서울지역 아파트 평당 연평균 가격상승률 결정요인 분석 (Analysis of the Determinants on the Annual Average Price Rising Rate for Pyeong of Apartment Housing in Seoul)

  • The purpose of this study is to identify the impact of the building, site, and region characteristic factors on the annual average price rising rate of apartment housing in Seoul. The data were consisted of 272 apartment units in Seoul. A survey included checking the drawing documents and interview with apartment maintenance staffs and real estate agencies from October 2006 to February 2007. Data were analyzed with descriptives, frequency, crosstabs, and linear regression by SPSS/PC for Window. The linear regression model was employed to evaluate the price rising rate in apartment housing. Following results were obtained. The price rising rate for pyeong ($3.3m^2$) of apartment housing was determinated by the district zone, the construction company's brand name, the building age, the building stories, the floor space index, the building-to-land ratio, the green space rate, and the distance from the downtown. Especially, the district zone was the most important factor that affected the price rising of apartment housing in Seoul. Therefore, the policy has to focus to solve the imbalance between autonomous districts with the collaborated tax.

대청봉과 권금성을 중심으로한 설악산 관광명소의 시정(視程)조사 (Research on Visibility in Tourist Attraction of Mt. Sorak Focused on Dae Chung Bong and Kwon Keum Sung)

  • From March 1998 to February 1999, we observed visibility and weather change in Dae Chung Bong and Kwon Keum Sung three times a day; at 10 Am, 1 PM and 4 PM. During research period (357 days for Kwon Keum Sung, 351 days for Dae Chung Bong), clear days were 185 days(52%) in Kwon Keum Sung and 149 days (43%) in Dae Chung Bong. Months that had many clear days in a year were December and January in both area. The rate of clear day to cloudy day in Sokcho downtown and Dae Chung Bong was 5 to 5, 4 to 6, respectively. The number of cloudy day in a year in Dae Chung Bong was 34days more than in Sokcho downtown. The visual distance in Kwon Keum Sung was 12.2km on the clear day, and 3.3km on the cloudy day. The yearly average was 7.9km. And we can see 8.9km farther on the clear day. The visual distance in Dae Chung Bong was 13.3km on the clear day, and 3.1km on the cloudy day. The yearly average was 8.1km. The visibility of clear day was 10.2km longer than that of cloudy day. The percentage to observe East Sea clearly was about 70% between December and January in both areas, and showed the highest visibility during research period. We observed Mt. Keumkang from 3 to 6 times in a month except rainy season. The yearly average visibility was 2%. If you go Mt. Serok except April, when there was yellow duet cloud from China, and rainy season (between the last of June and early of September), you can appreciate the most beautiful Mt. Sorak with Mt. Keumkang.

  • With the rapid change of rural communities and increasing desire for social welfare, the demand for the quality of public spaces and facilities is increasing. However, inefficient location of rural public space and facility has caused problems such as economic inefficiency, inconvenient accessibility, environmental pollution, unsustainable energy use, and disturbance of visual landscape. This study aims to evaluate suitability of public spaces and facilities in three types of rural village: rural downtown village, rural clustered village, and individual village. As a way to measure the suitability of public spaces and facilities, we assessed indicators of suitability in terms of accessibility, usability, biophysical environment, and sustainable management. To evaluate the accessibility, we applied indicators such as distance from residential areas, public transit, market and public facilities. For the evaluation of biophysical environment, we applied indicators such as slope, elevation, aspect, and occurrence of natural disasters. We analyzed digital maps representing the indicators listed above using GIS. We also conducted a survey and face-to-face interviews to evaluate usability and sustainability of management which are not possible to understand through maps. As a result, we identified that suitability of public spaces and facilities in downtown villages is higher than clustered and individual villages. In particular, suitability of infrastructure facilities, social welfare facilities, and income generation facilities in downtown village are higher than those in clustered and individual villages. The suitability of tourism facilities is generally lower than other types of public facility across the three types of villages. Tourism facilities in clustered village have been identified especially unsuitable compared to other types of villages. We expect the outcome of the research is helpful to improve allocation of public spaces and facilities in rural villages.

  • Even if the train of subway starts in a certain interval from the origin according to the operation plan. as the number of passenger gets increased during operation. the boarding and getting-off time will increase, and the temporary breakdown happens to the system of train during operation, causing the delay from the operation plan. this leads to the vicious circle of train operation. making the interval of train operation irregular in downtown especially. To solve this problem, we propose the method of advanced algorithm by the actual data relating to the train operation including operation time required between stations, distance between stations. capability of train, and the dwelling time, location and distance between the preceding train and next one. The central train control system adjusts the dwelling time at each station in order to recover the delayed time, and increase the operation speed at the each station. As control algorithm is applied the dwelling time and to increase the speed, the train maintains certain interval after certain amount of time passes.

  • 레이저 측량기술은 센서와 지표면까지의 거리 및 방향을 관측하여 지표면 상의 표고점에 대한 3차원 좌표를 결정할 수 있으므로 도심지의 건물이 밀집되어 있는 지역이나 산림의 각기 다른 다양한 수종이 분포되어 잇는 곳에서의 정보를 고밀도로 측량하여 파악할 수 가 있다. 새로운 첨단기술로 부각되고 있는 레이져 측량에 의한 고도자료를 기존의 항공사진과 통합하여 고밀도 고정도의 3차원 공간정보를 생성하고 이를 건설 및 환경, 방재 분야에서 활용할 수 있는 활용방안을 도출하고자 한다. 따라서 본 연구에서는 우선 도심공간의 빌딩 및 지형지물에 관한 고밀도의 레이져 측량에 의한 건물의 높이 데이터를 추출하고 이것을 동일지역의 항공사진에 동일한 좌표로 매칭하여 3차원의 도심빌딩을 보다 정확하게 생성하도록 한다. 이러한 통합방법을 도심지의 건물밀집지역 뿐만 아니라 산림지에서의 수종의 분포조사와 하천지역의 3차원 유형조사, 사면경사가 급한 재난 예상 지역조사, 고건축물의 복원등에 적용할 수 있는 다양한 활용기술을 개발하여 실험하였다.

지반의 진동전달식 산정에 관한 연구 (A Study on the Calculation of Vibration Transfer Formula for Ground Vibration)

  • Noise and vibration due to railway traffic are major causes of environmental pollution in the city. In course of judging, assessing and coping with the problem, it becomes imperative to predict the vibration level induced by railway traffic passing through downtown in the city. The vibration due to railway traffic is transferred to the neighbouring buildings through the ground. In this study, as a method predicting vibration level of the buildings near railway, a vibration transfer formula is suggested. This formula is used to calculate vibration level occuring at the bottom of the neighbouring buildings, which are located at a certain distance from railway.

접지저항 측정을 위한 보조전극 위치에 따른 접지저항 비교 분석 (The Comparison and Analysis about Earth Resistance for Measuring of Earth Resistance by Measurement Positions of Auxiliary Poles)

  • 본 논문에서는 전류보조전극 및 전위보조전극의 접지저항 측정위치에 따른 접지저항 측정결과를 비교 분석하였다. 국내의 경우 접지전극의 대각선 길이의 6.5배 이상에서 접지저항을 측정하고 있으나 도심지역에서는 이와 같은 방법은 한계를 나타내고 있다. 이를 해결하기 위해 본 논문에서는 접지저항 측정시 접지전극, 전류보조전극과 전위 보조전극간의 거리, 각도를 변경하여 접지저항을 측정하였다. 측정결과 접지전극과 전류보조전극간의 거리를 50[m] 이상, 전위보조전극을 30[m] 이상 이격을 하고 전류보조전극과 전위보조전극을 45도 이상 각도를 유지할 경우 안정적인 접지저항이 측정되었다.

도시화에 따른 중국 연길시 토지이용의 변화 (Change of the Land Use in Yanji city of China in the Connection with Urbanization Process)

  • 본 연구는 중국 개혁개방 이후, 계속적으로 도시지역이 확장 발달하고 있는 연길시의 도시화에 따른 연길시 토지이용의 변화에 관한 연구이다. 결과를 요약하면 다음과 같다. 지목별 토지이용변화에서 1978$\sim$2003년 사이의 경지는 $22.7km^2$가 줄어 23.2% 감소하였으며, 시가화 면적은 $16.7km^2$가 늘어 무려 111.3%나 증가하였다. 또 도시적 토지이용인 공장은 250.0%, 학교는 75.2%, 공원은 271.4%, 도로는 153.3%로 증가하였다; 용도별 토지이용에서는 시역이 확대됨에 따라 1978년 이후 상업지역이 620.0%로 가장 많이 증가하였다. 또 공업지역은 250.0%로 증가했으며, 주거지역은 43.8%로 증가하였다. 이 사이에 용도지역은 뚜렷한 증가 현상을 보였다; 지가에 의한 도시화는 최고 지가지대와 최저지대가 현저한 차이를 보인다. 도시화의 정도가 지역에 따라 현저한 차이를 보이고 있으며, 도시개발사업에 의해 시가지가 확산되어, 이로 인해 지가는 개발지의 입지에 따라 변화 해왔다; 지가분포도를 살펴보면 남, 서쪽 보다 동 북쪽으로의 개발이 먼저 이루어졌음을 짐작할 수 있다. 도심 주변부는 동쪽으로의 확장이 이루어지고 도시 외연부는 남, 서쪽으로의 확장이 이루어졌다. 주요간선도로를 따라 '신흥(新興)'을 중심으로 동서방향으로 확장되었다.

고개의 조망특성에 관한 연구 - 부산광역시를 대상으로 - (A Study on Characteristics of Prospect from the Mountain Pass - Focusing on Mountain Passes Located in Busan -)

  • The purpose of this study is to analyze characteristics of prospect from the mountain pass by investigating relations between the type of mountain pass and object overlooked from the mountain pass. For the purpose, this researcher selected and surveyed 44 mountain passes located in Busan, except in Gangseo-gu lesion. According to their locational characteristics, the mountain passes were classified into three types, 'sanmok'(formed between mountain peaks), 'sanheori'(formed on the mountainside) and 'sanmaru'(formed at the tip of the mountain peak). Out of the total 44 mountain passes, 22 were 'sanheori' in type. In the same type, mountain passes mostly had a prospect providing the overlap of downtown and mountain areas. The researcher examined the sight distance and dip of object to be viewed from the mountain pass, determining relations between the object and the mountain pass. When overlooked from mountain passes in Busan, most objects are distributed between $-3^{\circ}\;and\;-1^{\circ}$ in an angle of depression within the sight distance from 0.5km to 14km. Mountain passes are valuable as a post that is very important in prospecting scenes. But they are now in crisis. They are being gradually disappeared because of development projects. Finally, the researcher hopes that the study makes recognizing the value of the mountain pass and contributes to preserve the mountain pass as an important post of view point when its region is later developed.

항공사진과 레이져 데이터의 통합에 의한 3 차원 공간정보 활용기술연구 (A Study on the Application Technique of 3-D Spatial Information by integration of Aerial photos and Laser data)

  • A LiDAR technique has the merits that survey engineers can get a large number of measurements with high precision quickly. Aerial photos and satellite sensor images are used for generating 3D spatial images which are matched with the map coordinates and elevation data from digital topographic files. Also, those images are used for matching with 3D spatial image contents through perspective view condition composed along to the designated roads until arrival the corresponding location. Recently, 3D aviation image could be generated by various digital data. The advanced geographical methods for guidance of the destination road are experimented under the GIS environments. More information and access designated are guided by the multimedia contents on internet or from the public tour information desk using the simulation images. The height data based on LiDAR is transformed into DEM, and the real time unification of the vector via digital image mapping and raster via extract evaluation are transformed to trace the generated model of 3-dimensional downtown building along to the long distance for 3D tract model generation.
