (환경공생주택(環境共生住宅)의 계획요소(計劃要素) 고찰(考察))

  • Quantitative planning element and qualitative planning instruction which are required for planning and evaluating environment-friendly building are accessed in previous studies. In this study, the concept of symbiotic housing is introduced for upgrading existing planning elements, so as to study the planning elements collectively. This study can be summarized as below: (1) Planning elements for saving energy and using resources effectively are added in order to preserve the earth environment. (2) In order to harmonize with neighboring environment more, sunshine duration of neighboring buildings is considered; streets and village view are harmonized; space in-between is prepared. (3) For healthy and amenity residential environment, following items are added, improved pleasantness of inside and outside space; improved amenity and health of housing; and, co-dwelling with large scope. Besides, the necessity of residents' agreement is proposed to induce residents' participation, which has not been mentioned before.

Assessing Groundwater Vulnerability Using DRASTIC Method and Groundwater Quality in Changwon City (DRASTIC과 지하수 수질에 의한 창원시 지하수 오염취약성 평가)

  • This study assesses groundwater vulnerability to contaminants in industrial and residential/commercial areas of the city of Changwon, using DRASTIC technique and groundwater data. The DRASTIC technique was originally applied to situations in which the contamination sources are at the ground surface, and the contaminants flow into the groundwater with infiltration of rainfall. Mostly the industrial area has higher DRASTIC indices than the residential/commercial area. However, a part of the residential/commercial area having much groundwater production and great drawdown is more contaminated in groundwater than other industrial and the residential/commercial areas even if it has lowest DRASTIC indices in the study area. It indicates that groundwater contamination in urban areas can be closely related to excessive pumping resulting in a lowering of the water level. The correlation coefficient between minimum DRASTIC indices and the degree of poor water quality for 10 districts is as low as 0.40. On the other hand, the correlation coefficients between minimum DRASTIC indices and the groundwater discharge rate, and between minimum DRASTIC indices and well distribution density per unit area are 0.70 and 0.87, respectively. Thus, to evaluate the potential of groundwater contamination in urban areas, it is necessary to consider other human-made factors such as groundwater withdrawal rate and well distribution density per unit area as well as the existing seven DRASTIC factors.
